    I would not recommend this place for a senior. The reasons why are listed below…read more The entire area is under construction with 200+ apartments with more planned. The noise, dirt and traffic will only increase when the newer apartment complexes are completed. The town center is within walking distance and has some businesses and restaurants but much of the retail are shuttered and in disrepair. Overture Fairview apartments have some structural problems with cracks, sloping floors, patio doors that do not close and need frequent adjustments. The price paid for rent is not worth the amenities. The pool and spa are frequently closed for repairs and need a regular cleaning. The elevators and secure gates have been unreliable but are better lately The outside doors don't all close securely. There are stairs at many entrances making it difficult to carry in groceries. Covered parking at the complex has become expensive and residents park at nearby hotel and office lots. Overture staff has cut promised community activities - generally at the last minute. Communications from staff can be disrespectful and degrading. There is an active resident committee that runs some activities which is a plus. As new senior communities are completed in the area, there are many residents leaving for better accommodations. If you are in a scooter or walker, unfortunately there are residents who will shame you for using the elevator and "being in the way". Please be aware that there is a segment of the residents who love Overture Fairview. They will post overly positive reviews to offset the negatives. Hopefully this review will at show the issues that may lead to an informed decision. Again I would not recommend this location for a senior who is looking for a nice, quiet, secure, accessible home.

It's advertised in all brochures as being from 9 -10am. This morning it started around 910. It was complete by 9:36 and when residents asked why it didn't go to 10, they were told by the manager that not many people come down after 9:30 and we just can't afford to have people sitting here doing nothing with the remainder of the time. A few residents said you could just leave the food out so you don't have to be present for the entire time, the manager essentially said to them, we can't trust you because you would steal everything.

I recently moved because I got married and needed more space for my wife and our dog. Aside from that, this place was everything my wife and I needed and more. There are a few people who truly made this apartment feel like home: Guy Kohavi - Great Maintenance Assistant with amazing communication and an awesome attitude. He was always a pleasure to talk to and work with when finding solutions to normal wear and tear issues. Britnee Scott - Assistant Property Manager with a really positive attitude who was easy to work with. She made living there seamless. Lisa Smith - A very kind front desk representative who always did her absolute best to answer any question I had. If she didn't have the answer immediately, she would do whatever she could to get me one as soon as possible. Thank you so much to the Watterscape team for everything you did to turn our apartment into a home. I truly appreciate it.

They treat you like you're an idiot and never communicate with you or the other residents about anything. The big thing for me, as my wife works from home and I'm an online gamer is the internet. It is god awful. On and off all times of the day and it just goes down randomly. Takes like a minimum of 4-6 days to come back online, but they assure us we get "white glove" service. Biggest lie out there. Couple more things: Dog poop is everywhere outside so watch were you step. Also, the apartment reeks of weed. Look, for as much as you will be paying, just go somewhere else.

    Kinstead is still a decent apartment complex as far as the condition and amenities are concerned…read morebut they've had a lot of staff turnover. Seems like they're failing or going under. The new Property Manager is rude, too busy to help and gets aggressive and threatening when you ask questions. Acting as a bully who forgets we are customers of TI Communities who pay for the priliege of a leased apartment. In return for the payment of the lease, TI Communities implies they'll provide the professional and courteous service one would expect from a respectable business. Other tenants have said the same thing and brought it up but it seems they want her kind of leadership and how she treats the tenants. And before some of the previous staff left when TI Communities came in, they said they were leaving because TI Communities was going to turn the complex into a ghetto. I would like to suggest the Property Manager take greater care and consideration in regards to how she speaks to people and especially people that she doesn't know. Not only to represent what professional standards she may have but also to better represent the business objectives and reputation of TI Communities would like to have in the Dallas Metro-plex area. I don't understand what makes her think it would be OK for anyone to speak to or treat people the way she does, either solely reprenting herself or as a representative of TI Communities.

    My experience has been mixed with this property. My initial experience of viewing the property, the…read moreattentiveness and time staff dedicated through the process made the process easy and gave the impression that was the level of service standard the company held and would be the continued experience. Unfortunately, that wasn't the case. Shortly after moving in I made a noise complaint about an upstairs tenant that was happening at all hours of the day and certainly outside community rules. One can imagine that 4 people living in a one bedroom apartment has that potential. The office was aware that 4 people were living in a one bedroom unit, which certainly broke their lease lease document. A member of the office staff even confirmed to me that only one person was listed on the lease for the unit. This issue continued for months, through continued complaints. I asked what the options were related to moving to a new unit, because this continued and continued. The response I received was that I could move to another unit, but it would require paying half a months rent as a transfer fee and that I would have to move into either a larger or smaller unit than my current floor plan. So, me being the one following my lease and property rules was the one to be punished if I wanted to solve the issue because it wasn't dealt with. The unit I moved into had also clearly not been evaluated before my move in date as, most complexes would not have given a new tenant a unit in such condition. The tub stained black, paint splattered on walls and floors, dirty blinds etc. I did of course provide pictures to them on move in identifying these issues. So, now I am at the point of my lease renewal and it seemed crazy to learn that if I wanted to move into a new unit, to avoid a tenant above me going forward, I would still be required to move into either a larger or smaller unit than my current floor plan. Seems pretty crazy right? The only way to avoid that is to go through the process of being a totally new tenant again. I was also hopeful that they would take care of the black staining issue of the tub, that should have been addressed before they initially provided the keys and allows a tenant to move in. A process that takes one day to complete and costs about $300. My request was denied. It's funny, something they really would/should do as part of a tenant turnover they refuse to do because I am already a tenant. The fact they are willing to loose a tenant over $300, incur the cost of marketing, cleaning etc. for a new tenant should show anyone thinking about moving to the property your value as a tenant once you have signed on the dotted line. I would highly suggest if you do make the decision to move into this property that you demand the ability to inspect your unit before officially taking possession and then hold them accountable for providing you the unit in at least the condition they will expect you to return it back to them in. The area itself is a wonderful area. Plenty of options for restaurants, shopping and activities. There are also lots of complex options in the same vacinity.

    This place has had constant problems since we moved in mid-December…read more First, the AC went out, and our apartment reached 88 degrees while it was only 81 degrees outside. Maintenance responded quickly and gave us a fan for the living room while they waited a week for a part to arrive. I understand delays during the holidays, and the maintenance guy was nice, but a single fan didn't help the bedrooms at all. The whole place was a sauna. The apartment was unbearable, and we couldn't sleep there. Thankfully, my roommate and I had somewhere else to stay. About a week or two later, the heater stopped working. It was freezing inside around 60 degrees while it was 25 degrees outside. Blankets weren't enough, we couldn't feel our toes, and there was even frost on my roommate's window. It was finally fixed the next workday, with a note on the door saying "unclogged heat and air." Now, as if that wasn't enough, I started the dishwater and water suddenly started flooding out from all around the sink, the dishwasher, and both the top and bottom drawers. I'm lucky I caught it in time. I walked away for a moment to check on something and came back to a flood. On top of that, the toilet in the master bathroom runs all night. Maintenance supposedly "fixed" it when they came for the AC weeks ago, but clearly it wasn't resolved. I also noted water damage on the dishwasher in our move-in report, but it seems like no one bothered to look into it. The leasing office has been just as disappointing. My roommate went back and forth in a long email chain with a leasing agent that led nowhere and eventually became rude and dismissive. Lydia Henslee was great when it came to getting us to sign the lease, but once we moved in and started having serious issues, she was no help at all and unwilling to truly listen to our concerns. Instead of addressing the problems, she focused on fact-checking everything as if we don't live here and aren't experiencing these issues firsthand. After dealing with a month of extreme heat, freezing cold, and ongoing maintenance problems, all we asked for was some form of compensation and it felt like we were brushed off. Apparently, the fan was supposed to fix everything. To make matters worse, my roommate is still waiting on a call she promised to make. At this point, it feels like we're being avoided altogether. All I want is to feel comfortable and at peace in my own home. Instead, it's been one problem after another. This place has been overwhelming, exhausting, and incredibly disappointing and it's only month 1 of living here. DO NOT MOVE HERE AT BEXLEY LAKE FOREST.
