I truly appreciate how easy they made the transition from one home to another. The new home was clean, well-prepared, and ready as promised. Dawn was especially helpful -- she made sure all paperwork was completed properly and that everything was in order. She went above and beyond to clearly explain the next steps and provided detailed information about setting up utilities and who to contact. We are very grateful for the professionalism and support throughout the process.

First off, they falsified the ad, wouldn't allow anyone to tour the units they claimed were available. The units closet to the far side of the building ALL have NO kitchen cabinets. We have been dealing with ants, Black Mold, Roaches and other garden bugs FOR MONTHS! And don't get me started on the piles and piles of dog shit that is literally everywhere in the community, drug addicted people floating all up and through here, issues with the electrical, and they claim there's no problem. Basically, they won't FIX shit, but will damn sure charge you outta your eyeballs to live in a shithole and talk shit about you wanting them to fix anything. Save yourself the headache and RUN, DONT WALK RUN! I promise you, they prey on those who are desperate and will take anything...i.e. if you've been in transition or homeless, or you're credit is bad! And that's the catch right there. You get to spend thousands of dollars to live in squaller. Seriously, save yourself physical illness and mental stress and find something better, especially if you have children or animals. The units will ultimately make you very sick.

Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

If I had to describe Dineve in one word, it would be advocate. She genuinely had my back and made sure I was well taken care of throughout the entire process. She is professional, kind, and extremely knowledgeable, and consistently went above and beyond for me as her client. During negotiations, she positioned me strongly and ensured I was getting the best possible outcome--we even secured the home under the asking price. Both Dineve and Charlotte were supportive and responsive every step of the way, making what could have been a stressful experience feel smooth and well-managed. They did an excellent job, and I'm incredibly grateful for their support.

She saw little things that we would have missed and helped us to find exactly the right house. Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

I will not be using First American Title Company again and I do not recommend them based on my…read moreexperience. The loan officer (Carole) seemed pleasant & professional. There were several questions that I asked her prior to closing. She answered some questions & others she replied with 'that's a good question for your realtor.' I respected the fact she has good professional boundaries. My questions weren't difficult ones & I didn't mind asking multiple people to get the right answers. My expectation is if someone doesn't want to do other people's jobs than that means they must have more time for their own job - this allows them to do their job well.  The lender I used had their own issues. My understanding of the title company's purpose is to provide checks and balances and to offer a neutral space to complete a large financial transaction. The title officer & title company failed to protect my best interests and failed to catch things sooner rather than later. The week of closing (several days prior to scheduled close), the title officer emailed me and asked which lender I was going to go with - I was considering changing lenders so she had disclosures from multiple companies - I promptly responded I chose not to change lenders because I do not want to risk any delays, I am sticking with lender F. The day of scheduled close, I wired the amount requested by title officer prior to our arrival. We waited in the receptionist area for 30 minutes. I assumed all parties were working to get all the correct information in all the right places. It turns out lender F sent an incorrect disclosure, this was not the title officer/company fault but she was not aware of it until the lender went through their final checks and informed her of the error. As such, I had to submit another wire. The unfortunate part here is my bank headquarters is on the east coast and they completed wires for the day 20 minutes prior to this call. Now, I had to pay another wire fee & the wire would not be processed until the next business day - 3 days later, the following Tuesday due to the holiday weekend. The title officer was visibly frustrated and apologetic throughout this day of the scheduled close and she deflected all blame to the lender. She even stated some confusion may have occurred because multiple lenders sent her disclosures. This clearly demonstrated a lack of planning on her part because I told her which lender I would be closing with. She would have benefited from removing the other lenders documents from my file. Higher management on both sides (lender & title company) got involved to try to get us our house keys. I appreciated the effort but ultimately no one was willing to take any risk despite their missteps. The title officer and title manager were very complimentary of one another - it was clear they have a longstanding relationship. If they were both really excellent than these issues would have been avoided. The title officer stated she wished things happened much smoother for us as she has also has multiple kids. And she stated she would be happy to help us in any way she could with our move as her family includes a realtor and professional mover who are all very familiar with the local area. I responded that a Handyman referral would be great. Shortly after closing and receipt of keys, I emailed the title officer requesting a 15 min. discussion to recap the events & any Handyman referrals would be great (realtor's referrals were busy through the month). Over a week has passed and I have yet to receive a response. If the title officer spent half as much time & energy in properly preparing for our closing as she did in her face to face apology than closing would have been a much better experience, saving us time, money & hardship - we paid an additional wire fee, 3 additional nights at a hotel, and had the extraordinary emotional strain of not being able to settle into our home prior to our child's first day of Kindergarten.
