The noise, dirt and traffic will only increase when the newer apartment complexes are completed. The town center is within walking distance and has some businesses and restaurants but much of the retail are shuttered and in disrepair. Overture Fairview apartments have some structural problems with cracks, sloping floors, patio doors that do not close and need frequent adjustments. The price paid for rent is not worth the amenities. The pool and spa are frequently closed for repairs and need a regular cleaning. The elevators and secure gates have been unreliable but are better lately The outside doors don't all close securely. There are stairs at many entrances making it difficult to carry in groceries. Covered parking at the complex has become expensive and residents park at nearby hotel and office lots. Overture staff has cut promised community activities - generally at the last minute. Communications from staff can be disrespectful and degrading. There is an active resident committee that runs some activities which is a plus. As new senior communities are completed in the area, there are many residents leaving for better accommodations. If you are in a scooter or walker, unfortunately there are residents who will shame you for using the elevator and "being in the way". Please be aware that there is a segment of the residents who love Overture Fairview. They will post overly positive reviews to offset the negatives. Hopefully this review will at show the issues that may lead to an informed decision. Again I would not recommend this location for a senior who is looking for a nice, quiet, secure, accessible home.

It was complete by 9:36 and when residents asked why it didn't go to 10, they were told by the manager that not many people come down after 9:30 and we just can't afford to have people sitting here doing nothing with the remainder of the time. A few residents said you could just leave the food out so you don't have to be present for the entire time, the manager essentially said to them, we can't trust you because you would steal everything.

They came to fix my sprinkler system and left holes in my walls. My hot water heater is in need of being replaced. We can't take a full shower without the water getting cold. I can't plug up my air fryer and toaster without the breaker box switching power off.

Now I'm seeing mold in bathroom ceilings, there is $5 to pay your rent through their portal, water in both baths are either too hot or too cold been complaining nothing has been done and cherry on top first week of living here my whole wheel and tire were stolen... so much for the gated community that uses gates for decorations.

They finally got around to it, but at their convenience. They acted like they were doing me a favor by replacing it! I had a "pond view" which became a gnat-infested hell that they would NOT take care of. Pest infestation was horrible inside and outside of the apartments. The leasing staff are both incompetent and less than helpful. I actually had become friends with a few of them until the Assistant Manager, developed a personal issue with me. This was reflected upon move-out when they tried to charge me over $1100 for carpet replacement, cleaning of the apartment, and 2 very lightweight nightstands that i had left behind. I am all for paying what i owe- but there were NO STAINS on my carpet, and when asked, I was only provided with black and white pictures of the "damage" in the apartment, which did not include ANY stains. I tried to talk to the new manager (there have been 3 different managers in the 14 months I lived there), but she was extremely unhelpful and unwilling to do anything to correct it. I will be contacting Orion property company this week to hopefully settle this. Also, the Assistant Manager has been speaking about the issues of my account with my ex-neighbors calling me "just another resident who's trying to avoid move-out fees" and saying that the manager knows that I'm "just crazy." I can more than afford to pay the $1100, but I will not pay for damage that was not there and cannot be proven. I've heard that apartments do this to people when they moved out, but I never believed this type of unprofessionalism exists. I was proven wrong by the employees at the Fairways at Wilson Creek.
