My daughter recently applied and was approved for an apartment at Bella Vista. She chose this property specifically because of its proximity to her workplace and our home. However, since receiving approval, we have been given no guidance on the next steps in the move-in process. Both my daughter and I have made multiple attempts to contact the leasing office by phone and email, yet we have received no response. This is extremely concerning, particularly considering that application fees have already been paid. If it is this difficult to reach someone before becoming a tenant, it raises serious concerns about the level of service and responsiveness residents can expect after moving in. After reading several online reviews about the property, my hesitation has only increased. This property is relatively new, and it is unacceptable that prospective and current residents would experience such a lack of communication and attention.

I sometimes get scared living alone due to watching too many ID channel shows in fear that some psychopath is watching my every move. But I digress. The apartments are spacious (especially the 2nd floor ones due to the vaulted ceilings) and included a washer/dryer. I paid under $1000/month, which is one of the perks living in the south, cheaper rent. There are plenty of parking spaces and that are a great size. I'm used to super narrow spaces with no room to exit you car if the next car is parked practically on top of yours. The community is also gated, with the gates closing at 6pm daily. This means that all guests are buzzed in after hours. I love this because folks just can't stop by unannounced. There is a tennis court, pool, hot tub and workout facility that are all very well kept. The lawns are manicured and also very well kept. There is even a contracted pest control service that sprays the apartments once every other month. Love that. T. Pointe is located next to an abundance of eateries (Golden Corral, Chick-Fil-A, Boston Market, etc), grocery stores (Publix, Winn-Dixie, Aldi), supercenters (Target, Walmart) and many more places then you can imagine. There are a few places that are walking distance- like the drive thru convenience store, Tubby's, and another shopping center that houses Publix, the Dollar Store and CVS, but for everything else you will need a vehicle or you can catch the bus whenever it decides to come (see my city of Tamarac review). T. Pointe is located near all of the major highways which is ideal, because you can leave the madness of Miami or Downtown FT and return to this nice, quiet and safe community. Additional info: 1) Recycling bins fill up very quickly. Make sure to utilize them while they are empty. 2) Maintenance sometimes does repairs on the waterline without warning. The water is sometimes shut off for 15-20 minutes in the middle of the day. There was a written advanced notification of this happening once, but it happened about 3 times without a notification. There is the nicest, most helpful maintenance man that works there named Steve. Hey Steve! If you're reading this, sorry that I didn't get the chance to say goodbye. Aside from those factors I would definitely recommend living here.

Hello everyone i moved to viva apartments with out reading any reviews what a bad idea to do so…read morethis management of viva apartments are very unprofessional it all started in the move in they don't welcome you to your home that is for shore i only was handed a yellows key envelope and was told thank you i did not even no where my building was i had to call them to ask where is my building located they never even told me that a bard device was needed to use amenities fund out through a friend that moved in that he was told to nock on the gym door and have someone open and let u in to use it until there order of fobs arrives its been over 2 months still have no card for access was told know they received theme but had to program it that's been over 3 weeks no fob yet oh and maintenance issues at viva are very common sense day one on move in kitchen sink and garbage deposal was broken with rotten smelly water took them three weeks to fix the problem and that was after i called and explained i was going to call a plumber and deduct it from the rent what i will be charged they also don't let you no anything on the grace day where rent is due and will be charged late fee thay are horrible in the welcome move in i paid my first month late paid 268 dollar late fee and askes what was the last day to pay rent Christina response was you have till the 4th i responded ok no problem thanks next month as i work 6 days a week and pay with money orders came in on the 4th of the following month and was charged another late fee which now took my base rent of $2440 a month to $3038 when i asked Christina the same person that told me the 4th she responded that today is the 4th and i am late that i needed to pay $3038 asap i later that day paid them there money i later purchased a van that i was going to contract a driver to make a passive income i contacted office and asked if i could park the van to make shore i was advised i could park the van with no issues what's so ever 2 weeks alter i get a warning for my temp tag that had expired the next day after warning i went and picked up a hard tag from the dealer i purchased my van from and placed it on the van it was parked correctly as a van is not a normal size vehicle but i called and was advised i could park the van i noticed that in the property there where over 6 vans that live in the same complex less than one week later my van got towed from the parking lot parked correctly tow company states the office has called them over a week ago to tow the van so i did what anybody would do and go to the same viva leasing office that allowed me to park my van i spoke to Christina which is very unpleasant to have any type of conversation with as she never owns up to nothing done wrong and is very disrespectful i explained that i called and was told it was ok to park the van she then said that was not true i explained to her why would i cause harm to myself as when i called i explained i could park it at family's house that it really wont be a big deal but don't want to go to bed felling that the van is unsafe she explained that wont be a issue to then act like that never happened very unethical and unprofessional well they tow cars and vans there a whole lot as neighbors have told me they have had there vehicles towed before another neighbor told me they towed a van the other day but i felt i was ok as i spoke to leasing office little to no the type of management including Christina which is the worst of the pack be aware place is trash don't move here grimy tactics place is horrible if you have to call maintenance good luck they love to tow cars here it a business for the security or leasing office terrible place don't let the small difference in the monthly rent or there free month of rent fool you it is not worth it going to move and at the end it cost me more be aware of this place don't make a mistake place is trash..

I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.
