Only key highlights listed below, because otherwise I'd write a whole novel: - Eva found us our dream house within 3 weeks of our first viewing. I had been trawling Zillow daily and peppering the team with listings, and somehow still missed out on the property we ended up choosing. It was Eva and teams' sharp eye and memory of our "must haves" that brought our attention to our dream property in the first place. - Eva advised us on our purchase strategy and talked me, my fiance and my family through the best options to secure the property, given our financial circumstances. - There were 18 other offers on the extremely "hot" property that we ended up closing on. Eva had previously worked with the seller's agent on other listings, and I truly believe that her previous good professional relationship with that agent gave us a leg up in terms of understanding our place in the bidding war, and understanding the seller's strategy and motivations. We put in a bid at just 10K higher than our original ceiling, per Eva's advice, and the seller's broker let us know the next day that we were "just a tiny bit" higher than the next highest offer. Also worth noting - multiple other sellers' brokers we met with seemed to know Eva well and were on great terms with her. It's clear that Eva is well respected and well liked amongst other professionals in her field. - Eva and Angel were available basically 24/7 and would respond within minutes to our texts and emails. They hopped on calls with us multiple times after traditional business hours and never made us feel like we were being overly demanding or too nitpicky with all the questions we were asking. It seems that we picked quite a challenging time AND place to buy a house for our growing family. It's no secret that EVERYBODY is trying to buy a house right now. We knew that going in. What we didn't know was that so many families had their hearts set on South Pasadena (just like we did). We saw some pretty crazy stuff during our home search in South Pas (all-cash offers at 50% over the asking price?!) We started out with a different realtor that we were connected to through Zillow, but after shifting our focus to South Pasadena we knew that we would need expert help. We met with Eva when we were looking for a buyer's agent. It turns out that she charges the buyers an additional fee ON TOP of the commission that she gets from the sellers!! Normally the buyer's agent commission is paid for 100% by the sellers. I can't seem to understand how she can justify this. As a buyer, you shouldn't have to pay for this... unless you think it's worth paying extra to use Eva. Who knows, maybe it is? Just be warned that this is not normal. read more
