Birds on the roof are inevitable, but they have now nested directly above the ceiling. They can be heard flopping around, cooing, and scratching all through the day, but especially in the early mornings making sleeping in unbearable. They have now moved into the walls making the time in my living space less peaceful. I've been told there's nothing they can do to fix the issue. They want to relocate me to another apartment, but my neighbors experience the same bird-play sounds in their apartments as well, so moving is just a band aide on the issue at hand. There is an infestation. Removal is imperative as pigeons can contract and carry many diseases and parasites that upper management is ignoring. Bird removal is pricey, but it needs to be done. It's only gotten worse this year. It's now a potential health risk for some residents. Can we please work to rectify this? read more

I would not reside here if you have a dog. I got a complaint from my upstairs neighbor who stomps around at hours and then then issues a complaint to animal services which were bogus. I felt like I wasn't treated fair especially with how much rent I was paying. Don't rent here if you have dogs. The WORST apartment complex I've ever lived in. I lived here for 3 years too long. Maintenance was slow (but friendly), the office is mismanaged with new people coming in and out regularly, we had 2 months during the summer with NO A/C, had a bug infestation, and to top it all off, after moving out 4 months ago I just received a letter from a collections agency about owing them $500. This is the first time ever hearing about owing them anything. No calls, no emails, and no standard mail even though I gave them a forwarding address before I left. Absolute scumbags. I have lived at Olympus Boulevard since December of 2020. I loved it here so much that I renewed my lease in January! I have an hour commute to work and still chose to stay because I love it so much!! The women in the office are very helpful and they have always been available anytime i have called or stopped in. I can't say enough good things about maintenance. I haven't had many issues but the few I have had were taken care of the SAME DAY. Everyone is always friendly and says hello in passing. PLUS, the location is AWESOME. Located right on Frisco square, there are always events we get to be a part of and tons of things to do + restaurants in walking distance. No, no effort was made to reach me to discuss retroactive bogus charges I never got billed for while living there!! The apt. had a flood history! Several repairs/replacements were done with loud banging noises while we were IN the apt. My husband is disabled! A/C wasn't working, kitchen garbage disposal made the loudest noise when turned on with the countertop shaking like a blender, a piece of wood was banged endlessly on the front & back doors between the doors & the wall to straighten the warped, wood doors so we could open the doors or they didn't have to be slammed to close. There's much more to tell!!! Then when we vacated the apt. 16 days earlier paying for the end of the lease on the 23rd when more work happens; we moved out on a Friday, the 7th, & 2 days after on a Sunday, the 9th, a big bubble full of water on the ceiling was about to burst when I noticed at midnight. We have live here for 3+ years. we love the area amaneites and the community is a lot like a family environment . i can not say enough about the friendly fun staging Miley , Rachael, and Jess . They are all very formerly knowledgeable and willing to go the extra mile to make sure our concerns are both heard and resolved without issue. maitinece Bernard, Bee and Carlos have done a superb job at dredging up the curb appeal of the property and maintaining friendly helpful disposition when ever we needed anything completed to include helping with the groceries to our door . I walked in on a Friday afternoon for a tour, the staff greeted me with such enthusiasm! It's hard to find people who care about their jobs and who like their jobs. It was very refreshing to see. The leasing agent N'Dia gave me my tour for one bedroom units. She was efficient and knew her stuff. Most apartment tours I have taken do not compare to this. After the tour N'Dia invited me to their free beer Friday party for their residents. I am strongly considering this apartment complex just from staff alone, the amenities and activities are a bonus. I absolutely love living here. I have been here since 2020! I gotta say not other apartment complex comes close to Olympus! Management 10/10, Maintenance 10/10! They are always on top of it! I have never seen the pool dirty or had issues with getting my maintenance requests completed. I have requested service for maintenance and had it completed with in hours! The community is great! !!!!! Before moving or leasing please read this. Make sure you are told about the upgrade packages and that you are allowed to see the unit you will actually be moving into before signing any documents. Also if you are moving into unit 1205, please ask if they bombed the unit for bugs prior to you moving.!!!!! Starting from the beginning. I leased an apartment with this company in July, with a move-in date of 09/07/2019. Before move in I was only shown the model of the apartment I would be leasing, not my actual apartment. The day before move-in I requested to see the unit I will be moving to but I was denied that right. I even requested to review the apartment with the leasing agent, but again I was denied that. I recently spoke to my neighbor who told me that he had a great experience with the leasing agent and was given the keys to the apartment and was told that he could do a walk through BEFORE moving in, so I wonder why I was denied the same courtesy? On move-in day I was in utter shock because the apartment I walked into was not the apartment I thought I was getting. I also immediately noticed that the apartment was not clean and there were bugs in the kitchen sink. I raised concerns with the apartments after we saw a large amount of bugs crawling on the kitchen and bathroom counters, kitchen and bathroom floors and after my daughter woke up with welts on her face from bugs crawling into the bed. When I notified them of cosmetic concerns I had regarding the upgrades as well as the bug problem;m they immediately responded and apologized about my experience. Since it was not explained to me that they have a upgrade package program I was under the impression that I was getting what I viewed in the model unit. I advised them that I would not have leased with them had I been given the chance to see the unit I was in. Tricia and Carlos both came and talked to me and went through everything I had an issue with concerning the look of the apartment. However, i made it very clear that the bug problem is most important. No matter how much cosmetic changes they do the apartment, if the bugs are there, I cannot live there. I had to point out things that should have been done before I moved in. It was very evident that the apartment was not move in ready, especially since i was denied the right to view the unit prior, the unit was dirty and I had to point out that things such as the outlets were clogged and needed to be replaced because its a fire hazard, and point out that the cabinet door handles were rusted and tarnished. I will say that maintenance was very nice, understanding and prompt and they updated the entire apartment promptly. My major concern is with the bugs. As of this day 10/10/2019 bugs are still in the apartment and management does not care. The regional Manager Jimmy Henry advised that the bugs are only in my unit pest control has come out therefore they will not let me out of the contract, but I can pay them more money if I choose to leave. I trusted this place thinking it would not have bugs, it would be clean, and it would be the apartment I was shown. Why I paid money towards admin and application fees, Septembers rent and Octobers Rent. I paid movers to move me. Between my move in day to today I have never had so much stress and anxiety from moving and he does not care. I do not feel comfortable in the unit and I cannot sleep because of it. I have showed them countless of pictures and videos of the bugs in the apartment. It is evident to me that the last resident was not tidy, the leasing agent hinted at the apartment being very dirty and they HAD to replace the floors. I am disgusted by this place. Pest control came out and laid traps, but they do not take them when bugs are in them. Be VERY cautious before moving into this place. read more

It's difficult to decide where to begin with this review. Olympus Boulevard claims to be "luxury apartments," but this property is FAR from luxury. Having lived in Manhattan, Brooklyn, and Portland - Olympus Boulevard is easily the worst place I've lived. Maintenance: After first moving in and doing my initial inspection, the floors had bubbling between the planks, the sliding closet door retainer was broken, multiple lights were out, and the sink's sprayer did not function. I received an email stating the issues had been resolved. None of the aforementioned items were resolved. After making another service request, the lights were finally replaced. Pests: Ants were everywhere. Especially on the patio door. I had to vacuum the door almost daily since the date I had moved in. It wasn't a rare sight to see roaches in the hallways and stairways. Fire alarms: Do you enjoy surprises? Fire alarms would sound regularly with piercing volume. I met a lot of my neighbors this way as we gathered in the parking garage, on the lawn, etc. until the fire alarms were resolved. Safety: This is the largest issue I had here. There was a constant police presence in and around the complex. One morning around 2 AM, I woke to my dog barking due to someone banging on my door. Peeking through the door, I saw three police officers. After answering, they asked who was in my apartment continued to ask me other various questions. Reported this incident to management and they informed me that someone had run into the gate and fled; stating that no police knocked on any doors. I confirmed with my neighbors that police did knock on everyone's door. As a parent of two children, this was very alarming and the staff were not at all concerned. This was the final incident that required me to move out of this horrible property. Noise: My apartment faced the train tracks and the train noise wasn't that bad. Having lived in New York, I've been able to sleep through sirens. No, the issue is with the residents screaming and running down halls. The pool was the worst, though. Easily audible throughout the complex and staff never did anything to resolve the issue. Amenities: The amenities here were non-existent. They did have laundry and a gym when I first moved in, but that quickly disappeared as they were "renovating" those areas. When they closed the gym, they only offered a two week membership to a gym. Cleanliness: Other residents would allow their dogs to urinate and defecate in the hallways. Even after mentioning the issue to the staff, the waste would remain for weeks. It was absolutely disgusting walking through the hallway smelling urine and feces. The trash chutes were always clogged resulting in people placing their trash in the parking garage. The shower had a persistent smell of sewage, too. To anyone considering moving here, please don't. There are a number of other apartments with amenities, clean facilities, attentive staff, and at a more competitive rate. read more

***UPDATE I am literally having to break my lease because I am so notable here. The past week I've been woken up by random fire alarms going off, sometimes only in my apartment for some random reason. The mama agents team would much rather give you attitude than anything else and the apartments are all round unimpressive and quite frankly, kinda ghetto. Don't recommend to ANYONE. I would only tell my worst enemy to move in here. Crap.*** I moved in almost 2 weeks ago now and since I moved in I have submitted over 12 maintenance requests. The only toilet wasn't flushing AT ALL when I moved in and it was days before it was fixed. So Gross I was towed from the resident garage on my first day even though I'm a RESIDENT and my car is registered because I forgot to put my sticker on. I was so stressed dealing with all the move in chaos and drama of course I forgot the stupid sticker. I work from home so I didn't even know my car was towed until a few days later when I left to go somewhere and there was no car!!!!! The office said they could do nothing about it. (Lol. Seriously?) Had to pay over $400 for my car to be released because the car that shouldn't have even been towed was held there for days. The towing company has the WORST service I've ever experienced in my entire life. Insulted me over the phone multiple times and were SO RUDE. The apartments are considerably cheaper than the rest in frisco square and I see why. They are cheaply built. You give any surface in your home one decent scrub and the entire paint/ surface comes off! Some of the design specs are off and random. Looks like they built it in a hurry. The entry door right beside my apartment is broken to where anyone can just wonder on the property into the complex from that door. My front door is loose and it sounds like someone is pushing against the door to enter every time someone goes in and out of the entry door/gate beside mine. This is obviously very scary to deal with multiple times a day. Also I have requested a valet trash 3 times and still don't have one. & of course only take your trash if it's in the valet trash can. I didn't see the exact apt before moving in and I happen to be RIGHT next to the patch of grass where everyone seems to take their dog to pee and poop and it smells SOOOO bad that anytime I am entering the building I have to hold my breath or I will literally die. I am also right next to where they place the dumpster. It just adds to the disrespectful smell. God forbid me opening my window to let the smell of fresh poop, pee and rotting trash enter my apartment. I can't even open the blinds slightly because all I see is poop everywhere and it is beyond disgusting. Makes me so feel gross and uncomfortable in my own home. I'm not sure if they have people that clean it up after but they NEED TO. Only like 5 apartments have balconies and the hallways are ghetto and ugly. There is trash everywhere and most of the entry gates are damaged and the windows broken. The leasing team is awesome and made my application/pre-move in process great but moving in was hell and these apartments are definitely not top tier. This has truly been such a terrible and stressful experience. Inside the apt is kinda nice but things are clearly cheaply built and the complex is dirty Also the package receiving room is like 4x8 ft so when it's full your package gets denied and when the office is closed there are a STACK of packages outside the front door ready to steal. I was so excited to move in but haven't had a favorable experience at all. I would break my lease and move out in a heartbeat if it wasn't so much of a headache to move again. read more

This is the worse apartment complex I have lived in. Management is ridiculous treat you like you are stupid and very rude. I have had two water leaks in my closet and first time they just put a fan in the closet to dry it up and change the carpet pad. Second time i have asked them change out everything due to the mold, but according to them this is just dirt. I know that's a lie and everyone I have shown knows that is a lie. I've really enjoyed my time here. The new staff is great and really working hard to update the property where earlier property owners may have slacked. If you are looking to move here, make sure you take the time to meet Kristen at the front desk. She is always smiling and works hard to make sure that you are taken care of. As some of the other posts have mentioned, there have been some noise complaints. That has nothing to do with the property itself, as the residents are very quiet. This has to do with the city. The train does come through and you can hear it (if you face towards the tracks), but to be honest, I haven't heard it in quite a while... I guess I just got used to it, and even when I did hear it, it wasn't that big of a deal. The Rail Yard (bar - outdoor small venue) has bands that can get a bit loud sometimes... but that is on the weekend and if you close your window, you can't hear them either. As another poster mentioned, once you call them they will turn it down. They want to be good neighbors too. The property has plenty of amenities... great gym, awesome pool, mail/package service (which is secured), very competitively priced for the area, walk downstairs to restaurants and entertainment... the list goes on. As with any place, Olympus is what you make of it. My advice, get to know your property managers and the service staff. Don't just speak to them when you need something. When you do that, you will always associate them with "issues" rather than as people that are trying to make your stay as comfortable as possible. As I mentioned, Kristen is a blast, and the other members of the team are awesome too. Rest assured, they will take care of you... and if there is an item where they have to outsource, they will get it done as fast as possible and with the least amount of inconvenience to you. read more

There were entirely too many recent positive reviews on The Boulevard at Frisco Square and I feel that it is my duty to try and even things back out for anyone looking for an apartment. If you enjoy frequent fire alarms in the middle of the night, and elevators broken every 3-4 weeks over the course of 8 months, along with a loud train depending on which side of the building you live on, then this is the place for you! Management doesn't have a clue (even though a big deal was made that new management was in place) and willingly places all blame on the contractors they've hired to fix the issue, while the only thing they can do for you is tell you that they are as frustrated as you are. The price is reasonable for the location, but you get what you pay for in this instance. There are plenty of other apartments all over Frisco and I recommend you look at any of those first. read more

I lived in Boulevard for a year and had a marvelous experience! There is a completely new staff now, so I would disregard all the reviews prior to 2015. Brandy, Katharine and the entire staff were always helpful and a pleasure to talk to. In terms of living - the apartments are modern, the location is convenient (right on the Frisco Square, and Target/Marketstreet is really close), and it's very quiet. I lived in a corner unit so that probably helped. The gym was great, parking was free & easy (coming from a place DC, free parking is amazing). If I needed something fixed, they would send someone out the next day. Another cool feature - upon move in, you can get your apartment painted for a small fee for each wall. It's definitely worth it and the maintenance crew did a great job. All in all, this was a place I called home. I will miss this place along with the entire staff. I would live there again if I ever move back to Frisco, TX! read more

Let's start off with the fact this apartment complex has a fire alarm that goes off randomly all the time. Night or day! There was even a point where the halls were flooded with water that almost destroyed my gaming PC in my apartment. But let me tell you about this.... three months after I moved out I called them about my deposit. I never received a call back but I did get an email about how I owed $278. Amazing. Don't move here. Living here is the best decision I've ever made so far. The staff is friendly and always helpful. I have a dog that is very social and he loves that other dogs in the complex are just as social. He is happy and that makes me happy too. The closeness to shopping and work make this place ideal. UPDATE. As I found out by interacting with the staff repeatedly, somehow I don't think there is a drug screening policy with certain members of the staff. I moved away from here and it was the best decision I could have made. The apartment complex is now surrounded by other apartments instead of being open to the rail yard and snow cone stand nearby. Just moved in this past week and so far it has been a wonderful experience! My boyfriend and I leased here about a month ago and since the beginning it has been very easy and stress-free. Milly is the assistant manager and also the one who leased to us and she is AWESOME. She has been very helpful along the way and is just all around a sweet lady. Her and Kristen had all our paperwork and lease done extremely quickly. When it came time to pick up our keys, I was out of there within 5 minutes. When we moved in the apartment looked great and had just gotten brand new wood flooring. We only had two lights out and Milly sent somebody within an hour to change out the lights. The apartment is quiet and we already had several neighbors introduce themselves! We absolutely love the convenience of everything. Movies, church, and several restaurants/bars are all walking distance from us. We got the 4th floor so the amount of natural light is amazing. They utilize the space perfect (we have the 1 b/1 b -735 sq feet) and it honestly feels waaaay bigger than that. Our bedroom is huge and the bathroom has plenty of space to utilize for storage. So far the whole staff (Milly, Kristen, and Tish) have all been helpful and friendly and we are very happy to make this our home. We also have seen they were painting the exterior which is always nice to see. Oh, and also the gym has a smith machine. As someone who likes to go workout, it's hard to find a gym that has a squat bar and a lot of machines that you would find at a regular gym. So far 5/5 stars for Olympus, we look forward to our year here. :) read more

Even though the construction continues around the area and near the complex (Frisco is just a growing area and it's pretty much everywhere), we feel like the prompt maintenance attention and friendliness of the front office staff has made us want to update this review to 4 stars. Management has done more resident activities and that has been nice and they keep us updated on the construction activities going on so we're not caught off guard and we have appreciated that. I don't know where to even start. I will say I am one to do good reviews where they are earned but sadly this isn't a good one. Let me just make you aware of the things that scared me to death! All of this is public records at Frisco police department so feel free to get them yourself if you don't believe me. In November 2018 which wasn't long ago there was shots fired by someone on ground (first) floor and I am not sure what it was in relations to. After this happened I was in paranoid mode and then about a month ago two people in mask kicked in a door on the ground floor and were armed and stole numerous things out of someone's apartment. When I heard this happened that's when I had enough and went to talk to one of the managers and she was the first who even brought it to my attention surprisingly and she and the other apt. manager said I could get out of lease if I really felt that unsafe here and that I didn't have to pay penalty fees etc. Sounds like they were being nice and considerate right? No! They straight lied to my face! Then a week later after I had found a new place and put a deposit down and had already turned in my move out date after they had approved it already then I was told that the regional office wanted an email stating why I wanted to move out and they wanted police records so I got those and it states in detail the incidences that have occurred, well the regional office emailed me back and now say that's not good enough and they need more. I think I've said enough for you to see how my experience was here. I hate to give any negative feedback being I'm such a nice and positive person but I would want to know these things prior to living somewhere and this being said I would not recommend this place to anyone! Not to mention the piles of trash outside by the trash chute often and it stinks bad walking to car most days. Also the dogs that owners let urinate in the halls and when I tell the office staff it has been cleaned but this last time it was still in the halls on my floor for 6-8 weeks and even when I moved out last week it was still there. When urine sits anywhere u can imagine the smell! I could go on and on about the little things but I wanted you aware of the other stuff more importantly. I will say kudos to our wonderful police force in Frisco! Once these incidents starting taking place they patrolled the apartments frequently and if it wasn't for them I don't know what I'd do because I felt a little better until I was able to move out. read more

The Reel Yards on Main Street Live Rocks Bands Friday and Saturday till late at night, open venue not covered. I have to call the police every weekend about the loud music. Although my repair needs have been minor, they've been handled the same day or within 24 hours. I couldn't have asked for a better place to live since moving back to Texas from Oklahoma. The staff is the friendliest, most helpful team of any apt. I've ever lived in, and the residents I've met so far are just plain fun! worst apartment i have ever lived in millie Pierce is the apartment manager. i recently moved out on 5/30/21 they charged me $225 for cleaning in the apartment that i had already cleaned before exiting. the charges are broken down like this $75 for carpet cleaning which is only located in the bedroom and closet. the closet was already cleaned before i left with not a single stain. $100 for a full apartment cleaning which if they takes care of the whole apartment being cleaned why charge me $75 for just the carpet????? $50 for tile that was messed up previously before i had moved in which they knew that already and decided not to fix it.... these people are scammers and one of the dirtiest apartments i ever lived in.... milly Pierce is rude and wont keep her word when the end of your lease comes around!!!!! read more

My husband and I had been here for two years, I used to like this place but I can tell you this place is as horrible as it gets. First of all, they try fining you for everything...i.e trash, they had apparently changed the rules or service and failed to inform tenants. The trash chutes are always disgusting and over flowing with garbage. The parking garage is horrible it extremely narrow and there's no assigned parking which makes it worse. They've also installed speed bumps which are more of a pain than anything else. They towed my husbands car once even though he had a permit. Then we'd never been late on rent or anything and we had found a house. Thinking they would work with us to some degree and they tried screwing us every way possible. Especially since we had maybe 3 months left if that. The staff is extremely rude and unfriendly whether on the phone or going in to speak with them. As far as repairs go, we had put in a ticket for our refrigerator twice! They'd never even replaced it I don't think they ever even looked at it. The thing was always defrosting for whatever reason, which is why we even put a ticket in the first place! Our food was frequently ruined. These are just a few of the things, word of caution. We worked with Milly who really hustled to get us into short term living arrangements for three months while we waited on our house. They were very responsive and tried to meet our needs. I love the convenience of the area, easy access to roads and restaurants. And, not to be forgotten, covered parking for those days with hail! read more
