    Been to many storage units but the SmartStop 2min away, next door on 660 Garden Highway, Sac, CA,…read morethis location we have never left for about 6yrs+ ago as we moved closer to DT Sac for my federal position and 'Jennifer' truly knows how to run and supervise this business as a future owner. Truly helped us out with keeping my long term customer business at this location very professional and respectfully caring and considerate. I been working customer service for almost 20yrs and 'Jennifer' is one of the top 5 best customer servicing professional and knows exactly every fine print and truly happy for her service to us and the business as it shows and I am ever appreciative for her exceptional service. I also was helped by 'Heather' recently as 'Jennifer' welcomed us in keeping our upgraded unit 10x25 much longer (all indoor, 2nd floor, opens both ends) and they upgraded their air condition units recently and always keep these units clean as possible and maintained for the price. We have had our belongings there for about five years or so. When we moved in, everything was spotless. The price was reasonable and it wasn't too far from our house. Within about two years, things started going downhill. First, we noticed how many homeless people were using their storage to sleep in during the day. An odor of human feces and urine started to permeate the indoor facility. Then the rats moved in. I hadn't been to my storage for awhile because I was caring for my elderly parents, so was super wrapped up with their care. When I finally went inside my unit, I found rat feces and urine on ALL of my belongings and called to complain. Nothing was happening by talking to the office staff, so I went up the chain to the district manager, who just fed me a lot of lip service. About this time, my parents got really sick and I had no time or desire to be dealing with finding a new storage facility. My parents both passed away last year, and I finally mustered up the courage to face the reality earlier this year. I had found a spotless facility elsewhere at ONE-THIRD the price and I am currently in the process of moving. It is a HORRIBLE experience. My husband and I have to wear a respirator, gloves and goggles to avoid contamination. I have to pack up a load, take it to my house where I'm using three kiddy pools to wash, rinse and bleach each box, item, etc. Then repack it into my truck and unload it in my new storage. I have rental insurance through my homeowners policy, so I'm trying to decide if I should file a claim. I do know that I want to sue the facility for their complete lack of management of many problems that were never addressed, no matter how much I complained. All I can say...GO ELSEWHERE.

    This is a newly constructed four-story facility that opened in late November with a convenient…read morelocation on 3rd St. between X and Broadway, near downtown and easy freeway access. The manager, Robert, was extremely helpful and spent half an hour with me answering questions and checking the storage unit and gate access to make certain everything was in working order. The facility is pristine and very modern, with a large reception area and motion-activated lights in the corridors and inside the units. Almost all of the units are internal, with none of the dust that is common at storage facilities with direct drive-up access. Robert said there are 1,200 units and I was among the first 10 renters. Initial prices are very competitive, especially for the downtown area. My rent is 15-20% less than I had been paying for a unit the same size at an older facility in an outlying area. The initial rate is guaranteed for the first six months. For now, access is quick and convenient, with no waiting for parking, elevators or carts. It will be interesting to see if that is still the case after it reaches full occupancy.

What I am criticizing is the complete lack of compassion and professionalism I experienced dealing with this facility & staff. When I arrived, I was informed by scott(a staff member) that my unit had been sold. The contents of that unit included years of personal belongings, books, awards, clothing, camera equipment, and irreplaceable personal items. Instead of being told privately or with any degree of sensitivity, this information was delivered in front of other people in the lobby. This experience was humiliating. What I did not expect was the absence of basic human decency. There is a way to communicate devastating news to a customer without making them feel exposed and degraded in a public setting. There is a moral difference between an abandoned storage unit and a storage unit belonging to someone who is actively trying to save their belongings. I was not someone who disappeared, walked away, or abandoned my property. I called the week of the auction asking for help, asking for options, asking if there was anything that could be done. I was trying to save my belongings and was met with what felt like indifference and callousness. The loss of my belongings was painful enough. The manner in which the information was delivered made an already heartbreaking situation significantly worse. People going through storage auctions are often experiencing financial hardship, family crises, illness, job loss, or other major life difficulties. They deserve professionalism, dignity, and privacy. That was not my experience. This facility does not employ good people. They only want to humiliate you. What I will remember most is not that my unit was sold. I will remember how little compassion was shown to someone who was desperately trying to prevent it from happening. If you rent here, understand that when you fall on hard times, you may be treated as an account balance rather than a human being. I now associate this facility & the people they employed with one of the worst moments of my life. I will never recover from this. I am devastated. DO NOT RENT FROM THIS FACILITY OR COMPANY.

    This place is a fortress for your stuff with a wonderful staff!…read more My husband and I needed a place to store our belongings for 2 months while we transitioned from our loft to our new house (which was still under construction). I knew this was the right place to house our belongings when I asked the manager during the tour if they had issues with pests or theft, and he was mortified and responded "what kind of storage unit would we be if we had pests and theft happening?!" (A response I had not gotten from a different storage unit I toured before finding R and 21st storage). He then went on to share with me all the security and pest prevention measures they take. Booking the unit was easy, the price was reasonable, and it's very clean and professionally run. They have ample available carts and do a great job with security. They also have ample parking. Also because there's only one entrance and limited hours, we felt especially confident in our items staying secure and in quality condition. Cons - the hours are somewhat limited (particularly on weekends when they close at 4) and because it's a fortress vs. drive-up it does take a bit more effort (and time if using movers) to get stuff into the single freight elevator, down the hall, into the unit etc. All that to be said, it was the "cons" which gave us a much better sense of confidence, security, and anxiety reduction leaving our belongings here. You will absolutely get an arm workout from the lifting the elevator rolling door up and down though! We can't say enough positive things about the experience and it's great that it's located right in the heart of midtown!
