Erickson does an excellent job managing our condo building, particularly with billing, bookkeeping, and filing the necessary state paperwork. However, like with any management company, there are challenges related to maintenance and service calls due to the limited availability of qualified contractors with liability insurance who handle condo repairs. As a result, the condo board often has to step in to assist with obtaining quotes and coordinating with contractors to support the management company in addressing these issues. read more

Absolutely horrible. Have maintenance install security cameras and they "accidentally" shut off the hot water. A day and 1/2 without hot water because none of the hot shots in charge are available. Lock the door to access the hot water; so now what to do in an emergency? Further more, landscaping destroys any plants you have and don't clean up their mess. Can't wait for snow/ice; the parking lot will be a dangerous ice skating rink for the next several months. if you are considering moving to a home they're in charge of; think again. read more

All I can say is they suck. They want that check every month but do nothing. Yes, the lawns get mowed, and the bushes get trimmed, but when it snows the snow removal is kind of hit and miss. I'm sure they know the majority of the people who live at Edelweiss on the Lake in Palos Park are elderly and the paltry snow removal is dangerous to everyone, but especially older people. Most common area problems are ignored. I've lived here five years, and I can't take it anymore. I'm VERY tempted to move. read more

I totally agree with ALL the reviews. Way, way overpriced. Not to mention they wanted to charge us extra for our quarterly meetings! Are you kidding me??? That should be included in the fee they are paid to maintain the property. I understand from another property owner that years ago they were really good and did not charge extra for meetings. They were always on top of things. Then they started getting rid if people that were at the company for a long time and it went downhill from there. The dues have increased every year by ridiculous amounts. Yet, there are no improvements to the property. They turned the heat off super early and I froze every night for a month. Service is too busy, and you have to call multiple times to get follow through on issues. They do not enforce all policies (such as large vehicles should park away from the building -- does not happen) but are quick to fine you instead of caling you to address a situation. Don't move here. The association's rules and control are worse than living with your parents. I cannot wait to sell this place and leave. read more

Our property in Palos Hills is managed by Erickson and they do not respond to calls or emails. The building I live in hasn't been cleaned in the two years I've lived there. I was told if I wanted it clean I'd have to do it myself. We get an email once per month with financials that look like they are duplicates month to month. Nothing has changed. Our fees are too high and it is money being thrown away by this company. Steer clear from anything with their name on it. read more

Please steer clear of this company. They have blown off our election this year, have not sent out our financials. Both of these are mandated by law. We had a rigged election last year. Every other company out there is having their meetings via zoom and voting proxy. There are laws governing homeowners association's but they are all just disregarded. What a waste of time. They do not have a good system in place for ordering Condo Sales Packages. They also were no longer management the association before providing all documents and said I need to go call a third party for a refund. Why should I have to waste my time and why couldn't they direct the refund? Because no one wants to do any "extra" work. read more

This company really sucks.They do not listen to your concerns. I lived in Waterbury in Crestwood. These idiots had my car towed because they thought it was a eyesore. Nothing was wrong with it, in fact it was up for sale.Pissed as hell.The board members are sphincters, especially Barbara, who walks around like she's the queen. Another board member straight out lied to me at a meeting. If you had a problem, it took days/ weeks to resolve.Rules were often broken, especially at the pool where alcohol was prevalent, and many drinking parties were held after closing time.The board members are supposed to represent the owners, yet the majority of them suck.Do yourself a big favor, don't buy at Waterbury or where Erickson manages.Zero stars! read more

Every once in a while, I do business with a company that makes me wonder, "How are they still in business?". Erickson Management is one of those companies. Trying to reach a real person is next to impossible. Seven voice messages in three weeks yields exactly one call back. Two weeks later. Their fees are high for the industry, but when taken in the context of such god awful service, I almost dropped the phone when they listed their prices for documents. Turn around time for documents is slower than molasses in January. To be very clear and concise: Erickson Management is without a doubt the Worst. Management. Company. Worst management company ever. I moved to martha's ridge in chicago ridge back in January 2014 and found a big leak behind my dish washer. I got a plumber to check it and he said its coming from either second or third floor. I contacted erickson management right away and they said they will get a plumber to check it. this was back in january. February came and no answer and no phone calls or plumbers coming. I called them over 50 times and every time they come up with a new excuse. they employees are not professional at all. Every time I called, they promised to fix it just to get me off the phone. They said call the service department, but they did nothing. then they said contact the building manager, and he did nothing too. Then they said contact the owner of the management and I did two days ago and he promised to call back but he never did. I do not recommend this company! very unprofessional read more

Property management at it's worst. My association is managed by Eileen Anderson, whom I visited the office on 3 separate occasions requesting minor assistance shortly after purchasing and moving in. Never once did she come up to meet me. Instead I waited for 20 minutes each time before the nice receptionists decided to just help me instead. Fast forward 10 months I found out she does know me and has my number when she called me from the condo parking lot to inform me that my mother left a 2 foot high barbecue grill on the balcony (40% of the complex has grills on the balcony), also the office called when fees went up and I was making a 9 dollar short auto-pay. This is important because she or no one from the company bothered to call and tell me that my assessment auto payments were cancelled (idk why) and I was behind. Instead they sent it to collections, who admittedly mailed one letter last month (just one), that I received delayed because I work out of state, before Erickson told them to proceed with a legal case after tacking on two thousand dollars in fees (which they read back to me and it added up to only 560). One call and I would've taken care of this as quick as I took care of that BBQ grill. I will not be shaken down and am gearing up for a legal battle. No way I pay ANYONE two grand just to mail me a letter. Afterwards I am now motivated to join the board next election and won't rest until they are GONE. read more

Have called 4 times over the past week and left 3 voicemails on Tim Heywoods voicemail asking for a return call regarding a wet ceiling above my 84 year old Dad's bed with no return call. Also called the 24 hour emergency number no one has called back. This has been an ongoing issue, they sent someone out a month ago and they never came back again. We were moved to this company when Groebe sold out to them. After 6 months we are leaving. They are cold and impersonal. They never made any effort to reach out to us and work with us. They don't want to talk with you everything is by email. Every interaction with these people has been stressful to say the least. I don't even know who owns this company because when I said I wanted to escalate something they ignored me. And this is how they treat the boards imagine how they treat owners. Like most associations we try to save as much money as we can. Ericksson either doesn't understand this or doesn't care. When an owner at the annual meeting asked about investing our reserves we found our money earning 0.1% in a savings account. Did Ericksson attempt to find us better interest? Of course not because they don't care. The board had to research banks and move the money ourselves. (we gained ourselves $1000 a year in interest!) In a most recent interaction with a problem owner they wanted to spend tons of money on an attorney. The board had to handle the issue ourselves. I was tempted to lock down our bank accounts to prevent them spending money. And be ready to be nickled and dimed to death. They charge you to scan your bills and bank statements to make your monthly reports and of course every piece of paper, label, check or copy they make you pay through the nose for. Plan on an extra few hundred dollars a year in "fees" above their contracted price. And don't forget they give themselves a 3% raise every year whether you are happy or not. They are one of the absolute worst and condo owners and associations should be aware. Often, condo owners have no idea the fees and expenses that are involved in selling their unit. Erickson has it structured so that you automatically have to pay $240 for the whole sales package, even though you don't need all of the documents. The owner is rude and snarky and overall unwilling to help resolve issues for their client's. I would advise any condo association to reconsider their services as your property owners will certainly be burned. read more

I have to agree after owning there for over 2 years I still can't get anyone to tell me where my parking space is! I go back and forth from ill to fl and whenever I come back someone is in what I think is my space. lot is so old there are no markings anywhere on ground or wall nothing! All they ever tell me is I think its # whatever but there are no numbers to see! All you get when you call is transferred to "someone" who does that and a voicemail and no one calls back. I am my association's Condo Board President for multiple years, and actually was part of the committee that selected Erickson Management as our Management Company. So far, I have not had any real issues with this company. A lot of the complaints I see posted on this site are because I don't think residents understand exactly what a Management Company's role is when dealing with complaints... A Management Company's role is to contact the Board of Directors, prior to doing anything, except in situations where the Board has explicitly given them rights to and emergency situations. That's it until they hear back from the Condo Board President... Now my association is fortunate that myself and my board check our email / phones regularly and are on the ball when it comes to getting information and decisions back to our Property Manager. From what I have seen, that is not always the case with Condo Boards. Are the Property Managers always at their desk? No, they are actually managing some of their properties! Do they contact the Condo Board when things are reported, via email or phone? Absolutely! So don't damn the Property Management company, start looking at your Condo Boards! read more
