They leased out my Duncanville,TX house very excellently since 1978 and payed off my mortgage. ( 38 years). They sold it for me this year to the tenant for about $3x what I paid in '78. They inspected my property and supervised repairs annually.They had excellent relationships with the tenants. I got an annual tax statement that showed I saved about $110/mo on my taxes every year. They collected my rent and handled the rare evictions and late fees, and got new tenants if required. William Ferguson of Judge Fite was my 1st rental agent and has been a supervising stalwart for doing what is right for me and my rent house. If you need an annual tax break while Judge Fite pays off your mortgage, try leasing your house with Judge Fite. This was a Win- Win for me, the tenant and Judge Fite.

The property was not clean when we moved in, the yard was not maintained, and the older property had normal wear and tear for its age. We took great care of the house when we lived there. I own a house that i rent out in colorado so I am very conscious of taking care of other people's property. When we had our property inspection we were told the house looked great, and neighbors told us that they were glad that someone was finally taking care of the yard. When we moved out we deep cleaned the house, kept the grass watered and added new mulch to garden beds. We even planted grass seed and improved the lawn while we were there. We finally received our security deposit back at exactly 30 days. They deducted 1300 dollars worth of bogus charges. Like "crooked outlet plate" they also charged us for issues the house had when we moved in like cabinets that didn't close properly, and missing door stops. ( we didn't complain about these issues when we moved in because the house is 20 years old, of course its going to have quirks) they also claim they had to repaint multiple rooms-we left the house spotless the walls looked great. In addition to the ridiculous repair charge they claimed we owed rent money even though we paid our last payment in full, and claimed we have over $100 in "estimated" unpaid utilities despite us fully paying our utilities. Under texas property law it is illegal to charge tenants for normal wear and tear of the property and we will be disputing these claims and taking them to small claims court if necessary. We were also forced to show the house to new potential renters while we were still living there which is a huge invasion of privacy. They even tried to show the house with only a few hours notice and argued with us when we refused. We clearly told them if they had to show the house we needed a day notice. This company doesnt care about tenants at all. They are extremely hard to get a hold of and avoid any sort of communication with tenants unless they are trying to take you're money. While we we there we had an inspection, were told everything looks great, then two months later they claimed we never had an inspection and when we told them we did they stopped responding. I had to email 3 different managers and call the office to prove that we just had an inspection. And then the property manager showed up anyway and claimed to have no knowledge of me letting them know we just had the inspection. Not sure if they are extremely unorganized or just have no idea what's going on. Anyway dont rent from this company. They are awful and will try to scam you our of as much money as possible.

    This is long but here goes. I purchased some land a few months ago with intentions to build a…read morehouse. I recently got a new job and decided to sell my land 3 months later to relocate. That being said, I did not was to use a realtor and pay 3-6% since I'd just been through this process a few months earlier. I posted my land on Facebook Marketplace and Zillow and dealt with 20+ phone calls and messages each day for 3 weeks before getting a message from Logan. Unbeknownst to me, he worked for Hi View Real Estate. The message simply said "I want to purchase the land. Let's get it done tomorrow". Great! I jumped on it. I found out that night that he worked at Hi View. My husband and I went in the next day to sign the contract when we found out that he was acting as a real estate agent for his son. He told us he would require 3% commission for his services, and I told him no. I was the one who had gotten everything together for my land and I was the one who posted my land on numerous sites for sale. I was the one dealing with the phone calls, texts, and messages and I was the one meeting potential buyers and answering questions. He tried to get 3% simply because he was drawing up the paperwork, which I also had copies of thanks to Google. Doesn't seem so hard to me. After scratching out the commission, we were told his "buyer" AKA son would be in the next morning to sign his portion of the contract. We contacted Logan for 3 days straight before his buyer was able to finally sign his portion. There was a 14 day option period after the contract was executed. He had gone out to the property beforehand and knew the implications of what would need to be done to it, but somehow he needed until the 14th day, 30 minutes before 5:00 when the option period ended to terminate the contract. That was 18 days wasted. Almost 3 weeks. I then received a text today saying that we needed to sign our portion of the termination contract "ASAP". I'm a decent human, so I did. I should've waited 3 full days like he did to us, instead. This isn't my first rodeo, but my husband and I were taken on a painful ride all because we "declined representation". Im thankful I declined his representation because I don't ever want someone so snotty and rude to represent me anyway. I will NEVER again do business with Logan Garrett or Hi View Real Estate again.
