Stayed in PCB spring break 2026. Was contacted the day before offering early check in for different fees depending on the time you wanted to check in. Paid $50 to check in at 2pm. Got here and our parking pass wouldn't let us in the parking structure until 4pm (normal check in time). Was told they would refund me, they never did and keep giving me the runaround. The listing on VRBO stated there was a hot tub, there is not. They blamed VRBO and said that has been on the listing for 5 years and no one ever brought it up before. The condo was dirty and damaged. Their main line and "EMERGENCY" line are the same and they NEVER answer. For DAYS they would not answer me. Don't book with them or if something happens you're out of luck. I used bookbeach.com back in the Spring and they were very accommodating as well as super responsive and friendly. Also, Tower 1 Room 406 is WORN OUT. The mattresses are sure to make you have a sleepless vacation. Also, SAFETY issue. I got here early due to miscommunication. The guy that was on Late check out had the SAME DOOR CODE AS MY FAMILY. Omg beware of ecdi. They let us check into a condo with inoperable dishwasher that had standing nasty garbage water that overflowed in floor. Maitence came said ecdi knew about this a month ago and work order never completed. Toenails found on floor. Garbage under beds upon check in...they sent a delivery of mop, fabulously, and rags with dawn soap to wash dishes all week from walmart. Then threatened me with eviction if I called anymore....... If I could give them a zero I would. This is the worst experience I have ever had. If you call and speak to John you're wasting your time. So unprofessional, hung up on me after two weeks of not answering the phone or returning my husbands calls. Please check the email and photos I sent during our trip! Don't rent from this company, awful place, awful people and overall the worst experience I have ever had. "To whom it may concern: Today is Tuesday July 12, 2022 which marks the third day of our vacation. Let's start from day 1, we were required to pay in full for our 1 week stay. This paid in full payment included the following charges: 1. Damage waiver $89 2. Housekeeping charge $195 3. Home away traveler fee $306 4. Reservation fee $99 5. Rental fee $2230 And on top of this a 4% credit card CONVENIENCE FEE DAY 1. We arrive 15 minutes early to have the room open and housekeeping "cleaning" the condo. The room wasn't ready until 4:30 pm and let's review the attached photos and videos of nothing short of FILTH. we attempted to contact the management company from 4:30 pm to 8:30 pm. It's 9 pm at night trying to have dinner after an 8 hour drive here, to be offered to be compensated by moving condos to 30 minutes down the road. So our plans now had to be changed to feel comfortable in a clean facility? But again our payment was taken in full and included cleaning services that should have been audited and sufficient prior to our arrival- in which it's clearly not. Day 2. An upholstery cleaning company is hired to come in and get the stains / filth off the furniture only. They arrive at 9:30 am and don't leave until after 4:30 pm. Two days now of our time we paid for taken from us. Day 2. Facility hadn't been cleaned and the bed sheets and comforter have BLOOD all over them. Day 3. It's 11 am and the front door locks us out. We call the management company only to be told maintenance will have to come and reset the code - timeframe unknown. So now we have to wait to get back into our filthy condo. Mind you it's raining and there is nothing for us to do but wait. Again, let's review the attached images who anyone in their right mind would call DIRTY. 1 Living room- every piece of furniture stained with who knows what. So no one is comfortable to sit on this. 2 master bathroom - mold all over the floor, ceiling, toilet is dirty and the towels are completely stained. 3 guest bathroom - mold all over the floor, shower, ceiling. Broken sink cabinet and the absolutely worst part the shower curtain covered COVERED IN MOLD. This is a $3 curtain and no one could throw this away. 4. Guest bedroom- now by far this is the most disgusting part - blood all over the sheets and comfortable. So when we arrived we had two people in the rooms, making the beds. They felt like this was appropriate? You as a management company would allow your loved ones lay in someone else's blood. Pardon my language but F no. Ridiculous. 5. Now today. Our front door doesn't lock but wait.... it locked us out. I have spent hours calling around looking for a suitable clean place for my family to stay. There is a softball tournament being hosted in town so most places are sold out, other condos are far out of our budget since we already spent $3500 for this facility alone. We spoke to Sarah, who was kind and attempted to resolve this matter for us and explained there would be financial compensation for this, so we waited. We emailed yesterday to follow up and no response. I wanted to give you time to "fix" this and this is day 3 and we have more issues. at this point unless we want to ruin our vacation and leave 4 days early, We are stuck here." Two weeks later and John hangs up on me for asking for a refund in which we were told we would get compensated! The answer is the $200 cleaning fee will be returned but not a clear answer as to when? thank you team Emerald Coast, you're unreal. Please don't waste your time here! read more

I wish I had search harder and found everyone's reviews here before booking! We spent just under $6k it was the nastiest house we have ever rented! No hot water for the first night until 2pm next day. Was not considered emergency. In my opinion, this has been the worst rental I've ever experience and we rent 2 times a yr at the min. Sure the property manager will respond to a call, but just to say sorry we're closed! How can you not provided after hr services when people are vacationing usually coming in on a weekend and after 5 when you close? Really, we cant even check in until 4. I guess having water so 14 people can shower after traveling for days is not a priority? Took 5 hrs the next bus day for someone to show up. After we had to cancel a tour for 14!! Our rental was so nasty dirty. Urine and misc. stains on every couch so we NEVER used the living room, sand in the bed of what was supposed to be clean sheets! Pool not cleaned as promised in contract. Light in pool broken with exposed wires in the water! Broken items everywhere, hot tub jets only work on one side, lights did not work out side, and maybe the worst was when cooking dinner I notice something drip down into our food!!! It was nasty fn grease from the vents of the oven exhaust that have probably never been cleaned. We had to throw $$ in the trash!! 3 of our group left and rented another condo down the road. I guess we have been lucky in the past, I never had to send a list of broken and completely destroyed items on property upon checkin before. Never again!! Completely ruined our vacation. Terrible customer service. Our room was filthy. There were stains on the carpet, bedskirts, sheets and drawers had hair on and in them. Our dryer didn't work, and there was a bag full of linens covered in BLACK MOLD in the front bedroom closet and mold in the closet from a water leak. They wouldn't even send someone to pick these up. There was old food and an old sock stuck in the door track, dust was literally almost an inch thick in some areas. The ceiling fans were covered as well as dresssers and TVs, the mirrors were filthy. A back scratcher left in our pantry, clothes of previous renters were left in 2 cabinets. The coffee pot looked like it hadn't been cleaned in months. The room smelled. At one point, someone from maintenance came in our room without notice while we were gone and left us a note not to try and use the dryer, and left our door wide open with all of our belongings and valuables in the room. I have no idea when they came or how long it had been left open. After multiple phone calls and a request have a new room provided for us I never received a call back or a new room. After bringing this issue to light, checking out a day early and demanding at least a partial refund, I was once again told I would have someone call me and take care of it. No call back. They have my $1300. I plan on reporting them to the BBB after I finish this review as well. Stay away from EDCI! read more

Simply put, we are extremely disappointed with the low level of quality and lack of customer service from Emerald Coast Destinations. Upon checking into our room on Panama City Beach on a Saturday, we opened the door to find a broken stove, a broken dryer that doesn't dry, VERY filthy rooms and floors, a clogged bathroom sink and toilet, and mold in the shower and bedroom wall. We called within the hour after checking in and were told someone would come address these issues, to which no one came. On Sunday, we called the SAME contact number that we called the day before, and was told they are an insurance company, and we've got the wrong number. On Monday, we called the same number AGAIN and expressed our concerns in a calm, professional tone. The "customer service representative" literally told us "Either calm down, go to the beach, or just leave". Knowing this is a peak summer vacationing season, and there are no vacancies anywhere else, they think they can jack up the price and be rude to customers. We signed a contract to occupy a unit that has functioning equipment and an acceptable level of cleanliness. We held up our end of the bargain with the payment. With a non-functioning dryer, stove, and mold, they apparently didn't hold up their end. I have pictures of the mold, filthy floor, and other areas of the unit that would be totally unacceptable in ANY company's book. The entire place looked as if a family of 12 stayed there for 2 weeks, and just left an hour ago untouched. If you are booking through a 3rd party company (we did through VRBO), PLEASE make sure you ask them for the name of the property management company. If they say Emerald Coast Destinations, RUN AWAY. DO NOT BOOK. My wife and I drove from Texas (1000 miles), and my daughter, son-in-law and grandsons drove from Ohio (another 1000 miles). How would YOU like to find your unit in this condition after all that driving, followed by the rudeness and lack of courtesy from customer service???? Just another 1 star for ECDI. Wish I would have looked here before renting from you on vrbo. Stated in listing free complimentary beach chairs with grand panama tower 1-507, to let beach services know when we arrived. So I did and they said beach chairs not included with 1-507. Contacted ecdi they said 2 chairs in closet for us to use. That's what the complimentary beach chairs referred to. I asked they refund me cost of beach chairs for the week. Crickets! This company obviously can't be trusted and continue to screw their guest. I learned ny lesson. Oh and they gave me a 1 star review on vrbo because they butt hurt about the review I gave them. I was trying to be fair and really just ding them on inaccurate listing and lack of communication. I gave them a 4 out of 10 and gave me a one. I sent VRBO all the pictures I took of unit before I left. Followed check out instructions to the t. Even unloaded clean dishes from the dishwasher before leaving. I made sure to let VRBO know they tried to get ne to rent direct from the if I visit again. I hope they get kicked off vrbo platform. Sorry, no good, lying ass company. Honesty goes a long way. We found a deal for a condo at Tidewater condos through VRBO. Within two hours after we were confirmed for the booking, our booking was cancelled per an email "from BOB", stating verbatim, "The owner has restricted it from rentals from 12/1-03/06/21." We are very understanding people that believe most people are being honest. We thought maybe the owner "forget" to tell management that they wanted to stay during that time because "snowbirds" come to Florida for just that. That understanding became the complete opposite after seeing the listing "available" but now at a much "higher" rate per night. Long story short, two representatives from VRBO were understanding with our situation and were going to make sure that EMERALD COAST PCB DESTINATIONS would be made aware that this type of unethical business proceedings would not be tolerated by VRBO. That being said, we will book again with VRBO and make sure that any bookings in the future will NOT be managed by EMERALD COAST PCB DESTINATIONS. We hope that this review helps the next vacationers that are just trying to have a wonderful, stress free vacation from "beginning (booking) to going home relaxed and happy". read more

The house is beautiful, no doubt. You do not have your private beach. If you do not go down and put your chairs out first thing in the morning (7am - 8am), people will come from the public beach access and begin placing their chairs and putting up tents directly in front of the house. The biggest problem is parking. We have received FIVE parking tickets after we followed the directions of the management company - "2 on the ramps and 2 in front of the house on the street and 1 across the street. The no parking signs are official but were put up to keep people using the public beach access from parking in front of the residences along that stretch, There has never been a problem with cars being towed as long as you do not park in front of either neighbors house and put a note on your dashboard that you are in the house at 4717 Spyglass drive." The cop said to take it up with the homeowner, the signs are clearlly marked. We have called and emailed the management company and the only response is "We have never had this problem before". However after speaking with the owners of the house on the right they said it has always been a problem. Their is no overnight parking anywhere in PCB. We are struggling trying to come up with a plan as we have more people coming during the week. This house cost us $10,000 for the week and to have to deal with parking has been a nightmare. Unless you can car pool this house is not worth the stress of dealing with constantly getting parking tickets ($46 each). read more

We traveled 2 states away and over 6 hours to find out that this company was the absolute worst company in our 25 years of vacations we have ever experienced. They had us walk into 3 separate locations that were all booked and at 10:00 at night the week of July 4th said "Oh, my bad - we don't have anything else - sorry but there is nothing we can do but refund your money" We tried to speak to upper management and Paula would not let us thru. We had to go look for 3 hotel rooms for 3 famiies on the busiest week of the vacation year and then get up the next morning and try and find a place. Crickets since, no apology no NOTHING!!! This company is all about the money and not about customer service. We initially booked on vrbo or homeaway.com and once our first payment was taken, we were redirected to a new website (Emerald coast pcb) to finalize booking. On this website, more fees are added and then you are trapped into paying them because there is a NO CANCELLATION policy. The contract and rental agreements are not stated on the initial website. Rent from owner, not from a management company. You will save several hundred dollars. Look for the yellow button that reads "contact owner directly". They do not charge the $200 vrbo and emerald coast does. read more

My family andI rented a condo at the Edgewater from this company in July 2016. Beware of this company. The condo was filthy and in bad repair. The beds were horrible. The unit was severely understocked with the essentials you would need to stay there. We had 4 dining chairs for a condo that slept 8. 3 cereal bowl, no spoons. The pots and pans ti cook in were disgusting. We had to buy pillows and we bought plastic silverware as the unit didn't have enough, as well as paper plates and bowls. Bed had only sheets and comforters, no blankets and more importantly no mattresses pads. Owner would not move us or refund money so we could go somewhere else. So I contacted VRBO. They helped me get every penny back. The owners however contacted me and threatened to have me arrested for it. Do not rent from them. read more

Full of lies and deceit. Reserved a property via VRBO at Edgewater on beachside managed by Emerald Coast Destinations in February for a June Vacation. Found out 9 days prior to arrival that the property was under renovations. Would not have known until closer to our scheduled arrival if I had not attempted to review the pics with a friend of the condo that I thought we had reserved. Of course they had no 3 bedrooms available but could put me in a two bedroom at another location which would not work because the rest of our family was at Edgewater. Luckily, I rented through VRBO who assisted with obtaining another property at Edgewater. Based on other reviews with BBB, this is a common practice for this company who advertises one property to hook you into a lesser quality because "it's all they could" confirm for the same dates. Others did not receive their full difference between the properties. Ended up in a property at Edgewater managed by Gone Beachin Getaways which was fabulous!
