I went away from closing highly peeved with the process. I very much object to having any document…read morepresented to me on the day of closing I had not had a chance to read over beforehand. The particular document in question I was asked (required, obligated, forced, compelled...) to sign declared my agreement, as buyer, to the seller's state of mind and knowledge of circumstances that I have no way of confirming and I would infer to be otherwise. The document also declared that in any event any subsequent dispute between the seller and buyer was NOT a matter of which the title/escrow team had any knowledge. (Again, I infer otherwise, or they wouldn't require me to agree to a signed release.) I am taking all other business in the area to other companies.

This particular realtor made a whopping 10K to do absolutely nothing for us. We chose to build with her as an independent realtor non affiliated with the builder and she did nothing. She did not come to the contract meeting, the pre drywall, the redline, the walk through, the inspection, the issues with it not being builders correctly I had to deal with. You are just a paycheck in her world, a stepping stone. I had to do all the footwork while she sat back and collected the money. I encourage you to make your own decision but please don't be fooled by the first meeting like I did. The moon and stars of a great realtor was presented to me and the dirt on the universe was not even provided at the end. What kind of realtor doesn't even send a congrats to your new home, no calls nothing. We closed at 9am and couldn't get the keys until around 5 bc of a paper she waited to sign. All in all I would not recommend. What kind of a realtor can make that much off of you and not ever step foot into the home you used her to help buy. definitely do not recommend! This was supposed to be a wonderful first time buyer experience, it was ruined so badly that I never want to use a realtor again. If your gonna have to do all the work then you should get the money to yourself instead of giving to a realtor who did NOTHING!
