UPDATE (June) : Worst apartment ever. We have been living here for a year and just moved out and we are confident to say this is the worst apartment EVER. First, there are mold everywhere in the apartment, the apartment might look great when you first move in, however it will start to show it's real appearance after 5-6 months. Secondly, when we had mold in our bathroom ceiling, they didn't fix it up in one time so it grew back again. They had us move out when fixing the problem, did not give us any benefits and still charged us rent when they're fixing the situation for almost 2 weeks, so we had to pay the rent while living somewhere else. What really pissed me off is that, We just moved out a couple days ago and did a move out inspection. And the final result of the inspection is that they are going to charge $290 for heavy clean (after we cleaned the apartment), $565 for paint ($50/hr for labor for 8 hours), we were going to throw our mop to the recycling bin and they saw that, and going to charge us $275 for that, pet treatment $100+ (with $50/hr labor for 8 hours) and so many more extra charges that comes out to $1300+. When I first moved in, I thought this apartment is great because they reconstruct every apartment when there's new people moving in. Now I realized that they are evilly charging the old resident so much to pay for the reconstruction. BTW: the materials they use for the apartment are really fragile, the paint will fall off by it's own, the doors will have problem locking and moving, I even got hit by the laundry door because it fell off out of no where, the washing machine will make noise like from hell and even the mold situation. Now it's clear that this shitty apartment, charges the old resident for labor fee, material fees and many more nonsense fees to do reconstruction for the new resident, and keep in mind that everything is going to break or go worse on its on, then the new resident will have to pay for the new ones again. Please think twice before you consider this apartment. I'd sue this apartment if I have the opportunity.

Just wanted to give everyone a heads up this complex is ran by some of the scummiest rats who will try to scam you and make your life difficult. If you have no other options BEWARE of their insurance recommendation they use. On their website they recommend erenters insurance. Please do not be like me and do a Google search of all the negative reviews with erenters, it is quite sad and gross to see this apartment complex misguide people to pay unknowingly. They will also make you sign up for RHINO insurance as their form of direct deposit. BE WARNED, Rhino is about serving their customers and YOU as the renter is not their customer it is the Summits customer. They will also charge over 100$ worth of random fees every month including a mandatory trash valet fee that is 75$/month by itself and this is mandatory according to the management. On top of their mandatory parcel fees, which is some additional change. Uncommunicative management, scummy practices, and terrible customer service. On December 10, I requested renewal information for my current apartment so I could determine whether to renew or transfer to another unit in the building that was offering a 7-month lease at $2,175 effective 12/30. This request was made within the 20-day notice period. Had I received timely information, I would have transferred units, complied fully with notice requirements, and saved approximately $400 per month in rent. Instead, I was forced to repeatedly call, text, email, and leave voicemails with little to no response. There is no transparency in communications--you do not know who is responding, and replies routinely address only a fraction of what was asked. After submitting a formal escalation, the only response I received was essentially, "Thanks for your patience; we can't do anything," despite the delay originating entirely on management's end. Living in a building where residents are treated this way is shocking. My correspondence has always been respectful and courteous, but persistent non-responsiveness and lack of accountability understandably erode trust. I still do not know who to speak with to resolve this issue, and the overall conclusion is that resident concerns are simply irrelevant and ignored. I sincerely hope the incoming management team brings a greater level of professionalism, transparency, and respect for residents.

As the multitude of competing…read moreproperties have come online in Redmond, Milehouse no longer has a competitive set of amenities or services. Things such as charges for use of the 'clubhouse', (just a public area in the lobby that is not at all private), and the generally out of service theater, are among the things that make residents move to other properties. The recent refresh of the lobby was, oddly, a huge step down-market. The wood-laminate flooring was replaced with what is clearly discount vinyl. The added artwork could well have come from a clearance bin at Target, and there is new and lobby garish signage as well. There is no designated area for outgoing packages. Your option is to leave it on the mailroom counter where it may be either ignored or stolen. I've had both experiences. When the building was initially opened, they hosted a buffet and open house with the architect and others. The architect told me how the feature fireplaces (lobby and outdoor patio) were high-efficiency and designed to be left on 24/7. UDR wired in timers with the default as "OFF", making both areas look dark, neglected, and unwelcoming. The security keypads just installed in the building are cheap plastic. The keypad on my home safe is better built. At Milehouse the numbers immediately stop working, and soon the whole black plastic keypad is out of service. You are then locked out of the building, or the elevator. If coming from garage you're locked out of both. They keypads are clearly not suited for a commercial application. The building has a mezzanine area with tables and chairs that once had an operating station where you could get hot coffee and tea. That disappeared and now the mezzanine is abandoned. Management permits ongoing incursions into, and theft from, the building's bike room. Expensive bikes and ebikes are routinely stolen, getting barely a shrug from management. All the bike owners in the building would gladly monitor a security app or desktop program that monitored entrance to and activity in the bike room. Such a simple fix. Management moved the Parcel Pending package lockers from inside the secure building, outside to the open garage. Oversize packages too big for the lockers are left on the ground for thievery which is now common. There are just less than 40 new multi-resident buildings in the Redmond area, and all have surpassed what was once a highly desired property. None of this is the fault of on-site staff. The low standards commenced when UDR purchased the building. It appears that someone is not paying attention, or simply does not care.

Butterfly app, SmartRent, and a fob--none of which work well together. Android users, prepare to be locked out. Food delivery scavenger hunt: No clear delivery instructions, and couriers can't navigate the Butterfly app. After 10+ times of searching for my food in random buildings or outside, I've accepted that my dinner now lives in the wild. Airbnb-palooza: Strangers coming and going 24/7, no background checks, and enough weed stench in the halls to hotbox the whole floor. Who needs safety or a sense of community, right? Bottom line: If you like cold air and chaos, this is your place. Otherwise, maybe wait for a management overhaul--or a miracle.

One employee has been in my bedroom and felt the vibrations and acknowledged them. Another employee felt them from outside the building in his truck and acknowledged how bad it was. Yet it is currently 4am and im awake from it yet again because no action has been taken. Their communication is nonexistent. If you do get a response, it is canned and lip service with no action to follow it. They do not have systems in place to protect fhe residents peace of mind or to follow basic laws. This month the elevator went out of service once again. For nearly 2 weeks we did not receive one notice or update about the issue or anticipated time for the outage. Just last week, a notice finally was posted that the elevator is down due to a "mechanical issue" and that the soonest available technician to service it wouldn't be until June 9th at the earliest!! That is in excess of a month and still no additional information has been provided by staff. The staff service here has been poor for awhile other than the maintenance staff (who are not responsible for the elevator). For a relatively high-end property, you could do much better with communication.

The property managers change constantly, offering no continuity or support for long-term residents. * If your apartment faces the front, garbage trucks will wake you up 5 out of 7 mornings. If you're in the back, trucks rumbling by will shake the building. * The courtyard reeks of urine. * The monthly breakdown of rent and utilities is unclear, and hidden fees are slipped into your payments--be vigilant. Lawsuit Alert: This property and its management company are implicated in a lawsuit alleging collusion to artificially inflate rental prices. The defendants, including Greystar and other major property management companies, allegedly shared data through RealPage to manipulate pricing. This unlawful practice has negatively impacted Seattle renters, driving prices above competitive levels. Final Word: Living here is not worth it. The conditions are poor, management is ineffective, and the cost is outrageous. Avoid this property at all costs.

I'm personally taking double anti nausea than normal. How welcoming to show a property and feel good about it, that's that just duct taped it. As the current tenants are passed is Ac not working along with garbage. I would run. Being an upscale apartment and you haven't even sent out a email. I don't think it's fair we don't get a big rent credit among with garbage and AC credit for the past couple months. Nobody should have to live like this. Especially with no explanation. Management acknowledged this and promised that the 20-day rent charge after move-out would be re-credited (see screenshot). Despite these assurances, management reversed their position after move-out and issued an incorrect final balance. When I disputed the charge and requested clarification or legal justification, both the accounting team and management stopped responding to emails entirely and refused to provide any legal or compliance contact. This experience has been extremely frustrating and unprofessional. Policies were applied inconsistently, verbal and written representations were contradicted, and good-faith communication broke down once money was involved. They are extremely attentive, quick to respond to tenant's concerns, and hard-working! Upon move-in, we had an issue with the lingering smell of incense from the previous tenants. As soon as we brought it to their attention, within minutes maintenance was at our door providing a solution. They brought in a special machine that eliminated the incense odor completely. Our apartment is extremely Clean, Well-maintained, and includes everything we need to live comfortably. We are looking forward to living here and becoming acquainted with our new community!
