I have lived at Emme Apartments since 2015, and my experience has completely changed for the worse since being relocated due to mold in my previous unit. Management and Essex Property Trust clearly value minor "community complaints" over serious safety concerns. To give some perspective: * A maintenance supervisor violated my privacy and personal space by putting his hand on the back of my head in a manner suggestive of a sexual act while I was dealing with a flood caused by his failure to respond to my maintenance requests for a whole year -- no accountability. * Another maintenance technician literally climbed to the second floor and broke into my apartment -- no accountability. * Another resident ran into my home when running from the police -- again, no accountability. * When I asked for a simple 5 ft safety gate to protect my children and me from further intrusions, management demanded I fill out a "reasonable accommodation" request, treating my safety like an inconvenience. Harassment by Will During Emergency Flood Response (June 22, 2025) On June 22, 2025, I experienced a major flood in my apartment. I submitted an emergency work order at around 4 AM. Jennifer arrived first, but she was unprepared -- her mop didn't work, and she had to use mine. This was unacceptable for an emergency situation to not have the proper equipment to respond to such emergency where I was already overwhelmed, cleaning dirty water from the toilet, to my kitchen, closet, and bedroom alone. Eventually, Will, the maintenance supervisor, arrived. Instead of addressing the urgency of my home flooding, he told me, "It's fine, just relax -- go to bed." Meanwhile, I was trying to save my belongings and keep my home from being destroyed. At one point, while I was crouched down in my closet moving furniture, Will stood behind me, placed his hand on the back of my head, and pushed it downward -- in a way that was clearly suggestive of a sexual act. Whether he thought it was a "joke" or not, I was exhausted, vulnerable, and in distress. That contact was humiliating, violating, and deeply inappropriate. I did not ask for comfort or contact -- I asked for help. What I got instead was dismissal and harassment during one of the lowest moments I've experienced in my home. I have endured severe financial hardship because of this flood and I am still trying to recover. My couch is ruined -- a couch I had just finished paying off. Has Essex done anything to compensate me for the damage to my belongings? No. And this wasn't just one leak -- it was six. Each time, instead of fixing the problem, all they ever did was hand me a fan to 'remediate' the water. Pattern of Neglect and Harassment This was not the first violation I've endured at Emme. In 2017, a different Essex technician broke into my unit at 2:00 AM by climbing my second-story balcony door while my children and I were asleep. The incident was captured on Essex cameras and reported (Police Report #1709-0370). Instead of termination, the employee was quietly transferred to another property. When I reported it, I was asked whether I had "suggested myself" to him -- a victim-blaming question that left me silenced and traumatized. The fear from that night has never left me. Ignored Safety vs. Harassment Over a Catio Despite these serious violations, my requests for a basic safety measure -- a 5 ft gate -- were dismissed and turned into paperwork. Yet management has no problem sending me constant emails demanding I remove my catio. The catio is a freestanding, Amazon-style structure not attached to the building. They call it an "eyesore" and claim it violates community guidelines, even though other residents' pets enjoy their balconies without issue. The harassment has escalated to the point of relentless emails, demanding I deprive my cats and my daughter of the outdoor space that brings them joy, while ignoring actual threats to our safety. Conclusion After nearly a decade here, it is clear: Essex and Emme Apartments minimize sexual misconduct, ignore break-ins and floods that cause financial devastation, and retaliate against tenants over harmless matters. Safety and dignity are not valued here. I can't upload the video showing how much water there was, but the only response I received from Will, the maintenance supervisor, was a single fan to 'remediate' what you can clearly see in the photos. read more

He did all that on purpose while resolving nothing regarding the apartment. And this apartment company still withhold my deposit after a whole month I moved out. After 10 years, I have bid farewell to Emme. The brand new building, staffed with office who lived on site and had a package receiving system, and great customer care, is long gone. With lower prices in some years I continued to say yes and call it home, but I can't anymore. The maintenance team generally responds and tries, but that's the only good thing left here. Everything else is a disorganized black hole, at best. I'm in a building now that's slightly newer and more expensive, but it's so nice to have responsiveness, organization, and genuine care again. We've been at Emme much longer than I anticipated and I have to say I've grown to love our little unit here. Yes, the blaring fire alarms go off here and there, but that has happened at every single multi family building I've ever lived at. Package theft is not exclusive to Emme. It's a reality for people who live anywhere - homes, apartments, or otherwise. Movers should also clearly understand that the units have no AC. The location allows for a really nice breeze to come through and it's pretty pleasant all the time. I am a diva and would still love to have AC but it's not worth paying $$ at neighboring complexes for it. One thing that always sketched me out at big complexes was maintenance teams. Typically there's a lot of turnover and total inconsistency in who you work with and allow into your home. The lead/supervisor Will R. has really helped me move past that. He's been around all 4 of the years we've been here, he's always a calming presence to have in the building, he does good work, and I can see him training his people. There is NO OFFICE STAFF ON SITE. They have no procedures for documenting complaints or security issues. I have reached out to the management 3 times regarding a resident that screams out their window, threatening me and my dogs. ( this property is right next to a dog park that I go to 1 or 2 times a week ). They scream "SHUTUP!!" repeatedly and have also threatened to "STOMP" my dogs. As a woman alone, this is quite frightening. Haven't big corporations woken up during these crazy times we are in? I sent an email through the website. They referred me to the leasing office. The first woman that answered (obviously working from home).....just hung up on me, after she figured out I was trying to make a complaint. (FYI, I was very calm and polite) Second time I called, the gal was much nicer and escalated appropriately but the direction her manager gave her was to refer me to the EMERYVILLE police. She said they do not document complaints. WoW How does that work? It seemed more like they don't want to be bothered or be responsible. I emailed the website again and asked for the corporate email and or street address and now they are ignoring me. I know, it's hypocritical to stay, but my desire for moving in 2024 was right down there with voting for Trump in the November election. I now have a year to mentally prepare. Never ever rent this apartment. U will die in this place! I'm serious, I lived here for almost a year already, and I never saw a single security guard in this apartment or any staff that is working in this big apartment. People can bring other people in and homeless can get in at any time. No security guard. You will lose every single mail or package you bought online. Some of them were opened purposely by you don't know who. Many of my packages were damaged, and those damages were clearly knife or some other cutter scars, definitely not shipment damaged. There's no security camera in common place or mail room, once you lost it, you lost it. And those opened packages, you never know who put what in there. Hard to approach if you got any problem inside your apartment, it will take days and weeks for a window to be fixed. Yesterday there was a fire alarm in the apartment, and until now, we didn't receive any email or notice regarding what happened yesterday in this apartment. The Maintenance team at Emme is great! They truly deserve all the credits. My experience at EMME: (1) Packages were stolen I lost packages more than 5 times. There was even one time many residents losing packages simultaneously. If you decide to live here, go downstairs immediately once you receive your packages. Overnight, your packages are gone. (2) Car was broken into Second to other reviewers' posts, my car was also broken into in the Apartment's Garage. Never had this happened while living at other places. (3) Office staff are NOT professional The office staff absolutely had no idea what they are doing. They were out of the office frequently. Extremely slow response to emails. Not a good place to live. Packages are stolen, management takes no responsibility nor is there any safe place packages can be delivered. Maintenance is understaffed, overworked, & slow to respond. Office staff have no idea what is going on with parking spaces, rent payments, or anything else for that matter. My car was broken in to, I'm guessing a passerby called 911 & police came to my door to file a report. The office staff had no knowledge about this & asked me to tell them what was going on. Cars are left in the visitor parking for months without consequence, homeless people hide out in the parking lot urinating, sleeping, & snacking. I'm fairly disappointed that I spend $2700/month on a 600sq foot apartment and still do not have an address where I can have packages delivered securely. Management recent stopped accepting packages in the offand now allows them to lay scattered across the mail room easily accessible to anyone from the public. I have now had 4 packages stolen in the period of 2 weeks. Management needs to invest in secure lockers where packages can be left. Check out ParcelPending, for example. Emme Apartments - Apartments Near Me - Emeryville, California

3 stars. Good potential but so much room for improvement. Pros: The building itself is great. It has wonderful amenities, (outside grill, rooftop lounge, party room, fitness center) and a GREAT maintenance staff. It's a sister property to Ave 64, and all amenities are shared between the two buildings. The heat is wonderful in the winter, and I can only hope that it won't be too rough in the summer without AC or installed fans. Location. Working in Emeryville, EMME is an amazing haven to avoid the bay traffic, and is centrally located between Oakland and Berkeley shopping/nightlife. It's across the street from Public Market, walking distance to Trader Joes, and directly off I-80. Cost. Living in the Bay isn't cheap, but EMME has reasonable rent given the location and amenities offered. Cons: Reliability of the staff. Their hours are 9-6 Mon-Sat (10-6 on Wed) and they are closed on Sundays. Not to mention the random days that ALL staff are off with little to no warning (We received an email at 6 pm saying the staff were taking the day off the next work day). If you need something from the front office during the week, you effectively HAVE to take time off work to deal with them. This was a considerable pain leading up to and involving the move-in process. Additionally, not all of their staff know how to use their own web portal for billing. My roommates and I were fed so much misinformation during our move in that we had to triple check with the front office to make sure our bills were settled. Package Delivery. This is the one MAJOR, GLARING deficiency of living at EMME. Their hours are 9-6. Period. Have a package delivered at 6:15? Sorry, it's getting piled up in the lobby or left outside of the building. Urgently need to get your package during the week? You'll need to take time off work to either be there after 9 am or before 6 pm. They've improved upon the package theft that used to plague the building, but still much is left to be desired in their system. Security. Robberies, car break-ins, and suspicious activity are all too common around EMME. I guess that's just par for the course for living in Emeryville, but it would be nice if the building management would do something besides reporting events to the police after the fact. Thoughts on improvement: Kill two birds with one stone. Hire a nighttime security guard that has access to the front office and can pick up/sign out packages. Just having a presence in the front office after dark will drastically cut down on the suspicious activity in and around the lobby, and will prevent the multitude of packages cluttering the floors since tenants that can't pick them up during work hours. Update: they seem to have hired a security team to come around and scout the area occasionally at night, and they seem to have given more delivery services access to the building after hours. While extended hours of access to the package room would still be nice, their improvements definitely warrant the 4th star. read more

I called to do one of their "self guided tours" and the person who I spoke with wasn't the best listener. I told her I literally was just calling to schedule the tour and the phone call ended up taking longer than it should have. In the end they only had limited tours for the day I wanted so I just said nevermind. I drove by them earlier today and parking and even getting to the leasing office or horrendous, which is why I ended up just calling. I think I'll look for somewhere else for now, I'm still early in my search and if I'm already aggravated I can only imagine how much more annoyed I'd be if I were giving them my money every month. read more

Used to reside here and the people were really nice. The facilities are clean and updated. The apartment was overall modern and well kept. The kitchen lights would go out but maintenance would always come in to fix it. They were pretty quick and friendly too. The have a conference room at avenue 64 which I ended up using once for a meeting. The people here are really professional and I never really had any complaints. I know there would be complaints on the reviews about the garage gate, though I never had any issues with it (I also didn't drive all the time either for work so perhaps I lucked out). The elevator did break a few times so it would have been inconvenient for someone who can't take the stairs. Gym was small but functional. I was really concerned about the Amtrak being noisy or waking me up since I'm a light sleeper, though it didn't bother me at all. You could hear it if you're window was opened and you're really trying to listen to it, but otherwise I wouldn't notice. However, pls note my apartment was facing the courtyard, so it might have blocked off the noise. If you're concerned about the Amtrak, I would recommend getting an apartment that faces the courtyard. The best thing about this location was that casual carpool and the bus were right across the street. And down the street, you have the market for food options. Really ideal spot and I'd definitely come back again. read more

Well, Emme is probably second to the best kid on the block. Young community, new building, anything you want amenities-wise (table-tennis table is greatly missing but heh, I am spoiled by the rest of available ones). All good has been listed in other reviews as freshness, location, amenities, quick in-apartment maintenance requests response is true. All room for improvement like security, smoking neighbours, noise from people dropping weights in gym or Amtrak or construction next door is also true. Staff is most of the time very welcoming and attentive while you are in the leasing office, but it is hard to confirm if that attention continues after you leave the office and your problems go with you. E.g. yard fireplace never worked and has never been fixed so far despite multiple reports. Again, turnover of staff is rapid so it is hard to maintain meaningfull dialog about long-lasting issues. As of July we have new community manager, who will probably have to take time to soak all the problems inventory in first. We have been living in Emme since late 2016, and the main driver for this feedback is continuing situation with trash rooms that does not seem to get solved anyhow. Problem is not new (we first complained mid-2017) and is quite systematic. Garbage chutes are getting clogged every other day and careless neighbours leaving their trash just on the room floor. This creates unsanitary conditions and health risks. Of course problem is two-sided. Careless tenants who apparently expect trash being taken care of for the money they pay (I do not think this is a good justification for such behavior) and not active enough landlord who limits to notices and does not pursue punishment for lease agreement violation by those tenants or anyhow otherwise try to change the system. Another general issue probably present in many other places: be ready to be treated as a lesser party in your lease contract relationship. We were literally told that they are the landlord, we chose to stay with them therefore have to play by their rules. We were surprised by suggestions to sign empty pages just because OnSite system has generated one into the lease documents package, or decline to hand sign second copy of the agreement for our record (if you have a lease signed oldstyle in hardcopy Emme will keep the original and you will only get a photocopy). All-in-all we decided to be here for one more year and will see if we can influence to change the community for better. read more

I will give 0 star if possible. Look at all these 5-star reviews. They are either no content or just one sentence , which are highly likely fake or "made up". I have been in this apartment for less than 1 year and there are several serious problems there but the leasing office or the company Essex just DO NOT want to solve. They ignore them intentionally. 1. Fake fire alarm. There has been more than 15 times of fake fire alarm this year, none of them is a real fire. We had to run downstairs with pajama and underwear, holding dogs and infants. I talked to the firemen every-time they came. Basically they told me they were super tired with our system. They are too sensitive and always give fake alarm. I feel so sad that my boy, an 1-year old baby, became very very nervous and hard to calm down and sleep every-time it happens. 2. Smoke of weeds. EMME is a non-smoking apartment? ? NEVER believe in that! I talked to more than 30 residents in this apartment and a lot of them suffered from the serious weeds smoke back-flow from the exhaust fan or from the windows. Some of us have reported to Essex (the company) or the leasing office for months but they literally just do nothing. it is prohibit to smoke in the multi-unit apt in Berkeley and it is on the lease that they need to guarantee us a comfortable leaving environment---they never follow they words. The company expects our resident to figure out who is one who smoke but it is their duty! I told them that our health as been harmed by the strong odor of weeds and, they just IGNORE my email and never replied!! 3. Package lost. I don't want to say too much about it. Please check other reviewer's review--after losing more than 50% of my Amazon packages and 20% of my UPS/FEDEX packages, I have to deliver them all to my office--Essex doesn't want to do anything to change that than kick the ball to the delivery and their residents. 4. Irresponsible leasing office stuff. I talked to the leasing office about the package lost issue once. And they told me I was the only one who complained about it, implying that it is my own problem. Interestingly, I checked it with my neighbor the other day and she was so surprised and angry since she just reported to the office weeks ago, twice!! See what? they are liars and DO NOT want to face the problem and take the responsibility!! But you might not suffer from this problem anymore since EMME cut this reporting access months ago---we cannot walk in and report to the leasing office anymore---everything need to be reported online or via apportionment. See, if you can not solve the problem, you can "solve" the reporter. I am so unhappy to live in this apartment. I want to highlight Will Raymundo from the maintenance leadership team. As a resident, I can sometimes be a bit challenging as I have high expectations. I work from home and need my surroundings to be peaceful and quiet. Whenever there's events such as alarm testing, window washing, etc, I come to Will and ask to try accommodating around my meetings. Before I didn't even want to submit a work order ticket because there was areas of opportunity with the staff. Now, everyone is so respectful and motivated, I'm not afraid to ask or submit a work order if there's the necessity. Common areas and lobby are much pleasant to walk around and cleaner. Will R. is always there to answer any questions for us with a positive attitude. I see the reflection in his team wanting to work hard because someone is leading by example. I'm staying with friends who live here and have to say how impressed I am with the noise. They are on the first floor and I haven't once heard anyone walking above me. The only noise I may hear is a door slamming shut. Pretty cool. They come with a washer and dryer in the apartment, which is nice. And the dining/living area and bedroom are carpeted. There's a little balcony accessible from the living area. The only thing that completely blows is that there isn't any parking around. Not anywhere. They don't have guest parking and parking on the street is really really really hard to find. I'm not sure what developers are thinking when they build a ton of apartments on top of one another and don't provide parking for visitors. Do they not have friends?! read more

Avoid Emme, Avenue 64, and Essex Properties at all cost. My housemates and I lived in a 2bd/2br in Avenue 64 for 1 year, and then transferred to another unit in EMME. The building is fine, the location is great - but the management/staff will ruin every good thing about these places. I'm talking about the people that sit in the office; the custodians, mailroom folks, and maintenance staff are all kind people, but even they say that they are mistreated by the incompetent people that sit in the leasing office. Christian Lopez - the "community manager" - does not respond to the email or phone requests. We get confidential emails about the new residents from our old Avenue 64 unit... if they knew that we were getting their emails, they would be deeply concerned. We get mischarged all the time on our rent portal for things we didn't ask for (i.e. extra parking spot), and it takes literal months for them to be taken off. The staff is beyond incompetent in business professionalism - when we were transferring to our EMME unit, it took over 3 weeks and 30+ email chains to get simple tasks figured out. And when it came to important details such as transfer fee, security deposit, new/old rent, account information - EVERY LEASING SPECIALIST gave us different information; and during all this process, the "senior community manager" was nowhere to be seen. Additionally, when we file noise complaints, the issue doesn't get addressed (it's been 2+ months of noise, reported by multiple units. I know this because we've literally run into each other at night, in the hallways, trying to tell this one unit to shut up because the management won't). The management doesn't pick up the phone during work hours - when they do, it's usually a specialist who has no idea about the property policies ("I will get back to you once I speak to our community manager"). They have a "24/7 Maintenance Emergency" line that just sends you to voicemail 24/7. I don't think they understand what "24/7" means. Avoid at all cost. For the $$$ this apartment costs, you get no support or customer service. Especially in times of COVID-19 and hardship, people need their homes to be reliable, comfortable, and supported; but we are getting none of this. I am in love with my new apartment at EMME. Its brand new, stunning, the location couldn't be more ideal, I am surrounded by amazing restaurants and my favorite part is that I have been treated with first class service by everyone on the staff! In particular, I want to mention Caroline, my leasing agent - she has been my favorite part of my entire experience. She's on top of everything, with a smile and great energy. She is why I moved to EMME and now I am beyond grateful for all of it. Today is my 2 weeks and I couldn't be happier with my place and my experience. I am spending close to 3700 dollars per month to live at this place but their floors must be made of hollow pieces of timber since my neighbor above me seems to love running around in their own apartment all night long and I can hear every footstep. I've reached out the building management several times about this and there seems to be nothing they can do besides "reminding" the resident in question about quiet hours...which has gone completely ignored so far with absolutely no reduction in the noise level nor improvement in the behavior. I plan on terminating my lease as soon as I find a new place to live and I will definitely not be paying the penalty of terminating my lease early since I'm being forced out of my own apartment due to their shoddy construction and inability to enforce any kind of proper resident conduct on their own property. If you are looking to rent a place here, DO NOT go for any units on the lower levels or you will hear every footstep from your neighbor above...if the freight train horns or the monthly (sometimes 3 times a night) fire alarms don't wake you first. Spend your hard earned money elsewhere where they actually care to manage the property with the money you pay them! read more

I don't usually write reviews, but as a consumer I need to voice out my frustration. If you want to pay a lot of money be lied to, and ignored by staff move here. You can't get your packages as they keep on changing the office hours at the leasing office. The office is always close and on Saturdays good luck since they are only open till 1pm. There is only one staff and when you try to follow up with her regarding a package or maintenance issue she just gives you a straight face. One time she even rolled her eyes on me. She doesn't even stand up to assist you in getting your package. It's like she sits all day with her dog on her lap or walks her dog outside the leasing office. Customer service sucks! For a new apartment the hallways are so dirty and when you see the trash room area its overflowing! One advice, rent elsewhere not worth the stress. read more

I have a client relocating from Japan and brought her over yesterday to tour Avenue 64, an Essex community. We were about 15 minutes late because of the rain that caused unexpected traffic. We were greeted by Franea, an Leasing Specialist who is also new in the industry. She greeted us and offered some drinks right away. She was very friendly, accommodating and very professional. She took us on a tour and showed us all the amenities. She really did an awesome job (her being new in the industry). She is very likable. My client was very pleased with her. (Franea, if you are reading this, I have seen many leasing personnel that have been in the business for quite sometime now who still do not get it......you knew what you were doing and you know what is expected of you. My husband and I moved into this apartment in March and couldn't be happier about our decision. The location is near restaurants, bars, Peets AND Starbucks, and has a free shuttle to MacArthur BART. The neighborhood is super safe and I feel comfortable waking my dog at night by myself. The apartment is amazing with high-end details and great amenities including a bocce court and rooftop deck. Staff are very friendly, especially Caroline, who helped us find our perfect place. They throw community events like Taco Tuesday so that you can meet and greet with your neighbors. The only downside is due to the hard surface floors, you can sometimes hear your neighbors above you, but that's pretty common throughout most apartments. Highly recommend renting from EMME! read more

I agree with all the positive reviews on here for the most part. The three stars is really attributed to the lack of security at this building, which kind of negates all the positive cause who cares about amenities when you feel unsafe and are worried your packages will get stolen. I've lived here for two months and: 1. The Subway at Ave64 was robbed at gunpoint 2. Ave64 had someone walking around with a gun 3. A bunch of packages at Emme were open and stolen over MLK weekend The building responds by saying they've called the police and requested extra patrols and that everyone should be more vigilant... honestly, I agree it's a community and we can all be more vigilant but I feel like they shouldn't be advising their residents to confront people who try to follow them into the building. I lived in Chicago before this and my building never felt unsafe and packages were never stolen. And it's not because Chicago is the safest city in the US. I think it's because the buildings usually had a 24hr front desk that ppl have to walk past to get into the building. The front desk would log packages, hold onto them, and leave you a note on your mailbox that there's a package waiting for you. You had to show a picture ID to get your package. At emme, you can get into the building without anyone in the leasing office noticing since it's a separate room and security isn't really their job. Btw, the leasing office is responsible for apartment leasing, property management issues, and package management. There's also usually only 1-2 ppl so the office is always unexpectedly closed when theres a leasing showing or someone is out sick or etc etc. The leasing office is also only open from 9-6pm and that's the only time they hold packages when they're delivered and when you can pick them up. When the leasing office is closed, I've seen packages left outside the building or in open areas inside the building so duh they got stolen. Also, when they are delivered to the leasing office, there is no log system to track what's come in and you don't get notified at all. You just have to keep checking the pile of packages in the leasing office. All in all, Emme can't control the fact that emeryville is situated near high crime areas but I think they can take better security measures to insure the safety of their residents and their residents packages. read more

Avoid Essex and Emme(along with Ave 64) like the plague! I have stayed as a resident at both places before and can tell everybody first hand, both suck..About a year and half ago a new management team took over, and their service as been atrocious. We use to have package service via leasing office in, in 24hrs residents get a notice that they no longer will provide this service. Secondly, the building use to be a lot cleaner, now smells off foul odors at both complexes. A few month ago, management decided to no longer man the Emme leasing office, telling residents that it was for "improved efficiency" more like a crappy property management team. In their November Emme Newsletter, Essex states they bought and took over the Courtyards at 65th Street (like it's good thing) and also brought under the same Management as Emme & Ave 65 Apartments. What they fail to mention is the Residents of Courtyard at 65th, formed a community group and went to the City of Emeryville to report how dirty and trashy that community has become. (since Essex & the same Managment Team as Emme took over).
