Jae's response times are ridiculously fast. I don't think there was ever a time I needed to wait more than 30 minutes for Jae to respond to an email or inquiry I had. On the sale side, Jae was able to attract multiple potential buyers just days after putting the apartment up for sale. We had an excellent offer from a qualified buyer just 2 weeks after the apartment went up for sale. We were able to accept that offer and focus more aggressively on seeking a new home. And in looking for homes, Jae quickly learns the type of place you are looking for, allowing us to focus our time only on areas of interest. Jae is also 100% honest and will give you his honest opinion on properties, the neighborhood, etc. Never once in this entire process did I feel pressured by him to buy or take something to move the process along. He knew we were trying to find the perfect place, and was patient and honest with us through the entire process. I highly recommend him.

I will say that the concierge and maintenance staff are nice. They illegally changed bylaws as soon as we moved in to force everybody to pay for gym and club membership, regardless of whether you use it. The first vote failed, so they changed bylaws and pushed it through with a 2nd vote. Shady and illegal. They steal your money every chance they get, forcing us to continue paying for gym services throughout the pandemic when the gym was closed. The management office is completely and utterly useless, unhelpful and rude, forcing you to do additional legwork while falsely claiming to provide a "luxurious" experience. Guests have to pay exorbitant fees to park, making visiting a pain in the you-know-what. The board does nothing in the interest of residents. They waste our money on loud, obnoxious and terrible events that are disruptive and lame as heck. They do not allow residents to use common spaces for things like parties and baby showers, yet board members use the spaces freely for their own similar events. Residents who use the gym and pool are disgusting. I have found toe nail clippings and bandaids in the hot tub and sauna on multiple occasions. I have had security come to my door and harass me for playing music at a very reasonable level, and falsely claim that I have had many complaints. When I followed up I learned these assertions were completely fabricated. They charge fees for moving in and out that are literally for nothing. Coordinating furniture deliveries or moving is a nightmare due to a lack of communication between offices. We have had movers and furniture delivery men stopped at the gate simply because of the incompetence of offices to do their jobs and let security know that we have filed all necessary paperwork. The parking situation is super dangerous, and necessitates loud honking by any car coming up or down the narrow ramp to the garage to avoid collisions. They could easily install a camera system but instead they maintain this ridiculously dangerous and disturbingly loud environment. I am now in the middle of a long and frustrating saga in which I was charged for 1 month parking that I had previously cancelled, and am met with more incompetence and gaslighting. During my sale of the apartment the management refused to lift a finger to help us complete their dated and astoundingly stupid closing packet, which required myself and the buyer to share lots of personal information in an illegal manner just to complete. Moving out of this building has been one of the biggest blessing, and I am eager to wrap up loose ends so that I can put the whole experience behind me. Avoid at all costs!

This apartment…read morebuilding threw my poor and sick mother out onto the street in 2013 after I moved away for college. They wanted all renters out to make way for new owners. She ended up almost dying and became homeless then because of these disgusting corporate greedy actions. She always paid her rent on time until there was one month she had trouble getting her disability payment. They just threw her to the wolves and evicted her. We lost almost EVERYTHING. Everything from my childhood is gone thanks to Jeffrey Gardens. There was black mold INSIDE the walls in every room and they would constantly send maintenance men to paint and grout over it. A fish tank broke in the apartment above me when I was 5, seeped into the walls, and they never did anything about it. I was a healthy child when we moved in, and now I'm 27 and severely immunocompromised due to the disgusting conditions at Jeffrey Gardens. Their pool is disgusting. They made us pay for pool passes even though we lived there and they knew my mother was poor. We were only allowed to use the pool when camp kids weren't there, so about 2 weeks out of the entire pool season. There's so much more I could say, but STAY AWAY FROM JEFFREY GARDENS APARTMENTS!!!

Only a 10-minute walk to the Bayside LIRR station and the popular strip of restaurants/bars on Bell Blvd. During the winters, our heat maintained a toasty 75°F. Summers are almost impossible without air conditioning, so it's a good thing they provided us with one. The walls are pretty thin, so it's not uncommon to be able to hear our neighbors' televisions or arguments. Laundry room is convenient and accessible, unless it's raining or snowing since you have to enter from outside. Parking is a bit tough after 7pm, but the furthest I've ever left my car was three short blocks away. We've only had one big issue with them: Our toilet was leaking a few months ago and we contacted the maintenance office to get it fixed. The next day, a man showed up to inspect the leak and said he would order a replacement part. A few days later, we made a follow-up phone call.. only to find out that they did not send anyone yet! So we basically let a stranger into our home. Even after they said they would resolve the problem, we waited for two additional weeks with no action on their end. This is when the tank cracked and flooded our bathroom and hallway. We called an independent plumber to fix it asap, which costed us a $300+ that should have been covered by management. Thankfully, the couple we were subleasing from reimbursed us by knocking it off our rent that month. Despite that isolated incident, we thoroughly enjoyed living in the Jeffrey Gardens complex. Excellent choice for a young person's first apartment, as rent was relatively inexpensive considering the neighborhood. I decided to renew the lease by myself after the separation, as it's only a 15-minute commute to my office. Until I can afford a nicer place in Bayside, that is.

    Currently forcing tenants to remove their Barbecues , Bicycles and kids toys from the outside…read moreareas in front of your apartments . You can rent a storage area not located close to your unit. If you do not remove your personal items, they will dispose of them. They plan on upgrading with Flowers and shrubs, for that reason you must remove your outdoor items ASAP. They dug up all the grounds to install a new sprinkler system and made a horrible mess with the outdoor areas. Holes , Dips uneven grounds., exposed ports. which we are sure was very costly. Plenty of flower beds already exist. In the meantime Squirrels and racoons are eating through unused A/c Units, that are not protected and entering into apartments and attics. This used to be a great place to raise your family . Cheap on the heat and hot water during the winter months. Too many dogs not enforcing the clean up rules. Should expand the maintenance hours to one Saturday a month or one late night a week other you will need to take off hours from work. Honestly the high rents are for the neighborhood and not the apartments , They are really old.

You are basically on your own, management does not care about anything, are often rude, and always dismissive. Maintenance department is great, and the maintenance people are also always complaining about management as well. Just a small selection of the issues we've had: 1. Every other night, if not every night, water from the tub faucet is dark brown. Unusable and disgusting. When we repeatedly let management know over the years we were told it's soil run off and there's nothing they can do about it. This was never fixed or addressed. 2. We dealt with mold in the bathroom for years, and only after complaining for 2-3 years on and off they finally sent someone to simply wipe it away with Clorox. When it came back, they refused to do even that and said we have to find a service to paint over it because "mold is part of routine cleaning" that isn't management's responsibility. 3. The bathroom ceiling would leak and fill up with water for almost 3 years. Finally, an empathetic maintenance guy came by and fixed it after years of complaints. 4. A large medicine cabinet affixed to the bathroom wall broke off, damaging the wall and sink and nearly landing on my wife. The maintenance person who was sent to fix it was from the emergency maintenance company and he specifically said "we have told management that these medicine cabinets are too heavy and improperly affixed, but they do nothing until it falls"... implying that this has happened in the past. 5. Any request, question, or concern brought to management is immediately disregarded. The lady at the front desk will pretend to make note of it and then no one will follow up until they are bothered by the amount of times you show up or call. They do not try to be helpful in any way. The lady at the front desk is always miserable and it is clear that she has developed the attitude and demeanor of speaking to tenants from her superiors who are clearly affecting her mentally to the point that she has cried multiple times when challenged about concerns. She has no idea what she is doing half the time and the job is way too stressful for her, no one else in the management office ever seems to be doing any work and they are on break for most of the day. 6. They partner with a towing company that has "free reign night and day" (as told to me by the proprietor of the company) to come into the parking lot and tow cars that do not have a parking sticker - a clear violation of NYS law, as every towing requests must be specifically called in for each individual car. After my wife's new car was towed (because we hadn't received a sticker yet) I asked management about it and they were unaware that it was towed, why it was towed, or that the truck had even come by. She referred me to the tow truck company's number in order to find out what happened to the car... completely careless. Are they getting kickbacks from the tow truck? 7. When the towing company was unable to tow MY brand new car (for the same reason - I hadn't yet received my parking sticker) they put a sticker on the car with a warning that was not compliant with NYS regulations for adhesives on tenant property. When I asked the management about it they said "oh really? we didn't know they even do that, usually they just take the car...". None of the maintenance employees (all of whom know my car due to the license plate and exotic model) knew about anyone putting a sticker on my car. The sticker was unable to be removed by a professional car detailer without a specific adhesive remover that ate away the premium clear coat of the car and cost me $600 to replace. Management wanted nothing to do with it, claiming they had no idea who did it or why. If $600 was a big enough deal to waste my time suing them I would have done that. 8. What eventually led to us moving was a severe cockroach infestation which was slowly affecting the entire surrounding area of the building we were in. We complained many times for over a year and the only response from management was a boilerplate schpeal about signing up for the exterminator who "comes twice a month on Wednesdays". The exterminator (who was a very nice individual himself) showed up twice, and never came back despite us being asked to be kept on the list multiple times. About a year later after we had already bought and tried many things on our own to curb at least the roaches in our home, another complaint to management caused the maintenance guy to show up with glue traps and combat gel, give them to us and said there's nothing else he can do unless we want to fumigate the home. We had already signed a new lease and were leaving by then. Some of the roaches moved with us which we had to pay money to exterminate. A lot more issues over 5 years, they probably have 100s of DOB violations. The heating issue is also very true.
