I say this because I had direct experience with real estate agent Jerry Johnson (who now owns a brokerage) when we moved into the Raleigh area nearly 5yr ago and was looking to buy our home. We were looking to find and close on a home within a month. Given the low inventory and with many buyers on the market at that time, it almost seemed improbable. But with Jerry on our side, we made it happen. With his experience and desire for success in what he does, Jerry always reminded us about the next step and what we needed to have ready while we were still working on satisfying the requirements of the current step. He wanted to be sure there was no obstacle as we navigated from one process to the next given the time constraint. We followed his direction and successfully closed on our home within a month. We are enjoying the home he helped us buy and are glad we chose him as our real estate agent. Jerry has helped many other families buy their homes and I don't expect their experiences to be anything other than very pleasant. He is a nice and trusted person to work with. So, if you are looking for an agent who will work the hardest for you and not rush you into making a quick buying decision, then Jerry is your person. Because of his success as a real estate agent, he is now operating his own real estate business. So, give him a call when you are ready to buy that home. My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else.

Due to an oversight by their Accounting Team and Ashlee Malone, I received a threatening email saying they will be taking legal action against me. My house flooded twice and 0 sympathy was given by their team. I am now out a $4,000 rug and they are threatening legal action over a $600 security deposit that they sent twice that they clearly saw had been deposited. This feels like a scam as they saw it was deposited. I've never dealt with a more unprofessional and inconsiderate team than MoveZen. I hope and pray nobody else has to deal with them or go through a similar experience I have gone through.

    potential property owners and tenants, for the love of GOD do not do business with these scumbags…read more recently completed a two year lease with these clowns for a 3500 sq foot property in Cary. I will say they were fantastic right up to the point i moved in. with in weeks i had a water leak from the master bathroom requiring the master bath shower and tub to be removed and replace, (a three month process). (they knew about the issue before i moved in and did not address it, but painted the ceiling to cover the damage before i moved in.) they will conduct a 6 month review on the property. i get it, no problem but the old man that showed up came with a 360 camera. the same setups that relators use to show case a property. when i refused to let them use the camera they gave me attitude. they kept saying it was in the lease so i asked them to show me where i agreed to this. then they just conducted a walk thru and found now issues. also, it those two years, the washer failed three times and they finally replaced it. then the microwave/oven unit failed and they replaced it after a few weeks. at move out i requested a walk thru and they refused to complete one with me. i had to call three times a day for over two weeks before some idiot answered the phone and told me i would get any part of the deposit that wasn't used in 60 days. but he couldn't tell me what they were going to charge me for. please, rent from anyone else in wake county. absolutely anyone else.

It feels like they completely ignore their customers.Theyve sent unprofessional, unwanted vendors to my home to handle cosmetic issues I never requested, and in the process left me without access to a shower for several days despite me specifically asking them not to proceed with that work at this specific time. When my AC went out in the middle of summer and my thermostat was reading 84 degrees, I practically had to beg them to send someone to fix it. On top of that, my rent increases every year, and there are random additional fees that are never clearly explained. While I truly love the townhouse itself, I am choosing to leave solely because dealing with this company has been such a nightmare. On the rare occasion you do get someone to return your calls or follow up they are rude and completely unhelpful.I strongly recommend avoiding this company at all costs.

The final issue that led us to terminate management involved landscaping/tree work that perfectly summarized the broader problems we experienced throughout the relationship. We requested quotes for landscaping work in mid-March and did not receive them until we followed up weeks later. When the quote finally arrived, the pricing didn't add up correctly and had to be clarified after additional follow-up. We approved what was described as trimming and cleanup work, but communication throughout the process remained inconsistent. Scheduled work dates were missed, partial work was completed without updates, equipment was left at the property, and both we and the tenant repeatedly had to ask for status updates. Most concerning, a large holly/privacy barrier on the property was cut back far beyond what was communicated in the approved scope of work. We were later told after the fact that the vendor believed mildew/mold treatment required such an aggressive cutback, but that was never explained to us before the work was performed. Had that been communicated upfront, we would have had the opportunity to discuss options and understand the actual scope of work being approved. The larger issue, though, was not just the landscaping situation itself -- it was the ongoing lack of proactive communication and oversight. Over the course of our time with Acorn + Oak, we went through multiple points of contact and consistently found ourselves needing to follow up for updates, quotes, scheduling information, and basic responses. Even our tenant expressed frustration with delays and communication issues. For a company charging a 10% management fee, we expected significantly better service, coordination, and accountability. Instead, the experience often created more stress and work for us rather than less. The Broker in Charge ultimately allowed us to terminate our agreement early, and we are now self-managing the property while evaluating better long-term options. I rarely leave negative reviews, but I think it's important for prospective owners to understand that communication and consistency were major issues in our experience.

They made sure everything you can possibly think of was taken care of, from clean up, to paint, to sourcing the people to get all the work done in a timely manner while simultaneously having shopped around for the best pricing! They did a complete analysis of the market to out my listing at a competitive rate in the dead of winter and got me a tenant within a month of the last one leaving! And to top it off, they had very competitive pricing. They are great with tenants and are communicative with me to be aware as to what is going on with my tenants. Worth every single penny for the peace of mind I have in not having to worry about how or who will take care of my tenants and properties across the country!

    Before signing ANYTHING with this company you have the right to know their definition of 'excellent…read moreservice'. Your agency agreement is with Long and Foster, the parent company, not the agent representing you. I was told by a Senior VP that I received an 'excellent' service where my agent was (unbeknownst to me) on provisional status and allowed to represent me without supervision. I was 'required' to sign a 6% agency agreement and if I didn't, Fonville/L&f could not submit my offer. I was not allowed to see the property disclosure statement until I signed this 6% agreement, and when I asked if there was anything I should know, my agent remained silent. (The home's defects were removed from the property disclosure, which she was well aware of). Finally, after making my offer, my agent altered my '10% down payment' to show '80% lvt', thus creating forgery in my name. This review will be up until they employ means to remove it, which is their response to factual reviews.

Last year my daughter decided she was ready to purchase her first home. She met Debra, and being the invasive over-protecting mom I am, I had to meet Debra too. My daughter has been working since the age of 16 and is not going to be Debra's biggest sale of the year... quite the contrary. I am positive she may be one of the smallest commissions. But at no point was Debra dismissive or pushy or anything short of exceptional. You see, 2 months into this, I transferred with my job to California and left my daughter to make one of the biggest life's decisions by herself. But she was not alone- Debra treated my daughter with the care that any person would want their loved ones to be treated. She educated her, she was patient with her, and she listened to what my daughter needed and wanted. My daughter needed to make every dollar count. She didn't have a lot of wiggle room. And Debra always treated her like she mattered. It took a while, because my daughter gave some tough parameters, but as a team - they did it!! My daughter got such a great place!! Great neighborhood, good distance to work and fun, within her budget, and the home just feels like it was meant to be. Because of COVID, I was able to come back and help her get settled in. And as the first few months have passed, there has not only been no buyer's remorse- there has been more and more happiness and validation that this was a great decision. We owe so much to Debra! As a mother, I have actually shed a few tears at how thankful I am to have Debra's kindness, keen knowledge and resounding integrity during this time for my daughter. Not only is Debra wonderful- but all the people in her network as well! The mortgage broker (shout out for Franco and Barb Multari) and the staff at Fonville Morisey (Janee- you rock!) all added to what a wonderful experience this has been. Would HIGHLY suggest any of their services!!!!
