    This Management company ran my house for almost 2 years. I was contacted this spring by neighbors…read morein the area (I didn't know them, they tracked me down) and told that my house was in horrible condition. I made a trip to Grand Forks and found that the house had basically been untouched for 2 years. There was a small tree growing in my foundation. The grass was almost 2 feet tall. (again was contacted by the city shortly after) The landscaping was completely overgrown and this was just the outside. Upon walking in my property, there were tears and spots of carpeting rubbed away. The house was filthy dirty. (new tenants were moving in that day) There was a chip missing out of the countertop, cabinet doors broke and missing in the laundry room, screens ripped, the exterior doors were both broke and did not shut properly, a gross old fridge left in the middle of the basement, bad patch jobs done on the basement walls. They had not held any tenants responsible for damage or maintenance on the property. After seeing all this I was given a 6 week timeline to receive quotes and do repairs to get the house livable again. During the six weeks I received a quote for lawn care and nothing else. I was told multiple times that a handy man was scheduled Monday, next week, two weeks. No one showed up for any of these dates. During the six week time line, I heard complaint after complaint from the tenants that nothing was being taken care of in the house. I finally had to take care of things myself, including setting up and install of new 2 faucets, carpet installation, and pest control. None of which Precision Property even got me quotes for the work. Now trying to deal with them to get money back and cancel my contract has been ridiculous. They don't respond with in reasonable time, they have tried to give me back incorrect amounts for deposits and purchases they have made for the house and kept the items (ie bought a shop vac and fan for the house, charged me and kept them) Their record keeping is appalling. This review is only touching the surface. I would never use this company as a home owner or renter, because they care not about you or your property and will try to take advantage of you.

    Do not rent from this company. They are a corporate investment company, seeking to drain every…read morepenny you have. Rent increases are exorbitant. My rent increased a little over 30% in one year, from $690 to almost $1,000. This is for a 630 square foot studio apartment, with no bedroom. You must pay water, sewage, and trash, based on everyone who lives in the complex, not just yourself. My bill for water, sewage and trash is more than my electric, at around $60 per month. Yes, the apartments are nice, but they are way over priced, and there are no caps on rental increases in North Dakota according to state law. Therefore, these types of corporate landlords can increase your rent as much as they want. In addition, IMM makes YOU pay for carpet cleaning when you leave; unless you show the receipt, the charge for carpet cleaning will be taken from your deposit; however, IMM usually makes any excuse not to return your deposit anyway. You have been warned!

Well yesterday the weather was so bad I got snowed in well I worked my butt off to get shoveled out I made it to work at 1pm and stayed the night there to be there in this morning . Anyway I made a post on Facebook yesterday stating I need a ride to work in the comments I was talking about to a co worker and said I'd get fired for missing on rmore day. Well this morning when I went down to work the general manager had said I can't believe u had the balls to stay here after I made that post . There wasnt nothing wrong with my post. I wasn't lying about it. But she said I made them look bad. Am I wrong for the post.? That place is very toxic there is so much more I could say about yhe things I've heard there and the way some things are done there to where the general manager should not be managing the hotel. Something needs to be done cause I will be taking this alot further if I have too.

The property management company is accusing me of leaving the unit dirty, non-payment of $100 and sent me a letter demanding payment for $200 cleaning and $100 carpet cleaning and $100 for rent. ($100 was paid in cash to the person who retired) I have a witness, the person who helped me move. The letter is dated 11/30/22. I last payed rent in October, no information about short on rent. I moved out and left the front door unlocked and keys in drawer as requested by propety management. I cleaned everything, fridge, stove, washed floors, bathroom(even left a new sprayer), the place was clean. Importantly why wouldnt managment call me immediately upon inspection and wait for a month to send me a demand letter. I don't have pics-didn't think it necessary because of the great job cleaning. Property management had shown the unit and there was no call regarding condition because I kept my home clean. In my work and my life I can control my integrity. I am licensed with the state for insurance, I have a job that requires ethics with the grand forks edc. I have a good credit score. The only thing I think could have happened is the landlord did not check immediately and some folks used the place because the door was open. Receiving a letter a month later is not how this could be handled, they had my forwarding address clearly. The landlord threatened colleciton and I didn't do anything wrong. Looking for help, please.     Barb retired earlier this year and Val has already proved unworthy of continuing their excellent…read moreservice. She tried to blame MANY problems with our tenants on a communication barrier but having now met them, their English is ALMOST PERFECT. Val then tried lying and manipulating my young fiancée, which almost worked, into believing that our kitchen wasn't really repainted (poorly) to cover smoke damage & that the 9 dead cypress in the privacy hedge died (basically instantly) within the last 2 weeks rather than during the year of the tenancy. Val also really crossed the line by claiming my father, who is now deceased but who had Alzheimer's, said "tell the tenants not to water the trees because it makes the bill higher." My dad was down in Arizona in a care facility and she had been informed not to bother him in the first place... Dozens of pavers were moved, a fence was taken down and moved, the home was filled with smoke when they tried to use the fireplace (Val claims she can't remember Amber telling her the fireplace is decommissioned but she apparently remembered something my dad said...), the electrical in the laundry room was modified, the sink in the master bath was left off because they had installed a used valve with a Habitat for Humanity sticker on it and it was faulty (check the sink, Val!), and a number of other things despite NO MONEY being withheld from their deposit. I am having to file suit against this company currently and am adding to the damages their fee for August as they did not earn it. Thanks for reading, and if you have read this far, you need to know that Val's LIES to our faces were exposed by her own pictures from the walkthrough. She claimed to "not want to fight" but lying to good people is not the way to achieve that. I understand and see her shame in their poor performance but her mousy personality isn't on par with the job she has unfortunately been handed by Barb's deserved retirement. Barb was the most impressive hard-working lady at 70+ I've ever seen, but what is left of her company is a shadowy illusion of what you want from the people responsible for your valuable property.
