I have been with Free property management for 2 years now. This is by far the best property…read moremanagement company I have ever dealt with. I moved to Oregon 2 years ago and was not able to see the place as I was moving from California. I did not know anyone and moved on a job transfer. Matt Free went above and beyond and took a video of the inside of the house to ease my concerns about moving into a place I had not seen the inside of. I drove into town in the middle of a snow storm and my car made it until I turned onto the main street. Matt was incredible when my car got stuck he got in my car with all my junk in it and my Dog. He shoveled the driveway for me and was so sweet. During the 2 years the house was great and had very little issues. Anything small that did come up he came right away and never made me feel like he was put out or in a rush. Whenever I called him he either always answered or called me back right away. I am in customer service myself and I have to say it so refreshing to deal with a company who treats you how you deserve to be treated. Not many places like that anymore. If you are looking for a house and want a stress free transaction use Free property management!

Free property management has been managing a property for me for a little over a year now. It has…read morebeen an absolutely fabulous experience. I get monthly reports and rent deposits on the same day each month. They are quick to respond to emails and phone calls. I recently contacted them to set up a 1 year walk thru of our new home they are managing only to find out they had already contacted the builder and were working on a few warranty items - This was above and beyond what I would have ever expected from a management company to do/handle. I would not hesitate to recommend Free Property Management to anyone looking for a professional group of people to manage their property.

From Northern VA to Bend, OR- needed to rent a place in a pinch. The fees were pretty incredible…read moreand a credit report had to be run just to SEE the rental (my husband was there at the time, but we were unable to see with an agent). We were "awarded" the opportunity to rent it and signed the lease effective 10/15/2025; not arriving until the day before Thanksgiving because of logistical and employment situations. The property was dusty and needed to be cleaned the day before move in. The oven and microwave were 30 years old and pretty much non- usable. We were visited by Superior once moved in to check the condition of the property. The ladies were nice enough but not what I would call concerned about a couple of problems with the property. The owner actually came to the house to install the oven and microwave because of the delay with them coordinating contractors. Thanks Nick! It was a nice enough property and the rent we paid was commensurate with the type and condition of the property. When we arrived, I had to replace toilet seats and hand clean all the glass lighting and replaced everything with appropriate LED bulbs. We also had to pay $750 to clean up the lawn that was left unattended for 45 days before we arrived. When we left, with the property cleaner than we had received it, Superior charged me $540 for supposedly cleaning it. I call BS on that. I was on my hands and knees in the bathrooms; again hand cleaned every lighting fixture; moved W/D to clean behind; wiped out all refrigerator and freezer shelves. and cleaned out the garage/windows and flooring. We also had the property outside professionally manicured and cleaned 1 week before we left ($450) . Stay away from any property managed by this company. They were not responsive (unless it was convenient to them) and they will take your hard earned money. If you have to use them leave the carpet dirty and the residence uncleaned because they will charge you anyway. As an aside, Mountain High is a very nice neighborhood that has very good and nice neighbors. A great place, but not if Superior is in the picture. *We gave them a chance to itemize the cost of the cleaning so we could understand what we got charged $540 dollars for, and they ignored our request*. That tells me all I need to know about their business dealings.

    Rosewood Property Management

First off, let me start off with a little spoiler in this: Rosewood has blatantly illegal practices…read moreand terms in their rental agreement. We've reported this to the state, and do hope it gets resolved. That said, Gena was extremely forceful and rushed through the process of us looking at and deciding on a property. It was a month-to-month only place (which I'll elaborate on why that is an issue specifically with Rosewood later), but it fit what we needed, although the price and condition of the house were very much underwhelming (huge paint stains on the carpet, and prices are ridiculous everywhere in Central Oregon). She would go back and forth on what policies are applied and what aren't, but that was all before we were even given permission to see the rental agreement. The first red flag on this was that she doubled the original deposit to over $4500 PLUS first and last month's rent. To expect us to have $7000 ready within 48 hours of that was insane. However, the real horrible things are in the rental agreement, which I'll itemize the red flags here: - Outside use of the property, like yards or driveways, is prohibited - There is to be no outdoor furniture whatsoever, including chairs and grills - The PM will drive by the property a minimum of once per month, and anything they deem appropriate to investigate will prompt them to request a walkthrough of the house (we had to ask about this one, the drive-by was the only part listed in writing) - Rent can and will be increased with a 90 day notice (as this is a monthly lease, this is illegal) - Agreement can be terminated by the PM without notice and without cause or reason stated (also outright illegal) - PM does not hold responsibility to account for statements (meaning there's no itemization for anything, just outright charges with no reason behind them) For these reasons, I fully believe that Rosewood Property Management should be avoided at all costs, no matter your situation. It is a predatory business that makes their income off of stealing deposits by counting what would traditionally be normal use of a property as cause for eviction. I do hope this will help prevent anyone else from being victim to this, and I also hope that Gena will review her agreement and practices to more align with basic morals, rather than immediate monetary gain.

Rosewood Property Management is a credible and reputable business. I've rented 2 different homes…read morethrough them for a total of 5 years and I have nothing but wonderful things to say about them. First off, ignore the previous review entirely. As a "Property Management" business, they do not choose the rules or the specific rental agreements contracts, they only help enforce them. The Owner of the property makes the rules. A Property Management business is just that, they manage property for the Owner. You'd think that, that would be obvious/self explanatory/common sense. Anyhow, Gena has always been easy to work with and solves any issues (such as maintenance requests) in a timely manner. She's great at communicating, tells it how it is and always responds to inquiries. She doesn't budge on the rules, and expects others to follow them just as strict as they are laid out in the contract we sign. Plain and simple, that's the definition of an outstanding landlord. I highly respect Gena and her business. I'm very glad my Grandpa, Gene Cartwright of John L. Scott, introduced me to her many years ago. He only referenced good solid people that deserved such. R.I.P. G-PA. Thank you for your time.
