The final issue that led us to terminate management involved landscaping/tree work that perfectly summarized the broader problems we experienced throughout the relationship. We requested quotes for landscaping work in mid-March and did not receive them until we followed up weeks later. When the quote finally arrived, the pricing didn't add up correctly and had to be clarified after additional follow-up. We approved what was described as trimming and cleanup work, but communication throughout the process remained inconsistent. Scheduled work dates were missed, partial work was completed without updates, equipment was left at the property, and both we and the tenant repeatedly had to ask for status updates. Most concerning, a large holly/privacy barrier on the property was cut back far beyond what was communicated in the approved scope of work. We were later told after the fact that the vendor believed mildew/mold treatment required such an aggressive cutback, but that was never explained to us before the work was performed. Had that been communicated upfront, we would have had the opportunity to discuss options and understand the actual scope of work being approved. The larger issue, though, was not just the landscaping situation itself -- it was the ongoing lack of proactive communication and oversight. Over the course of our time with Acorn + Oak, we went through multiple points of contact and consistently found ourselves needing to follow up for updates, quotes, scheduling information, and basic responses. Even our tenant expressed frustration with delays and communication issues. For a company charging a 10% management fee, we expected significantly better service, coordination, and accountability. Instead, the experience often created more stress and work for us rather than less. The Broker in Charge ultimately allowed us to terminate our agreement early, and we are now self-managing the property while evaluating better long-term options. I rarely leave negative reviews, but I think it's important for prospective owners to understand that communication and consistency were major issues in our experience.

I say this because I had direct experience with real estate agent Jerry Johnson (who now owns a brokerage) when we moved into the Raleigh area nearly 5yr ago and was looking to buy our home. We were looking to find and close on a home within a month. Given the low inventory and with many buyers on the market at that time, it almost seemed improbable. But with Jerry on our side, we made it happen. With his experience and desire for success in what he does, Jerry always reminded us about the next step and what we needed to have ready while we were still working on satisfying the requirements of the current step. He wanted to be sure there was no obstacle as we navigated from one process to the next given the time constraint. We followed his direction and successfully closed on our home within a month. We are enjoying the home he helped us buy and are glad we chose him as our real estate agent. Jerry has helped many other families buy their homes and I don't expect their experiences to be anything other than very pleasant. He is a nice and trusted person to work with. So, if you are looking for an agent who will work the hardest for you and not rush you into making a quick buying decision, then Jerry is your person. Because of his success as a real estate agent, he is now operating his own real estate business. So, give him a call when you are ready to buy that home. A major plumbing issue was never fully resolved -- I had to escalate the matter through the answering service and even reach out to the vendor myself just to get any attention to it. There has been absolutely no follow-up from the management team -- neither with me nor with the vendor -- showing a complete lack of communication and accountability. Based on my experience, I would not recommend this company to anyone. I truly feel sorry for the property owner, as their investment is not being properly cared for.

I inquired about having a walk through with management before I vacated the property and was told there was no process in place for that and to just "drop the keys off." I had to follow up repeatedly for my security deposit and could not get an answer from anyone. Finally after repeated calls I was told that I would only receive a fraction of my deposit because of repairs. However, when I asked for documentation and for invoices for any repairs I was provided nothing. And trying to get someone on the phone or to respond to my emails was pointless. It was very frustrating to be treated this way. I strongly urge you to find another property management company.

The previous tenant left the place in a complete mess and skipped the planned exit walkthrough. The team documented every aspect of what damages they did to the property from pictures of what they left behind, to missing shower head and missing doorknobs! They made sure everything you can possibly think of was taken care of, from clean up, to paint, to sourcing the people to get all the work done in a timely manner while simultaneously having shopped around for the best pricing! They did a complete analysis of the market to out my listing at a competitive rate in the dead of winter and got me a tenant within a month of the last one leaving! And to top it off, they had very competitive pricing. They are great with tenants and are communicative with me to be aware as to what is going on with my tenants. Worth every single penny for the peace of mind I have in not having to worry about how or who will take care of my tenants and properties across the country!

There was substandard turnover quality with billed services either incomplete or poorly completed. For a company that has been in business for over 25 years, I am very dissatisfied with the service I have received. I would NOT recommend them to anyone. I would pay a higher cost to another management company to feel confident that someone would take the necessary steps to keep the integrity of my property.

The house next door to me is leased and…read morehas been managed by this company for years and the backyard has become overrun with invasive wisteria that killed 2 trees and grew over into my property, damaging my trees. After the tenants tried contacting Phoenix Property about the trees and got no response, I contacted Megan Wheeler at this company (who manages the house) back in December 2021 by phone and e-mail and again in March with no response. Finally she acknowledged receiving my email with photos in April, asked a few follow up questions, then no further response and no cleanup of the backyard whatsoever occurred. Megan did not tell me to contact the owners (who, as she informed me much later on, must approve and pay for yard cleanup). So I assumed for quite a long time that Phoenix Property was responsible for the yard, wasting time waiting for them to respond when I could have tried finding out how to contact the owner - neither Megan nor the owners ever gave me their names let alone any way to contact them!) Had to get my HOA Board here involved due to this ongoing negligence and lack of response. Over the years, vines have even grown on the house, knocked down a screen (I politely put the screen on their front porch), a hose was left out in the front yard for over a year (the house was not lived in for extended periods). I urge you to save yourself major problems and do not use this company as tenants or as an owner! Update on May 13 - my HOA sent a letter to the owner of the property managed by this company about 3 weeks ago as covenants here require yards to be kept up and the HOA board agreed upon inspecting the yard that it violates an HOA covenant. I then received an email from Megan of Phoenix Property wanting me to remove or change my online reviews, claiming they aren't accurate. My reviews are very accurate, I've been amending them to reflect any new information or understanding as honesty and fairness are very important to me. In one email, I had asked Phoenix Property to ask the owners, out of fairness, to consider paying me back for my vine mitigation bill and splitting a probable future bill for having a surveyor remark the property line between yards. This they said the owner refused, saying the owner is not legally obligated to do this. That's true. I had asked this as a possible remedy as if the owner had cleaned up the 2 dead trees, mitigated their vines and also helped with my related bills, I would have felt the owners were making a big effort to repair relations with me and undo damage. But Phoenix Property says the owner has said no. Then they told me that I had agreed to take down my reviews if the owner gave me money (even used the word extortion)! I never said such a thing and this lie is very upsetting. Phoenix Property claimed that an arborist (later listed as a landscaper) had examined the trees and vines at 2702 and that the owner would begin some kind of action (specifics were not given as to what would be done). But to this date, no cleanup of trees or vines has occurred on that property. The trees have been leaning since fall 2021 and I notified Phoenix Property (and have photos) in Dec 2021. It's now May. Megan also told me in an email that she wants me to rescind my complaint against Phoenix Property with the BBB. The email says they will take action against me if I don't. I found info on the BBB website that says a company should never ask you to rescind your complaint, much less say that actions will be taken if I don't. It's against BBB standards and could result in the company losing BBB accreditation. I reported the demand to the BBB. I understand Phoenix Property can't make the owner decide to clean up his/her yard and maintain it, but they are in agreement with the owner to manage the property. If the owner is being negligent, and Phoenix Property does not condone this, they need to confer with him and stop being his management company.

My dealings with Eric, who is very professional, conscientious and courteous has handled any of my issue that have arisen in a timely manner. For example, last New Year's Eve, the furnace quit working so I contacted him and within two hours someone was on site to fix it. I'm appreciative of the way Eric handled this emergency! I would recommend doing business with this company and can honestly say Muscadine + Pine Property Management, and especially Eric, has proven to me to be a landlord who cares for their renters and properties alike!     potential property owners and tenants, for the love of GOD do not do business with these scumbags…read more recently completed a two year lease with these clowns for a 3500 sq foot property in Cary. I will say they were fantastic right up to the point i moved in. with in weeks i had a water leak from the master bathroom requiring the master bath shower and tub to be removed and replace, (a three month process). (they knew about the issue before i moved in and did not address it, but painted the ceiling to cover the damage before i moved in.) they will conduct a 6 month review on the property. i get it, no problem but the old man that showed up came with a 360 camera. the same setups that relators use to show case a property. when i refused to let them use the camera they gave me attitude. they kept saying it was in the lease so i asked them to show me where i agreed to this. then they just conducted a walk thru and found now issues. also, it those two years, the washer failed three times and they finally replaced it. then the microwave/oven unit failed and they replaced it after a few weeks. at move out i requested a walk thru and they refused to complete one with me. i had to call three times a day for over two weeks before some idiot answered the phone and told me i would get any part of the deposit that wasn't used in 60 days. but he couldn't tell me what they were going to charge me for. please, rent from anyone else in wake county. absolutely anyone else.

It feels like they completely ignore their customers.Theyve sent unprofessional, unwanted vendors to my home to handle cosmetic issues I never requested, and in the process left me without access to a shower for several days despite me specifically asking them not to proceed with that work at this specific time. When my AC went out in the middle of summer and my thermostat was reading 84 degrees, I practically had to beg them to send someone to fix it. On top of that, my rent increases every year, and there are random additional fees that are never clearly explained. While I truly love the townhouse itself, I am choosing to leave solely because dealing with this company has been such a nightmare. On the rare occasion you do get someone to return your calls or follow up they are rude and completely unhelpful.I strongly recommend avoiding this company at all costs.
