My favorite feature was the dog park and my dog LOVED it as well. I felt so safe and I was a single female living alone so that meant a lot. The pools were amazing and loved that it was saltwater so my eyes didn't burn from chemicals. The community was so nice and I loved how they had fun events planned so you could meet your neighbors and also my neighbors were very kind and friendly. The location was great because it's about a 10 min drive from 1-65 and 20 mins from Downtown Nashville. I went to school at Belmont University and it was only a 22 min drive. I also want to give a huge shout out to the office staff and maintenance team. They were always quick to come over and fix any problems. Always kind and never judgmental. And lastly I want to thank Donnie (office supervisor) for truly caring about each tenant. They really care about you and make you feel at home. I went through a personal crisis and Donnie was so kind and understanding and went out of his way to help and I truly will never forget his kindness. Our first issue with the building started when we first moved, when we discovered a significant roach infestation in our original apartment, which ultimately required us to relocate to another unit within the property. This experience was traumatic and unacceptable for a "luxury" apartment. However, even with the roaches, the worst problem capital view has is the management. Over Labor Day weekend I saw a man hiding in a stall in the women's locker room, which led me to telling management about the incident. Given the nature of the incident, we expected management to conduct a thorough investigation, address any security vulnerabilities, and clearly communicate what steps were being taken to protect residents. Instead, the first response I received from management, who is still employed there, was that "they would not have been liable if anything were to happen to me." Regardless of the fact that this statement is blatantly incorrect, that type of response is extremely inappropriate in a situation like this. Management chose to take zero steps to mitigate a potentially dangerous situation, such as installing cameras in the hallway outside of the locker room or installing a lock on the door. They also misrepresented the steps they claimed they were taking to address the issue. We discovered this by asking security whether those measures were actually being implemented, and security told us that they had never even been informed of the incident. If that were not enough, management then told residents that I was lying about the situation when those residents brought their own concerns to management regarding the same issues. They also claimed that they did not see a man on the cameras, while, in the same breath, telling me that there were no cameras in that hallway capable of showing who was entering or exiting the women's locker room. These statements are directly contradictory and further demonstrate the lack of transparency and seriousness with which management handled the situation. Between our experience with the pest infestation, having to relocate apartments, and the subsequent handling of a serious security concern, we ultimately lost confidence in the property and its management. If you're considering renting here, I strongly recommend looking elsewhere. Residents should be able to feel safe and confident that serious concerns will be taken seriously. Unfortunately, that has not been our experience at Capitol View.

The last month, however, has completely changed my opinion of this place. The biggest issue has been the way residents are treated. I received a lease renewal quoting me approximately **$6,000/month**, despite my current rent being around **$3,000/month**. When I questioned the pricing and ultimately declined to renew, I was met with extremely unprofessional communication from management, including an email from the leasing manager that I felt was insulting and condescending toward me. What makes the situation even more absurd is that after I said I would not be renewing, **the exact same apartment was listed for approximately $2,900/month**. So I am genuinely confused how management can claim that $6,000 was the new "base rent" for my apartment, only to immediately advertise that same apartment for less than I was already paying once I declined the renewal. And unfortunately, the rent situation isn't even the only problem. **Parking is absolutely horrendous.** Finding a parking space can be nearly impossible, which is ridiculous for the amount residents are paying to live here. **The dog park is disgusting.** There is frequently dog poop everywhere and the smell can be unbearable. **The pool has repeatedly had issues** and has been out of service multiple times. Most recently, it was covered in what appeared to be mold or moss, which is especially concerning for a shared amenity. **The trash chutes have broken repeatedly**, and when valet trash wasn't operating, residents were instructed to carry their trash downstairs themselves. The one time I did this, I noticed what appeared to be homeless people staying in the trash areas, which made me feel extremely unsafe. What I find most frustrating is the disconnect between what management says about "valuing" and "appreciating" residents and how residents are actually treated. I have never experienced a situation where I was given a renewal price that was roughly **double my current rent**, questioned it, declined to renew, and then watched the advertised price for the exact same apartment drop below my original rent. After a year of living here, I can honestly say that the change in management has completely changed my opinion of this property. **I would not recommend living here to anyone, and honestly, I wouldn't recommend it to my worst enemy.**

The location, the loft feel, the exposed AC, and real hardwood floors are all great 'selling points', but what has really changed the way I look at apartment living is the staff at the property. Lyn and her team in the office here do such an unbelievable job making sure that we are all taken care of. She always gives us a heads up if inspections are happening, has kept up with all security ensuring that the pedestrian gates lock and parking gates close behind each car. These may sound like small things, but to most other apartment communities, these are things that are looked at as "normal issues". There are no issues at Germantown Place. I have been here for 18 months now, and I have no intention to ever move, unless I am relocating out of Nashville.
