Genuinely the worst rental agency i've ever had to deal with. Their email's have become snarky and so many problems have been unresolved. Our lease says the landlord pays for landscapers and they haven't come after 8 months and we have been asking about it and they said its not in our lease (again, it is), and that it was a coutresy that the landlord was doing for us and that they could get rid of it if we would rather do it. It took 6 months to put the trash bill in our name making us late to pay for it often because we relied on their emails with the bill info. Work that has been done has been shotty- paint got on my car. Often when i email someone it will be replied to by someone else. Do not use this company. They rip you off with added fee's and they don't actually help when problems arise. read more

I applied for a home on their website that said it was available but two days later was told they were processing a different application that was submitted prior to mine. They said that I can not get my application fee back because it is nonrefundable even though the house was not available but that I can switch it to a different home which technically in California is illegal bait and switch. I also found they do not participate in the better business bureau. I do not recommend renting from the agency. read more

After asking two of their representatives if they accept guarantors for the rent, I was told yes by both. I did not want to waste my time if they did not. Long story short, they do not have people in their office or who represent them who can answer questions correctly. After completing 3 applications (tenant and married guarantors), we were told that they did not accept guarantors for the rent. I accept this, but I wish they did not waste our time. I quoted California law, and they did return our three application fees. As a side note, I also agree with other reviewers that there is one older women answering phones and setting up appointments for viewing the property who is absolutely rude. She really has an unpleasant attitude. When I asked her to repeat something she said, she told me to stop talking over her. A very poor representative for any business! Very bad experience. I called to ask about renting a house and spoke with an agent named Branidit or something sounds like this, she was an old laddy. I politely asked her two times to explain the information, but she did not help and became rude. She spoke in a very unprofessional way and then hung up the phone on me. I tried to contact the office several times, but no one answered. After many attempts, I finally got connected again, and unfortunately, Branidit answered and continued speaking in an aggressive and disrespectful manner. This was a very disappointing experience. We were very disappointed by our interactions with Vienna during our rental search. They seem to only want to enforce their "application protocols" when it benefits them and they can take money from their clients. After looking at other reviews, it appears we aren't the only ones who have dealt with this. I called immediately after touring a property, which was a self guided tour at that, to confirm the property was available. I was informed no other applications were submitted or pending. I then submitted an application immediately after getting off the phone and paid $95. Not even 5 minutes after submitting the application and paying their fee, I was informed that an application was submitted for the property and we were no longer being considered. Convenient timing with just giving them $95. We then applied for a second property which they required ANOTHER $95 for the exact same information I had already submitted. We were informed another application was pending. We waited, were then informed they were waiting for a final lease signature one week later, the property was still listed as available and they were still accepting peoples applications during this time (their money), the lease was then signed after the 48 hour signing requirement that their property outlines in their guidelines. Overall, they only follow their "guidelines" when it benefits them so they are able to keep taking people's money and not respond to emails or calls. After working with other property management I am happy to say it is just Vienna that works in this manner. We have had no issues with the other managements we have been seeking rentals from. Great property management company. I rented a property in Roseville for about a year and a half. From the time I received keys the staff were on it! Cierra Harper & Angie Brown are the brains/masters of the company. I later worked with Scott and Snookie and they are also extremely knowledgeable and friendly. With any issues, whether small or big that I had, Angie took care of them immediately. Do we all always agree? NO, but who cares. All the staff are able to explain each and every detail of your lease agreement, and they know exactly what direction to point when you have questions/concerns. Called in to get assistance with viewing a property so that I could submit an application. Was told that I cannot view the property because there were pending applications. But the only way for me to submit an application is to view the property first. That is NOT equal opportunity. I would have submitted my application long ago if I wasn't made to jump through hoops to schedule a viewing (that wasn't even an option). And all the agent I spoke with told me, "what's the point? We won't even process all the applications on it anyway." Sounds like you're just taking people's money. So disappointing. read more

Our issues were at move out where they charged us for obviously deferred maintenance issues as well as light bulbs.... Really! Sad thing it was in lights we literally never used. And upon move in, I spent almost $100 on changing burned out bulbs. They charged us about $1150 on move out, with about $350 being legit. Our mistake was not being there for the walk thru. If you don't, they charge you for things that are flat out against the law. read more

They do very little other than create a buffer between the home owner and tenant. Routine maintenance goes undone. Calls and tenant complaints are discouraged. Unfortunately, their management style creates a sense in the tenant that reported problems will be responded to with increased rent. The danger, then, is problems easily solved by routine maintenance go unreported and become bigger and more expensive to fix as time goes by. My issue was the fact that it took 3 weeks to make those recommendations and this was after I continually contacted your company for updates. Once I left Vienna and switched to another company they provided timely recommendations which I completed immediately and they had a tenant in the property in less than 2 weeks. DO NOT RENT FROM THIS COMPANY. I never post reviews but felt inclined to share our experience in hopes that others do not have to go through such an awful experience. We rented a home managed by Vienna Properties for a little over a year. Our issues were at move out when we received less than $200 from our over $3,000 dollar deposit. We previously rented a home for 6 years prior to renting from Vienna Properties and were handed our full deposit back. They are slum lords and I wouldn't be surprised if they were on a first name basis at small claims court. They charged us for landscaping (mowing the lawn) more than two weeks after we moved out, painting the entire house, new carpet, fees for removing adhesive from inside cabinets due to child safety locks ( you have to ask permission) and if they say no then I guess you risk your toddler getting into chemicals, loose toilet seats, and duplicate cleaning charges. We had the home professionally cleaned including carpets and we were charged twice. Per their company they decided to have the carpets cleaned and then replaced and the receipts are all from the same day. So, they cleaned the carpets twice then replaced them on the same day! Also, make sure you request the pre move out inspection you only have 7 days and that was our second biggest mistake (first one is renting from this company) we were buying a home during that time and missed the date and they denied us when I requested one the day we were turning in the keys. They stiff you on money. A total slum lord of a rental company. I paid a $2K deposit on a house. The landlord, broke the pump to the in house jet tub that then leaked and destroyed the master bedroom closet. I lived with a non working master tub and master closet for over 4 years. The landlord then wanted a tree cut down. Her property and Viennas to manage. They then said it was my responsibility to remove the stump and larger wood that could not be cut up. I paid to replace sump pumps due to the way the concrete in the backyard sloped toward the house that would make it flood when rain came. The house had seasonal bugs thatbI had to hire extermination companies and maintain. The hot water heater went out and they did purchase a new one BUT I HAD TO INSTALL IT. The garage door broke due to the springs being the wrong size. The landlord (aka, Vienna) paid for a new one, BUT I HAD TO PAINT IT TO HOA CODE ON MY OWN DIME. And now after never missing a rental payment, they kicked me out so the landlord could move in a relative. Don't ever deal with Vienna, they are scum and total slum lords. I still have not received a penny of my deposit back. Oh, and they rely on some outside jerk named Chris to do their finances but he doesn't know his butt from a hole in the wall. Jason. read more

I've tried so many times to schedule a viewing for a specific property in my local area and it has been a legit nightmare. From being told to keep calling back to check on status. To getting a text notification to schedule a viewing that says there are no available times left is annoying. I have stayed on top of this specific property for over two and half weeks. Only to be told "sorry, if there are no more available times online then you can't see it." Such horrible customer service and attentiveness to people who constantly follow up on a property. Instead of calling someone who has been consistently trying to see a home you send a text and expect them to respond in a moments notice. I'm sorry I have a life and am actually in another country on vacation. The business would like to shame my husband for his bad review down below (Drew M.). Unfortunately for the business, we hired a lawyer who pointed out some major laws being broken by the property management. We had to hire a lawyer to fight for our rights against Vienna Property Management, the company that was hired to stand up for the Property Owner. After many conversations and meeting with the property owner, we came to find that the issues regarding the house was completely at the fault of the Property Management. Upon moving into the house, we noticed a plastic piece of siding that was hanging directly above our entryway door. About 3 feet hung off the house. I told the realtor that we were dealing with, Ashley, that this was concerning. She told me "That is not a hazard therefor we won't fix it". After multiple requests for maintenance (including this piece of siding blowing off the house in the middle of a storm), we finally came to the realization that this single piece of siding was the cause of all of our problems. We had major mold growing on every wall and doors of the inside of the house. We had multiple ants living in our clothes, our kids toys and our living rooms NOT our kitchen. We had black widows all over the outside of the house and we were finding them in the house. We figured out that the spiders were coming in through the 1 inch gaps at the tops of all the windows on the right side of our house. Why the right side you ask? Because, come to find, there was a leak in the foundation that was causing the left side of the house to tilt. This also caused the windows on the back and front of the house to sit diagonally in the frame, they were unable to close completely. Vienna hired multiple contractors to come take a look at our "whining" and they all said the same thing "the foundation was sinking and you need to get all the windows replaced in order to fix your mold problem". We didn't get educated on how to vent out the house. that is absolutely ridiculous, the contractors told us that we were doing everything we could do to air out the house. We bought Anti-mold filters, we had the AC constantly on to dry out the air. Living in a mold environment is a huge risk to children under 6 years old. I'll be posting pictures of the negligence of this company. If you want to hire a lawyer to fight for your rights, as renters, then be my guest by renting with Vienna Properties. From the initial contact, application process and even throughout our tenancy she was professional, friendly, knowledgeable, and quick to respond to questions or concerns. Yikes... Did not have a good experience to put it nicely. The move-in process is super easy, but if any issues arise while in the home, good luck! The home looked great initially but after moving in and the previous tenants items were removed, we were able to see the lack of keep up and maintenance. It was dirty when we moved in and no fresh paint--patchy walls from nail holes and cracks. Any time we had a concern or issue we got the following response, "not a safety issue." So, we were on our own. Due to the lack of response to service requests, the home literally rotted, forcing us out! I don't know much about how to manage property. Therefore, I had to reach out to someone who did when it came to managing property I rent. Vienna Property Management contacted me through Craigslist. While usually any Craigslist solicitations would go straight to the trash can, Vienna just happened to contact me about exactly what I was looking for before I'd even asked for it or realized I needed it. The company is led by Ken Smith, a man who is always prompt, always communicative and always professional. Even better, he's an all-around nice guy. I've had a number of issues with my tenants - everything from sprinkler systems to neighborly noise to broken fans to malfunctioning locks and plumbing. Through it all, Ken has been the middle man I needed to take care of these issues so I don't have to. For the small fee I pay him, he covers the maintenance and babysitting while I can deal with the rest of my already busy life. If property management is what you seek, Ken and Vienna are your answer. We rented a house from these people for almost 3000 a month we were never late on our rent we were perfect tenants and these people are a nightmare to deal with from trying to look at properties from trying to move in there liars they try to overcharge you if you have anything that needs fixed when it's still under warranty and now that we moved out and the house was dirty when we moved in there trying to keep our security deposit and asking for receipts that prove that we professionally cleaned the house the house was dirty when we moved in even though it was brand new it was full of construction dust on the tile floors also in the carpet was packed with dust and the downstairs bathroom had P splashed All over the toilet and there was hair in the downstairs shower which was black because somebody was showering there and also black hairs in the upstairs showers all of the lights were dirty nothing was cleaned the windows were filthy I moved in and clean the house I took pictures of the house when I moved out and it's nothing but spotless and of course they're trying to tell me to send them receipts for proof this is a horrible rip off nightmare company I would try to tell you to use any other company but these people they are horrible and I'm gonna take him to court. read more

They rented the property quickly and professionally, I live out of town and they were able to handle everything for me and made me feel at ease about the process. I was afraid that I would see some bogus repairs as I heard that property management companies make money on repairs. Not the case with them. They provide before and after photos which is awesome in my opinion. I get a monthly statement each month to show the performance of my property, income/expenses and I am always kept informed of any expenses before they happy. Vienna PM was the best experience I have ever had with a company that provides property management for home owners like myself. During the time they managed my property in Folsom, they did a superior job with both me and my renters. I always had great feedback from my tenants on how easy it was to rent with Vienna, and their responsiveness to their needs, repair requests, and billing. As the home owner, they helped make sure my property was always leased and to wonderful tenants. They continued to help me when I needed billing and tax information for my CPA. And beyond that, they were great consultants when I needed advice on purchasing other rental properties. I recommend Scott and his team any day. I'm sure if there are any not so great reviews on yelp, I'd say unfortunately it's part of the real estate world and there will always be a handful of unhappy campers.
