We have used Jim as our realtor for two home purchases. Jim is extremely professional, very knowledgable about the housing market, and always willing to help. When we started looking, we had little idea on what to look for in a house. Despite peppering Jim with several questions regarding minute points on disclosures, we found him always quick and responsive to every question - which he would answer with great detail and patience. This reassured us greatly during the process. Further, while placing bids, we found Jim's knowledge and skill extremely valuable. He always had data to help us validate whether our bid was reasonable, and helped guide us on how best to try and place a winning bid. His knowledge of the mechanics of the bidding process is also a big plus! Win or lose, at the end of the day, we were reassured that we had put our best foot forward in any bid. What a great example of valuing your client! Melissa has been so great to help in a more complex, but not necessarily unusual California home buying dynamic. It probably will save us $15k in expense now and ultimately add $75-$100k to our home value. When we bought the house, we had some understanding that there was various levels of permitted, somewhat documented and un-permitted elements to the property, but we had very little understanding of what was and to what extent the un-permitted elements were considering we bought the house "as is". This became an issue when we tried to get a permit to remodel our kitchen on the house we bought via Holt a year ago. Our city was pretty low income and wasn't incorporated until the 80s, so documentation is tricky. As first time home buyers, this was getting stressful and our contractor didn't seem to know how to navigate for the best outcome. Even though we bought our house over a year ago, Melissa guided us on how to gather the right documentation from the city, county and previous owners to present to the inspectors. This included documents from as far back as 1959 and 1924 and a document only the previous owners had. It would have taken me an exhaustive amount of time to figure the right approach and Melissa provided the contact information for all the city, county contacts in no time. It ended up that almost all of the structures on our property had some permits and records, and we will probably only have to pay $400 to formally permit one of the storage structures as opposed to having to tear it down completely or pay $10-15k to entirely remodel it as well as the kitchen. read more

This is a great day for my wife and I. As a result of The Jim Holt Team we sold our home for about $100,000 over list price. This is huge in a market that is not the same as it was last year. About Me I recently moved to the Bay Area in 2014, and previously owned several properties which means I've worked with 8 real estate agents on land, condos, and homes in NC and TX. I'm in tech, mid-30s, single female, super busy, and have high standards. I did not plan to purchase. I was FORCED to purchase because rent hike was stupid with a 9% hike in Sunnyvale. Why choose Jim, Brett, and Jeremy with Holt Realty 1) Time Savers They will pre-screen and look at properties for you. I only went to open houses and private viewings with them for 2 weekends. I was very specific in telling them what I wanted: budget, area, likes/dislikes, goal (e.g. 10% appreciation in 3 years). If you work 40+ hours in the Bay Area, this is a HUGE advantage. They would then summarize the visits and take pictures and sent them to me at the end of the day. Jeremy was a huge help in this regard and was attentive when I was communicating what I was looking for. 2) Competitive Bid and Offer This means write up an offer to WIN. Talk to anyone who has bought in the Bay Area. The typical story will be how they lost and have been looking for over a year. Well I looked for 2 weeks, and made 2 offers in November 2015, and got my awesome loft in downtown SJ with 8 other offers on the table. You want to know how to win? Get Jim. Don't be a loser. This does not mean doing crazy things PEOPLE like waiving property contingencies and financial contingencies on every offer you put out there. I had a property contingency and still won. I was also the only offer the seller countered. No, I did not come in with a cash offer. I financed! 3) Concierge Service I have worked with many real estate agents that are professional, nice, and know stuff. However, they will suck at negotiations or the back-end process of taking the deal to closing. These guys function as a TEAM of experts throughout the FULL process and I would say they are the best team I have worked with EVER. Can you tell I'm a little particular? Well I wouldn't say this lightly. Even though I had purchased in other states, the Bay Area market is unlike anything I've ever seen. You need this team. I had several questions through emails, early morning, late night, weekends, etc. I received mostly same day responses by text, phone, and email. They have spoiled me. On the weekends, I would schedule Saturday and Sunday private showings. I told them I'm giving you 2-3 weeks to find me a home, then I give up and will just bite the bullet on rent like everyone else. They found me the property that I am currently residing in right now, negotiated it for me, scheduled my inspection, picked up my cashier's check and delivered it to the title company, prepared counter responses to the seller and seller's agent, sent information on my behalf to my lender, etc. so pretty much anything that they could help me with ... they did. 4) Above and Beyond I had to move into my place over Christmas but had to travel. Brett made himself available to let my movers into my place and made sure all my items were secure in the new place until I came back from Holiday. Then as a nice gesture, they sent a cleaning service to spiff up the place for me house warming gesture. And then they gave me a Nest Thermostat for the new home. If you have ever heard of a team doing the kind of stuff I mentioned in my review for Jim, then please let me know. If they do it better, then that's the only way I would work with anyone else besides Jim, Brett, and Jeremy. Summary --- Be awesome and don't rent in the Bay Area anymore. He continued working diligently with the offers that came in to craft a purchase contract that suited my needs as a seller and enabled me to move debt free from this sale. It was a short sale, so his team worked even harder after getting it into contract because Bank of America created many road blocks that his team had to hurdle in order to get the purchase contract accepted and the transaction closed. Once this was processed BofA left me only 9 days to close the sale and vacate the property. His team stepped up in a big way coordinating movers, storage and a place for me to live once it was all done.
