Have it in writing that they confirmed moving it for us only to cancel out of nowhere several weeks later because they didn't want to foot the bill on the price increase. Vacation travelers regret choice of Exclusive 30A. Vacationers from the Upper Left were disappointed to find the $1500/day rental at Coach's Lair was to a tired, mildewed, 40 year old property with a pool that doesn't work, pipes that whine at a decibel level that would make a tarmac worker nervous, screen doors with broken handles (obviously from an aggressive attempt to close the salt-corroded screen door, - that is for the ones not on the floor in the garage because they been removed from the doors), mold marking the margins of the chronic drips of water from the ceiling AC vents, a dining table so sticky the improvised table cloth will probably remain forever melded to the surface, a non-functional "spa" (hot tub) that requires turning off at the outside switch-box to provide relief from the noise, a leaking pool-pump, door alarms that can't be extinguished because "the batteries need to be changed so often," garage door openers that randomly execute their function, 7:00AM next-door construction with chain-saws and circular saws, the drive-way blocked by the next-door construction workers, empty beer cans in the cabinets, stained upholstery in the living area.... The response from Exclusive 30A: "We're so sorry to hear you are disappointed! We are aware that the home is in need of some improvements and it does have a large renovation scheduled to begin soon, as many of these issues will take a considerable amount of time to resolve. We have taken these issues into consideration when setting the current rates for the home, as well as the fact that it is a gulf front home in a prime location. Once the renovations are completed, we will adjust the rates as they are currently deeply discounted. We do appreciate your feedback and are happy to address any concerns that can be remedied during your stay." So my response to that is: a) We looked at a dozen properties on the beach before we chose this one - there was no "deep discount" on this property vs. the others - we chose the property because it was presented as in good condition with a WORKING POOL, good repair, clean b) There is admission in the response statement that there are numerous issues that need to be resolved but there was no mention of these in the presentation of the property or the negotiations. read more

They stated that many people still want to come because kids are out of school early for Spring Break. What? This defeats what the US is trying to do. 30A is above what we are all being asked to do. Small business owners are asked to send people home and still pay them to work from home... Not go on Spring Break! This attitude is going to hurt us all and make the situation at hand go on longer and longer! Exclusive 30A We had a terrific house but... had a leaky sink and ice maker didn't work. That did get fixed. One of the dryers didn't work and they knew about it prior to our visit. Biggest issue- we rented this house because it had a golf cart. One of our family members couldn't bike. Got there and in 5 minutes realized the brand new cart was broken. Talked to the owner and they basically said tough luck. It's a complimentary item in the contract. That's true but you would think a business would offer some consideration for such an inconvenience. Really ruined my experience as every trip to beach required a car drive and hunt for parking. We paid a lot for this house - why weren't these things fixed? Clearly they know they own you and tough luck We will come back to 30A - but won't use Exclusive again. read more

We recently stayed at a home managed by Exclusive 30A. The home is called Rosemary Renaissance #93. The home is beautiful, but the AC has issues. I hope the owners find a new management company that can best represent their interest. This company is anything but exclusive. When we checked into the house, they immediately told us an AC company would be on site later in the week to perform routine maintenance on the AC unit. Obviously, there was an issue with the AC, but Exclusive 30A didn't want to admit this for fear of having to discount the rental. They pretended there wasn't an issue and sent their maintenance guy out as well to tell us the AC still had issues. They certainly didn't resolve the issue. The AC guy finally showed up and was unable to resolve the issue. He told us the last renter complained about the AC as well. Upon making complaints we were told the guest services director would call. They told us this for three days, but they never called. Exclusive 30A is a joke. If you like sleeping in 75-79 degree temps, this is the place for you. There's nothing exclusive about this management company. Lots of excuses and lack of communication. read more

Despite having rented from exclusive 30a for several years, I will never rent again. The unit was poorly equipped ..mismatched dishes, glassware, etc. There were big bags of bedding left in hallway marked DO NOT USE OR YOU WILL BE CHARGED. I guess clients don't get access to the nice bedding. When I returned home I got an email stating that I had caused damage/stains on dining chairs. I did not even use the dining table. Despite several attempts to contact company and discuss no one would return call. I was charged a cleaning fee. Look at other reviews...this seems to be a standard business practice. How terrible. Upon arrival of renting a very expensive property in Watercolor with an advertised golf cart, I received an email the day of our trip advising us that our cart would not be available for use. The cart was one of the main reasons we chose this property. Zero reimbursement or offerings to make up for the loss. On top of this, both master bedroom sinks not working. Called for maintenance and was told they would come. Never called and never came. Will NEVER use Exclusive 30A - I do not recommend AT ALL - such a joke of a company. read more

We stayed at The Point #26 (Inlet Beach) for 4 nights; in unit #324 and paid close to 4 k. The moment we walked in the unit a wave of what smelled like cigarette smoke took over our nasal passages. My experience with Exclusive 30A was excellent from start to finish. The first time I called them they answered all of my questions and helped me find a property that accommodated my whole family. The home was beautifully decorated and had all the amenities I was looking for, including a pool and hot tub. It was our first visit to the area and we loved everything about 30A. The weather was perfect while we were there. The beach was peaceful and gorgeous. We took advantage of Exclusive 30A's concierge to arrange for bikes while we were there, and we biked wherever we could. Seaside and Rosemary Beach were two of our favorite neighborhoods to explore. We prepared many of our meals in our kitchen but we also found a couple of restaurants that we loved. My kids, my parents, and my brother and his family all said it was the best vacation they ever had. We are going to be back for sure and look forward to our stay with Exclusive 30A. read more

The house in Watercolor (Sea Vous Play #20) is very nice. We paid 2K per night for 4 nights but left there very disappointed. We brought several issues to the management company right when we arrived. Here are the details: 1. Issues with locking front door and TV were resolved immediately. Sarah came out and handled it, she was great. We brought the other issues to her attention and she sent out maintenance the next day. He did not fix anything and we never saw or heard from him again. His answer for most of our issues was "I think there's a work order on that." 2. Freezer not functioning. Everything we put in there had to be thrown out. Leaked a lot on to the floor every day as well. Never made ice. 3. Stand alone ice maker was empty when we arrived. We filled it with store bought ice. This unit is on its last leg, barely working. 4. Wine fridge is broken. 5. Upstairs bathroom door would not close. Maintenance made an attempt with no results. 6. Door under island kitchen sink is broken. 7. Den did not cool properly, rest of house much cooler. We never heard back from anyone so we just gave up and dealt with it. We have stayed many times in the area. Exclusive 30A is great at taking your reservation, great at reminding you about your reservation including the possible fine you will pay if you check out 15 min late (we left 1 hour early). They are BELOW average beyond that. We will never use this company again. read more

If you like maintenance issues every day that keep you away from the beach because workers are in your house, not having working toilets, WiFi, cable or doors on rooms, faucets that spray everywhere and then come home to have your credit card charged over $1k for damages that include tiny marks on the couch that come out with ease or a small stain on a throw rug then this is your place. Otherwise, rent through many of the amazing companies that we have through the years in 30A, but stay away from Exclusive 30A! They charged the card and then dismissed every amount of communication via phone, email and a lawyer asking for an itemized list of damages. Worst company ever! read more

We stayed in Seacrest Beach over fall break and had a wonderful stay. The condo was well appointed, comfortable and an amazing location. All of the staff was helpful. This home is in a great location and the deck is the perfect place to watch the sun come up, watch it go down, or just sit and watch the waves! The layout of the home is great for parents/teenagers alike. There is a separate bedroom with a bonus tv room off to itself. Addie was great to answer all my questions before arriving! We booked through Exclusive 30A for our trip to Watercolor- we had great service from Morgan and Addie- Our House was amazing, looked just like the photo's maybe even better- we had an issue one morning ( after a storm) with the internet connection and within 10 mins we had someone at the door and he fixed it. My only suggestion would be to have more supplies at the house. We had one kitchen towel and one wash rag for the kitchen. We did not have pot holders or garbage bags. Not sure if this is an owner thing or a Exclusive 30A thing. Exclusive 30A is very familiar with their properties and the area so they are a great resource and very knowledgable. Not sure what happened to some of these people that wrote such horrible reviews- YIKES but maybe they were just having a really bad day- can't imagine any company acting like that! read more

The rental experience was smooth and easy and the rental house was actually better than expected. The rental agency provides all your information in a portal, which is easy to use once you get signed up. I didn't have great cell service in the area and didn't think about printing the information ahead of time. However, the rental agency had emailed me pertinent information the morning of check-in, without even being asked to do so, so I had access to everything I needed when I arrived. They're always available if you need anything, they think a step ahead, and they go above and beyond when possible. Great experience and I've already planned my second vacation with them! read more

We have rented through Exclusive 30 many times in the past and have always had a great experience but our stay this past October may have stopped us from renting from this company in the future. Upon arrival we noticed several stains in the living area and also on the chair cushions surrounding the table on the screened in porch but thought nothing of it because overall the home was very clean and beautiful. After our arrival back home however, we received an email informing us that we were being charged a $200.00 cleaning fee to remove the stains that were in the living area and on the porch. Of course, we had no way of defending ourselves, so we paid the fee. Just thought others who plan on renting from this company in the future might want to know this information. If we had known, we would have informed them upon our arrival of the stains and saved our money. read more

What a disaster. The reviews are right. If you have a problem, they do not resolve or acknowledge. I rent every year in this area and have had such great experiences. Until I trusted Exclusive 30A. If you have no problems, maybe it is worth the gamble to go with Exclusive 30A, but if you do run into an issue, DO NOT count on it being resolved. There was a loud, unexplained noise in the master bedroom at check-in. I could not begin to tell you what was causing it but it made the walls and ceiling fan rattle and vibrate. I texted, emailed and called. Three days later I got an email that they would investigate. Never heard from them again. I reached out and got a short, condescending, snippy reply about having no control over other tenants or the HOA. I have no idea what I am supposed to make of that. Let's talk about the unusable master bed. They did nothing to even investigate and refused to give a partial refund for the sleepless nights. Go with another group. This one is AWFUL! UPDATE: Found a review on VRBO from a couple of YEARS AGO from a renter in this condo that experienced the same thing. They knew EXACTLY what I was talking about. For. Years. There is no mention of such issues in the description , which I understand. You would want to conceal this because who wants to spend a beach week sleeping on a pullout sofa!? In the texts and email communications in which I expressed my dissatisfaction they acted like they had no idea what I was talking about. So very unprofessional and shady. The owner is the rudest person I have ever talked to and after trying to have a conversation about our situation she hung up on my wife. You can't trust them with your family vacation. Their voicemail is always full and they are very unpleasant to communicate with. They simply do not know how to run a business. We recently stayed at Exclusive 30A's Seas the Day in Seagrove. I would highly recommend staying at this home. It was beautifully decorated and really had every comfort of home, but at the beach! It was perfectly located just steps from the beach and had all the amenities we were looking for in a beach vacation. All the bedrooms were outfitted perfectly with TOP OF THE LINE linens and bedding. It was luxury at it's finest - with an ocean view from the master and the main living area! I would highly recommend it and we all agree we would do it again!! read more

Neddlerush Watercolor "The Money Pit" Upon arrival we found the MANUFACTURED wood floors to be severely scratched in living area in front of island stools and also upstairs in the Master bedroom. The refrigerator did not make ice and leaked water from its lower corner.Floor in front of frig was warped and quarter round was rotted off. The fireplace igniter didn't work one day. The set of three of French doors in Living Room are next to impossible to lock. The middle door bottom lock does not line up with the frame.it took 2 people and 30 minutes to lock it. Clothes from the last tenet were left in a bedroom. I mention this because we were told a thorough inspection had taken place immediately before we occupied the premesis. The Carriage House: stairway is laminate.Warning; take off your shoes and pick up all luggage when using this staircase. The shower rod kept falling down .One end of the rod had a balled up piece of tape to create tension. The MANUFACTERED wood floors were scratched Several days after our return from the stay we received a letter from 30A Executive stating we had CAUSED a large amount of damage to the property.They sent several pictures and stated after they received repair estimates we would talk. We were accused of scratching the floors scuffs on walls Deep scratch on carriage house staircase Dent on the bottom of Carriage house OUTSIDE door Cracked door casing to OUTSDE Carrige house door I told them we were not responsible for any of the above damage, nor the vandalism to the OUTSDE door. Before accusing us,maybe they should have considered an attempted break in AFTER we vacated. The way I look at this is; This company wants to charge Ritz Carlton prices, but attempts to work hand to mouth once they have your money. My advice for future tenants is to demand a walk thru BEFORE you give the your CC info. take pictures of everything ,including exterior of house. read more

What an amazing week we had at Watercolor for our Thanksgiving holiday. The home we rented on Dandelion Dr. was even better than what the pictures showed. It was the perfect size the living area was big and had an area to watch TV (football) and the other side had an area for reading or games. Our location was perfect, the weather was awesome and the house everything we needed for a perfect Thanksgiving dinner! 30A was so easy to work with they provided everyone we needed. Sadly, one of the worst experiences ever on 30A. Exclusive 30A was far from accommodating. This was our 2nd time to rent 2720 East Co Hwy 30A. The first time we found the home to be limited but an affordable, one level beach front home. When we arrived they were cleaning carpets since one of the AC units flooded one of the bedrooms. The bedroom carpet was saturated and had a horrible musty/moldy smell. The carpet cleaner had left a commercial blower running in the bedroom. The bedroom was uninhabitable. The carpet needs to be pulled and discarded. Exclusive 30A said the only replacement they had was a 2 bedroom in the Watersound area which they claimed was 1/4 mile away. It is not ¼ mile away! Besides, we were renting a 4 bedroom which sleeps 14 for our annual mother/adult daughter trip. There were 9 of us and two children under 5 years old. Exclusive 30A said they would prorate the cost of the one damaged bedroom and deduct it from our total. The offer was an insult to injury. I explained that the one bedroom effected more than just one mother/daughter. It affected the others who then had 6 people in one room. We ended up having to use a room off the garage! We asked Exclusive 30A for three things: a box fan for the hot room off the garage, a diagram of the stove knobs (there was NO lettering signifying high, low, etc. which most likely not in code for a rental unit) and for the garbage cans to be emptied because one was filled with garbage and the other was overflowing with palms from when they cleaned the yard. We received the fan but nothing else on our minimal, simple list. PROS - There was an icemaker, two full propane tanks for the grill, wonderful Pottery Barn style slip covered L-shape sofa, and the home is right on the beach CONS- The home needs updating. Nasty shag carpet, home smells musty/moldy, no soap dishes in the bathroom, no wine opener, no metal cooking utensils, some TV's don't work, 1/2 of parking area is paved and the other half is a sand pit. The step rails going to the beach need replacing (we all had massive splinters). A/C in bunk bedroom would not cool below 78 degrees. The homeowner needs to update and find a more accommodating rental company to represent the property. read more

The house we rented at Inlet beach was nice - had to wait 20 minutes past the 4:00 PM for the cleaning crew to leave. They charge you $50 per 15 minutes if you check out late - quite ironic. We had power outages in two area of the house (2nd floor and 1st floor) numerous times. After first time I called the emergency number and never got a call back. Had to break into a cleaning room where the circuit breaker boxes are located so I could re-trip the breakers. This happened over 10 times in our week stay. When we arrived we found one of the ping pong paddles were broken - we fixed it and the door alarm on the back door to the pool did not work. I found the door sensor for the alarm on the opposite door-jam and properly reconnected it - so I fixed the problem. After we left the 30A group sent us a notification they are charging us for cleaning a bunk coverlet (needed special cleaning?) and for removal of some stains on the white cloth chairs - these stains could have been on the chairs before we arrived. My recommendation if you were to use this groupbe sure to take pictures of everything - make sure they are time dated. Unfortunately our experience is this group has not been a good one. read more

I booked a home for fall break 2016, 5 months in advance to have it canceled by this poorly managed company 6 weeks before our trip. There was no other beach front homes to rent for the same period. This was a very special family trip which is why I did my research and booked early for fall break. I was told that the home was disrepair and need much needed work. I was told that the home was so bad that they were taking it off the website. Which is not true..it is still on the site. My husband and I felt that there was SOMETHING UP...... LIE, LIE and More LIES They rented the home to others and I know this because I spoke to them while I was there during our original week. The home also did not look anything like the pictures. Maybe why the outside pictures on the website were taken at low sunset. This bunch should not be trusted. DON'T USE THIS COMPANY IF YOU EXPECT HONESTY..... THERE IS NO WONDER WHY THERE ARE SO MANY BAD POSTS!!! read more

I have used many rental companies for family beach vacations over the years and after working with Exclusive 30A for this last trip I will exclusively use Exclusive 30A! Jessica was helpful, engaging, and flexible with my week's request. We experienced zero issues during our stay, which was in a stunning home on Rosemary Beach. I found the Guest Portal to be user friendly and well organized keeping me "in the loop" on local events, beach rentals, concierge services, and beach conditions/weather reports. I am a review reader and yes, if you read the reviews from 2014 they are slightly less than complimentary however I can vouch for this company as an extremely satisfied customer. The staff was gracious, the home was gorgeous, and my vacation was unquestionably perfect. I highly recommend Exclusive 30A when booking your next beach trip. read more

We have traveled to 30 A for many years now. We decided to rent a larger house this year for our entire family, which was 15 people. I have never used this rental company and will never use them again! When we arrived the bottom floor of the house was very hot! We called immediately and there was no answer. You had to email the company with your problems, and then wait for them to send someone out. The A/C company came out the next day and told us there was a part that needed to be ordered and it would take up to 2 days. Meanwhile, I emailed everyday and there was no response. Therefore, we didn't have A/C downstairs for 5 out of the 7 days we were there. We rented this home for 11K a week and our entire family had to go upstairs in there rooms by 7:00 pm due to the heat. We also had to move my mother upstairs because the room was too hot to sleep downstairs. When cooking in the kitchen the temperature would get up to 85 degrees. I requested a discount several times and we received nothing! Instead we received a $500.00 charge for stains on the furniture that were there when we arrived. And they charged us for not taking ALL of the trash. THERE ARE TOO MANY RENTAL COMPANIES ON 30 A THAT ARE VERY ACCOMMODATING. WILL NEVER USE THIS COMPANY AGAIN! WATERSOUND RENTAL IN SANTA ROSA BEACH - NOT REALLY LUXURY... We were looking for beachfront vacation rental in Santa Rosa Beach, FL and were told this condo at WaterSound B101 was "steps to the beach." Yes, LOTS and LOTS of steps, especially with little ones! Actually a ten minute walk at best. Also not as clean as we would have expected for a "luxury" condo; Barely enough linens for our group of nine; At least five burned out lightbulbs and several lamps that didn't even plug in. On top of that, the neighbors were VERY loud several nights and you could smell cigarette smoke through the walls. The number to security on Exclusive 30A's literature was wrong, so we just put up with it. VERY ANNOYING ALL AROUND, and on top of it all, apparently Exclusive 30A keeps vacationer's deposits 98% of the time. We've contacted them several times and gotten the supreme runaround. NEVER AGAIN! We'll go back to renting directly from owners and not deal with this management company. read more
