It's been a pleasure living at the parker. Very quiet and well kept. Maintenance is always taken care of asap. And allll the staff has always been very friendly! Daniel is awesome!!!

I lived here for 15 months and below is a description of my experience. All of the images were taken on their property or in the immediate area. I think this information can be useful to people thinking about living here. DONT skip the neighborhood section!!! That is very important especially if you have kids or plan to have visitors. Staff: Overall, good experience! They were friendly, responsive, and on top of most issues we had while living there. Unit/Townhome (specifically ours) *Fully carpeted. There were nails pointing upwards on the stairs and I would prick myself every once in a while. The installers would roll the carpet out on the asphalt outside when cutting the carpets to-size. I saw this happen multiple times. The asphalt is pretty dirty with pet feces, urine, dirt, oil, etc. *Bedrooms/Bathroom were nicely sized. Good for roommate situations *Windows are everywhere and the blinds installed weren't very good at blocking out the light or the heat. They weren't sound proof which sucked because the property is right next to the freeway. *Kitchen is pretty nice. Appliances weren't very good. There are smoke alarms spread throughout the entire unit, and in every bedroom. Every time we would cook, the smoke alarm would go off. It was so sensitive that the alarm went off while using just the oven and it went off after we MICROWAVED FOOD! We had the smoke alarms replaced and still had the same issue. I talked to other residents about having the same issue. *Our water heater broke and began to flood our garage which ended up damaging a lot of our things and mold began to grow. Washer and dryer were in unit and low quality. Wouldn't wash or dry properly. Air conditioner worked great though! *Garage door was not wide and it broke while we were living there but they replaced in within a couple days. *One of my dogs had some serious allergic reactions when we moved here. My dog is allergic to molds so I suspect there was mold somewhere in the home or it could have been from the nasty san diego river. Community/Property It was gated so it was mostly protected and safe although some people broke into the gym and either vandalized or stole some property. *Pool area had a pool, jacuzzi, BBQ's, and a fire pit. Front desk area was nice and good to have because almost all packages would be delivered and stored there so you didn't have to worry about people stealing it. Only down side was they didn't open until 9am and closed at 5-6pm so it was difficult to get your packages if you have a busy schedule. *Landscaping was well-kept by the property but there was dog poop spread out everywhere because people don't pick up after their dogs! The front desk would organize food trucks every once in a while. That was cool. *Lots of Pests! Rabbits and rats everywhere (dead/alive). This brought a flea problem for my dogs and into my home. Pest control was always treating the area but it didn't help much. Neighborhood I have two dogs which I would walk multiple times a day throughout the neighborhood. I would walk them at all times of the day/night depending on my schedule. This is what I saw: *Location - Right next to the freeway. Very noisy and difficult to stay asleep. The complex is bordering the San Diego river so there were bugs everywhere, inside and outside. This property is on a culdesac which has other apartment buildings, a restaurant, and two of those hourly motels. These motels would attract all sorts of people. It was not uncommon to see the same women dressed in a tight dress taking different men into their hotel room with another man watching in the distance. Can you guess what they were doing? It definitely wasn't a game of paddy cake! One of these women tried to get me and my brother to come to her room. Lots and lots of cars are being broken into. Both of my brothers had stuff stolen from their cars when parked on the street. There was always broken glass from someone breaking the window and taking stuff. A few of the residents told me how their cars were also broken into. One resident from a neighboring apartment building witness someone stealing her daughters cancer medication from her car. I found drug paraphernalia several times (see pictures). I found multiple syringes on the sidewalk, one with the needle exposed and another with black substance inside. I wonder what that was?? Lots of homeless/suspicious people roaming the area and setting up camps on the little hiking trail nearby. I think they were practicing for Coachella. Trash everywhere! I would find lots of weird things. It was a treasure hunt every time I walked the dogs! The restaurant is really good! I strongly suggest trying Del's hideout for good bbq food and beer. Ending the lease We were charged to repaint the unit because of sun damage. Keep in mind, we didn't choose the blinds and the sun doesn't listen to us when we tell it to stop damaging the paint. we kept the blinds closed too. Hope this helps!

Want to come home to a gate that won't open & call to wake someone up in your house to drive all the way to the other side of the complex.

I would never in my life recommend anyone stay here. My move in was end of November 2019 and I have had an absolute nightmare since! You will pay upwards of 3,500 for an apartment that is absolutely awful. The team has shown little progress in my opinion and the ants and roaches have come to stay this month. It started with our washer breaking and it taking a week to fix and me having to ask if I could get a new washer and best option for them was to give me a key to an apartment several doors down across the street. While doing laundry they had people in and out of the apartment. Awkward and inconvenient to say the least. About a month later our fridge broke and hundreds of dollars of food in the trash. Instead of just replacing the entire fridge another week of waiting and loading a laundry basket of food I attempted to salvage to an apartment several doors down. That took a week and it was while I was on quarantine. Absolutely awful. It gets fixed then guess what else breaks. Our water heater! That surprisingly was fixed immediately the next day. We have been thru the ringer at this place! The main reason we chose to live here was the convenience of the freeway, the amenities and free visitor parking. Due to covid amenities were completely shut down. No gym, pool, package collecting or computer room access. Absolutely no rent help due to covid so we still continued to pay 3,500 to have nothing and have our packages thrown outside our garage. With The Parker residences take over we have had a plethora of reasons about how Covid-19 has caused a delay in services and parts but the entire time they have been "revamping for a better experience" aka charging extra for spots that were previously visitor. So there's more money slapped onto the extremely expensive costs. If you think it's a great community just step outside the gate to see all the drugs, hit and runs, and prostitutes. The homeless love to park up the street and sleep in tents or cars for a few days before police get called. Alright back to in the apartment. We have asked for a water filter for several months and they are on back order they will be sure to say " the first one is complimentary but after that you will have to buy one" still fucking waiting. Doubt it will get here before we leave. We have an ant infestation that has grown the last few days and they advised us that the exterminator would not be coming until October 2nd which they scheduled without letting us know we found out because we called to advise them we had an ant problem. This morning as I was getting into the shower I see a group of baby roaches. So of course I call to get this figured out because one I PAY 3,500 a month! And two I don't fucking eat upstairs. I am told that it is already scheduled for October 2nd and if it is moved up it is my responsibility to pay the exterminator. At that point I lost it. I have expressed my deep and utter rage and disappointment with this place and if my review keeps even one person from moving into this hell hole then my job is done. I went out and bought a new a/c filter because they had never replaced it. It was absolutely disgusting. On a good note i do want to say there is a lot of storage in the garage and it is in extremely convenient location. Came home from working all day to a broken gate. Not enough room to fit my car. Called to wake my husband up so that he could drive to the opposite side of the complex to get the other side to open because they won't give you access to both gates. Love paying for this gate that breaks down several times and is left untended to let every outsider pedestrian in.

The apartments themselves are builder-grade at best, and maintenance often seems to lack the training and attention to detail needed to properly address recurring issues. Considering the premium rent being charged, there are far better communities that offer a higher standard of quality, maintenance, and overall living experience. One of my biggest concerns is safety. Residents regularly speed through the parking structure, creating a dangerous environment for pedestrians and children. Despite repeated concerns, management has not made this a priority or taken meaningful steps to improve safety

Overall, Korey was an excellent leasing agent and made a really positive impression with me right from the start. I appreciated how helpful, patient, and welcoming she was throughout the entire tour. Once I did move in, she continued to show outstanding service and continues to make me feel comfortable with any questions I have! So far, I'm a month in and loving living here! I really didn't want to write this updated review, but I think it's important to inform others of…read moresome of the issues I experienced before ending my lease earlier this year. Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time.

I rented the one bedroom loft style apartment and it was perfect for my dog and me. Very clean building with good appliances. This building is so dog friendly and have socials with the dogs including treats, photographer, toys and bandanas for the pups and drinks for the adults. They even have a dog park on the top floor with an area to bathe your dog. Loved all the socials and amenities. Frequently have food trucks, opportunities to meet your neighbors and celebrate the holidays. My favorite amenity was the cold brew on tap. They also have beer on tap, gym, jacuzzi and lots of decks which is nice if you work from home and want a change of scenery. The staff is very kind and responsive. They make an effort to get to know the residents which is so appreciative.

My partner and I loved everything about this complex, the gym got additional equipment, maintenance was immediate with any repairs we ever asked for, and the unit itself was perfect for the price range. Our rent didn't go up too much our second year which we really appreciated. I hold the staff at blvd in such high regard for just how well they took care of us our whole time here. Toni, Dale, Danica, Ulysses, and Francisco are an elite team and their attention to providing a quality living space for the residents here did not go unnoticed. The fun events they plan for the residents were always super fun as well! Don't have anything but great things to say about this place, if you have a chance to live here do it!

If you're wanting peace of mind, reliable staff, security, community, and comfort, I highly recommend Del Oro on Broadway Apartments. Alba has been with us from the start, she's always on top of communication answering all of our questions and concerns. Pete and Ruben are the friendliest grounds keepers and always will help with anything. These apartments are very well maintained, professionally cleaned and sanitized before move in and move out. It's very modern and roomy. Should anything need immediate maintenance they have onsite maintenance there 24/7. That also means if someone trips an alarm or something by accident you won't hear it for hours. Its a very nice gated community with surveillance cameras everywhere and on site patrol at night. The heating and a/c are top notch as well as all the other appliances. We rarely ran into issues but if we did it was fixed super fast. The staff have special events every so often for children as well as free pizza or raffles to win things like full thanksgiving meals, etc. Parking is great theres plenty for cars needing charging stations or cover. The amazon package hub and mail are very secure, easy to use. We had two dogs and it was easy to get them to the designated dog pen. Its all kept very clean! There are so many amazing places nearby to eat and the bay is just up the street! If you're nervous to apply like we were because we had a lot going on at the time that sounded complicated to explain, just try! The staff are very understanding and will try to help you succeed. We are very thankful for the chance we had. There really isn't anything negative to report, we loved this apartment and they were always fair never asking for large increases in rent renewals. They also give plenty of advance notice for fire alarm testing, main hallway carpet cleaning, elevator maintenance, and any in unit quick inspections for yearly fire sprinkler upkeep that is just fast in and out look. Again, I highly recommend living here, it was an easy 3 yrs and we were very comfortable here.

They are all very friendly, professional, and hardworking; they have also gone out of their way to help me a few times which was so nice! The grounds are always kept clean, it's secure and quiet. There is also roaming security at night which is a bonus. The apartments are beautiful and it's really nice to be able to enjoy a pool, jacuzzi, gym, and clubhouse. I'm so happy to have chosen Del Oro. Highly recommend!
