I strongly suggest you do not use this company as the people they employ are not adept to handle high end properties in Los Angeles specifically. I have a 4 bedroom, 5 bathroom penthouse in Hancock Park which was evaluated in 2004 at 1.5M by the bank. In 2023, they send over Ellie Efken who I also provided blueprints and pictures so she could get thé measurements perfect. Her evaluation for 2023 is the same as that of 2004. LOL! She is only about 1M off the actual value of the property. She is obviously not up on the property values in this neighborhood or I suspect any other with mostly high end properties. Hire appraisers that are familiar with your neighborhood! The appraisal was also outrageously expensive, more than double the other quotes. I only went with them because I had no choice because the company I was working with forced me to use them! read more

Someone referred me to Ellie Efken of EFK Appraisals to have a date of death appraisal done on my mother's home. Because I live in another state, I wasn't able to be there during the walkthrough. But I received the appraisal in a timely manner and was impressed with how professional it was, with photos taken in the home, plus comparable properties in the area. She even documented a couple of minor issues she found. Her resulting estimate was spot on with what I thought the home was worth. Ellie used inconsistent logic through her appraisal.  She limited comparable to support a preconceived notion.  After an appeal of the original appraisal pointing out a negative bias she claimed the new comparable houses .4 and .5 mile away on side walks and surface streets were in a different market and couldn't be used.  But she supported her own decision to use comps from over a mile away across an interstate in a substantially different market.  Her cost approach was lazy at best and shows zero understanding of Urban infill in San Diego.    I am sure she is sufficient in the downtown condo market where every property is the same or pencil whipping for buddies in LA. But, if you need a real appraisal in San Diego. GO ELSE WHERE! read more
