The wall were not clean and did not have fresh paint. There were shelves in the garage. I'm a salesman and was gone half the time. Never even showered in the second bathroom. I also did not put one hole in the wall for pictures. I lived very basic while I was there. They keep telling me they will call back and have not. I keep telling them to refer to the tenant notes everyone signed. They still kept a good portion of my deposit. Billed me a garbage run for the shelves that were in the garage when I moved in. On move out I had a cleaner help me make sure the place was dialed when I moved. I also have a photo journal when I moved in. I guess I will have to seek legal advice. It's pretty frustrating. I am also a home owner in another state I was leasing this place to have a place to go when I was in Oregon.

I moved to Oregon 2 years ago and was not able to see the place as I was moving from California. I did not know anyone and moved on a job transfer. Matt Free went above and beyond and took a video of the inside of the house to ease my concerns about moving into a place I had not seen the inside of. I drove into town in the middle of a snow storm and my car made it until I turned onto the main street. Matt was incredible when my car got stuck he got in my car with all my junk in it and my Dog. He shoveled the driveway for me and was so sweet. During the 2 years the house was great and had very little issues. Anything small that did come up he came right away and never made me feel like he was put out or in a rush. Whenever I called him he either always answered or called me back right away. I am in customer service myself and I have to say it so refreshing to deal with a company who treats you how you deserve to be treated. Not many places like that anymore. From Northern VA to Bend, OR- needed to rent a place in a pinch. The fees were pretty incredible…read moreand a credit report had to be run just to SEE the rental (my husband was there at the time, but we were unable to see with an agent). We were "awarded" the opportunity to rent it and signed the lease effective 10/15/2025; not arriving until the day before Thanksgiving because of logistical and employment situations. The property was dusty and needed to be cleaned the day before move in. The oven and microwave were 30 years old and pretty much non- usable. We were visited by Superior once moved in to check the condition of the property. The ladies were nice enough but not what I would call concerned about a couple of problems with the property. The owner actually came to the house to install the oven and microwave because of the delay with them coordinating contractors. Thanks Nick! It was a nice enough property and the rent we paid was commensurate with the type and condition of the property. When we arrived, I had to replace toilet seats and hand clean all the glass lighting and replaced everything with appropriate LED bulbs. We also had to pay $750 to clean up the lawn that was left unattended for 45 days before we arrived. When we left, with the property cleaner than we had received it, Superior charged me $540 for supposedly cleaning it. I call BS on that. I was on my hands and knees in the bathrooms; again hand cleaned every lighting fixture; moved W/D to clean behind; wiped out all refrigerator and freezer shelves. and cleaned out the garage/windows and flooring. We also had the property outside professionally manicured and cleaned 1 week before we left ($450) . Stay away from any property managed by this company. They were not responsive (unless it was convenient to them) and they will take your hard earned money. If you have to use them leave the carpet dirty and the residence uncleaned because they will charge you anyway. As an aside, Mountain High is a very nice neighborhood that has very good and nice neighbors. A great place, but not if Superior is in the picture. *We gave them a chance to itemize the cost of the cleaning so we could understand what we got charged $540 dollars for, and they ignored our request*. That tells me all I need to know about their business dealings.

This company is a joke. I live in The Knolls Townhomes in Ferguson, MO and this company has taken…read moreover our apartments. The apartment manager Tamarris is one of the biggest liars or they are making a fool of her. I was told my unit was going to have pest control on 9/12/25 then again on 9/14/25. Today 9/15/25 she told me I won't get my unit sprayed until 10/14/2025. I asked to have a $40.00 reimbursement that I spent on pesticides (that didn't work) via taking it out of the rent I was told no this could not happen. The work order was put in on 8/31/2025, not to mention I pay $5.00 extra a month for pesticide treatment and my unit has not been touched all year. My ac unit has been out since 9/2 and today was the first time anyone has even been out to look at it. All this company does is take your money to take care of themselves and their family. Tamarris also called Ferguson Police Department on me because I wanted to wait in the office for 12 minutes until the regional manager Amber called back. I waited for the Police and when they came they thought I was the one who called them, because they have had so many other tenants to call and report these apartments for negligence. They were very nice and gave me an incident report number. I was told by Tamarris that some people's ac units have been out for over a month. I talked to the HVAC man today and he said he had to diagnose over 20 other units and then have his people come out to fix them later today. He told me the ac unit outside was filthy and asked me when was the last time it was cleaned. I told him never to my knowledge and I have been living here almost 3 years. Buyer beware when you see the name ENCORE MANAGEMENT COMPANY LLC.

Put 20 bags of mulch down in the back to replace what was barely there when we moved in. Caulked all the windows since it was old and dry rotted. Still got charged $1,000 on move out. Overall they were responsive to all of the problems we had with old appliances and plumbing problems while living there. We scheduled early to use their only authorized cleaner before moving out, they text they day before the cleaning to say they couldn't do it, then hummingbird charged an extra $300 cleaning fee since we didn't have it done before move out. Even though it was their preferred company that messed that up and we sent them proof of booking in advance and that they cancelled for unknown reasons. Don't know if this was a game to charge us more or not.

There was rarely a sense of urgency about anything. It seems like they just did whatever benefited them rather than their clients. Not so with Hummingbird!
