So while the building managers onsite are great, the full building staff and the look of our unit is nice--Millcreek Residential are awful. We have had over a $1200 increase in our rent since 2023. Currently our unit barely gets any light and they want to raise our rent $375 even though the apartment below us is cheaper and is the exact same floor plan and sq footage. Not to mention they are building a 34 story building in front of us so if you sleep past 6 am you won't anymore! If you want your rent increased almost $400 every year, constantly broken elevators, no upgrades to your unit, a rooftop that closes at 10pm--even on weekends, and constant noise and the full road in front of your building constantly blocked ... 350 Warren is the place for you. read more

We've been in Modera Lofts for 1.5 months and the experience has been great, from touring the apartments to move in to actually living in the building. The building is really well maintained, and the maintenance team has been super helpful (thanks Zach and Joel). My only "negative" comment is the requirement to opt in to services that require an additional monthly fee (garbage collection, mail distribution). We already pay a lot of money to live in an amenity building and pay an amenity fee. Having required monthly fees for amenities feels like it should be an option to opt in rather than a requirement. read more

My biggest fear was to hear noise. We took an apartment on 8th floor and I have no peace at all. Sofa on the rooftop located right above the bedroom. I am awake most nights at least until 1am, even though no one should be using roof top after 10pm there are always loud parties there. For the last 5 days I had to go down every day asking receptionist to go and ask them to leave. It's so bad it sounds like they are in the room next door. I love the unique style of the apartments and personally didn't have any issues with any Neighbours except roof top. Very nice lights, kitchen and flooring. We loved kids zone too. LATEST DEVELOPMENT: 4/6/20 SHE FIRED THE CONCIERGE!!! During a pandemic! This staff had kids! One woman had 5 kids!!! Right after this public post on Yelp, the entire concierge every single person on it has been replaced overnight. Without a single communication until the day it was done. A letter was sent by Jacquelyn asking us to welcome new staff! Epic example of wrong person in command abusing power. It's scary to see this. It's the mean kid at the park turned 45 with a dog and a manager name tag.... UPDATED REVIEW: Under new management: Renter beware. Posting this will surely put me on Modera Lofts new manger's line of fire and she will surely find a way to say "I'm violating my lease" but I checked with my family attorney and I'm under my right to give my honest review of my experiences. Living in this beautiful building is like living in a Gold cage. The new manager strong arms her staff and as a result our concierge is a revolving door. They simply hate working under that kind of energy and they leave. I don't blame them, and we all lose because the transition affects us as residents. While they are training things aren't ran smoothly until they learn the protocols and then by that time they hate working under her so they leave and it's a loop. The new Manger is unhappy, unwelcoming and generally an unpleasant person. Residents are not in anyway happy here and are making it known to corporate. She has implemented some pretty ridiculous rules since taking place as the new manager here such as Water delivery services are no longer allowed to be delivered to your door/unit, instead you most come down yourself or have concierge bring it up. (one of the concierge workers are pregnant) I feel so bad for our otherwise wonderful staff because the team is truly wonderful. However, leasing is under her spell and follow her orders like sheep. I've never witnessed such inhumane conditions in a building in my life. Don't be fooled by the charming entrance and units. You want to live somewhere where kindness and community is the foundation of a company. This is not that. Lastly- Valet in the building is an absolute $350 NIGHTMARE!!! Same vibe as the New Boss Lady you'll find in the Leasing office. The only thing outstanding about this place is the maintenance team & our sweet current concierge. Absolutely hands down incredible in every way possible. This building is luxurious yet modern and forward thinking with the tenant in mind. White glove service. My lease was approved within an hour and I was given a beautiful gift bag with starter things (laundry detergent dish washing detergent gloves sponges, local coupons and yes, peperidge farm millano cookies) for my apartment upon moving in-- where do you see this? The service team for the building is outstanding! They come to help you hang things and such and do so with warm hearts and are not rushed or stressed like in manhattan. They are calm and professional and friendly. The hallways are always impeccable and everyone is just lovely. JC is a happy place. I only wish I had left Manhattan sooner. if I could give a zero stars I would. The building has a lot of potential because of the location and proximity to Manhttan and the amenities but it's an utter mess. Between the trash all over the hallway, noise complaints, there was a flooding and this doesn't even begin to cover all that is wrong here. Your safety will be threatened because they seem to have a lack of regard for their tenants. Also, if you are a single young woman, BE AWARE! Some of the men on the staff are extremely creepy, and inappropriate. They lack any professionalism and will make passes at you and become aggressive if you decline or report it. And even if you report it to the highest office, there will be no recourse. One of the neighbors complained about the staff going into her apartment unannounced on several occasions and going through her stuff. They left her door open and were apparently rummaging through her stuff. She was extreme alarmed and completely Freaked out by the entire ordeal. And based on the messages she showed me it appeared management did not care, Further endorsing that disgusting behavior. I will continue to update this review. I've heard the rent INCREASE is ridiculous and I can't wait to see how much they will increase mine. This place has really lost its luster. Renters continue to not follow the rules - trash being left in the hallways all day, days where the hallways are not vacuumed, the continuing issues with the elevators and the smokers. My most major issue, They say it's a smoke-free building, but I can smell smoke. Since the walls are thin, not sure if it is coming from the units above or below or on either side of me, or beyond. Smokers are constantly smoking on the front porch, front steps, the loading dock, in front of the garage, and just throwing their cigarette butts everywhere. I once parked my car in front of the building and the next day saw cigarette butts (MULTIPLE) on the roof of my car. Not cool. The walls are thin so hearing the neighbors talk, argue, and other things, although sometimes entertaining, gets irritating really fast. The brick wall gives it a unique feel, but the dust from it so annoying, I run the Roomba everyday. Couldn't be happier to call this place home. Super clean space with an authentic look--which includes wooden beams and brick walls--but you still get the modern stainless steels. The location is ideal as it is super close to NYC, and in downtown/waterfront Jersey City. Most importantly, the staff has been very professional and accommodating. The maintenance staff are nice and fast. Modera offers big open space and lounges to hang out that looks exactly like their website photos. Nice rooftop as well. But Modera units seem to have non-soundproof walls. The walls between apartment units seem so thin and guessing no insulation in between units. I've never met my neighbors but I know their names and their favorite music. You can hear the neighbor's phone conversations like they are standing a few feet from you. Brick walls also keep crumbling and rocks are falling from the ceiling and the walls, initially thought it was just brick dust but these are larger pebbles and rocks, like an inch or bigger so took some photos. Unfortunate since walls look nice and historic but it's a lot to manage. Should keep nice furnitures and young kids' beds away from the brick walls and keep cleaning after the shedding brick walls. I just moved into Modera in January and it has been a dream- the team here is wonderful, I love the industrial feel of the building and I can't wait for it to get warmer to be able to use the rooftop more! I get excellent cell reception with T-Mobile, Verizon and Mint Sim, all showing full LTE bars. I am on the side facing Washington St. Staff are super friendly and incredibly helpful, this goes for all staff including the maintenance team who are prompt and efficient when you raise a maintenance ticket. The roof top BBQ is fantastic, with 4x gas BBQ grills and wine fridges located throughout the space to help you keep your beers and wine chilled. Noise issues that we experienced (similar to everyone) in the early days of moving into our new space has been resolved, with the management team listening and actioning residents' concerns. Gym space is excellent, though it can get busy when someone books a personal trainer, or an individual takes up all the weights area. You can experience this behavior in any building, as it is dependent on the individual (idiot) understanding how to share a common area. Breakout rooms located on the 1st and 2nd floors are amazing, if you want space to watch TV, read/study or just to get away from your apartment (mates) for a while. Cleaning staff are always cleaning, cleaning, cleaning. If you head to the gym at 5.30am, you will see them mopping or waxing the floors in the lobby, and generally, cleaning, cleaning and cleaning. Management and staff take pride in the area we live in, which makes it nice for us residents. Overall, I love this building and would recommend to anyone to take a punt and be a resident. There are other newer buildings popping up in the area, but they are large and less intimate, compared to Modera Loft. If there is one negative point to highlight (nothing is 100% perfect), it would be the automated door system for food delivery on the occasion the concierge is away from their desk. I lived here for over 14 months and I still can't work it out. One of my pics shows a member of staff; Tony Amato. He showed us our apartment and was helpful from day one and even 14 months after. As I mentioned, all members of staff are friendly and helpful. Management also put on events for residents; movie nights, cocktail and wine nights on the roof, etc. As an introvert, I can't say if they are great but I do hear other residents say how they loved the 'free' drinks LOL!. read more

A Great Way to Know your Neighbor First, the good things: the facilities are great, very clean and elegant. The concierge staff is also very accommodating and the gym is top notch, most of the time it's pretty empty so you can have a run of the place. As long as you need something simple from maintenance, they usually show up the same day. What killed me were the paper thin walls. I was counting down the days before moving out. My room was adjacent to the neighbor's kitchen, which meant I was woken up every day at 6am to her blender and conversations. I ended up knowing the name of their dog, what they asked Alexa, the neighbor's ringtone and all the tantrums their kid threw. They weren't particularly noisy, but listening in is inevitable if the walls are paper thin. I also had a lot of issues with the roof and debris that kept falling down, it wasn't after a lot of nagging on my part that they came and sealed the whole roof. If you're cool with noise then this place is great, but if you don't want to be reminisced of your college dorm, then I wouldn't recommend this building. read more

How is Jacquelyn Dufner not fired yet???????? I have lived in this building for 4 years and everything was great until she was hired and turned this apartment from one of the nicest in JC to the absolute worst. I was so fed up I came on here thinking I can't be the only one who feels this way and was pleasantly surprised to see so many other complaints about her. The reason people pay for a 'luxury' building is to receive the Conciergerie amenities that come with it which have all gone out the window. The concierge staff changes so frequently that they are never trained properly and each round of new staff the service gets worse and worse The front desk staff are so rarely at the front desk that our guests and deliveries are never let upstairs. The building refuses to hire a 2nd person to help on the busy shifts that all of quarantine our food delivery has never made it to our actual apartment. Does the front desk call you to tell you that your food was delivered and is sitting downstairs getting cold? Of course not they could care less about what their actual job entails. The package room has also turned into a total disaster which packages never being checked in or out properly. I never had a package go missing until Jaceuqlyn worked here. The worst part is how Jacquelyn sends threatening emails to the RESIDENTS blaming us for all the things that go wrong in this building instead of taking an ounce of accountability for how poorly she manages it Bring back Day and the amazing staff who opened this building and actually cared about the people who lived here. The only good people who work here are the maintenance guys who always respond to issues in less than 24 hours. read more

The valet you must use - scratched the entire passenger side of my car - didn't tell me and now won't accept any responsibility... (I got into the car on drivers side - so I didn't see the passenger side!) Of course, when you call the manager of the apartment complex - they won't help either. "Not their responsibility" - no such thing as customer service here - terrible - and now I have to pay to fix the car! And park again tonight! It is also absolutely incredible that with the rent we pay - the management can't fix the elevator. It's been down for weeks ... unacceptable! Actually rate a zero --- but that's not an option. I have moved every few years for the past 20 years. Between school, work, etc, I have moved so often it's become a bad habit. I like to live in nice buildings--I would rather skimp in other areas so I can live in an awesome building. Modera is one of those awesome buildings. By far the best out of all of the places I have lived. To address some complaints from other reviewers--yes, sometimes you can hear your neighbors--it's city living, it is to be expected and definitely not intrusive to me. Occasionally I hear someone blasting music or dropping something, but it's rare and not loud enough to be a bother to me. The walls are like 100 years old and occasionally rain a bit of mortar down. The Valet can occasionally be busy and so you have to wait a few minutes. All of those are true, but really, quite mild. I use the valet everyday, and I have occasionally had my share of issues. Here's the thing--there are a few minor inconveniences, but, Modera is STILL the best place to live. For starters it's location is absolutely perfect. The building itself has so much character and is just so awesome, it's hard to describe without seeing it. But most importantly it's the people. Jeff and Tony are absolutely awesome managers, and they work so hard to make sure that tenants are heard and our concerns are address. They ACTUALLY work on making things better, they don't just ignore your complaints and move on. They actively listen and fix things as they come up, and work really hard to make sure everyone has a good living experience. The Valet guys can sometimes be busy, but overall they are super nice, super friendly and very hard working. The concierge team is excellent. And lastly, but perhaps most importantly, the maintenance team--sometimes they are TOO good. You can put in a request and before you have time to put on some decent clothes so you don't look like a bum they are knocking on your door to fix the issue. Honestly, they work hours I didn't think they would--they have come to fix non urgent things on weekends, evenings and Holidays. I don't know why, but I am not complaining. And they do it with a smile. They are awesome! Overall from Jeff and Tony to the maintenance team they staff here is SO good it is by far the best place you can choose to live in JC. After looking at basically every building in the Grove Street/Downtown area from Hamilton House to Liberty Harbor and from Newport to Newark Avenue, I found that Modera Lofts is seriously the best place you could choose to live. read more

I moved out of Modera on December 22nd, 2017. I moved in June 10th, 2016. The first red flag should've been the fact that the leasing office made our move out date December 24th. Who is moving a day before Christmas? How are they able to get away with that? It's been really incredible.. since moving into my new apartment a block away, I've felt like a different person. I forgot what it was like to live in an apartment where you don't have to hear your neighbors tv, dogs barking or hearing them sneeze, cough, laugh,talk and have sex. It's been paradise the last few months. Shame on Modera (Yolanda and Tony particularly) for constantly saying "oh, you're hearing the expected level of noise". That's not true at all. I have hundreds of videos proving otherwise. The amount of noise we could hear in the apartment was inexcusable. I'm surprised tenants haven't grouped together to take legal action against management yet. Multiple times I would send emails to management with video proof of the constant dog barking I had to endure from next door throughout the entire day as I tried to work from home - and when I say next door, what you really should be thinking is imagine cardboard walls. Now imagine a dog is barking right on the other side. Yeah, that's what we were dealing with. And we were constantly met with inaction and ineptitude from management. And there are a few people on here who have said they don't have issues with noise. My guess is they are either in corner units or don't have neighbors living above them or next to them. And looking back, I know if we took one of the corner units we looked at, we most likely would've had a very different experience here. However, hindsight is 20/20 and I can't go back. For the same price as Modera, I now live in a 1 bedroom in a high rise (with the same amenities plus a pool and sauna) with stunning views of the World Trade Center and Statue of Liberty. And while we can hear our neighbors when we're in the hallway outside our apartment, the second we shut our door, we can't hear a thing. Modera Lofts, that's what luxury living is. Being able to shut your door and enjoy quiet relaxation. While the front desk was scheduling the appointment, he reports that I should call back in an hour to make an appointment. Called back and now they are refusing to make any appointments for tours. We moved in at the beginning of the COVID crisis. Despite the difficulty during these times, the staff has never failed to be attentive to the residents' needs. When our microwave and main living room light stopped working, the maintenance team came in and fixed them as soon as confinement restrictions were lifted. We were impressed by how prompt they were and by the quality of their work. It's hard to find and keep such quality staff, but the management has done an excellent job! read more

Someone asked that I expand on a few points as part of my review, so here you go: The brick dust becomes more than an issue on the floor, as it mixes with the air and becomes part of what you breath, gets in your clothes, and your furniture. You become one, with the dust. It's an old building and they were not able to add soundproofing, so you hear everything from the other apartments. And if you are on the top floor you will hear the AC from the roof. You are automatically qualified to leave within 30 days if not satisfied. So management did not help me resolve any issues and I invoked my right to leave. The building has a general poor odor. This information is widely known throughout the furniture moving community. When I was moving into the building my mover told me about the experience of previous people he moved in/out but I did not take his advice. Found out the hard way! Ken read more

*Update* I am moving out of this apartment and there is something that really made me to hate this place! The management office is a blood sucker and their system is a mess! We moved in on July 5th last year(because July 4th was holiday). First they didn't changed the lease, the system still saying we moved in on July 2... don't even know why. Second, they are making us to pay for the two days in August + other fees... they said my lease ends on August 2 (13months lease) and asked me if I wanna fulfill my lease or breaking it.... I am like so if I wanna move out by the end of July that I will be breaking the lease for that extra two days? This is crazy. Since most of the apartment encourage you to move in by the beginning of the month, and they would understand for letting you to move out either little early or little late. For this place, very non flexible, if you move out little early means paying the dates remaining in the next month or breaking the lease, if you move out late, it automatically put you on a month-to-month lease which is crazily expensive, from $37xx to $6666. When we signed the lease, they only mentioned we need to give them a 60 days notice for move out but never mentioned anything about we are required to fulfill till the last date of the lease, so what is the role of the 60 days notice?? Telling them we want to break the lease earlier? If you wanna move to this apartment, please read carefully with their lease, and make sure everything is right, there are many tricks within and ended up charging you everything. Besides the rent, they are charging you sewage fee, garbage fee and a garbage collection charge...25 bucks a month. You cannot say no but to pay all these extra fees whether or not you are gonna use it. Last but not lease, sound insulation is very bad, loading dock always smells like trash(where the balcony unit locates right in front of it), and dust and particles keep falling from the ceiling and the wall. By the end of my lease, I won't recommend you to move into this place, dun get tempted by their amenities, thing twice, I bet you can find a better place than here easily. I recently moved out of state after a year in Modera. I'll stick with my four-star review. Some final thoughts: 1) The cell phone reception in the building is absolutely atrocious. Unless you're standing next to a window, you'll be unable to hear anything on the phone. There might be some "cell signal booster" you can buy, but still, this is extremely frustrating. It sucks laying in bed and having to get out of bed just to be able to answer the phone. 2) The staff is very friendly. 3) The roof top is fun. The other residents are friendly. 4) The lighting in the apartments is quite awful. Be prepared to spend your own money on lots of lamps or additional lighting fixtures. 5) I didn't have noises issues, but this is likely due to me being at the end of a hallway. 6) They're now asking $3100+ for a one-bedroom, plus the various fees that others have described. This is in line with other buildings in the area. Hardly anyone wants to pay $3k+ for a one-bedroom apartment, but that's the reality for life in a luxury building in the NYC area. 7) The cleaning staff does a phenomenal job. 8) The building and the apartments are far more visually interesting than most other buildings. 9) I didn't have any issues with the heat or cooling systems. 10) The elevators break quite a bit. One of the front doors of the building has been broken for at least a month, which is pretty pathetic given how much they charge us to live here. It looks tacky. Also, on the west end of the building, one of the interior doors that is supposed to be key-card accessible isn't. It's very strange that the interior door on the east end requires a key card, yet the interior door on the west end, doesn't. Makes the building a bit less professional than ideal. 11) The maintenance staff fixes things quite quickly. A+ to them. 12) No pool in the building. Annoying. If you're fine with the price, I'd recommend it. Take the one-star reviews with a grain of salt; I know many people that have renewed their leases (the building has been open about 16 months now). You might love it here. But also be prepared that the noise, lighting, and cell phone reception issues might drive you crazy. Caveat Emptor! read more

They do a good job, especially considering they have to handle packages, direct deliveries and guests and be on hand for random questions from residents. It's always done with a smile, so it's appreciated. I think the biggest issue with the "bad" is still due to the thin walls. Or whatever you want to call them. Like Steph B. said, I LOVE paying so much money per month to hear my neighbors...order dinner, discuss what happened last night, snore, hear what they're watching on TV, play the piano, etc. I also had the "drill and fill" procedure performed in my apartment, which took an entire day, and no more than a day later, I started hearing their voices again. Listen, I grew up next to railroad tracks and next door to train stations, so I can drown out a lot. When it comes to a nightly ritual of listening to God knows what, I'm not interested in that. I've lived in apartments in the city, Boston and Chicago and I've had my share of poor noise insulation, but never to this extreme. I'm also at my wit's end as I've tried different ways to address this issue, but sleeping with your TV on at a higher volume to drown out the noise isn't exactly a solution for restful sleep. A couple of other things: - Cell reception is still spotty, so I suggest buying a landline for emergencies. - You will pay for everything. All of your utilities, trash pickup fee ($25 per month), amenities ($500 per year), parking at $250 per month. I have mixed feeling about this apartment. Overall rating is two stars. Leasing office: mediocre team, not so impressed. Concierge: very friendly but definitely short staffed!!! Most of time they are just busy in the package room or busy helping other residents. When I have fresh direct guy coming or food delivery guy coming I often need to come out by myself. The call box is almost impossible to use. Amenities: I am pretty happy with the gym and yoga room and a big plus is that usually it's not too crowded. But there is no pool or tennis court. Building maintenance: I live on ground floor and have a porch but I always(very often almost everyday) found dog poop next my porch, which is really disgusting and has health concern. I reported to management team but doesn't seem helpful. Although I believe people should pick after their dogs but I also feel like the management team hasn't doing a good job to maintain the community. Unit: It looks fancy at first. I like new appliance and high ceiling and all other historic features. But the cabinet, bathroom vanities, tub and etc are really cheaply made. Toilet and tub are very very easy to stain. Also unit size in my opinion is really small. With the price in the area, you can get a larger apartment in other buildings. Natural lighting is another problem in this building. Seriously at the end of the day, living is more important other than how it looks like. The Modera Loft folks have fallen to a new low. They sent me a letter through their lawyers asking me to remove my review. MY REVIEW IS ACCURATE REFLECTION OF MY EXPERIENCE AND MY FRIEND's EXPERIENCE AT THIS BUILDING. To summarize: - the building had extremely poor noise insulation. This reason alone makes it difficult to live in - in my friend's apartment on eighth floor, you can hear critters in the ceiling - her roof has leaked multiple times - there is debris falling from her ceiling, on her bed - you can hear loud airconditioners in her bedroom. Tenants from an entire side of eighth floor of this building were removed due to noise from roof top - there are moisture issues in some of the internal apartments - it offers only valet parking, you can not self park DO NOT MOVE HERE! read more

We live in the city and have been apartment searching for a week now. I made an appointment at Modera for this Monday 3/11 at 3pm and while we looked at other fancy buildings in the neighborhood, i was most excited about Modera just by reading and looking at their pictures. However our tour experience was so pathetic that even though we liked the building we decided not to apply here and be engaged with 'rude, unprofessional and unapologetic' team - thats the impression our leasing agent left on us. We were on time for out appointment. The leasing agent welcomed us, but was not interested/enthusiastic while talking to us. Clumsily we started the tour, she strolling ahead and we trying to catch up. In a strange attitude she kept throwing flyers at me to hold (layouts etc) while walking (almost like a boss lady to her PA). While we were in a apt and asking questions about it... it was about 3.20 and she said 'i have another appointment at 4'... what does that mean? We should not ask questions or should we just leave? She had no straight answers to any of our questions - 'may be' 'il check' 'could be' is all we got. I asked how do guest get access as all doors are fob controlled - no clear answer again ( may be you can come down let them in or you can ask concierge to leave there desk and open the door??).. Unapologetically had no idea which direction was the apartment facing... to the extent could not even tell where her own office is placed - direction or street name ( we were trying to figure natural sunlight)... ended up using google maps and compass. Its understandable to be confused at times or not know something but we literally got no solid answer or smiles at all. From a building like Modera least expected is a professional and knowledgeable person for prospective clients. Me and my husband were extremely disappointed and almost felt like she believed we cannot afford this place (sorry your wrong then) and thus was just not interested in us. Been at Modera for over two years, and really enjoy living here! - The builders did an outstanding job, and paid attention to every little detail. Quality construction, appliances, and fixtures. - Best feature by far is the rooftop. Building is extremely well maintained and kept clean. A few pieces of equipment in the gym do need a bit of TLC and software upgrades. - Building is well insulated, and heat & a/c bills are minimal. One of the only buildings in the area to have central air, making it super comfortable all year. - Strong management team led by Jeff and Tony. Hard to find property managers that care this much. - Friendly community. Yes, living noises can be heard between units - but are minimal. If you enjoy blasting your Sonos, this is NOT the building for you. - Hoping the quality of care and service continues to stay strong. A lot of newer units going up in the area, but hard to compare to Modera. read more
