Spent 2.5 years here. Hated 2 of them. Once you get past the facade of it all. Management is terrible, not polite, and not helpful. Had a leaky roof, put in a work order, leaked again, another work order, then had a hole develop. They never fixed the hole in the ceiling and it has mold around it. Other things to note, the car wash has NEVER worked. The pool hours are crap, even before covid. Tech lounge hours are bad. They locked everything down during covid, understandable, but then offered no recourse for tenants. No discounts now that everything people pay aren't available. They offered no relief and expected full on time payments while people were losing jobs. Oh, can't pay rent online via card unless you want a fee, had to be mail in check (can't drop it off either). The grounds have gone to the wayside. Ask any tenant before moving in and they will let you know what it's really like. read more

Typical big corporate landlord. Do NOT rent there if you have any job relocation issues. Management is inflexible, leases have no transfer clauses. If you are transferred in the middle of a lease you are responsible for the ENTIRE LEASE until the apartment is rented. BS. Also...after 13 years living there, never missing a rent payment, I must pay to have the carpets cleaned on moveout. After that many years the carpet has normal wear and tear and will need to be replaced. If a potential transferree were to sign a shorter lease with Galman he or she will be charged a ridiculously high rent. It is overpriced at the normal rate. Also, parking is a disaster here. Tenants allow overnight guests to use the close-in spaces, thus forcing actual paying tenants the inconvenience of parking in a distant space. If you read any part of this review, I want you to know that under no circumstances should you live here. I only moved into Exeter Village because I got a job in the area and needed something last minute. If I could have found another option, I would have taken it and anyone reading this should, too. The apartments themselves (or at least the updated ones) are "nice" in the sense that they look alright and are plenty of space for 1 or 2 people, but the cost of living here and the horrible management that is The Galman Grou are the worst things about this place. To cover everything that I think someone should know before living here, I've kept a list: 1. Overly expensive --The cost of living here is insane for how bad management is, even with any amenities considered. You should get a mortgage instead. --Also, there was NO covid relief when asked. I was told to ask people higher up and got no response when I did so. --Also, when they sent me my offer to renew my lease, they said "to help with covid, we will gradually increase your rent the first few months until it is raised to your new rate." WE ARE IN A GLOBAL PANDEMIC!! & you're making rent at a place already overpriced even MORE expensive? AFTER offering no rent relief while people were losing their jobs? --Amenities also closed after the pandemic began, but rent stayed the same. At the very least they could have offered some kind of relief for closing the amenities that they use to base part of their rent rates on. 2. No support with noise complaints --I complained many times when I first moved in about how my neighbor would leave her dog on a leash outside in the summer heat and it would bark nonstop for over an hour at a time. The response? They contacted the resident who told them it wasn't true and they didn't pursue it further. I had to call the cops the next time to come and speak to her and guess what? She actually started bringing her dog inside when it barked. So be prepared to not have the support of management when you bring noise to their attention. --In addition to that, the lease states that dogs must be attended the entire time they are outside. When saying that my neighbor was leaving hers on a leash by itself for hours, they did not feel the need to do anything about that fact either. 3. My windows were super drafty. When I told maintenance, they said it was fine even though you could clearly feel cold air coming in. And the electric bill here is VERY expensive even if keep your heat at 63° and are freezing through winter. 4. Carpet cleaning is required by lease, which is total BS. They make you get it professionally cleaned and you have to leave a receipt otherwise they charge you $200 to do it themselves. And do they send you proof that they paid someone $200 to clean it? No, they probably pulled their own carpet cleaner out of the closet and did it for $10. It'll cost around or more than $200 to have anyone in the area do it anyway so right off the bat be prepared to lose $200 on your security deposit even if you leave your apartment in immaculate condition the entire time you are living there. 5. Barbara in the main office. She talks to you like she learned customer service in the back of a truck stop. She could not care less to help you out and make sure things are taken care of. When I called to clarify the carpet cleaning bit in the lease, she laughed at me (twice) when asking questions. She made me feel stupid for asking, and on top of that she was also rude when I was asking for move out information - it's the middle of a pandemic and I want to make sure I'm doing everything correctly & she acted like I was wasting her time. But that's not unusual, she will always make you feel that way. My front door had a gap under it that I brought to her attention in October. She said it would be fixed in a few weeks - guess who had to call her in DECEMBER to remind her about it? Same thing happened when my outdoor closet space was locked and my key didn't work. She said she'd contact maintenance and once again I had to remind her almost a week later. read more

We lived in Exeter Village for 2 years, and it was 2 years too long, but you decide for yourself. The pool and gym weren't open for their advertised hours for a single day during this period (obviously Covid explains some of that, but not all of it), and we weren't refunded any of our (higher than average for the area) rent. Not having to pay for a gym membership and being able to access a pool were key factors in choosing Exeter Village over other renting options. The carpet was fringed at 2 particular edges when we moved in, with nails sticking up, so we reported it to them. We thought to ourselves, no big deal, it was just cut too short, we'll be careful, and they'll fix it. Fast forward to our move-out two years later, and not only was it never fix it, but they charged us for it. When I explained that I didn't feel that was correct, because I reported the issue, and that's a frequent issue when not installed properly. Exeter Village wasn't able to do anything for us, and referred us to their parent company, Galman Group. The person that I was told to contact at Galman Group refused to answer all phone calls and return all voicemails over a two week period. This person only returned a single email, (their email addresses conveniently aren't available online), and never allowed me to explain the issue before never responding again. I was very nice and professional, but I feel like this is wrong, even if I wasn't polite! They charged us for a carpet replacement when our carpet was in near-perfect condition. A professional carpet cleaning was scheduled, and would have left the carpet in perfect condition. Our washer needed to be replaced a few months after moving in. It violently rocked, denting the side-by-side dryer, the walls around it, ripping up the floor, and could easily be heard from outside, let alone our upstairs neighbor! Because of how our laundry room was oriented with the door, the washer even moved in front of the door, preventing the door from opening multiple times. It order to fix this, we had to dismantle the door, which was very frustrating. We went through all the bells and whistles about making sure the washer was evenly loaded and the feet were installed properly. Nothing resolved the issue. We were told it would be replaced, and it was never replaced. Finally, they would enter out apartment without notification FREQUENTLY! Sometimes they would send out emails, stating maintenance would be entering apartments on this date during this time window. That was great, although they rarely actually came during the window. They also more-often-than-not didn't send the email notification (or even a phone call). During the thick of Covid, when most office/professional staff were working from home, we did as well. Exeter Village staff would knock on the door, and eventually barge in, even though our front door was locked and our dog was loose, while we were in Zoom meetings with our cameras and microphones on! We couldn't answer the door, but if we knew you were coming we would have let you know and been prepared. Again, this was without a phone call or email warning! What if were changing?! Sometimes we were not home when staff came in. Our video doorbell and living room security camera would notify us that they came. On a rare occasion that we were notified ahead of time, we crated our dog prior to leaving. One time they were nice and said "hello" to our dog in a playful voice, but another time we caught them mouthing off to our dog! Who does that?! There were many additional smaller issues. For instance, the basketball hoops (another advertised 'amenity') were taken down for about a year. Per our lease, our apartment was supposed to be power washed every year, but it clearly hadn't been power washed for multiple years before we moved in, and wasn't power washed until Spring 2022. At one point in 2022, the lawn was nearly tall enough for our German Shepherd/Siberian Husky mix to completely hide in it In certain patches in front of apartments. After reading other reviews of Exeter Village and Galman Group on multiple platforms, it's very clear that they do not return full security deposits, regardless of the condition of the apartment. You make the final decision for yourself, but heed our warning: STAY AWAY! read more

Exeter Village Apartments has been our residence for the past 6 months. I would like to call it our home rather than an apartment because if we want to buy a home, it will be something that looks like Exeter Village Apartments in looks, layout, greenery, safety etc. The place is close to Shopping, Dining, Banking and highways both state and interstate all with in 5 minutes. The campus gives the feeling that you are in a village like setting with all facilities expected of big Towns or Cities. Any maintenance requests are handled promptly. My wife and I have lived here for 3 years now and just love it. One reason is the personnel if there is something that needs to be taking care of they take care to let the right people know. The maintenance people couldn't be nicer once they know about a problem it is taking care of with courtesy and politely, the time they find out about it. The gym and all equipment are almost new and checked on to see that is up to date. Pools are safety checked and ready to use when the weather turns hot. if you walk about you can be sure it is safe to do that and with children everyone does take care to slow down. The computer room has up to date computers and fast internet usage. Every once and a while the managers get and offers some kind of entertainment for every one close to roadways shopping and mails. So if you're looking for a place to come try Exeter Village a place that cares about people and Famiily's. read more

I agree about the billing system here at Exeter Village. It is an antiquated snail mail coupon that arrives in the mail somewhere around the 25th of the month or later. The online site does not post the amount earlier either. The summation of the full amount due is not clear as at times after you pay the final amount listed on the coupon you find you owe a small amount more. There is a penalty to use your credit card to pay and an extraordinary late fee. All rent is due by the first of the month to a grace period of the 4th after that late charges are applied. You cannot bring your full rent check to the Office at Exeter. You cannot use your own online bank to send your rent check. You are advised to use auto deduct which does not take into account that the rent amount changes or that how others receive moneys for their bank accounts can vary, There is no accomodation to anyone's needs regardless of how long and good a resident is. The Galman Group has dismissed a really good trash company for one that they prefer. The trash sites do get overloaded and sloppy at times. The containers are placed so that the one in the back is clumsy to get at and so many do not bother to use it. The new club house has huge unnecessary office space. They have made the exercise room smaller. The new facade is very ugly. The staff in the office has no choice but to implement the Galman Group policies whether they agree with them or not. There is certainly a huge difference between Madison Ownership and Galman. Madison was a tenant friendly owner...great office manager and staff and the Maintenance system has remained just great. read more
