In all honesty I had no intention of releasing a review until I was done with IRRL. this entire process has been exceeding challenging and disappointing. The communication has been dismal. I had to repeated ask for information to never get the information that i requested. I was lied to multiple time and every time they messed up on the process which cost me on the amount i was going to receive they always justified it was out of their control. it started with 44k cash in hand at the beginning. then they made a mistake and it dropped to 37k. then dropped again to 34k and then dropped again to 31k. what truly upset me was at the day of closing when they robbed me 3 grand. my cash in hand was to be 34k. i get a update hours before close that it was actually 31k. which i should have had just told them to piss off at that point but i really was broken down by them and my wife asked me to just close on it and move on. the 3k i was told was out of their control and was based off of the mortgage company. to find out they bought my mortgage to sell it to another company. so they could have done the 34k but decide to screw me over. even after the closing. i have asked for some information and still have not heard anything from them. I am terrified to see how this IRRL goes in six months. that is if i can actually get in touch with them to get it done. or if i don't lose it due to something that was out of their control. As things stand i would never recommend them to anyone and i actually used them. sad. ***** FEBRUARY 2026 The mortgage company they gave me just increased my mortgage payment 350$. Awaiting a call back from a supervisor from the mortgage company as to why. but if i miss or late a payment I lose the capability to get the IRRL so i am not surprised. reached out to eMortgage Contact. no answer. SHOCKER. *****APRIL 2026 They keep calling me about the IRRL even though i told them i will never use them for anything and they keep calling and harassing me on it. i am literally taking it to my local bank and not saving as much as i could but at least I trust my bank.

They saw our credit was pulled by our lender and they jumped on board. Based on the conversation and lack of concern for my privacy and the way "management" treated me. I would never do business with them nor would I hire someone who treated a "potential customer" the way they did. I was unable to get his name as he never gave it to me and hung up. So because of that when I needed to change checking accounts for my automatic payment two months in a row I entered the wrong digits. I still need a month paid late followed through and made sure it was going to go through on time. They still charge me a $50 fee because I didn't enter in the right digits and it came back to them even though the new account number was entered correctly and they were paid and on time. I'm working real hard to make sure they are paid On Time and they did not give me a break! I couldn't help it! No they haven't pushed me to pay this fee a whole lot. BUT sometimes it shows up on my bill which I kept copies of, and sometimes it doesn't. They should just waive the fee. so sometimes I think I don't know it anyways because it's not even on my bill. Come on get over it, with consistency, please. Other than this silly sometimes addon fee, absolutely no problems.

Okay, maybe you can email a request in hope that the person on the other end responds in a timely manner and actually understands the problem and provides the requested information. Good luck with that. Unfortunately, the latest insult to the term "customer service" from this company is a breach of trust too far. I have excellent credit. I am thriving despite these times that we live in. I manage my finances and take advantage of smart financial opportunities when they are offered. One of those decisions was to take advantage of the COVID federal mortgage programs that took our tax dollars to subsidize mortgage lenders for pausing or modifying home loan payment terms. I faithfully and responsibly abided by all the terms and conditions. Despite them screwing up at least 2 months of payments and record processing accountability. But, after recently applying for a credit card transfer account, I was informed that there was derogatory information with regards to this loan on my credit report. Making a long story shorter, this company saw fit to add a statement of "Loan Modified" to my account which was being perceived by other creditors as a statement that I was behind on my payments, had debt written off, or was otherwise in financial trouble with regards to my mortgage. After informing the company as to what impact this was having, and then requesting that the notation be removed for elaborated upon i e note that it was a covid federally approved program, I was flat out told that they aren't responsible for how other creditors view their notes. I requwsted that they reconsider based upon the CARES Act guidelines. Again, they doubled down that they didn't make a mistake and it wasn't there problem. This leaves me with no choice but to now file a complained with the Consumer Finance Protection Bureau. But in the meantime, just be aware that this is the type of "customer service" that you'll get with this company. So if you have a competitive rate elsewhere, I strongly suggest you take it.
