Decently maintained co-op complex. Nice neighborhood. Will echo what others have said about the monthly maintenance and capital assessment fees. I bought here 2 years ago and the monthly fee has jumped from $840 to $1125 a month. They give you a letter basically every 6-8 months stating that the fees are increasing in a month at about $100 increments. Not sure how they expect people to absorb that kind of an increase so suddenly and without prior advanced notice. If you are looking to buy right now I would strongly considering looking elsewhere just because the monthly fees seem to keep going up. read more

I have owned my apartment for 20 years and I would not want to live anywhere else. Yes, the maintenance has doubled since I first moved in, but that has occured over twenty years. The people that are complaining have not lived here as long, so they have felt the increase more. The increases have occurred over the last five years and it is all due to putting in new boilers, roofs, windows and doors (yes, I agree that they are not the best quality) but that was due to our former Board President. They have also removed and rebricked the fronts of many apartments. These raises are justified. They are doing much needed maintenance to this older coop. I happen to have a friend that was living in a coop in Whitestone that payed much higher maintenance than we do. I had a problem with my attic and our former manager took care of it right away. My only issues are the people that don't pick up after their dogs. I have a dog and I always pick up after my dog goes. It is not difficult to do this. People that don't pick up are not used to living in a community setting, like ours and are inconsiderate of their neighbors. As far a parking, we got a garage in 2 1/2 years. Other coops have a 10 year wait. The maintenance workers come any time you need them. I have read all the negative reviews and feel that some people are never happy, no matter what. We also have landscapers that keep the grounds looking good and snow removal in the winter. My friend in Whitestone had to remove the snow on the steps herself, we don't. People need to check out other coops to see they all have issues. Also, if you try to rent an apartment like ours, you would be paying over $2,000 a month. We also have Alley Pond Park, up the block, three parkways and expressway within 5-10 minutes driving distance, shopping, restaurants. What more can we ask for? Brenda M. read more

Living and owning a Windsor Oaks co-op unit for about four years was a good experience. Most importantly, I was very lucky to be able to sell the apartment in 2008 at the board's floor price. I wanted to give 2.5 stars but there is no option to. From my four years of living there, the below are the pros and cons: (in no particular order) Pros: 1. Nicely manicured lawns and gardens 2. Generally nice neighbors 3. Close to public transportation 4. Walking distance to shopping and eating 5. Two parking spaces behind apartments or front street parking 6. Option to rent private garages for a low monthly fee 7. Group cable discount 8. Maintenance includes heat/gas/water 9. Nice area to raise kids 10. Neighborhood is zoned to excellent schools 11. Snuggly warm apartments during the cold months 12. Private 24/7 security Cons: 1. Dog owners who don't pick up after their dogs 2. Parking spots are usually filled after 8pm (behind apartment and street) 3. Noisy neighbors (if you live in the lower unit) 4. Hard to sell apartments because of the minimum floor price 5. Expect to compete with other apartments advertising the same price as you (i.e. minimum floor price) 6. Expensive form/administrative fees to purchase an apartment (non-refundable $1,000 application fee) 7. Board is very selective in choosing who gets to buy. Buyers basically need to have steady income (i.e. no retirees or self-employed). 8. Ants problem during the warm months Would I recommend buying a Windsor Oaks co-op apartment? If the buyer has the patience to buy/sell and understands/accepts the cons, then yes. All that needs to be known is to go someplace else. Shamefully incompetent management, newest board or old. Due to 20 plus years of mismanagement, and the new board's lack of interest in a forensic accounting, I received notice today of a 24.47% increase in my monthly maintenance! What!!! How can this board expect people to be able to pay this exorbitant amount? This is insane. Is this the best that they could come up with? What about people on a fixed income? It's not as if the place has been maintained. Monies have been misspent and obviously misappropriated for years. The board should have gone after those responsible and had them held accountable. Thinking of buying here? Know this: The Co-op replaced all the windows throughout the development and a lot of damage was done. You have to pay for the repairs yourself and then apply for reimbursement. Janet, the manager, said in writing in August of 2018 that the coop was just beginning to pay people who applied in DECEMBER for repayment! Want repairs done? Janet said, in writing, "we don't tell people when repairs will be done." It's five months and counting since I requested repairs on my crumbling stoop. read more

My family has been living here for almost 30 years. The maintenance workers take incredible care of the grounds and internal workings of the home. If you are a good, hard-working person, this co-op will be optimal for you. The problems you have will be resolved quickly. It may help that my family has been nothing but gracious and respectful since moving in. Remember that you can't choose your neighbors but ours are the best out there and we would never have chosen otherwise. Be good to others and they will be good to you. The bad reviews are probably from those not used to living in a co-op/garden apartment setting, and who don't know that people who work for you are people at the end of the day. read more

The Board of Directors for Windsor Oaks are the worst. The voting is rigged these people are going to die with these positions no one wanted the current board to remain yet here they are. The coop president is the puppet master and the rest of the board are his puppets that do not speak he is the dictator. He make decisions for what he wants and not what the rest of us want and spends our money to do so without letting us know. Nor does he listen to us he is arrogant and nasty. We have a new property manager so far so good with her. These apartments are falling apart inside there are so many issues yet the coop president only care about a clubhouse that he wants to build that is going to cost a fortune. I have lived here for almost fifteen years and would like to say that this Co-op was the best investment I have ever made! It has been very consistent in helping me pull in a cash flow and covering monthly maintenance fees. The Board is very shrewd in maintaining a minimum Sale price. It's true that on the one hand it may make it more difficult to sell, however, your Co-op would lose it's value if too many people sold it under-priced. WOTC does this to protect the property's value. If they didn't do that, it would not be a good investment. I also think that the complaints about bugs are really the fault of people who don't keep their apartments clean enough on a consistent basis. They don't seam to understand that exterminating will actually attract more bugs. If you are having this problem, just communicate with your neighbors more....I can vouch for this because I know that when I consistently keep my apartment clean, I never have any problems with bugs. Preventing this problem is really in the hands of those who live here. For example, if they didn't use fragrances or use gas grills without properly cleaning them afterward, this will attract bugs. As far as the washing machines...personally, I rarely if ever have encountered a problem and when I did, Windsor Oaks was fast at correcting it. Their maintenance staff is much better than most and I don't think they get the credit they deserve. They do come whenever I call and have never missed an appointment with me. The staff here is usually very pleasant and address issues appropriately. The grounds are very nicely kept and the staff is great with snow removal in the Winter. As far as the neighbors...most of them are very nice. I suppose it depends on where your unit is located and also on your perspective. If you are a negative person, you will have a negative experience. Overall, I would say that owning an apartment at WOTC was the best financial choice I have made living in NYC. It is very affordable compared to most other Apartments and one of the sparing few that allows pets!!! I am grateful that Windsor Oaks allows pets because I seriously couldn't find another affordable apartment that does. read more

This place is terrible. When you try to sell your apartment it will be near impossible. The board sets the minimum sale price. So, let's say the board says the minimum sale price is 225K. If you have a buyer that offers 215K, you can not accept. There minimum price fluctuates every month. So, if you have a buyer on June 20th for 225K, there will be some time before closing obviously. Problem is, on July 1st, the minimum price can go up! Now, you have to call your buyer and tell them. The place had problems with heat. In the dead of winter it was about 80 degrees inside. Others, complained they were freezing. I am immaculate when it comes to cleaning. The place had roaches, ants, winged ants etc. I wouldn't say infested, but no matter how many times their exterminator came (which he is only available on Saturdays) our neighbors all had problems with bugs. The laundry rooms are filled with broken machines. There is never any parking after 7PM. The parking stickers are useless because the spots are not assigned.
