Pros: Over all it's a good Apartment Complex. The location is great. Maintenance is responsive to issues in your unit. Cons: 1. The gym does not have WiFi. You also can't get cell service in the gym. 2. The complex uses a mandatory third-party delivery service, Fetch, for packages shipped to your apartment. This means you have to ship all of your packages to Fetch's warehouse and then they deliver your package to your apartment. This sounds nice at first, but Fetch frequently loses packages and if you contact them they NEVER respond. And the Complex doesn't help you track down your package either. This also adds time to your deliveries. read more

Parking is terrible, people speed through the tight garage and "valet" trash collection changed recently with regard to frequency and weight limits. They recently painted all the doors this horrific dark brown color that makes it look institutional. Lazy residents pile trash in front of the trash chute. Creepy senior citizen neighbor walked past the door at 2am almost nightly. Too many EV stations went unused - another reviewer mentioned non-EV cars in EV spaces but there's a balance to be struck - too many EV stations! Dog park is convenient but then right before we vacated management stopped providing waste disposal bags in the dispenser. Overcharged for carpet "damage" since they replace anyway between tenants. Unsafe, and an easy target for crime. Overall, an enjoyable place to live. I am a young professional who has lived here for 3 years with my wife and baby. Over that time the apartment has become a soft target for criminals. It is worsening every year in a big way. So much so that now I am actively looking for other places to live and have neighbors doing the same. There have been close to 100 instances of auto crime in the parking garage in the last 2 years. Last night alone ~60 cars were broken into, with at least one car being stollen. The security is lax and even though there are regular occurrences, there still has not been security camera installation in the garages. Management doesn't seem to take safety as seriously as you would like for the rent price tag. I have given them the benefit of the doubt for the last year, but I hope they turn it around for their sake as the apartment complex is not what it once was when I moved here. read more

I HATE THIS BUG INFESTED APARTMENT AND I CANNOT WAIT TO MOVE OUT!!! THIS PLACE NEEDS TO BE BURNED TO THE GROUND!!! When I moved into the apartment it was completely unlivable due to a beetle infestation for the first couple of months. The pictures I took of the infestation that show just how bad it was were all on an old phone however I did manage to find one video that shows them crawling all over my mattress that I have included screenshots from. I remember freaking out at first thinking they might be a bed bug but took them to an exterminator and learned that they were called "plaster beetles" and native to the apartment, but just happened to love crawling all over my furniture. At the beginning I made the mistake of staying overnight once, I vacuumed the bed of all bugs and put new sheets on and fell asleep for the night and woke up itchy and covered in a rash because the bugs that were crawling all over the floor came back to the bed during the night. It took awhile for the apartment to solve the problem however after about 3 months of not being able to live at my apartment their numbers started to decline and I was able to move back in. The problem never completely resolved as I still see the beetles around especially near drains, however it is not as much of a problem anymore. But the spiders have never really gone away and they are everywhere! I have attached a picture of one of the bug traps I used and if you look closely you can count eight spiders and that's just in one trap! There's probably more by now if I go take another picture of it! It is without a doubt that I say my apartment is infested with spiders. Shaking out all clothes and towels is a habit for me now because no matter how much I clean it more spiders keep appearing in my dresser and I've found them in clothes before. There are two kinds, smaller tan ones that don't bother me much and then the huge and disgusting red/brown kind that usually hang out in stucco hallways. After some searching I have found out that the larger kind are actually a type of cellar spider which explains why they love hanging out in dark places in your apartment where you would least expect it like in your dresser or under your bed. I actually discovered that the huge ones love my bed frame and found a whole colony of them under my bed just the other day while vacuuming. They probably live in the frame somehow and I've been sleeping in the same bed. I vacuumed 4 huge ones that were almost too big to fit in the opening of my mini vacuum that were crawling around underneath the bed before I decided that my best bet is to just throw the entire bed and bed frame away. I am staying at a friends place until my new furniture comes in the mail. This company owes me so much money for all the times I've paid rent with not even being able to live here because of all the disgusting bugs! You would be better off just renting a storage unit since all I've been able to do is leave my stuff here! But it's not even good for that because all of my furniture is now infested with bugs and ruined! I won't be bringing anything from this place into any new place I rent so all of the money I spent on furniture was a waste. From when I first moved in my door never sealed shut properly, something maintenance never fixed, which could allow some bugs to enter but it would definitely not account for this volume and I know they're getting in other ways too. There is something wrong with the foundation in this apartment complex!! Even though it is brand new, whoever built it was too cheap to do it right and now it will permanently have a pest problem. With all the bugs infesting my apartment I know this has to be a problem in other units as well! Please save yourself and never rent here. My lease is up soon so you never know you may be getting my old apartment too... I wish someone had warned me! read more

I've been living in my apartment here for 4 months and love it. It's honestly a vacation away from work. The staff here are amazing and always do what they can to answer any questions or concerns you may have! Heather and Jeannie are AMAZING leasing consultants. Eric is a super awesome maintenance guy! The resident portal is super easy to work through and any maintenance requests that are made are usually attended to by the next business day! Only downside to the complex, is that a number of the residents own bicycles don't move their bikes and make it difficult to commuters to find parking for their bikes - my boyfriend has resorted to keeping his bike in our apartment unfortunately. Pros: This is a decent apartment complex. The dog park is great which is nice if you have a dog. Management is pretty responsive, but if you report an issue they typically just tell you that they will look into it and never respond after that. The common areas are kept clean. If you report a maintenance issue, it is generally taken care of rather quickly. Rent has increased at a consistent rate over the years. Cons: There is some form of theft that occurs in the parking garage every 1-2 months and about 2-6 cars are typically hit (it is generally catalytic converters or tires being stolen, or someone's window getting busted out). There is a security guard that works at night, so I'm not really sure how multiple cars' tires can get stolen in one night, but it happens. The is also a ton of rats/dead rats in the parking garage that don't get cleaned up. The apartment complex claims to have cameras, but I'm not sure if they actually work. read more

Current resident at 4100. Greenbriar being a one way street is a PAIN. The parking garage is tight, but the mirrors mounted to the structure are a huge help! Walls are paper thin, but you get used to it. The staff at the leasing office make up for any and every complaint about the property itself. From my first time setting foot at the complex I have had nothing but positive experiences. Mutual respect goes a long way. Front office staff has gone above and beyond for me time after time and it is very much appreciated. They make you feel like more than just a unit number. To be fair, is because of the excellent customer service I received at the leasing office that I chose to live at this property over the snobby, unwelcoming staff at Allusion West U. The whole team is an absolute asset. Thank you Margot, Stephanie, Msoo and Antara... wouldn't feel like home without you guys. Service requests are addressed very quickly, usually within hours. I have lived here for 2 years and have had mostly a positive experience. Pros...1. The front office staff has always been very friendly. 2. My maintenance requests are immediately addressed and are very polite. I had one man come to my apt at 9 pm for an emergent repair. They even hung the extra shelves I bought for the closets. 3. The property is always clean. I don't have a pet so I can't review the dog run area, but the pool, gym, hallways, and parking lot are kept in good condition. 3. There is a 2 hour window for trash valet so the hallways aren't cluttered with trash or smells. The apt complex supplies you with a trash can for trash pickup and recycling is available. 4. Location! I'm close to everything and Uber/lyft is inexpensive to get anywhere. Cons...1. If you are a light sleeper or bothered by noise don't get an apt the faces the road. The traffic noise is very loud. I can even hear it from the vent in my bathroom. I had to get a noise maker to sleep. 2. Blackout curtains were a must for my apt facing Greenbriar due to the bright lights from the auto shop across the street. 3. It is off a busy, one way road that makes it difficult to get places at peak times. 4. The parking garage is very tight and a little scary at times trying to navigate around the curves. I have had several near misses with other residents trying to drive too quickly. 5. If you live far from he parking garage I suggest buying a collapsible wagon or cart. A lot of residents have one of these to help unload items such as groceries from your car. Overall, my stay has been pleasant. I never hear the neighbors to the sides. At times, I can hear my crazy upstairs neighbor screaming at the top of her lungs to her BF on the phone, but I'm sure most of houston can hear her too. I work a lot of weekends and feel the residents around me are respectful. I would recommend this complex to others. read more

The apartment grounds are kept clean. The appliances are old and require constant calls to maintenance for repairs. There are also safety issues. Cars are regularly vandalized and burglarized. There is supposedly a security person at night in the garage but we never saw this. Their response to COVID was also sub par. We decided to vacate the apartment 2 months early to try to save some expenses. All I asked was that they try to re-lease the apartment and IF successful, let me forgo the rent for the period they were able to release. The manager refused to make the unit available for rent until the end of the lease term. They would make no effort to try to re-lease and help out during the pandemic. E-mails and calls to the Community Manager and also to the regional office were not returned. read more

So this was one of the better apartment complexes I've lived in. The office staff was friendly and helpful, and maintenance was mostly solid. I feel bad for not remembering the guys name, but the head maintenance guy (I assume) is pretty awesome. He would see me in the hallway and remember my issue from a few months back to confirm it was fixed correctly. Give him a raise or extra vacation because he is awesome. I was also impressed with most of the office personnel. They were friendly, willing to help, and this company accepts packages on your behalf which is always amazing. The big negative is burglaries and elevator maintenance. The freight elevator broke down constantly and the main elevator broke down occasionally. Thankfully, they never both broke down at the same time. Regarding burglaries, there were around 6 of them at our time here (2+ years.) After the last one, they installed some flood lights and added kick resistant plates to the deadbolts in all the apartments. The deadbolt plates were a welcome addition, but the flood lights on the loading side are mostly useless, although I'm sure they annoyed the apartment right under them. I can't speak for any other motion lights installed. We got our own DIY alarm system around the same time for extra security. On the topic of crime, someone did insert something in my lock and jiggle the door handle. I grabbed the gun and told them to F off through the closed door. There was no further trouble. A couple months later, I was on auto-pilot after work and parked one floor to low and did the same exact thing to my downstairs neighbor. If someone was home, I'm sure I scared them like I was scared before. Every floor looks the same and the person who did it to me probably made the same heads in the cloud mistake. Worth mentioning though if it wasn't just an accident. The security guards are pretty useless. I've never seen more than one at any given time, and I'm not convinced they do anything. One was an elderly gentlemen that couldn't fight a moth. They have movie nights, food trucks, yoga, and some other community events that are an added bonus if your into that sort of stuff. I've never been a fan of the Houston food truck scene, but my perception of the food is not a negative on the complex. It was still nice to have one twice a month if I wanted something different. The "farmer's market" is garbage though. It's just stuff bought from HEB (at least I saw one of the women setting up and pulling produce out of HEB bags) and it isn't going to save you a trip to the grocery store. The apartment across from us regularly had loud parties, but I never needed to complain since the sound intrusion was very minimal. The only times I could hear them was when they were in the hallways, and that was rare. If I was next door to them, or below them, it might have been a different story, but generally, my unit was very quite. I have had noisier apartments with quieter neighbors in the past. I never had a problem with pests, just the occasional and expected cockroach or spider every now and then. Finally, they were very fair on move-out. We received part of our deposit back and they didn't inflate damage costs. The bedroom carpet needed to be replaced and they sent pictures to show us why. It's one of the only complexes I didn't have to fight on move out about the state of the apartment and normal wear vs actual damage. Overall, I was happy living here for 2+ years. read more

I never write reviews but this place is a ghetto disgusting mess. The hallways and elevators smell like mold. I have an autoimmune disease and only lasted 3 weeks in the unit until I moved in with my boyfriend because I could barely sleep in the air quality. They even sent emails about mold. Also the upstairs neighbors literally echoed my apartment with their loud feet at all hours of the night and the leasing office was so rude and unprofessional about it, barely answering my calls and emails and only offering to switch my unit to another disgusting mold infested unit. Then they decided to charge $80 for cleaning even though we left it clean and a water and trash bill of $120? Highly do not recommend. So glad to be out of there. read more

The location is perfect for the area I was trying to be in, but the cleanliness of the complex is horrible, also not to mention plenty of sketchy people are easily sneaking into the building/parking garage. When I was leaving the complex I overheard some tenants talking about how their car was broken into for the second time. Also one of the leasing agents, I believe his name was Alex that was helping me, he was very nice and informational, but also very unprofessional, he looked as if he just got out of bed with ripped jeans on, but BIG turn off for me. I lived here for two years! So here is a fair review on my experience, good and bad. Pros: Location is pretty central between Montrose, Upper Kirby and Rice, And I had pretty easy access to Highway 59 as well as Allen Parkway. Looks- The apartments are very tasteful. High ceilings, laminate faux wood floors, black granite. looks pretty luxurious. Very dog friendly! Amenities are pretty standard with valet trash, gorgeous pool, in unit laundry etc. They have a nice dog park with turf and shade Cons: I have a standard one bedroom apartment and wanted one that was under $1500/month If you are a minimalist this apartment complex could work for you being that there is very little to no storage space in the apartment itself. I had one very small walk in closet and it was deceiving because the ceiling were very high. the kitchen has one very skinny pantry and the dishwasher always had issues. I had to hand wash everything (I know...first world problems. but thats what a dishwasher is for right?) my rent started out at about 1350 and after I renewed they raised my rent to around 1420...... SURPRISE! :) IF YOU ARE A DOG OWNER this apartment isn't ideal. the main elevator is broken 60 percent of the time and the only other elevator is on the opposite side of the building. (neither elevators have air flow...) prepare to carry your dog to the outdoor premises because they are mostly likely to defecate or pee on the way to the elevator- super inconvenient. this also means that there are numerous poo poo and pee pee accidents in the hall ways. And did I mention that the hallways aren't ventilated? yeah, thats something that I thought I could get over but on a hot summer day and everyones trash it outside their doors, it smells pretty ripe sunday-thursday evening time. Parking-the parking garage is prone to robberies as well as accidents due to sharp and tight corners. the distance from the closest parking spot to my apartment was torturous for days I had lots of groceries so make sure you bring a wagon. as far as a balcony-you probably have to pay 2k to get an actual balcony. for my apartment I got a -l o v e l y- "balconette" which is basically a REALLY big window with railing. not the same. Service requests for apartment- I have had several communication problems with requesting for as simple as lightbulbs being changed... sometimes Brittiani who I assume to be the manager? would "forget" to put a service request in. the workers who would come and fix the issues were nothing but kind and punctual. no complaints about them. I think out of everything though my biggest issue was dealing with Brittiani. she's just a really sad and salty human. if you can avoid asking her for help, you should. I would speak to another associate who works there to assure you get everything you need. last but not least the reason for the 3 stars for such a beautiful place is that my apartment was entered without my knowledge. usually there is an email stating that there will be someone entering for inspection or maintenance but there was one occasion where it was very obvious someone entered my home without a notification. my dog was let out of the bed room and all the lights were on. I live alone and know that no one has access to come in besides me. I complained several times to corporate and no one could give me and answer. they just made me feel crazy. For spending over 1400 a month I would expect a much better experience, but I CANNOT renew my lease here. I've moved to a much better and affordable apartment and I almost feel robbed for paying as much as I did for where I was living. Hope this helps! read more

The District At Greenbriar is a fantastic apartment complex, in the beautiful Southampton/Rice University/Boulevard Oaks/Museum District neighborhoods (because it gives you access to all of these!). Location-wise it's tough to beat, and it does have one of the few swimming pools in all apartment buildings in Houston's Inner Loop, where you can actually swim laps (yes, many others are odd-shaped and tough to swim in). The ladies at the Leasing Office are generally nice, and Heather is a super-star: she will always help you with most anything, with a big smile on her face. That's tough to beat as well! Maintenance crew is sharp and always helpful as well. All in all, regardless of little issues as in every building anywhere, I highly recommend The District At Greenbriar. read more

Do not move here... (especially Rice students, there are better places) This is honestly the worst apartment complex in the area for the following reasons: incompetent staff, dangerous conditions and lack of maintenance. The staff is completely incompetent, and can just barely manage to run this place. When moving in, we had to speak with different staff members at the front desk, and they would consistently contradict themselves or publicly available information. For example, pricing on the apartment. Even worse, they actively try to trick you into paying more, or worse paying an extra month of rent because you did not make it clear you would move out on a certain date, even though the contract you signed says the exact date you will move out. Every single person needs to either be re-trained on proper customer service, or be fired for a disregard to detail. The apartment complex is also an accident waiting to happen. Whoever designed the garage lacks basic common sense as the garage exits into a one-way street that is just a couple feet from a major intersection. This means there are cars constantly coming, and you have to take a risk each time you try to merge. I increased my car insurance recently because I know something is bound to happen, no matter how careful I try to be. The appliances in the complex are also faulty. The repair person did not even try to fix it, even though he signed off saying the machines were fixed. The bottom-line is that you should try to find another place even if you pay a little more. If your budget is tight, then this place may be your first option, which is fine. However, you should be prepared to question the management's decisions as they have shown that they can not effectively serve the residents of this complex. If they try to charge you for something you did not agree on, tell them that. Chances are they "forgot." read more

The property is on par with what you would expect of the area. In all transparency, it is the staff that make this property truly exceptional. Each and every member of the (current) staff has gone above and beyond standard customer service time and time again. Each individual member of the staff carries themselves with the utmost professionalism and radiates warmth and kindness. These interpersonal skills and high emotional intelligence are strong assets that are very difficult to find. As a female resident who lives alone, it brings me great comfort to know that should I have any issues, they are a phone call or email away. This apartment complex is filled with issues. Firstly, very rude management staff. The two leasing agents are very sweet- but their managers are not. Very unpleasant. The building itself is built to be an indoor building- but it is outdoor. There are no breeze ways and the trash service means that everyone keeps their garbage in the hallway- this makes for a humid, hot, and smelly walk to your apartment with half polished concrete floors half dog urine concrete floors. That is what really got me- coming home to that walk was very unpleasant. The parking is absolutely terrible- the management have even cited break-ins. Those driving through the lot do so at fast speeds and unfortunately the lot is not built for that as it is has very narrow lanes. Even with living on the first floor, I have had to park on the 3rd floor due to limited parking. This adds 10 minutes to your commute no doubt. The gym stinks due to poor insulation with tenants often opening the door to the outdoors to ventilate while working out. The pool is nice but it has no breeze at all as it is in the middle of the buildings. When getting packages, you have to be home during their hours which is very inconvenient. Lastly, this building is right off the highway and on Greenbriar- lots of traffic noise in the apartments which is something to keep in mind. Also, the congestion of Greenbriar makes driving and biking out of the apartment a pain. When friends and Lyft/Uber would come to the apartment, if they didn't make the first turn off Greenbriar they often had to loop all the way back through Kirby to come get me- such an inconvenient set-up for entrance. Glad to hear that others have been enjoyed living here- but for the reasons mentioned, I would not recommend this at all. read more

The apartment itself is lovely and maintenance requests are handled quickly. Never had an issue. The biggest downside- the staff are friendly but you can tell it's not very professional. You get a days notice for things like the office closing or move your car and it takes a while for them to fix things (like the elevator and broken treadmills- which have no signage on them by the way). read more

I've been at this apartment for about two months now and am very happy with it. The apartments are brand new, which is great because they are very clean and modern, but they are still getting all the kinks worked out - for instance, the TVs on the ellipticals just got turned on last week. I love the amenities - especially the outdoor grills and the pool area. The staff is awesome and super accommodating - when my dishwasher wouldn't work, they sent someone the next day and then called to follow up a few days later to make sure it was working. I love that they send out update emails when fire alarms will be testing and when other updates are made. They really go the extra step, in my opinion, to make sure we are happy. read more

I have lived here for almost year and I can honestly say it is the best placed I've ever lived in. The front office staff are very helpful even for my very needy self haha. They are quick to respond as well. It's located near everything I need as a young adult. It's close to midtown, rice village, and in a central part of Houston where you can go most places conveniently all throughout the greater Houston area. The apartment complex also holds events and parties frequently so it's good to bring your friends over. I am planning a move to Houston in about three months. In preparation, I scheduled a number of tours of various apartment buildings in the area. This included the district at Greenbriar, which I had scheduled three weeks prior to my visit. I arrived to my appointment on time. When I entered the door, the leasing agent did not even greet me or ask if I had an appointment; rather, she just sent me over to the waiting room and told me to wait in line behind 4 other people who are already waiting. I found it very rude and disrespectful of my time, which was very limited, as I had made multiple appointments that day and was leaving town the following day. I guess it was a blessing in disguise, as I would not have any interest living in such a place where the management would tolerate this. read more

Superb apartments and great location, we loved the walks around the neighborhood and proximity to everything in the city. The maintenance was extraordinary and the team was always on top of any requests. Great pool and awesome team running the show there. The District at Greenbriar is the BEST apartment complex in Houston (Rice Village Area). The front office staff is magnificent and so over friendly that you feel right at home. My husband and I have resided at the District at Greenbriar during the work week for the last 18 months. These apartments are conveniently located off hwy 59 within minutes of The Texas Medical Center in the Rice Village area. The apartment management is friendly, helpful, responsive, courteous and make you feel like family. They plan and participate in events to appreciate and bring residents together. The amenities are nice, well provisioned and well maintained. They are pet friendly and pet areas are well maintained. Residents range from Rice and U of H college students to medical students, residents and healthcare professionals, to young families and empty nesters living the city life by work week and alternative lifestyles on the weekends. Been living here for a year and finally felt compelled to write a review. This apartment location has been great. Being in rice village, specifically right off of 59, may be one of the most convenient locations in Houston. I go to school in the medical center so I'm able to take reasonably priced ubers to class and avoid paying the ridiculous parking prices of the medical center. Also super close to upper Kirby which is great since there are a ton of restaurants, shops, etc. My usual downtown spots are also only 5 mins, 10 mins tops, away so like I said, the location is extremely convenient. Also a big fan of the staff. Heather was who I signed my lease with and she's been great. Always providing laughs and available when needed. I think she also is the coordinator of resident events which are always fun. Only knock I really have is with some of the pet owner residents here. There are clear rules regarding cleaning up after your pet but some residents seem to be care free so I've had to watch my step a few times walking down the hall or getting into the elevator. The management staff always sends out emails to the residents when these issues are brought up to them but they still persist from time to time. Other than that this is a great place with great staff, including the maintenance men who always seem to be hard at work. read more

The exterior is built to be an indoor complex but it is actually and outdoor one. The managing staff is unresponsive and very rude. The repair staff is very nice. For the price, you should not be right on the highway walking through concrete hallways that get slippery in the summer because of the humidity and lack of hallway ventilation. Add to that there is a garbage service which means these poorly ventilated hallways also stink. Leading to the issue with cockroaches. The apartments themselves are fine, nice floors, nice sized windows. The gym is very poorly ventilated with residents often propping the door open to vent out the scent of sweat. The pool is nice but only gets sun for part of the day as it is encased in building all around. The parking garage is an absolute nightmare- residents speeding throughout and never any available spots. It is also such a pain to get to his complex d/t it being on the one way madness street that is Greenbriar. read more
