From the moment I spoke with Ryan Mecum, at Guaranteed Rate, I felt I was in good hands. He was warm and friendly and outlined very clearly how his company worked. When I got off the phone I felt that I was definitely with the right lender. In the days that followed his staff monitored the many details the process involves. They patiently walked me through the documents that had to be submitted, reviewed or signed. Jason, who was assigned to my file, became my guardian angel, watching over my file with a keen eye and calling me almost daily to review what had been done and what had yet to be done. He always first greeted me warmly and then got down to business. The DocuSign system that this company uses is a streamlined program that takes you step by step through the actions that must be completed. The electronic signature moves through each page and stops where an initial or signature is required. When the key is pressed your signature or initials are recorded on the document and the paperwork is completed in a matter of minutes. One time when I was asked to submit my Social Security card I erroneously submitted my Medicare card instead. However, I will never recommend this company to anyone, ever, and will tell people to stay far far away. My fiance and I signed up to use this broker's services and had a nightmare experience. We were assured we would close by June 30th on our condo, yet weeks later, and after 2 failed closings we had to fire them. Not only did they wait until the day before our closing to submit our application to underwriting, they ruined our closing by not filling out the Hud-1 form correctly. On top of that, they told us the morning of the closing that we would have to waive $3500 of our seller credit we were receiving. We are extremely upset that we wasted time, money, and extra living expenses because of of this company. Later, after contacting the appraisal company, they told me my appraisal only cost $350, however, they made me pay $425. How do you consider this a full disclosure? Also, at the time of the closing, all of a sudden they were increasing our PMI by about $60 a month. How is this full disclosure? In fact, I believe this violates Hud given it was in our good faith estimate. We now know better than to believe in something that sounds too good to be true. Please learn from our mistakes and go to a reputable broker/lender for your mortgage.

I initially spoke with Jon and then Vincent. Both were very professional and listened to my wants, needs and concerns. Nail Your Mortgage provided us with prompt service and were always available to answer our questions. With the lender rebates offered at the time, along with the special, Nail Your Mortgage was running, we actually received a check at the closing. So we saved by reducing our rate, did not take cash out or increase our loan, and we still received a check back. The closer came to our house, we signed the papers and it was done. I would recommend using this broker to others. I am not sure what specials they are running now, but it is worth the extra time to call them and give them a chance. If we need refinancing or another mortgage in the future, we would gladly give Jon, Vincent and Nail Your Mortgage our business. Thanks for the great service.
