The staff were always very friendly and easy to work with. They really seemed to want to work with property owners. They provided snow-removal and lawn maintenance service (for a fee) which was convenient and not terribly priced. The Bad: My house was essentially turn-key when they took it on in early October (October 10th - give or take a couple of days). I asked them to replace the front door and have one bedroom floor refinished (it had worn out vinyl flooring, which I removed and found nice wood flooring beneath, which just needed to be sanded and refinished). They also removed a shoddy homemade cabinet in the sun room. I expected this work to take a week or two, and for the home to be on the rental market by the end of October. Boy, was I wrong! I was constantly asking for updates and kept getting the runaround. But they finally had the home ready for listing on January 12. No idea why it took 3 months to get it ready. Once it was listed, I was shocked at the quality of photos. They had very ugly watermarks, and there were photos showing marks on the living room walls that should have been taken care of during the turnover. The Ugly: When they told me they found a tenant, they said that the tenant only had two rental references: her (then) current landlord who was not responding to their calls (and who the tenant said had been ghosting her for months), and her grandmother. I was told that this was an "emergency move" for Chicago Housing Authority because the landlord had been non responsive for some time. I don't know what HomeRiver Group does in the way of background checks, but what they told me is (in part), "The screening considers more than just the credit score (i.e. debt to income ratio, collection items, landlord history, income etc)." I felt it was reassuring that they were looking at collections and landlord history. But again, boy was I wrong. When I eventually took over managing the property myself, I discovered that the tenant that they placed had 9 evictions from 1999 - 2019! I have no idea how they could have missed such an easily discovered IMPORTANT fact.

Now I will put a name on the manager for this particular empty home! Keith Hatzfeld per your request I've sent over several photos of this abandoned home and you've done absolutely nothing about it! This is disgraceful and you know it! Home river group stop the cat and mouse game and handle this rental property! Keith Hatzfeld stop passing the buck and handle this. If you do not want your time wasted by this company or Keith Hatzfeld, run take your money and business and go! what a disgraceful property management team!

    Decent tenant-facing experience, but room for improvement on the landlord side…read more This property management company has done a solid job managing tenant relations--things generally run smoothly from the user side, and we haven't encountered issues from that end. The system appears well-organized and efficient for tenants. However, as a landlord, there have been some ongoing concerns. Payment delays, occasional system and accounting errors, and a lack of clear communication have made the experience frustrating at times. Additionally, we've noticed discrepancies between what tenants are charged and what is reported to us, which has created confusion. Property maintenance also seems to be a lower priority, and we would like to see more proactive care in that area. Overall, they have some strengths, especially in tenant management, but there are key areas that need attention to ensure a more transparent and reliable experience for property owners.

Like many other reviewers here, he illegally stole a $2,500 contractual deposit from me as a tenant by never refunding my money by the deadlines outlined in the tenant lease and the Chicago city ordinance (45 days). He continually lied and stated that my refund would come - it never did. I then learned that DHM went bankrupt by receiving a letter in the mail from his lawyer with a court hearing date 6 months AFTER my deposit was due for a refund. I attended the court hearing and found that William owed dozens of creditors TENS of thousands of dollars in outstanding debt, screwed over a long list of tenants, and crashed all bank accounts related to this business. He also publicly stated in the hearing that he KNEW the company would not be able to cover their expenses by spring of 2025, and I didn't even start my lease until June 2025. He knowingly stole thousands from innocent renters and creditors while driving a business into the ground. The communication during my 2-month lease was also abysmal - utilities cut off without warning, my texts went unanswered, etc. Due to him filing bankruptcy and having NO money left due to poor management, any creditors like myself have no way to demand a refund or recover any of our money. This man is a predator and terrible business owner who preys on innocent people who enter a legal contract with him, trusting he will honor the LEGAL requirements of a landlord/tenant agreement. I hope no one has to go through what I and so many other people have suffered with him. For awareness, he also has two other businesses in progress - Webisition and Viva Casa - please DO NOT use or work with these businesses, and you will be heartlessly taken advantage of. This man should be banned from ever running a company again. If anyone in a similar situation has questions or would like to reach out - I'm happy to share my experience in more detail as a dire warning to others. I wouldn't wish this experience on anyone looking to rent an apartment. I'm disgusted and sickened by the way he treated people who trusted his business, and wish him the worst.

    Honestly, I think it's ridiculous that I even have to give them one star to give the world a fair…read morewarning of how incompetent this company is. I would avoid them at all cost, especially if you are a renter as it is evident that they do not see the importance of maintaining people's housing, a basic human right. I called GSBM more than a week ago to let them know that we were having draining issues in kitchen, specifically the kitchen sink not draining and the dishwasher draining into the kitchen sink. CLEARLY NOT CORRECT. Upon calling they informed me as a renter, it is their policy to not communicate with renters, even though we are the ones experiencing and dealing with the problem. I don't know in what world that makes sense but clearly GSBM is not operating here on Earth!! Thankfully the owner of our unit is very responsive and immediately called to report the problem officially (using the exact same steps that I had just taken, but that is besides the point). On Monday this week, after more than 5 days with no response, we called a plumber on our own. After paying $1300 for the plumber to snake the drains and say the problem is beyond our unit, we called GSBM back. Alas, they still do nothing a fail to return calls for days. At the advice of our plumber, we are not using the kitchen sink or dishwasher, yet each day it fills with dirty water from the units above and GSBM does nothing. They won't even help us contact the units above so that the water will quit coming in until the water is fixed. I've spent probably an hour to an hour and a half of the past 11 days draining water from our kitchen sink and dishwasher with a measuring cup while they continue to drag their feet and show their inability to be even 1% helpful. If you are doing anything with GSBM I would seriously reconsider unless you want to be treated like complete trash and reminded that you actually don't matter one bit. Amid rising assessments at the property you thought things would maybe improve, but it seems they are just funneling that money straight into the pockets of whoever can be the least helpful, biggest jackass of the month. -5 stars

I had never heard of GSBM before and I am so happy and pleased to say these folks are fabulous, responsive, great portal system and they actually answer the phone and personally respond to emails. Highly recommend them!
