    This company sucks. They wont even show you a home if you dont pay their application fee. 10/10 would pass again.

My personal experience is this.....if you pay your rent on time, respect others' property and take responsibility for your (and your families) actions in respect to someone else's property then they'll treat you as you deserve. Mr wesley is GOOD PEOPLE) and his staff (that I've dealt with for more than 10 years) are polite, fair and helpful. They provide a much needed service that doesn't always have the most pleasant customers and deal with alot of different personalities which isn't a picnic. They've always been fair to me and as long as you take responsibility for yourself and your actions you'll be happy with them also. I'd recommend them 100%.

Also, you WILL be charged for a PROFESSIONAL carpet cleaning upon move (found in lease agreement). Keep your receipt. You can pay for it yourself which I advise, or they will deduct it from your security deposit. This management DOES NOT do Walkouts. Which is a way to scam you out of your security deposit. I managed to be part of the few that received their security deposit back because I was so thorough and up on them during the last month that I was a tenant there. This company could be amazing if they took the time to invest into the residents that actually take care of their properties and pay on time! Keeping that same level of respect and kindness they show in the beginning all the way through till the end. For instance, I had notified them of a legal name change and I needed my account updated. They asked me for documentation to which I provided. They did not update my account and I brought it up again months later when I noticed. They said they never got the documentation. I told them I emailed it to them. They found the email and said they didn't know why it hadn't been done. Reassured me that it was taken care of and then, it still was not updated until I said something next month. When I went to pick up my security deposit, they had addressed the check to my previous name and expected me to wait 2 hours until the manager came back to reprint the check, or they could mail it out to me after they had called and let me know it was ready and I drove an hour to get it. I had given them at least 4-6 months' notice of name change with 2 emails. That's the type of inconveniencing that happens and they try to put it on you like I didn't provide the documentation. So have your paper trail!

We never had a…read moreproblem with them fixing any issues, they were easy to work with as they got us into a house when something we rented online from out of state didn't work out when we arrived in Kansas. We also did our part according to their guidelines. Larry did our final walk through something we could not get our rental company in Washington State to do and we received our deposit back minus the pet fee , just as our contract stated. Great rental company.

Don't get me wrong, the house itself is adequate and I couldn't have asked for much nicer than the layout. My biggest issue is dealing with G&W properties, more specifically, the woman who seems to be the overall manager, Gina. Her unprofessionalism from the time I met her has been nothing but blatant and overwhelming. Luckily her staff is very nice and seems to want to have great customer service. Had I met Gina before signing my lease, I would not have done so. Every request I've made (repair holes in decks, replace rotting door frames, checking spots for mold) has been met by Gina with attitude and a general feeling like she has better things to do than handle those matter that could prove dangerous to my kids, and dogs. I can only hope that the owners of the houses they service see what kind of service (or lack there of) they are providing to their tenants. I have tried to hold this in and try to just get along but I no longer believe that anyone else should have to deal with what I have. The jobs get done, eventually, but nobody should have to put up with that much unprofessionalism while trying to live comfortably.

    Voepel Property Management became the fourth property manager my husband and I fired - and for good…read morereason. We made the mistake of trusting them at our expense. We purchased an investment home through Bridge Turn Key (BTK) and Voepel, believing we were in good hands. The house passed inspection with no issues - a red flag we ignored. For the first six months, everything seemed fine, but we soon discovered BTK had installed the wrong HVAC system for the house's size. Voepel was initially responsive, helping coordinate repairs. But then, things took a turn. There was a plumbing issue that cost $3K. After owning the house for four years, the second-to-last group of tenants (a group of unrelated individuals in a 5-bedroom home) moved out, and Voepel returned their deposit immediately without inspection. Voepel then charged us a several thousand dollars for the tenant's damages and mess, including blinds chewed up by a tenant's pet parrot (despite a "no animals" lease clause), reinstalled light fixtures the tenants deinstalled, non-standard broken tile in the bathroom, etc. Next, Voepel placed one of their OWN employees as a tenant. She then submitted countless unnecessary repair requests, always just below the $300 homeowner approval limit. We were forced to scrutinize every monthly statement and decipher the improvements that had been requested. This whole relationship was a mess at our sole expense. Worst investment ever. Having managed many properties myself, I highly recommend you manage your own properties. We don't live in KC, hence why we trusted Voepel. There's a learning curve, but you'll do a better job than these so-called professionals.

I was told that because I didn't own at least five properties, I was being dropped from their services. However, upon further discussion, it became clear that the real issue stemmed from a fractured relationship between Voepel and the turnkey company, Bridge Turnkey, which had soured--leaving me caught in the middle. Brent Voepel, the CEO, was largely unhelpful during the transition. His emails primarily pressured me to accept a final service date without offering meaningful assistance in securing a new property manager. He recommended one company, Scudo, which didn't even operate in the area of my rental. He also suggested Home River, but they failed to follow through on a scheduled meet-and-greet call and stopped responding to emails for weeks at a time. Meanwhile, Brent and his team provided no support in communicating with other property managers and made no effort to ensure a smooth handoff. Brent offered to help me sell the property, and since finding a new property manager was proving difficult, I considered selling to avoid further hassle. His team arranged for photography for the listing, but on the same day he had been pushing as the final service date, he abruptly dropped the property from management--despite the fact that a tenant was still under lease. In other words, he agreed to sell the property but refused to continue managing it in the meantime. Fortunately, I was able to secure property management with Farhad at PMI Station, who managed my rental from 2022 to 2024. It wasn't until Farhad facilitated a smooth handoff to another property manager that I realized just how poorly Voepel had handled my transition. I understand this is just one experience, but I wanted to share my story now that I've gone through a second property management transition. If that second transition had been anything like my experience with Voepel, I probably would have sold the property.
