    I'm a property owner and have three properties I keep as rental homes. I would never recommend working with Alex Comana. He is a terrible person and will take his commission money but not understand anything that is going on at your rental home. He does not train his staff property. Alex's recent employee, Laura, royally screwed up so much over the past eight months with poor communication that they have put me into position that is extremely risky as a homeowner. Yet all Alex could do was blame me and try to weasel out of owning up to his poor hiring decisions. The first I heard of my tenant not being able to use her stove for eight months was yesterday when his new employee Joe Locke emailed me to tell me that I'm facing litigation if I don't pay up and give the tenant money and pay back rent to them. Excuse me? Why have I not heard about this sooner? Why are you threatening me and telling me I owe the tenant? Where were you in managing my unit so that this doesn't happen? It's clear to me that Alex is not on the tenant side and certainly not on the owner side either. I am not quite sure what Alex is doing in this business. Alex is a very poor businessman and does not have the temperament to do a quality job at Property Management. He's sloppy and careless. I don't trust him and I will never use his services again. He could've just owned up to the fact that his employee Laura left my tenant high and dry, but instead he chose to blame me when I did absolutely nothing wrong except order brand new appliances. Shame on you, Alex. Shame shame. --------------------- Update: look at Alex's reaction to a unsatisfied customer. Can't please everyone? When I spoke to him on the phone asking why I haven't been kept in the loop as to the problems going on at my rental home, he said he DIDN'T KNOW. I recorded the conversation. Three times I asked him pointed questions that he should know the answer to as a business owner and his response was I don't know, you'll have to ask ____. I have to ask Joe? Your employee? Or Laura, your former employee who, according to your email in March, was leaving to pursue another real estate opportunity. I have to ask them??? Why don't you know Alex? Why don't you know that my tenants wall is still not fixed after two months? I gave Laura permission to do that work within three minutes of receiving the work order on Feb 6. My tenant still does not have the patch completed. You told me that if we just chose your vendors none of this would have happened. You're a liar and you know you are. You know you dropped the ball. Joe knows you dropped the ball. We all know and it's not looking good for you. What a petty man to have to cut me off while speaking, not let me ask what is happening, and threaten me with a lawsuit if I don't pay my tenant a rent credit suddenly. So you wanted to "please everyone" by forcing the homeowner to pay a rent credit to a tenant after your employees got them so enraged for 8 months they want to move? Luckily I contacted my tenant and will be moving forward with a direct relationship from now on so you can't screw this up anymore. Own your part in this. You are running a high volume property management business. If you have 500 homes you manage, maybe scale back a bit so you can provide the type of service you say you do. People will see this and make the decision to stay away from you and protect their interests with another firm. You don't have the business mind to do this high volume work. Stop blaming your homeowners. That's the hand that feeds you. Get your priorities straight, then none of this would happen.

As a homeowner one needs to realize that any decision involving spending money on repairs will need to be approved by the HOA Board members first. As a homeowner one MUST partake in monthly HOA meetings and contribute to those meetings in a civil way. HOA Board members are VOLUNTEERS who give up their time to manage the affairs of the Building. These Board members are regular people who also have full time jobs so do your part and ask to help whenever and wherever you can. Things in an HOA will not move as fast as if you were living in your own single family home and making your own financial decisions so be patient and participate. When attending HOA meetings ask the following: Who is reviewing monthly utility bills for variances? Which expenses are leading to HOA fee increases? Are monthly budgets in place and are we going over them? How are vendors being selected? Do vendors have good reviews on Yelp/BBB? Is there a bidding process when choosing a vendor? (like asking for 3 proposals from 3 different vendors). Also keep in mind that a job done well the first time is better than a job that was done poorly at a lower price. Better to pay a bit more and get a job done well.

There is absolutely no communication verbally, that is even considdered when regarding concerns or complaints, I was told to leave a message and after a month with no response I called for status update and was told my phonecall and message was useless and I needed to write an e-mail. This is not the first e-mail I wrote and I feel like e-mailed issues are acknowledged but then never addressed again. Finally I was also told that Only the one sender of the email is considered to have a problem per email, and even though I have walked around and received support and e-mail addresses from other owners that wish we were managed better their names or concerns will not be taken into account unless they write their own separate e-mail. When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!

    My Opinion: Horrible…read moreexperience with Good Life Property Management Company and Property Management Executive Mitchell Sanchez. I was recently told by email from a purported Good Life Field Inspector who I had never spoken with that someone from Good Life was going to show up at the property on a certain date and time to do a preventive maintenance walkthrough inspection. When I contacted my assigned agent that I was concerned that this could be a scam since I was previously informed to communicate directly with one agent, he wasn't even aware that an email or notice was sent out. I responded to the email that routine preventive maintenance inspections we're not allowed under the law citing Civil Code section 1954 and there was no maintenance or other issues that needed to be reviewed or addressed. Mind you this is less than 7 months into the tenancy. Mitchell Sanchez then emailed me saying that my email response was forwarded to him and insisted on going forward with the inspection and asked me for a better date and time to do so, effectively disregarding the fact that such an inspection is not allowed under the law I cited. He also admitted that the inspection was needed to determine whether to renew the lease after the one year term expires. This pretextual reason for the inspection further compounded the otherwise unlawful inspection into one based on a fraudulent representation and for a fraudulent purpose. In my opinion, I find Mitchell Sanchez is the worst to deal with. What I had previously hoped would be a long-term rental is getting harder and harder to imagine continuing to stay in the property beyond the existing lease term. Good Life and Mitchell are making things so bad that I'm considering leaving once the lease is up, which is unfortunate for the owner because I like the place and would otherwise stay longer if the management company wasn't a nightmare to deal with. I will never rent a place managed by Good Life Property Management Company again and will likely not rent a place that is managed by any property management company as it's been a a real pain dealing with them. I am also strongly considering potential complaints with the Department of Real Estate at https://eocs.dre.ca.gov/ against Good Life, Mitchell Sanchez and CEO Steve Welty based on this conduct and even pursuing a civil action in court against all three, if necessary. Mitchell Sanchez has multiple complaints on this page by name, so it's surprising he's even with Good Life. I suppose there's no pride and minimal employment standards at the company, in my opinion. 7/16/26 Update: Seems as though the business through "Mariah N' either copied and pasted a "canned" response or used AI to do so as the response isn't even related to my review/issues. Sad business model, but predictable. 7/16/26 Additional Update: Now it appears they removed what I believe to be their copy and paste or bot/AI-generated response. Show a further lack of professionalism and competence. Incompetently run management company and horribly incompetent staff. They don't even follow the law in my opinion. Sad, they're going to get the owner's sued.
