Moving out for many reasons. My biggest pet peeve is the leasing office charging bs fees for "cleaning" the apartment ($400 to be exact) when we spent over 9 hours cleaning the place and following their move out list requirements. We opted to go with the carpet cleaning company that they pair with to avoid getting penalized with another company not following their guidelines. We set an appointment directly with that company and were quoted $242 for the floor plan. Parker Residences' director told us to cancel our appointment and they'd take care of it honoring the quote yet we're being charged $350. At this point I wouldnt be surprised if they spiked up the sewerage and water fees monthly when there's no clear transparency of the breakdown. Tandem parking sucks too. Don't move here. read more

My little family and I have been at our current residence for over 8yrs; leaving to find a new home was a bit scary for all of us - Paige made me so comfortable in making sure from the moment she called me to set up a tour - to our move in date. I lived here for 15 months and below is a description of my experience. All of the images were taken on their property or in the immediate area. I think this information can be useful to people thinking about living here. DONT skip the neighborhood section!!! That is very important especially if you have kids or plan to have visitors. Staff: Overall, good experience! They were friendly, responsive, and on top of most issues we had while living there. Unit/Townhome (specifically ours) *Fully carpeted. There were nails pointing upwards on the stairs and I would prick myself every once in a while. The installers would roll the carpet out on the asphalt outside when cutting the carpets to-size. I saw this happen multiple times. The asphalt is pretty dirty with pet feces, urine, dirt, oil, etc. *Bedrooms/Bathroom were nicely sized. Good for roommate situations *Windows are everywhere and the blinds installed weren't very good at blocking out the light or the heat. They weren't sound proof which sucked because the property is right next to the freeway. *Kitchen is pretty nice. Appliances weren't very good. There are smoke alarms spread throughout the entire unit, and in every bedroom. Every time we would cook, the smoke alarm would go off. It was so sensitive that the alarm went off while using just the oven and it went off after we MICROWAVED FOOD! We had the smoke alarms replaced and still had the same issue. I talked to other residents about having the same issue. *Our water heater broke and began to flood our garage which ended up damaging a lot of our things and mold began to grow. Washer and dryer were in unit and low quality. Wouldn't wash or dry properly. Air conditioner worked great though! *Garage door was not wide and it broke while we were living there but they replaced in within a couple days. *One of my dogs had some serious allergic reactions when we moved here. My dog is allergic to molds so I suspect there was mold somewhere in the home or it could have been from the nasty san diego river. Community/Property It was gated so it was mostly protected and safe although some people broke into the gym and either vandalized or stole some property. *Pool area had a pool, jacuzzi, BBQ's, and a fire pit. Front desk area was nice and good to have because almost all packages would be delivered and stored there so you didn't have to worry about people stealing it. Only down side was they didn't open until 9am and closed at 5-6pm so it was difficult to get your packages if you have a busy schedule. *Landscaping was well-kept by the property but there was dog poop spread out everywhere because people don't pick up after their dogs! The front desk would organize food trucks every once in a while. That was cool. *Lots of Pests! Rabbits and rats everywhere (dead/alive). This brought a flea problem for my dogs and into my home. Pest control was always treating the area but it didn't help much. Neighborhood I have two dogs which I would walk multiple times a day throughout the neighborhood. I would walk them at all times of the day/night depending on my schedule. This is what I saw: *Location - Right next to the freeway. Very noisy and difficult to stay asleep. The complex is bordering the San Diego river so there were bugs everywhere, inside and outside. This property is on a culdesac which has other apartment buildings, a restaurant, and two of those hourly motels. These motels would attract all sorts of people. It was not uncommon to see the same women dressed in a tight dress taking different men into their hotel room with another man watching in the distance. Can you guess what they were doing? It definitely wasn't a game of paddy cake! One of these women tried to get me and my brother to come to her room. Lots and lots of cars are being broken into. Both of my brothers had stuff stolen from their cars when parked on the street. There was always broken glass from someone breaking the window and taking stuff. A few of the residents told me how their cars were also broken into. One resident from a neighboring apartment building witness someone stealing her daughters cancer medication from her car. I found drug paraphernalia several times (see pictures). I found multiple syringes on the sidewalk, one with the needle exposed and another with black substance inside. I wonder what that was?? Lots of homeless/suspicious people roaming the area and setting up camps on the little hiking trail nearby. I think they were practicing for Coachella. Trash everywhere! I would find lots of weird things. It was a treasure hunt every time I walked the dogs! The restaurant is really good! I strongly suggest trying Del's hideout for good bbq food and beer. Ending the lease We were charged to repaint the unit because of sun damage. Keep in mind, we didn't choose the blinds and the sun doesn't listen to us when we tell it to stop damaging the paint. we kept the blinds closed too. Hope this helps! read more

It's rare that I give a second review about the same place but I just feel that I have to recognize how incredible Ameera our the leasing agent is. Ever since she first started, I've always felt welcomed no matter how busy she was, she will be more than willing and happy to help me. Levanto is lucky to have her. She really kept this place together while the manager was gone btw another property and this one. Her charisma, her receptiveness and efficiency to address my concerns are superb this is the reason why I feel I need to make sure that she gets recognized. I've been here for about five years now and she definitely has out-shined all others before her, of course you know I'm talking about Jill as well, she was another amazing asset for the management of this community but she left us, sad face. I hope that if you're considering living in this place, this review will help you know that the management company here got your back, other than that I haven't really had any issues living here besides the rent being so astronomically expensive, I think I'll stay here another year. Some reviews complained about neighborhood and suspicious people but nothing has happened in the last 5 yrs. My car got broken into when I lived in La Jolla, Like everywhere in the world. You just have to be aware of your surroundings and not leave valuables in your cars. read more

This is a broken down review covering all points I feel are important to anyone considering Levanto Town Homes as there next home. 1. Location / Apartment (unit) The location is VERY convenient. Right off the 8 (the highway doesn't bother me in fact it actually helps with sleep) and literally 15 minutes away from everything. The unit we had was originally designed to be "for sale" so it was a little nicer. Absolutely no problems whatsoever and maintenance in the event necessary was always prompt. 2. Amenities The pool / hot tub area every morning gets cleaned by staff. The gym is cute and very private with hardly anyone in there. The ONLY thing I could recommend is having a running water source by the grills. 3. Neighborhood Next door a brand new restaurant opened up and its really yummy. PS it has a full bar. Your car is fine parked by the apartment but I wouldn't recommend parking up the street past the stop sign. 4. Management I've never experienced better management in my years of renting. Jill has been 10/10. Always puts the tenant first no exceptions. Thank you for everything. Very sad to move away will consider Levanto again in the future if I am ever back. read more

We lived here for a couple years and under previous management, we loved the place and it only had the typical things you'd expect living in a multi-family situation. The units themselves are nice, insulated well, finishes are modern and they have even finished another refurb on the entire complex as they go unit by unit to update. One thing I've liked about the place is that you aren't inundated with "perks" that you may never use other than a small gym, business center and pool/bbq area. It's very pet friendly with only a handful of owners that are inconsiderate about cleaning up. Neighbors are hit or miss, but for the most part it's a family friendly community, very diverse and great for kids, pets or groups of friends looking to rent. The landscaping is gorgeous and well kept and it really does feel like a little luxurious slice of a San Diego on a little private street in a central location. All of this sounds great right? Under new management, with Heather as property manager, this place has gone horribly down hill to the point where we've had to get police involved. When renovations began, none of the contractors wore masks, including when working indoors. We reached out to Heather about it and not only did she ignore our concerns, she refused to wear her mask when my boyfriend went to speak to her in person at the office over another issue, which brings us to the BIG ONE... Our other roommates moved out a week early and turned in their keys at that time. During this time, my boyfriend and I were slowly moving out our stuff but our lease was still active; we had not turned in our keys and received no notice from the office that they felt we had left early. On the last day of our lease, we went back to the unit to get the rest of our stuff and found that several hundred dollars worth of food and personal items had been stolen. We also found feces on the floor on the stairwell. As we were standing there in shock trying to figure out what could have happened, our front door is unlocked and someone from the staff entered without our permission and without notifying us with the legal minimum 24-hour window that is mandated by the state of California. She said that she had been instructed to start cleaning out our unit. We realized that the management assumed we had all moved out because our other roommates had turned in their items and the staff had begun to pilfer our belongings! (This is also illegal even if they thought we'd moved out and left property behind. California requires landlords to notify former tenants of the property left behind if they feel it is abandoned, not up and take it) No one else had keys or permission to enter and the place was locked up tight when we had gone back each time over the course of the week. My boyfriend went to speak to Heather who denied it at first, while not putting on a mask, then switched her story to saying that she had every right to enter as they were the owners and we were only renters which is completely illegal. After getting no where, Heather called one of our previous roommates in an attempt to cover her tracks and get him to say that he had said we had all moved out, which wasn't the case. He told us what happened. Our other roommate is a lawyer and wrote a formal letter after the property tried to take us for almost our entire deposit and has refused to respond. We simply want explanations which we haven't been given. We filed a police report with SDPD. We have tried calling the office but everything goes to their answering service where we've left messages that are ignored. We've tried calling Lyon Living, their property management company, and our messages have gone unanswered. This place was fantastic originally and extremely well priced, but unfortunately as the management has changed, this is an avoid at all costs. We were hoping that Heather and the team there might be willing to work with us to sort out what could have been an honest mistake, even though some expensive and sentimental items had been taken, but unfortunately this isn't the case. We're still deciding how we want to handle what happened as we intend to recoup our losses one way or another and ensure that our experience is shared so no one else goes through this. read more

I would never in my life recommend anyone stay here. My move in was end of November 2019 and I have had an absolute nightmare since! You will pay upwards of 3,500 for an apartment that is absolutely awful. The team has shown little progress in my opinion and the ants and roaches have come to stay this month. It started with our washer breaking and it taking a week to fix and me having to ask if I could get a new washer and best option for them was to give me a key to an apartment several doors down across the street. While doing laundry they had people in and out of the apartment. Awkward and inconvenient to say the least. About a month later our fridge broke and hundreds of dollars of food in the trash. Instead of just replacing the entire fridge another week of waiting and loading a laundry basket of food I attempted to salvage to an apartment several doors down. That took a week and it was while I was on quarantine. Absolutely awful. It gets fixed then guess what else breaks. Our water heater! That surprisingly was fixed immediately the next day. We have been thru the ringer at this place! The main reason we chose to live here was the convenience of the freeway, the amenities and free visitor parking. Due to covid amenities were completely shut down. No gym, pool, package collecting or computer room access. Absolutely no rent help due to covid so we still continued to pay 3,500 to have nothing and have our packages thrown outside our garage. With The Parker residences take over we have had a plethora of reasons about how Covid-19 has caused a delay in services and parts but the entire time they have been "revamping for a better experience" aka charging extra for spots that were previously visitor. So there's more money slapped onto the extremely expensive costs. If you think it's a great community just step outside the gate to see all the drugs, hit and runs, and prostitutes. The homeless love to park up the street and sleep in tents or cars for a few days before police get called. Alright back to in the apartment. We have asked for a water filter for several months and they are on back order they will be sure to say " the first one is complimentary but after that you will have to buy one" still fucking waiting. Doubt it will get here before we leave. We have an ant infestation that has grown the last few days and they advised us that the exterminator would not be coming until October 2nd which they scheduled without letting us know we found out because we called to advise them we had an ant problem. This morning as I was getting into the shower I see a group of baby roaches. So of course I call to get this figured out because one I PAY 3,500 a month! And two I don't fucking eat upstairs. I am told that it is already scheduled for October 2nd and if it is moved up it is my responsibility to pay the exterminator. At that point I lost it. I have expressed my deep and utter rage and disappointment with this place and if my review keeps even one person from moving into this hell hole then my job is done. I went out and bought a new a/c filter because they had never replaced it. It was absolutely disgusting. On a good note i do want to say there is a lot of storage in the garage and it is in extremely convenient location. Came home from working all day to a broken gate. Not enough room to fit my car. Called to wake my husband up so that he could drive to the opposite side of the complex to get the other side to open because they won't give you access to both gates. Love paying for this gate that breaks down several times and is left untended to let every outsider pedestrian in. read more

From the first day I called, when she invited me in immediately to see available apartments, until today and every day, she has been, professional, accommodating, responsive and caring. I thought she was a general manager, or owner partner, with the way she seems to always get the job done and cares about the property reputation and appearance. She has also gone out of the way to get to know my adult children when they visit, and all the residents here at the property. She is exceptional and I would definitely love to have someone like her caring for my business. The maintenance department is always working on grounds care and addressing every small thing that comes up. I loved living here for my first 13 month lease. The place is well maintained, has good amenities, is conveniently located, and walls are thick so you can't hear anything from other apartments or even other rooms within the apartment. However, in the past few months, they went from having around 22 guest parking spots to ZERO. And the price for reserved spots was raised. As a result, people consistently park in red zones or in the way of easily driving around the complex. A big reason we chose living here was the ample guest parking, but now there is none. While there is plenty of street parking, cars parked out there get broken windows and there isn't enough street lighting to feel safe. If you only need to park the amount of cars that fit in your garage, great! Move here. If you think you'd ever want to have a guest over, rethink it. read more

Ok first off, Heather and Yaren are the chillest leasing office managers you'll ever come across. They're a major factor on why my roommates and I chose to live here. When we were looking for housing, we passed up on good opportunities solely because the landlords gave a bad vibe, and renting from a rep that you can trust is key. They've bent over backwards for us without giving us a hard time about it, whether it was getting us residential parking, throwing us sweet unrefusable deal, or sending maintenance to fix a leak in the garage. Not to mention they'll occasionally offer a beer when we're at the pool. Now for the actual housing, we're living like Tony Stark. Everyone has their OWN BATHROOM, we have two decks, a two car garage, need I say more. Oh yeah, gas stoves and a fridge with a water thing on the door with the crushed ice. Now for the downsides, cause there are downsides, not gonna sugarcoat it. The area, Del Cerro is not super nice. There are some sketchy people that wander by the complex and you can tell they have bad intentions. Be careful parking your car on the street for many reasons, especially Adobe Falls Rd right after the turn at the stoplight. In conclusion, I'm very grateful and love my life here, but I feel like this community is best suited for younger adults. There are families here and we live together in harmony, but if you're young and in college/ just graduating... this is the place for you. read more

I lived here for about 2 years with my roommates. It was a very pleasant experience for me and my roommates! The property manager, Jill, is on top of it. She cares about her residents and if there's an issue, she addresses it promptly. The neighborhood feels safe and it is quiet. As one of the very first tenants to move into these apartments, I feel like I have some valuable experiences to share with those considering this as their home. I lived at Levanto for 3 1/2 years; we signed the paperwork while our building was still under construction. My initial disappointment came upon discovering that, despite being advertised as 'townhome apartments,' the only semi-reasonably-priced apartments are technically NOT townhomes, as the living area is only one story. In order to upgrade to a two-story apartment, we were told, we'd have to pay an additional $600 in rent for the next largest model (only 200 sq. ft. larger). That's quite a leap in pricing! Since we were already being charged nearly $2,100 per month for the smallest (approximately 1100 sq. ft.) model, we declined. After all, we were quite pleased with what we had. The high ceilings and the layout really make the place feel much larger than it is. I'm partial to granite and dark wood, and the kitchen and bathrooms featured these lovely details throughout. Everything, including the stainless-steel appliances, was sparkling and new. The attached garage is expansive and convenient. All in all, It's truly a lovely apartment that felt like home. Unfortunately, one of the major selling points when we moved in--the extensive parking--was summarily withdrawn only about two months after the apartments were completed. I've always hated apartment living, because most apartments make it very inconvenient for visitors to find parking. But Danielle, who worked there at the time, pointed out all of the convenient street parking literally in front of our door, as well as free extra parking inside the secured gate and alongside the entire back of the complex by the freeway. Everything was one big, accessible parking lot! Alas, however...after tricking us into thinking this was the most considerate place ever, they painted all of the street and back lot parking red (towing residents' cars away in the process) and began charging $50 a month per space for the interior lot. So much for that super-cool selling point. The gym: tiny, but functional and comfortable. I enjoyed working out there late at night, but many of the residents tended to be inconsiderate and would saunter in, turning up the volume on their phones instead of using earplugs, so that everyone else was condemned to listen to their crappy music. I always use my earplugs, so I'm not sure when subjecting strangers to your work-out jams on full blast became a thing. Finally (my last negative comment, I promise!), the walls and floors are paper-thin, so I could hear every single noise my upstairs neighbors made. When we contacted them to let them know, the wife was super-rude and started yelling at me. I documented everything and gave it to management, who were nice and sympathetic, but really didn't do anything about it. (They might have been intimidated by her; she'd probably yelled at them in the past, too!) Overall, however, I really loved Levanto and its peaceful, clean environment. I have mostly wonderful memories of the place, and I miss it greatly. read more

I've been wanting to write a review of Levanto Townhomes ever since a few months after I moved in. I was waiting until my husband and I moved out, which I thought wasn't going to happen until we received a little love note in early February. We found out that our two bedroom apartment (no, these are not true townhomes-I will get to that later) was increasing from $2175 per month to $2455. We were absolutely floored when we saw this increase and frankly, took it personal. That was until we went onto Levanto's website and saw the massive increase in rent across the board with all their floor plans. Their three bedroom apartments are now going upwards of $3200. I don't know about you, but if I have that much money to rent an apartment, I surely wont be renting...but owning a place. I have to be fair, so let's start out by talking about the actual community first. I will then go on to speak about the living spaces. The community is best described as an oxymoron. On one hand, the "townhomes" look absolutely gorgeous from the outside, almost perfect. They have a gated area (which just so happens to get pried into from time to time, not to mention how you will have people waiting until the gate opens up so that they can drive in), a beautiful pool area with two large grills, a nice pool and Jacuzzi, and a small, but useful gym with free weights (a major plus). The grounds are kept very clean, with the occasional dog owner not picking up after themselves or the partier who ended up vomiting on the side of their house (we saw this twice in the last few months we were there-we're thinking it's the same person) but to be fair, the place is well kept. You don't see owners with clothes hanging over their balconies or anything else that would spark you as odd. For the most part, you don't hear your neighbors partying as you walk around the complex. Those are the positives, but once you begin living hear, you will hear the many mustangs and motorcycles driving so fast past your house, you will feel as though your outside watching a nascar race. No joke. People drive down adobe falls so incredibly fast. I am WARNING you. You will hear cars ALL the time. If you are looking for quiet, I am sorry to tell you, but you will not find it here. Another thing to note is that the moment you begin walking down the street you live on, you will realize there is a stark contrast of Levanto compared to every single thing around it. It's really not the nicest area to be in and it boggles my mind why these nice "townhomes" were even built here. Now onto the living area. It is spacious, you get a two car tandem garage which has plentiful storage, granite, stainless steel, etc. You get my drift. The insides are "Luxury", but for some reason they have very old washer, dryers and water heaters. I wont focus on that. Now let's get to the nitty gritty. As I mentioned earlier, these are not townhomes. You will absolutely have someone below you or above you and besides you. This place is incredibly misleading in their representation of what a townhome is. You need to understand that you will not only hear your upstairs neighbors, but your adjoining upstairs neighbors as well, due to what our property manager called "Noise Transference". Also, you will, in fact, hear the freeways all the time. I'm sorry, but the dual pane windows cannot cut out the car noise you will hear at all hours of the day. The only time it wont be as bad is between the hours of 10PM and 5AM, but to give you a description of how bad it still is, my husband and I had the ceiling fan on at all times, with an air purifier that made a loud white noise. Even with the drowning out of some of the noise, I still had to wear range grade earplugs to sleep throughout the night....and we didn't even live right next to the freeway like a lot of tenants do. We lived off Adobe falls. A few last tidbits to mention: the leasing office is pretty great; friendly, kind, professional, and takes care of things for you quickly. Maintenance is also wonderful and 24/hour security has always come within an hour of me calling about my upstairs neighbors who partied like hyenas from time to time. They do not, however, have security that patrols the place during the day and night. You have to call if there is an incident. I can't recommend this place simply because of the surrounding streets and freeways which will make your life miserable, despite the fact that your pseudo "townhome" is luxurious. If I could find a place with a garage, that didn't have completely upgraded appliances, but was entirely livable, peaceful and quiet, even if it was a few hundred square feet smaller, I'd take it in a heartbeat. It may be worth it to spend $2455 per month for this place if you can handle hearing consistent noise in your home from every angle at all hours of the day, but if you want something even remotely peaceful and quiet, this is not the place for you. read more

Levanto Townhomes is a spectacular venue to rent. The townhomes are in a gated and cozy community and perfect for those stationed at Miramar. We were one of the very few who first moved into these townhomes, they were still putting on the paint when we moved the furniture in. Levanto is a small community, which was one of the biggest sellers. Yes there are numbered garbage/recycling bins but who would want a plethora of garbage facilities lining the perimeter of their property. The only occasion the bins are full is during holidays and moving. Boxes and garbage accompany both circumstances but, it is up to the tenant to be responsible and use other bins, other then the one closest to their particular unit, available for waste disposal. The property is small, as mentioned before, thus parking may not be convenient if you have numerous vehicles (more that two). You have a garage, one car or two, which is an amazing feature no matter where you live. Any negative comments to the availability are over dramatic. The majority would rather have fire lane safety then worry about an accident. If you park in a fire lane, as in any other parking, expect to be towed. As mentioned before, the parallel parking in the back was turned into no parking. But, the area was abused and becoming a nuisance thus creating a hazard. By having assigned parking outside of your garage ($50/month) it prevents visitors from occupying all of the parking for tenant. The towing prices are not made by the venue but by the towing company. The new policy is not about money it is about safety and function for paying tenants. We have a dog and have no issues. Almost every rental has limitations on breeds, not just this one. Yes there is dog rent and there should be. Levanto as a business is protecting its assets. The only issues with pets we have seen is a neighbor who was neglectful (keeping them on the balcony all day and night and having them use the townhouse as the bathroom) and did not report how many dogs were living on the premises, which you are contractually obligated. These tenants were terrible and thank goodness Levanto took measures to rid this location of that type of tenant as quickly as legally possible. As for any issues with the townhome itself, including neighbors, the staff has been more than efficient. The grounds are exquisitely maintained and the home maintenance is incredibly swift. Any issues we have come across we went down to the front desk and the issue was solved immediately. For example, I work from home a few days a week with editing and our upstairs neighbors were loud and distracting at these times. I went to Michelle and she called the tenants after I left. I have not heard obscene noise since and the ordeal happened months ago. We could not be happier living at this location and I would highly recommend it to anyone expecting respect and a quiet, family friendly community. If you would like to be loud and rambunctious this is not the location. Follow the rules and report any issues and you will be more than happy living at Levanto. As stated by Theresa, this location feels like a home. The pool/outdoor living space is amazing and the townhomes are spacious and contemporary. We could not ask for a better staff, they are very approachable and incredibly professional. We will continue living here until we are transferred elsewhere. read more

We recently moved into Levanto while our home is under construction. Jill was one of the most organized, effective, and friendly property managers I have ever encountered. She answered all of my questions quickly and made the move in process SUPER seamless. The rest of the staff with whom I've had contact (Anne and Teo) are incredibly nice and work very hard to ensure the residents are happy. Upon move in, our unit was immaculate and the staff responded quickly to any minor issues. You can hear some freeway noise, but it really just sounds like white noise. Some residents don't pick up their dog's poop in the pet areas, but that's not a complaint about Levanto, rather it speaks to a few lazy people being irresponsible pet owners. In short, we have had a great experience here thus far and highly recommend checking it out. read more

I feel the need to write a review showing a totally different living experience we have at Levanto Townhomes. We have nothing, but praise for the staff. We are previous homeowners that decided to sell our large home, yet we still needed to feel we lived in a "home", with plenty of room to entertain. The unit we chose mirrors the model (the one you see on the website), and we couldn't be any happier. Unlike the previous writer, our laundry is full size side-by-side, and a nice deep garage with a small storage room with additional (under the stairs) storage connected (a true selling point). There have been a few times we have needed staff assistance to repair some items (mainly, because the items fall under warranty and the warranty will be null and void if not repaired by the company) and ALWAYS it has been done quickly. The signs are up stating "no parking", however; people do not follow rules and continue to park there, which leads to an incident that occured this past weekend. The fire department was called and it literally took them 3 tries to get around the curve (forward, backward) because cars were parked there. Thank God there was not a fire! I can't comment on the trash issue, since we don't seem to have an overflow problem with the one we use, however; I will comment on the military "statement"...my neighbors happen to be young and in the military and we don't even know they are there (in fact, one of the things I love about living here, is that it is so quiet). If this person is having problems, then they should be calling the patrol company to take care of the problem. The pool area is wonderful and enjoyed daily by many people (I love how all the trees are lit up each evening)! I have been there many times with guests and have NEVER experienced them being asked to vacate the area if I am not present. In closing, I would recommend Levanto to anyone. The homes are beautiful and large, with well-maintained grounds and personal service that makes anyone feel welcome. read more

Long and over due review.... This is the best place I ever rented in San Diego that actually felt like home. The homes are well maintained, up to date and functional! In addition, the leasing office is the best. The folks there do a great job and are super nice. Unfortunately I had to move out because brother had to move up north to LA to pursue his career. First, let me start off by saying that if you are looking for the most square footage for the price, this is definitely the place. The places are practically brand new with stainless steel appliances, beautiful wood cabinets, and granite countertops in the kitchen and all 3 bathrooms. (I had the 3 bedroom 3 bathroom layout) This is the only place I found that has 3 bedrooms and 3 bathrooms, most only have 2 bathrooms. The places are absolutely huge as well. If I remember correctly I believe ours was approximately 1600 sq ft. and we paid $2400. Now just to give you an idea, $2400 downtown San Diego will get you a 2 bedroom 2 bathroom apartment at a fairly nice complex that is 900 sq ft. The price is definitely worth it. The place is beautiful, I spent just about every day this summer at the pool. The people were all extremely nice and made good friends with a lot of people here. I honestly do not understand the bad reviews I am seeing, maybe it is because I did not have a dog. But, I would recommend this place to anyone looking to live in a BIG place with a nice layout. Ceiling fans in every bedroom and the living room. Nice balcony. In addition, the management here is right on top of everything. If you put in a service call it will get fixed very timely. It is a very standard lease and if you follow all of it I guarantee you will have a great stay at Levanto Townhomes. It is located less than a mile from SDSU, right next to the 15 and the 805 and it takes me less than 15 minutes to get downtown using the 163. This place is great and I will continue to live here as long as I stay in San Diego. read more

Lived in this community for about 14 months and I must say it's one of the best gated community to live in. It's been about 2 weeks since i moved out and I have to admit I miss everything about Levanto. Jill from the office made the living lifestyle a memorable experience! I see myself definitely moving back soon as I finish my lease agreement at my new place in Mission Valley. This community is right off the freeway and makes it easy to avoid traffic during rush hour times. The pool area along with gym and business area is kept up really clean and with modern items. This living experience has definitely changed my standards. read more

This place is such a rip off. Hope you don't mind RATS! We moved in with someone's dirty clothes on our washing machine which is INSIDE the apartment. The walks had marks on them yet we were charged a painting fee (over $200) which they claim was prorated and done every 24 months. We lived there 13 months. I won't get into the damages in the kitchen. We didn't have time to clean the living room carpet which had a large dirt stain from a plant, but, again it was DIRT. They send us an invoice for the entire three story apartment ($2k) and the invoice was dated before we ever moved in. Balcony door was NEVER fixed and always unlocked the entire time we lived there. Refrigerator water broke numerous times. Not only do you have to worry about creepy drug users hanging around from the motel next door - I had to call the police because one wouldn't leave - you also have to watch out for the HUGE RATS wondering the sidewalks by your FRONT DOOR. This place is not worth the money and definitely not the location. Knowing what I know now, I would have taken more time finding a better home that is worth the money. read more

We just moved in two weeks ago and we are loving it. Yaren the leasing agent is PHENOMENAL!!! She was so attentive to all my questions (I was moving into town from out of state so I was coming in sight unseen) and definitely made the leasing and move in process super easy. The townhomes themselves are beautiful and I love that the community is gated. The construction noise isn't bothersome but some of the vehicles get in the way of our garage but the workers are good about moving. The grounds are kept up nice as well, no trash around anywhere! The homes themselves are pretty quiet in my opinion. Apparently when we moved in, there was a party not too far from our unit but we didn't hear a peep! One downside though, when we moved in, the home didn't seem professionally cleaned and the fridge was out of order but my girl Yaren (love ya girl!) made sure that these issues were promptly taken care of when I voiced my concerns. They are a little pricey but 10/10 would recommend Levanto as a home for anyone! Very centrally located area! read more

We just recently moved from Levanto last month and while it is quite pricey the management team makes up for it. Everyone at Levanto, especially Jill and Angelo, are not only very professional, friendly, and courteous but they are kind people who truly know and care about their residents. While we had to move to live closer to family We will truly miss living in a close knit community where you feel comfortable, safe, and always Welcomed! The management team at Levanto truly go above and beyond; in all the properties we have lived I have not seen an apartment or townhome communiy that treats their residents the way Levanto does and I already miss them! They are quick to fix any and all issues/concerns you encounter with a smile, they are very quick to respond to you and work with you when needed, and most of all they know you and see you as a person and not just another resident. read more
