I applied for refinance in May with the information that I would be getting a cash out finance, and it would only take two weeks to complete within hours they had a notary to my house next came them asking for appraisal fees we went back and forth for another week or so because I was told fees were between 700 and 1000 I told them I was going to back out and then I was told to just pay 350 to get started so that is what I sent afterwards I was told that I would get a call from appraisal a week goes by and no information I was also told not to worry about my payment because it would only be returned but I made payment anyway first month rolls around still no appraisal called broker she can't be reached so I only received texts need more information came time to make another mortgage payment and again I am told to not make payment after due date now I have alate payment on report call again still no information being told it's at underwriting now it's after 2 months still nothing called to check no response told I will call back another week goes by nothing check my account before weekend and no appraisal no phone call next morning appraisal fees returned no reason not very professional and seems very suspicious to just want to receive appraisal fees read more

OCTOBER 2025 I closed on my Refi using them about two weeks. It was a very painful 9 week process. In all honesty I had no intention of releasing a review until I was done with IRRL. this entire process has been exceeding challenging and disappointing. The communication has been dismal. I had to repeated ask for information to never get the information that i requested. I was lied to multiple time and every time they messed up on the process which cost me on the amount i was going to receive they always justified it was out of their control. it started with 44k cash in hand at the beginning. then they made a mistake and it dropped to 37k. then dropped again to 34k and then dropped again to 31k. what truly upset me was at the day of closing when they robbed me 3 grand. my cash in hand was to be 34k. i get a update hours before close that it was actually 31k. which i should have had just told them to piss off at that point but i really was broken down by them and my wife asked me to just close on it and move on. the 3k i was told was out of their control and was based off of the mortgage company. to find out they bought my mortgage to sell it to another company. so they could have done the 34k but decide to screw me over. even after the closing. i have asked for some information and still have not heard anything from them. I am terrified to see how this IRRL goes in six months. that is if i can actually get in touch with them to get it done. or if i don't lose it due to something that was out of their control. I worked with a loan officer named Donavan Best and had a very frustrating experience. I asked if I could review the loan numbers again from the e-doc so I could better understand everything. He told me he had already sent me a picture, but it only showed a few numbers and not the full breakdown. I asked if he could send the full details again, and instead of helping, he questioned why I needed to see them and responded with an attitude. When I said never mind if he didn't want to provide it, he replied, "good, have a good day." I was simply trying to review the numbers for a major financial decision. I would recommend that anyone working with this company make sure they are able to review all documentation clearly before moving forward. Who refuses to give somebody the numbers that they're asking for and then gets mad that I'm asking for the numbers again and questioning me for it and then when I get mad about it he just gets more cockier and more rude. And then tells me he doesn't have to explain anything to me yeah he does I gave him all my credit information he ran my credit and he told me that he works for me so you don't treat somebody like that and yeah I was cursing because he shouldn't be treating me like that. E mortgage started off really good Terrance was good then I payed for the appraisal 950.00 in total for appraisal and other things they then told me they couldn't use the appraisal it was done too soon they wanted me to pay for another one i told the I would not then they say they would order another one they didn't we were supposed to close on Aug 1st then that week after and the week after that lorran has lied to me evertime I talk to them it was one lie after another so I went to another lender he told me the truth about what had happened he got thier appraisal and he is using it and they couldn't use it so I didn't close with them I want my 950.00 back I sent them they did not live up to the end of the deal .​ read more

We were duped into believing closing on our refinance would be fast, and lower our interest rate by over 1%, along with reducing our mortgage payment by about $200 per month. Delay after delay later, they had told us not to pay our current lender for the mortgage in December, since the loan was supposed to have been closed by then. We ended up closing so late, that we ended up having a late fee penalty, which eMortgage had to pay to Rocket. We were told they were going to reimburse us for the $600 appraisal, and not only did that never happen, but we never even got a copy of the legally obligated appraisal document. At closing, they bait and switched us to an interest rate that was 1% higher than our old rate, and $200 more a month. We were essentially stuck at that point though, because they had already caused us to have the late mortgage payment, which would have destroyed our credit. They immediately sold our loan to someone else, and now, to lower our rate/payment, we are having to go elsewhere again. We could still use our recent appraisal, but they never gave us a copy, and aren't replying to requests. Our loan officer's name was Alex, and he's trash. His communication is garbage level, and he even admitted to having to fire "Niko", the kid that roped us into everything initially. Why anyone would want to use this company is beyond me! We are in are 3rd month of harassing calls, this has got to be a scam company! The calls started in May and accelerated in June. Since I started keeping track, we have had over 30 calls, each a different phone number, using 20 area codes. From the first calls, I told them that I am on the Federal Trade Commissions "National Do Not Call Registry". I asked to be taken of their call list. That does not work with this company. They would not tell me the name of the company unless they could "connect me with an agent". Big red flag there! I told one of the callers to stay on the line while I read to her "I am recording this call, place my number on your internal DO NOT CALL LIST immediately". That didn't work either, I got 3 calls in one day shortly after. WTH is wrong with this company? I will try filing a report using the Telephone Consumer Protection Act next, and file for harassment with the Federal Trade Commission. I wish I could block these numbers, but there are way too many. Completed a Refi Mortgage with another Lender and Newrez purchased the loan within 60 days of funding. During this 60 day period we were forced to change Home / Fire Insurance due to California Insurance exodus of carriers. Ended up with a Cal-Fire Policy. We attempted to contact this lender ourselves and our Broker numerous times in Writing and via Phone. This lender has a separate department for Insurance. But they do not answer phones or return written communications. They then set up an Escrow Account and another Insurance policy, (same Cal-Fire) and started billing us for 11 months. We double paid for Insurance at 600% increase in costs. Had to close out the Loan and Refinance, with costs of points, escrow fee(s), title and appraisal. This is the WORST Company I've ever seen in the Mortgage Business. We are being forced to go to court to cover our damages. Never use to company! read more

These guys were absolutely relentless. I received, on average, 10 calls a day. I repeatedly told them that I was not interested and instead of saying "thank you, hope to help you in the future" or something along that line, the agent would not stop trying to sell me their product. I had someone put a note in to stop calling and yet, the calls continued. I would never use this company, even if they had the best rates out there. Was trying to do an IRRRL with Marvin and Isaac. We started the process January 6th and was told it would only take 7-10 days to close. Quoted at a 5.3% interest rate and told not to make my January payment because we would "definitely be closing". January 21st came and we still didn't close, but I was told that we were just waiting on our final CD's and would be "for sure closing in January so don't even worry about the late fee that will come out of your returned escrow check". Still no answer come January 26th, even though I have called, emailed and texted both of these individuals. On the 26th I start leaving voicemails letting them know that I will be filing complaints with the BBB, and leaving bad reviews. On the 27th I called both numbers 7 times and 5 times respectively when I was finally answered. Isaac let me know there is an issue with title and he would update me the same day. Today is Feb 5th. No update and given ample time to do so. And I am making good on my promises. read more

Beware!!! I signed up for a cash-out refinance only to be blindsided by bait-and-switch tactics. I paid the appraisal fee they insisted on, yet weeks later there was still no inspection scheduled... Despite telling me not to make mortgage payments (they'd "refund" them), I paid to protect my credit--only to be reported late anyway. Every attempt to get answers was met with radio silence or vague "underwriting" excuses. Then, suddenly, my appraisal fee was returned with zero explanation or apology. Their broken promises and utter lack of professionalism have cost me time, money, and peace of mind. If you value transparency and reliability, look elsewhere. This company is horrible. I was working with Isaac and Dorian (Shaw) for most of the time. They would call me multiple times a day, sometimes one call right after the other if I didn't answer. I was told I wouldn't have to pay two months of my mortgage while the loan was processing but then Isaac came back several weeks later to say I had to wire money IMMEDIATELY to the lender to cover a month of mortgage. This left me scrambling last minute to gather it together. I also was told I have to wire money to help cover some of the property taxes that they had paid. I was supposed to receive a check in the mail to refund it, but of course, I never did. I kept getting reassurances that "everything was good" and "the loan was finalized" but didn't get any paperwork evidence of this. Now, I'm two months late on my current mortgage (because of their constant reassurance that I shouldn't pay it) and my current mortgage company hasn't received any word of a loan pay-off. Of course, I can no longer reach anyone at eMortgage to let me know what is going on. I am panicking, given I am a single mom with one source of income. I put my trust in this company and now I could lose funding on my house, wreck my credit, etc. I am devastated and SO upset. DO NOT TRUST THIS COMPANY. I started working with this company on a cash-out refi but then felt uneasy about the broker and the company after reading reviews so I opted out of signing any more documents and expressed to the broker that I was no longer interested. Today I received a call from a title company and was confused as to how I am going to closing when I clearly told the broker "Andrew Travis" that I was no longer interested. I also told him verbally that I wasn't interested and why I was no longer interested. This person called me from at least 30 different numbers after I told him not to contact me and that I wasn't interested. He sent me a text ordering me to "Pick up my call". I applied for a refi in 2023 with this company and I regret the day that I agreed to their help. I was misled and lied to. I was told if I signed the proposal that the broker/agent would be able to lower the payment, the interest rate and get me out of the FHA and PMI after 6 months into a conventional loan with no cost out of pocket. That was almost two years ago. My mortgage payment went from 800.00 to 1732.24. I am 70 years old and at risk of losing my home that I have lived in for 69 years. To them I am a loan number but to me this is where I grew up, have memories and now it has almost become a prison. I have paid out app. $33,000 in mortgage payments, I will never be able to retire. I have had to hire a law firm to help me with my debt. My credit is shot, and I need to replace my car and can't get a decent loan. I have contacted these people over and over and they refuse to help. The agent actually yelled at me because I am back in debt. The high payments were supposed to be temporary, if I couldn't afford it before the loan what made him think I could after 6 months? I have begged for their help with no response except we can't do anything. Someone from corporate suggested I rent a room out. Really?? I was overcharged on my appraisal which took 18 months to get back, I was sent a proposal which he wasn't even going to lock in the rate so I didn't sign. I haven't heard anything since before Christmas, I see this as predatory lending, he told me what I needed to hear in order to get me to sign. Be sure that you take notes when talking to an agent, check the company's reviews, and check with a mortgage counselor for advice. My life has turned into hell, I have to decide to pay a bill or buy food. I have to get shots in my knees so I can continue to work, I can't go anywhere or take time off because I have used my vacation pay to help with the mortgage. I am more than a loan number; I am a person. My home is more than an asset; it was my sanctuary. I was happy here and wanted to live out my life here now I don't know what tomorrow may bring or take away. These people need to grow a conscience. My life will never be the same. My car is not safe to drive but I have to get to work somehow. Next time think about what you are doing and how it affects other people not just your pocket. read more

I live in California and let me tell you the best phone call I ever received was from Stella who cold called and asked if I was interested in refinancing my home in California. I told her that I wanted to be able to change my FHA Loan to a conventional and to make sure my payment was lowered. Well she explained she had to check with Alvin Jabboury. Well to my benefit both Alvin and Stella were able to make all my needs meet and kept my payment at the same price but I was able to pay off some credit debt that I never planned on doing. We did a search online and no sooner did we put our information in did we start getting phone calls and text messages and emails from Shawn Sullivan. He talks a big game and said we were approved and would close on refi at end of July. It is now the end of July. No more emails or phone calls or constant texting to get any more information. No appraisal. Crickets. I text him. No response. I threaten to write the BBB and he says he will call me in the morning to explain. We skipped our July mortgage payment thinking we would hear back. More crickets. After several more text messages without response we get a letter in the mail saying we were denied. He tells me to disregard it and he will resubmit...not to worry. We are done. Our first late payment in three years. So disgusted with the entire experience. Never ever trust these people with any of your personal information. He said it would be a soft hit would not affect credit score. After listening I said did not want to refinance at this point. When we met Justin Raies he reassured us we were in good hands. The first couple weeks everything seem to be going as planned we were able to furnish everything they needed and we were reassured over and over and the loan was in good standing and no reason where we given that it wouldn't go through. It wasn't till almost at the end of the month That Justin wouldn't return my phone calls. At that moment we knew something was wrong. We were told not to pay our house payment and we're left in a very bad place at the end of the month when then we were told if you can pay your house payment pay it! And we were told that the loan wasn't going through and we weren't given a legitimate reason . Again Justin said I'll get back to you after I speak to my manager in 10 minutes, and that's the last we heard from Justin. This Broker Firm had called us to refinance our mortgage. They started in July 2019, claimed we were going to close by the end of July. Had us pay for a appraisal & then we didn't get a copy of it. When they heard from the Better Business bureau, they decided to email us a copy of the appraisal. Now this Broker Firm DOES NOT tell you the truth. They promise they will call you back & never do. Then if you call them they DON'T answer, goes straight to voicemail & everyone of them say, "Mailbox is full". They had us pay for a appraisal & promised we would get the appraisal money back at closing. This went on from July 2019 to Sept 2029 & we still never refinanced. They told us to not pay our August 2019 mortgage or our loan that they were suppose to pay off at closing. Since we never closed in July, we never got a call back or explanation of what was going on with our refinance. Therefore we are now late with our mortgage & loan payments, which we had NEVER been late on. So they have ruined our credit. We are still trying to catch up. All in all, DO NOT believe EMortgage Funding should they ever call you to refinance. These are the people who everybody should be leery of should they call you. 1). Chris Thomas was my LO. There were issues with the mail so they ended up ordering the appraisal anyway and Chris also told me due to me not being happy with working with him, he would pay for the appraisal himself. Again, that was false. I could sense he was upset that I contacted another VettedBroker regarding him but as a veteran I try to follow the chain of command. Chris's communication was not only poor with me, but my realtor as well so I contacted another individual who is one of the "leaders" of the VettedBroker group. In this business emotions should be left at the door and I should have not received reprisal because I was dissatisfied with Chris. It went downhill from that. Communication was terrible. Me nor my realtor would hear from him for days. Clearly, he has an issue with my realtor because he ignores his calls and texts. How I know this is because I see Chris posting several times on Facebook answering several different people's questions yet isn't replying to me nor my realtor. Also, he would only contact when he wanted to instead of responding. That is highly unprofessional, so I decided well I must do this on my own. I called several different people; other brokers, the underwriter, the appraiser (nobody told me LOs aren't allowed to speak to appraisers). I let Chris know that I gave him authorization to discuss any and everything with my realtor. I know nothing about buying a home, so I don't see as to why Chris continued to ignore my realtor. My realtor has plenty of texts, emails and calls trying to reach Chris with no response. Also, talking on the phone is much better and more professional than wanting to text all the time. Things become misunderstood and confusing via text/email, so it is best to talk on the phone, but it seemed Chris didn't want to do that. Yes, Chris just had a daughter, but if he was too busy to handle my loan he should have communicated that with me so I could've chosen someone differently or he should have passed it along with someone else. Later I realized that I had to buy down my rate in order to get the home I wanted and I wasn't expecting that. When I got my preapproval, it should have been an amount I am approved on WITHOUT having to buy down my rate. That way I could have looked for a cheaper home or make the decision on my own instead of waiting until I'm already under contact and close to closing. Not to mention on my closing disclosure it showed that I would be responsible for covering the re lock fee (rate had to be re locked due to closing delay which comes with a large fee). That is highly unfair considering the delay was not my fault AT ALL. My husband asked Chris if I would be responsible for that fee (the CD wasn't final) and no response of course and I even told him I am refusing to cover that. Again, the communication was terrible so if something happened due to no fault of him, I nor my realtor would not have known because he did not communicate that. A lot of this could have been avoided with the proper communication skills and not having emotions as a barrier because I decided to call multiple people to try and help me with getting this home. Throughout this I did some research and talked to MULTIPLE professionals and they all agree I was treated poorly, that I should have been compensated in some way, that this is not my fault, that Chris did a terrible job, etc I even explained COVID and Chris having a baby, but it is still highly inexcusable. I hate for this to have happened to me. I've seen 2 other bad reviews online (after all of this) about Chris and I can relate to them especially the review from Aubrey Higham.
