My parents, who are both older and in poor health, placed their trust in your agency and the loan officer assigned to them. I assisted them throughout the process to ensure clarity and accuracy. During the application process, your representative repeatedly assured my parents that the loan was good to go. Based on these assurances, they proceeded with the required appraisal and paid a fee of $900.00. Despite these guarantees, the loan did not fund and did not close. At no point were my parents informed of any risk that the loan might not be approved or that the appraisal fee would be non‑refundable under these circumstances. They were led to believe the loan was secured and that the appraisal was simply a procedural step. As a result of this misrepresentation, my parents--elderly, vulnerable, and acting in good faith--have suffered a financial loss of $900.00. This is unacceptable and does not reflect ethical lending practices, especially when dealing with seniors who rely heavily on the honesty and professionalism of the agent assisting them. Terrible business practices.

    I applied for refinance in May with the information that I would be getting a cash out finance, and…read moreit would only take two weeks to complete within hours they had a notary to my house next came them asking for appraisal fees we went back and forth for another week or so because I was told fees were between 700 and 1000 I told them I was going to back out and then I was told to just pay 350 to get started so that is what I sent afterwards I was told that I would get a call from appraisal a week goes by and no information I was also told not to worry about my payment because it would only be returned but I made payment anyway first month rolls around still no appraisal called broker she can't be reached so I only received texts need more information came time to make another mortgage payment and again I am told to not make payment after due date now I have alate payment on report call again still no information being told it's at underwriting now it's after 2 months still nothing called to check no response told I will call back another week goes by nothing check my account before weekend and no appraisal no phone call next morning appraisal fees returned no reason not very professional and seems very suspicious to just want to receive appraisal fees

In all honesty I had no intention of releasing a review until I was done with IRRL. this entire process has been exceeding challenging and disappointing. The communication has been dismal. I had to repeated ask for information to never get the information that i requested. I was lied to multiple time and every time they messed up on the process which cost me on the amount i was going to receive they always justified it was out of their control. it started with 44k cash in hand at the beginning. then they made a mistake and it dropped to 37k. then dropped again to 34k and then dropped again to 31k. what truly upset me was at the day of closing when they robbed me 3 grand. my cash in hand was to be 34k. i get a update hours before close that it was actually 31k. which i should have had just told them to piss off at that point but i really was broken down by them and my wife asked me to just close on it and move on. the 3k i was told was out of their control and was based off of the mortgage company. to find out they bought my mortgage to sell it to another company. so they could have done the 34k but decide to screw me over. even after the closing. i have asked for some information and still have not heard anything from them. I am terrified to see how this IRRL goes in six months. that is if i can actually get in touch with them to get it done. or if i don't lose it due to something that was out of their control. As things stand i would never recommend them to anyone and i actually used them. sad. ***** FEBRUARY 2026 The mortgage company they gave me just increased my mortgage payment 350$. Awaiting a call back from a supervisor from the mortgage company as to why. but if i miss or late a payment I lose the capability to get the IRRL so i am not surprised. reached out to eMortgage Contact. no answer. SHOCKER. *****APRIL 2026 They keep calling me about the IRRL even though i told them i will never use them for anything and they keep calling and harassing me on it. i am literally taking it to my local bank and not saving as much as i could but at least I trust my bank.

    This is not a safe or productive place for businesses…read more I decided to try Flagstar because I'd been using a large national bank and I thought I would have a better, smarter service experience with people who care a bit more. During my time banking with them, I found this to be true. But only of the workers inside the bank. I'm not sure what it is like to do personal banking with Flagstar, but if you use them as a business, they do not help you solve problems. They become the problem. My entire time with them, they were an adversary that harmed my business and drug me through months of delays, restrictions, "investigations", and account closures. -Their apps are slow, unsightly, and cumbersome to use -Their upper management is very slow to respond -Their back office is just as dark and destructive as any big national bank. -Their back office is lacking in reasoning and analysis skills Worst of all: This has been a bank hit bad by fraud and they react with the trauma of a wounded sparrow. Their "fraud management" team is a terrified, irrational panel of hammers desperately trying to make a nail of anything it finds, and with or without evidence they are eager to make a fraudster out of YOU- the customer. I trusted them with my banking in June and they held, froze, investigated, and delayed my money until my accounts were closed in September. There was never any fraud, never any complaints, and never any accusations. Nevertheless, they held my money hostage the entire time under the enduring assumption that I was a criminal. Meanwhile, they made it impossible for me to cover operating expenses. Perhaps if you are an individual who needs a place to deposit their paycheck and withdraw $20 from the ATM every so often, this may be a great place. The tellers were fantastic and welcoming and they remember who you are. I also loved the two bank managers I got to know during my time with them. Both of the managers were smart, capable, and able to understand by company and banking situation with minimal effort. Unfortunately, they are at the mercy of people above them in the company and below them in intellect and compassion. If you are a business, I would seriously think twice about trusting this bank. They are not a "small, local bank that will look you in the eye and work alongside with you to thrive". They are a hostile, destructive semi-national finance institution reeling in desperation and fear that you are lying in wait to defraud them.
