I've lived here for almost 3 months and wanted to make sure I had a lot of info before I posted a review. So far I love it! It's a very quiet and beautiful complex. All the staff is very friendly as well. I worked with Jintana and Tabetha during the move-in process, and even now they say hi and ask how everything is going. My toilet handle broke last week and I put in a request to have it fixed on-line. In thirty minutes one of the maintenance workers was there to fix it. I was very impressed with the speed of getting that request handled. The rent is a little high, but expected since it is a nice complex and well-maintained. Eaves La Mesa charges premium San Diego rents for a property that feels increasingly neglected. The units feel very dated, maintenance problems linger (I've dealt with a toilet flushing issue for over six months). Management removed the basketball court and open space that were advertised amenities to build more units, fundamentally changing the property, yet refused to even discuss rent concessions or accommodations for affected residents. The construction has also blocked access to one of the larger pet areas, forcing residents into a small, narrow, poorly lit pet zone where dog waste is frequently left behind. It is unpleasant, unsanitary, and another example of existing residents being expected to simply absorb the consequences of the property's expansion. Something will probably be done after this review is posted... Security is another concern. The gates remain wide open throughout the day, and with the Amaya trolley station directly outside the property, I've repeatedly observed homeless individuals riding bikes into the complex and rummaging through dumpsters. Residents openly smoke on balconies (including overlooking the pool near the leasing office), kitchen trash bags are regularly left outside apartment doors long enough to leak onto walkways, and little seems to be done to enforce community standards. Sheri in the office is genuinely great--professional, friendly, and one of the few bright spots here. Unfortunately, she is not the manager. In my experience, management is dismissive of concerns and unwilling to work with residents when legitimate issues are raised. Once the lease is signed, it feels like resident satisfaction becomes an afterthought. They own you. Had I known then what I know now, I would have rented elsewhere. Place is sketchy and I will tell you the secret trick they use in a second-. Right next to a train track. You Can-Not sleep unless you have a white noise machine! Trust me - it's bad. Also here's a little trick they use. They tried to secure a 5 star review as soon as you move it. So you get all caught up in the excitement of moving-in and you give a 5 star review on google. But who can properly judge a property in the first few days even weeks of moving in. That's why I think they are diabolical. Also there is LED in the building. The buildings are super old. So use heavy caution especially if you have kids. read more

If you care about safety, cleanliness, and a leasing team that is responsive then go somewhere else. I've submitted community concerns where people have broken into the gated community and the leasing team does not acknowledge the concerns. We live right next to the trolley station and there are a lot of homeless and criminals in the area so safety should be a priority and the team at this community will not do anything to prevent these issues or even acknowledge it. They just close out the community concern you submit to them with no response so they don't have to deal with it. Sad. I'd like to stay here but i will be moving soon to a property that actually values my safety and residency. read more

Forgot to update but it should be known. I was charged to have the carpet replaced, although I never wore shoes in the house and kept it extremely over the top clean over the 2-3 years. I didn't get my walk through as requested and I was not present for any of the deductions on my security deposit. I requested the invoice for the carpet replacement to see the absurd fees that were being deducted on my deposit and noticed that the carpet replacement had been ordered prior to the apartment walk through. Clear indication that they were planning on replacing the carpet regardless. This was shady and unethical. I emailed them about this and they gave me my security deposit back. You nickel and dime great and low maintenance tenants and you'll receive the review you deserve. read more

Here's the deal - I like this place for the most part. It feels safe, neighbors are respectful, and the maintenance staff have been prompt with my requests. I also had a great experience during the application process and my subsequent renewals. My issue lately has been that it feels like I live on a godforsaken construction site. While I appreciate the community upkeep, emails are not always sent prior to work being performed. Lately it has been power washers, hallway resurfacing, vent cleaning, tree trimming, asphalt repairs, leaf blowers 2x a week, etc. I've lived here over a year, so this is definitely an ongoing concern rather than a temporary issue. I am sure I am not the only person working/learning remotely who relies on quiet for optimal performance. What about Zoom learners? People like me who are attempting to interview with chainsaws in the background? Judging by the cars in the parking lot during the day, I'm not the only individual at home during working hours. Good grief! It is highly surprising and distracting when crews appear unexpectedly outside my door. If notified in a timely manner, I could easily adjust my work location for increased quiet, and I could secure my pets instead of having them running all over the house due to the noise. Additionally, COVID has been an incredibly volatile time for a lot of people, add in all of this construction and such, talk about added anxiety. PLEASE be a little more proactive by letting residents know about ongoing construction projects. If you have to choose between this rental or the other; choose the other! As a loyal resident for a number of years, I attempted to negotiate my rent with no success. My rent was recently increased from $1881.69 to $2050.00 for an outdated one bedroom apartment. The response from management is that the rent increase is comparable to other properties in the neighborhood. I've only recently moved in but nothing but great experiences so far! My fridge stopped working on a Friday morning. Called the emergency maintenance at 9:04 and by 9:17 Ian the maintenance guy was in my apartment trying to fix the issue! since the fridge was not reparable, by 11:27 there was a new fridge In my apartment! I was VERY impressed and happy with how quick and efficient my problems were resolved! Really appreciated how they care about their residents being happy and taken care of!! read more

Renters ye be warned, look elsewhere. I could write a novel series about all of the terrible experiences we had at Eaves La Mesa- mind you we lived there a little over two months. We could talk about the lack of professionalism from the girls in the office(they deleted part of our email listing all the concerns we had with the apartment, pretty much nothing was operable and there was a HOLE in our balcony which took 3-4 weeks for "approval" to repair), or the way the maintenance supervisor Fletcher likes to mistreat the tenants (he actually refused to fix our front door which was Inoperable because "it was a holiday" and then proceeded to be disrespectful and talk down to us for the front door breaking in a unit we had literally spent 1 night in), Ian broke our drill bit after borrowing it in an attempt to fix the previous mentioned front door(only offering to replace when we asked about it, which took at least 1 week), or about how Wes took our moving boxes from our parking spot the morning of our move out.... Don't get my started on fire safety concerns. One unit we lived in had door knobs falling off of the bedroom doors, the new unit they moved us into the FRONT DOOR BROKE, the stove was broken, the fans in the bathroom were inoperable, there was a black substance near the windows in both unit that appeared to be mold, washer and dryer didn't operate correctly, heating and air conditioner did not work correctly, dogs being tied up on their patios howling day and night, dog poop scattered through out the community causing a terrible smell, people parking in your parking space, loud neighbors throughout the night, and security? A joke. But honestly all that shows is a very obvious issue with on-site community managers ability to effectively oversee and supervise their staff. Working with Jason Thompson was by far the worst decision we could have possibly made. We were mistreated the entire time and upon move out Avalon bay owed us money back. We moved out January 20, 2019, it is now April 9, 2019 and Avalon bay still owes us approximately $183.00 and they are now non responsive to our emails. Believe me when I say this entire community, staff and business alike, are the definition of slum lord and it is a shame that they are able to operate business in the mannerisms they do. My wife used to work with property management companies to clean apartments before renting them out again. She scrubbed & cleaned her little butt off and they still wouldn't give us back our deposit. I lived at Archstone La Mesa for 2 years. For the most part, I enjoyed living at this complex. Nice amendities, nice people, LOTS OF PARKING, and the office staff was helpful and great. However, after two years, I decided to move back to San Francisco. This is where things got messy... and sorry for the lack of better words... effed up. We were being told that our carpet was "trashed" and that we were going to have to pay $1000+ to get the carpet REPLACED. As I mentioned, we lived there for 2 years so of course wear and tear is going to happen. Most of the stains or whatever were around the door because thats where people first stepped in from outside. Otherwise, the carpet was spotless. No burn marks, no major stains, or anything hardcore. For college students, that place was clean. I kept calling the office to touch bases, but the Assitant Manager Nina couldnt tell me anything. All she would say is "Sanjai has your files so i can't help you out." She's the assistant manager. She couldnt tell us anything for a week! WTH... really?! Well find our file and tell us SOMETHING! BTW, when I signed out.... Nina cut me a check because she over charged me for rent... When i got back to SF... i realized she "forgot" to sign it... so I had to send the check back to SD and she had to send it back up... such a pain in the butt! Well, anyways, they kept telling us we were going to have to pay about $400 to pay to replace the carpet. I was trying to fight it because it was a lie. My roommate even went out and got a Carpet cleaner which made the carpet look brand spanking new. But the manager Sanjai said "You can tell someone tried to clean it... its a good job.. but not good enough." He told us he was trying to get the records to when the carpet was installed. Because if it was older than 5 y ears... we werent responsible. So after waiting 10+ days....we finally got a call and were told "We cant find the records so you're off the hook!" **IF YOUR MILITARY** DO NOT MOVE HERE!!!!!! I would first like to say that the management of these apartments say one thing and do the next. You pay over 1700 for a parking spot and a old washer & dryer. Example. I was told that I could come pick up my kids and wouldnt have to turn anything on because I didnt have my HHG shipment and they understood it wouldnt be there for another month . At the time I was 7mos pregnant. I go to pick up the keys and I was confronted and told that I would have to turn everything on. So at this point Im forced to move in because Im paying rent and utilities. So I live on a air mattress until my shipment came to California. Its ALWAYS loud and its not the neighbors.. They're constantsly doing yard work on days when you would like to sleep in like saturday mornings. Example. My son was constantly sneezing after I had him and I myself started to also. I later see a brown substance running from the air conditioner. I reported it and I was told the filters hadn't been changed in a long time. Now I have this brown line running down my door and I show this to one of the managers and I told them I wasnt going to pay for painting and to make sure to annotate this on the move out slip. I was told no problem after it was time for me to move out I had to pay for the paint job. EXAMPLE ...My friends kids came over and dropped juice on the carpet. it was only near the kitchen so it wasnt a big deal. when I attempt to move out I say can I pay for a cleaner. the manager denied that and said he wanted to talk about getting carpet which I would have to pay 30% of the fees. I later find out that they want 399 dollars because they chose to replace 3year old carpet and I wasnt there for 6mos. EXAMPLE i overpaid them and was charged only 293 at move out for the 5 days I was there after they deducted the amount I over paid. they later sent this to collections saying I owe them for moveout and for carpet that they decided to install. I had a company clean my house and they are landlords and he is a witness to the carpet and everything else.. DO NOT MOVE HERE...ITS NOT WORTH IT read more

This is my second year living here. It's a very nice place. There's new management that took over sometime in the beginning or middle of this year and are way nicer than the previous management. It's nice inside and out and comes fully furnished. There are three floors, but there is no elevator (can be a big problem if you live on the third floor like me, especially when you are moving and moving out). It's very diversed when it comes to the people that live here. There are college students, families- young and old, and some seniors. Young residents like myself have had parties, but never got any complaint from the neighbors. I guess as long as it doesn't get too out of control. There's a pool and a fitness room, but it is a very tiny gym. The price is okay, but it keeps going up. But then again that's how it is for every apartment. Overall, It's a great place to live. It's a 5 minute drive to State, 3 minute drive to Target and Wal-mart, 2 minutes from Denny's and it's across from Albertson's. Very convenient! read more

Lived here from February of 2015 until March of 2016. Reason for moving was because they raised our rent by $300 a month. When we did move out they tried and are still trying to charge us for a full apartment's worth of carpet for 2 isolated stains they could only see with a black light. They want us to pay above our security deposit which they chose for a replacement that was unwarranted. They did not even attempt to clean the carpet and are trying to force us into paying for a full replacement which will be paid over my dead body. Their customer service was good when Dabrena was there but she left a couple months back and now we're left with mindless dopes who think because they want to charge you something that it's lawful and justified. I have requested to speak with a supervisor multiple times but Rene is borderline useless and I will not cower to their intimidation attempts. The apartment it's self was fine but living next to the trolley is sketchy and multiple vehicles have been broken into but Eaves is too busy raising rent and not improving the property to install security cameras. That's right folks, a place that wants you to pay 1900 a month for a 2 bedroom has no on site security and no cameras. Living next to Amaya is annoying as it is the backroad for ambulances to go to Grossmont and Sharp hospital. That plus the never ending sound of the Trolley passing by and the lack of double paned Windows result in some louder than expected weekend mornings. Plenty of guest parking however it's located by the trolley in the dark and again no security cameras. Going back to the move out process they refuse to work with you for apartment walk throughs and only did a walk through a few weeks before we actually moved out and refused to let us know when we could set up a final walk through. In closing The Eaves La Mesa is overpriced for the lack of quality that you find in the apartment. Atleast Central Park across the street has upgraded kitchens and bathrooms to justify the inflated rent. I would avoid this place and any other apartment ran by Avalon like the plague because they will do nothing but try and take your money. I am still fighting with them currently and I will update once I am done. April 13 2016 update. 21 days after moving out I am finally given a billing statement with no itemized charges for approximately $379 over my deposit. Could I pay this? Totally. However without knowing the itemized charges I will not be paying a dime. This company is a complete joke and their management team of Jason Thompson and Elisha Constant are completely useless. They have no ability to discuss this matter without pawning you off to another member of this pathetic company. I will continue to fight and I hope others learn to not give this Avalon Bay or eaves La Mesa any more money. I will continue to update my battle with this horrible horrible company. read more

I would give 1 star but the living experience there was good. The apartment homes are nice and the people in the office are cordial. Guest parking was legit. I was there for 13 months and they dinged me for new carpet. The carpet was fine. It wasn't clean but it could have been cleaned but they figured they could hit me for new carpet so they did. After my initial deposit they hit me with a huge bill for the carpet. I offered to give them a lesser amount and call it good. I could pay the amount it was the principal. I told them to go ahead and sell it to collections for pennies on the dollar and I'd go ahead and settle with them. I wouldn't recommend against living there, I'd just advise people to have their carpet cleaned every month or so. read more

Overall, a nice property. Several improvement projects were greatly mismanaged, but I just "lived" with it. BUT after three years residency and leaving a spotless apartment upon vacating, eaves La Mesa charged me nearly $200 in carpet "damage" that was non-existent. As proof of the need to "repair" the carpet, they sent me an invoice from their supplier for a FULL carpet replacement that was dated four days BEFORE I transferred possession: They did not do their first inspection until AFTER I vacated. We had a good apartment that was great for what we need for only a year. They made everything smooth for move in. After moving in several things were broken but fixed the same day as reporting it. I had mostly no problem with management. They were also very understanding on our move out notice when something came up and couldn't move out by the time we provided. The place was clean and had no problems with bugs or anything. Maintenance always was friendly and answered request in a timely manner. Now there are several negative things about this place too. I had extremely rude neighbors downstairs that complained about anything and everything. You could also hear a lot from all sides from the neighbors, Even people walking up the outside stairs and talking. On weekends there is a lot of late night yelling and music, usually going on in the parking lots. There is a trolley and highways right beside the complex that you can hear from the apartments, but it never bothered me. I also got constant emails about coyote sightings in the complex common areas and safety issues, like to make sure to lock your cars and doors. Even with the gates around the whole complex. Right before we moved out at 2 am someone tried to walk in to my apartment, to this day I don't know if it was a mistake or someone looking for unlocked doors. At move out they did give us a hard time on doing a final walkthrough cause they don't offer that. They did take our whole deposit too and we cleaned the place very well, so just don't expect that back. Overall it was a decent apartment but very noisy and felt unsafe. We've called Eaves our home for the last four years. Since day one it's been a wonderful experience. Great complex, with enough space to live comfortably, and convenient to freeways in and around La Mesa. The best part of being part of the Eaves community is the maintenance team. Fletcher, Ian, and Wes are THE BEST!! Very efficient, knowledgeable, and they do it all with kindness. We are sad to move on but definitely felt our time at Eaves was worth the money for living in Southern California. We will miss waving hi and bye to our friends, Wes and Ian. I lived here for almost a year and was very disappointed when it came time to renew my lease and they wanted an additional $135 a month. I found this to be outrageous and when I spoke to the leasing office they said that was the going rate for La Mesa and it's all about location. I've lived here my whole life and know I can live on Baltimore in La Mesa for cheaper and away from the trolley so that logic doesn't fly with me. When I realized they won't work with you to keep their tenants I quickly left. The facilities are nice here but not worth the price they are asking. This isn't Mission Valley! There is a big turnover in both tenants and staff at this eaves which doesn't surprise me now that I've been through this. Their corporate office, located on the East Coast, needs some better customer service skills to keep good long term people that care about their property. I don't regret living here and I would have stayed if they didn't try to raise my rent so much when I willingly wanted to resign a lease. Hopefully others will have better experiences. read more

WATCH OUT when you move, no matter how much you clean they don't care and will charge you for every little thing. 2. A month fee for a cat / dog is ridiculous. 3. Yes, there is always noise train on one side freeway on the other, and in between days. The gardener @ the pool area blowing leaves for 30 to 40 mins. Why cant they just sweep it up. I have complain about it for months, nothing was done. 3. Tiffany nice at first , but could do more stop being lazy & slow, She doesn't realize that if you are in the pool area, voices go up, & up. Why does she speak so loud. 4. Alex duh, you area professional take off the earring. You look SILLY. 5. To the people in charge of making it look nice, For safety please add more lights where people walk, I almost fell twice. 6. over all experience I just wish we never met!!!! If you want to rent from modern day pirates and thieves then you can sign a 1 year lease at this establishment. They'll say you didn't pay your monthly statement and charge you anyway even though the money is taken out of your bank account. Stay far away from renting here!! This is a fair warning. They'll overcharge you for everything when you don't renew your lease with them... The management here is absolutely useless... They get a new office manager every other month and can't keep a steady front office fully staffed. Everyone probably quits after a month because of how moronic their corporate office must be. I have lived here for 3 years and had a really good experience untill moving out. They took our entire security deposit which was $400 including charges for a complete paint job. However, according to California Tenant laws if you have lived in a rental home for 3 years or more you cannot be charged for paint as this comes under the normal wear and tear of the place in 3 years time period. Moreover, the managment has stopped replying to my emails as well. All of the move out costs were not agreed upon at the time of lease signing and i cannot believe how can they charge us for the paint job. I just moved in last week and Alex was really GREAT!! I was moving from across country and he made my move-in easy and efficient. It was last minute, but he did everything to accommodate me. Applying was simple and everything was available online. During my move in, the manager Tiffany, was also helpful. She walked with me to my unit to make sure everything was perfect. The complex is really quiet, clean, and I feel extremely safe! The maintenance crew always speaks every morning when I run into them. Since it's a short list I'll start with the positive. Allowed pets. Maintenance requests were fixed eventually. The apartments are old and our particular one had a leak in the ceiling that was looked at but never properly repaired. Washer worked but dryer vents burned out and left marks on my clothes. When they replaced the dryer, even if I only put four items in it would still take 3 cycles to get it dry. Upon move out, last month's payment is not on auto pay which I was not made aware of. They did not call or email to tell me until 8 days after the rent was due and then all they did was put a letter in my door saying to pay in three days or be evicted. During the preliminary walk through a week before I moved out maintenance did not mention anything that would be worthy of keeping our security deposit. I moved across the country, then three weeks later receive my statement saying they're withholding the $550 security deposit and asking for $795 more to replace all of the carpet. After seeing other reviews of tenants having the same issue I feel confident in saying I feel taken advantage of. There were no photos showing the "pet damage", no photos of proof that the padding needed to be replaced. I would be happy to pay to replace the carpet if we damaged it and there were photos to prove it but there was NO PROOF. To top it off, the statement says you have 15 days to pay the balance, but I did not receive the statement until 6 days before the due date. Not 24 hours after I received the statement, a representative from Avalon Bay called asking how I would be paying. Which I find incredibly rude and unprofessional. If my husband were present and we were not on the other side of the country I would have done more to dispute this but I was just over it. So this is to discourage military members and others to NOT RENT FROM AVALON BAY. DO NOT RENT FROM AVALON! read more

I recently moved to Eaves La Mesa in October and the first contact I had was with Alex and he made me feel right at home from the moment I met him and toured the complex! I moved from a single family home in Spring Valley and was not sure how I would like living in a multi unit complex but my experience has been very positive!! The complex is quiet and very well kept and has all the conveniences that I enjoy like pool, jacuzzi and even a very nice gym that I use multiple times per week. Even the maintenance crew here is very friendly and helpful. My experience has been great!! The trolley is just an added bonus because I love going to San Diego State basketball games and football games. I'm glad I live at Eaves La Mesa. read more

It was a ok place to live but the rent was crazy expensive for the where it's located. But that part that upsets me the most is how they rip you off when you move out. No matter how perfect it is they always find some to bill you. I had upgraded from a 1 bedroom after 2 years of living there my damage bill was understandable I then moved out of the 2 bedroom after over a month because we go into military housing way sooner then expected. Don't waste your money! I've lived in the complex for almost 2 years and I paid out of my ass just so my dogs could have a place to live. I had a one bedroom apartment that cost me over $1,900 a month! Plus not to mention if your even one day late for a payment they add 60 bucks to your rent and kick you out from the Avalon access website for about 3 months and the only other way to pay is to call but wait then they charge you 30 bucks to pay over the phone! And so I set a automatic transaction so I wouldnt get charged for bulls%#$! Everything was fine until this month of July 2017. So I'm thinking my automatic transaction is still on because this is my last month here. The transaction didn't go through so I called the landlord they told me to contact the Avalon company and as it turns out they cut off your last month of aoutmatic transaction and didn't inform me of that so the charged me 60 bucks again to my final rent payment! The only reason I would give one star is because they are one of few apartments in San Diego that allow pets. So to whom it may concern please save your money your actually better buying a townhome or a house for your family and pets don't waste your time and your money with these people. read more
