My experience with this property management company has been extremely disappointing. Response times are very poor, and several repair requests were forgotten or never completed. A major plumbing issue was never fully resolved -- I had to escalate the matter through the answering service and even reach out to the vendor myself just to get any attention to it. There has been absolutely no follow-up from the management team -- neither with me nor with the vendor -- showing a complete lack of communication and accountability. Renter beware. I try to avoid making negative comments, but I don't want others to have similar experiences to the one I had. This company does respect their tenants. My move out process was extremely unprofessional and rather stressful. I inquired about having a walk through with management before I vacated the property and was told there was no process in place for that and to just "drop the keys off." I had to follow up repeatedly for my security deposit and could not get an answer from anyone. Finally after repeated calls I was told that I would only receive a fraction of my deposit because of repairs. However, when I asked for documentation and for invoices for any repairs I was provided nothing. And trying to get someone on the phone or to respond to my emails was pointless. I hired Red Door Company in 2010 to manage my rental house. The house already had a tenant, yet RDC charged me a substantial fee (at least $175) to take on the property. Over the course of the rest of our business, multiple times they would pay sub-contractors without checking the work... which was not complete or done poorly. I had them hire someone to do tile work in the bathroom. Rather than pulling down the tile and putting up new hardie board and then tiling, they just tiled over the existing tile, and the cost was much higher than it should have been for doing this work the right way. We received our rental home yesterday and were extremely disappointed with the conditions the home was turned into us. The previous tenants had pets so it smelled like a dog pound. The property had not been cleaned at all. We found dog hairs in the dryer, carpet, cobwebs throughout the house. Minimal to no services were done to prepare the house for us. If you're a landlord looking for a property management company this is not the right place for you if you want to please your tenants and keep your property in pristine conditions. I wasn't too pleased with the property management services, honestly. This was my first time ever being a landlord and I could have used more guidance from Kathy along the way, particularly at the end of the contract. Kathy made it very well known to us that we were not a priority since we weren't renting the house out again and made us feel bad that we had even asked for upkeep services to be arranged before we moved in. If it was a favor, and not just part of the services provided by Red Door, I would have preferred to know this ahead of time and I could have arranged the maintenance myself. I could have used a property manager who was more proactive in communication. I would often send her emails with multiple questions and she would selectively respond, further making me feel like an inconvenience when I would need to repeat my remaining questions to her. Homeowners beware! Red Door has too many properties to make sure your home is managed well. I used them from August 2009 - Oct. 2011 to manage a restored historic property in Durham. Red Door failed to notice that my tenant had taken wood from the floor to board up fireplaces, or broken a historic windowsill even though they have quarterly inspections. Also, they failed to collect the last month of rent which is a part of their contract . So, I was stuck paying hundreds of dollars in damages. If you have a good property and a good tenant, it's less expensive to use ebainking, Angie's List and email and you'll get better results and save money than using Red Door. read more

Used Red Door to rent house out for several years. 1. The lease clearly stated renter to not have pets, they did.. this proves Red Door doesn't do inspections 2. House smelled horrible; mostly due to pets, again proof no inspections. 3. Service is bad; that guy everyone mentions in other reviews retired and the excuse the current agent used "this is how it was when I started with it"... not professional at all. 4.they claim all normal use even though they didn't uphold their lease .. the document that they wrote 5. these "inspections" agent says "we do not document those"; so nothing to even prove they did them.. clearly they didn't Basically what you are going to get for the "management" of the property is someone to answer to the phone and respond to the renters and then tell you how much it is to fix whatever broke; which is what should happen, what you are not getting is anything pro-active (inspections etc) as they claim they do to make sure the renters follow the lease agreements. read more

Red door company is the worst of the worst. I ended up having the city out to inspect the house. Then they send a jack leg repairman, after which my shower wall fell off. Fell the F off while I was showering. Ever had broken porcelain in and on you body. It makes for a great morning. And the bugs omg. They tell you in the lease you're responsible for pest control, but what they don't tell you is that the house is completely infested. Worst people on the planet. The reason they do things online is so they don't have to show any shame. They run their buisness from a Regency office, so there is never anyone there. I have been a tenant in a Red Door managed property for over 2 years. The experience has been 100% positive. Their tenant portal is easy to use and very helpful in managing all aspects of our relationship from rent payments to service requests and lease renewals. I hate writing negative reviews, but I hope only that I can spare you from getting burned if you're considering leasing from this company. Nearly a year ago now, I had a similar leasing experience as Kenan's here. Like Laura, I was working with Bennett Robinson in trying to rent a property. At first, Bennett was helpful and easy to work with. Things seemed to be going smoothly with the apartment I was considering -- until I paid the $40 application fee. After that, all communications were dropped. I followed up several times as patiently and politely as I could, but my emails and voicemails were simply ignored. I never found out what became of my application or what happened to my money. It was bewildering, considering how helpful and friendly Bennett had been up until I paid the application fee. When I saw other recent reviews saying similar things, I decided to add my voice so potential clients can make an informed decision before working with this company. I understand which side of the table I'm on as a prospective tenant, but the lack of courtesy from these real estate professionals, evident time and again from the other reviews here, is disappointing. The property manager I dealt with while trying to apply for one of their properties was an absolute nightmare. She was rude when I asked for clarification (keep in mind I am looking multiple properties from other companies so I sometimes need to get clarification). She told me about a separate pet form that needed to be completed, but did not inform it would cost another $35 in addition to the regular application fee. Vet records can be provided for free? I know the market is crazy, so I guess they can afford to be rude and charge people fees for ridiculous things, but to me this just seems to be foreshadowing for what renting from them would be- an utter nightmare. I have had a great experience at Red Door Company. I have been a tenant in one of their units that they manage 4 the past 3 years. They have a really nice tenant portal and where I can submit maintenance issues. My property manager he's usually very good about responding to my request. I can pay my rent online which makes it very easy. My biggest complaint is that they don't have a regular hours. Their office is not really open to the public as they all work out of home offices. You can't just show up and talk to somebody. But because they work out of a home office I can get a response pretty much anytime of day and even on weekends. I was not happy with my my agent Paul when I was selling my property in Durham earlier this year. He supposed to represent me but I worked more for the buyers. He first told me some small fixes that would cost a few hundred to a thousand, but then they ended up to be $15k or so. He provided NO help in the negotiation. He just passed everything to me to read and figure things out and could not even keep up with what was going on. Then he would treat me like I was a dummy. The attorney was 100 times more helpful and was much nicer. I am so glad it was over and didn't have to deal with the agent Paul any more. We rented with Red Door for 3 years before buying a home. I second what another Yelper said about repairs. Every time I submitted a ticket we were told the owner didn't want to make the repair. Pretty ironic this happened with 2 of there rentals. Makes me think this is probably why landlords like them so much it's because the property management company just doesn't do anything. There are simply no protections for renters with this company. For example we had black mold growing in the house. We sent photos and contacted Red Door and the landlord would come over repaint over the mold and that was it. We were also told the landlord was a contractor so he can do his own repairs. All units in the property have a Washer and Dryer, It was agreed that ours was going to get one too. When we discussed that they would add the units we re-signed our lease almost a year ago. We've used Red Door as our rental agent for three years for a house in Chapel Hill, NC. I can't say I'd recommend them. Many times they'd keep calling us with little things that they should take care of (like renter says garage door not working; so I'd expect them to check on it first and make sure they're operating it properly, then call us!). Finally, when the lease was up and we're selling the house, they never bothered to tell us or ask us to change the utilities to our names and the power was cut off. For the past three years my wife and I rented a house managed by Red Door. Throughout the entire process working with Red Door was nothing less than steller. Whenever we had any maintenance issues they resolved them quickly and painlessly. Over the course of three years we had a couple minor, mostly cosmetic maintenance issues that we reported that the owner decided not to do anything about. I understand that Red Door is managing the property on behalf of the owner and can not make these decisions on their own. I did not hold Red Door at fault on these. Red Door performed inspections of the house several times a year. Each time they were very accommodating to work around my work schedule so that we were not inconvenienced. I would recommend Red Door to anyone that had a property to manage and if they happen to manage a house that I rent in the future I would consider that a plus. We would still be living in the house but the owners were moving back to town and wanted to move back in. Red Door gave us plenty of notice making it easier to plan our move. They assisted us throughout the move out process and helped us get back 100% of our deposit. read more

When trying to rent this house, Rudra was professional, helpful and quick in her responses. She was always polite and a pleasure to work with. When we moved into the home, she came to the property to exchange the keys and review the property together for existing damage. She clearly cares about the property, both from the perspective of someone renting to ourselves and from the perspective of someone protecting the property for the sake of the property owners. The response time for repairs was slow. We placed an order for a broken door knob that was never repaired and then at check-out we were actually charged for this. One of the worst experiences I have ever had renting a house. We moved in last October, the air conditioning was broken and they said they were aware and would fix the issue well before summer. It is now July, and after following up MANY times to ask about the status, it is still not working and we are sweating in the 90 degree heat. The fireplace also broke in November. We reported it immediately and again followed up MANY times and they did not fix the issue until the middle of FEBRUARY. So we went most of winter without a fireplace, and extra high heating bills because of the heat escaping through the broken fireplace. NOTHING has been done to make up for this, nor do they care. WORST management company ever. AND to top it all of, the wall in the master bathroom was SOAKED in urine when we moved in. read more

Save the owner and the tenants headaches and go with another company. We had a rental property under the management of Red Door for about 6 years. The first four years, everything ran smoothly, with a very dedicated broker, Susan Halveston. When she left everything deteriorated, specially when the property started to be managed by Rudra Seegobin. The last turnover has been a complete nightmare for both parts, us and the tenants. New maintenance company (Stephen at Punch out Time) is a disaster too. Nothing was done during the turnover and worked was not supervised by Rudra or Greg DeWitt (a Red Door co-owner). The 3 amigos kept receiving $$ when nothing was done. The property was turn to the new tenants with holes in the walls, dirty faucets and showers, no bulbs, broken window screens. Move-out and move-in forms were not filled. Only work done by Rudra was to forward us emails by the tenants, without taking any action. She also gave our contact info to the tenants, forwarded to the tenants a confidential email between Greg and us, and disclose information without authorization. Everyone who works there seems to understand the critical importance of generating and maintaining trust and goodwill in the property management business. I have had such bad experiences as a tenant with other property management companies I was really leery of hiring a company to manage my Carrboro property. It is very important to me that any tenant of mine be treated fairly and courteously. I have no complaints about Red Door, and more importantly, neither does my tenant. Additionally, I called the agent in charge of the property (Bennett Robinson) MULTIPLE times and each time he was unaccommodating and would not help me schedule a showing either over the phone or by any other form of communication, even though he told me more than once that he would get in touch with me. My husband and I rented a townhome in Woodcroft (SW Durham) for 4 years through this company and there are good and bad aspects to them. Owning our own rental homes in another city/state gave us an interesting perspective as renters and we tried to be understanding in most situations. First and foremost, the unit was dirty when we moved in. My husband took over 100 photos of marks, stains, broken blinds, etc. so we would not be held accountable on the back end. I highly recommend any renter doing this. In the four years that we rented they only inspected the townhome once and that was a brief walk through (note to owners using them as their management company). Of the several maintenance issues we had during our stay Red Door was quick to have things fixed but several items remained unrepaired because the owner would not agree to them (which is not Red Doors fault). At the end of our lease Red Door did a great job giving us plenty of time before they were going to show the place, which I appreciated. We did receive 100% of our security deposit back but I attribute it to us following our lease agreement and leaving the property in better condition than how we received it. I think as a renter the company is ok as long as you follow your lease agreement. As a homeowner using them as a management company, I would be worried with so few inspections being completed. read more

This company has been awful at making necessary repairs to my daughter's rental property. They have been without heat or hot water for a week and still don't have a date for repairs. I rented for many years prior to buying my home, and have never seen anything like this. I attempted to contact someone in person on my daughter's behalf, and get an answering service to take messages that rarely get returned.
