I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.

I used to work for a larger student housing company on campus, and the level of care, respect, and attentiveness given to tenants at Electrum is night and day compared to the other options on/around campus. The very few issues I did encounter over the two years I lived in my unit were always instantly addressed. I typically heard back from any emails I'd send in a matter of hours, and would come home from work the next day to find the problem completely resolved. They were very careful and accommodating to me as a pet owner as well, making sure my cat did not escape outside whenever work was done. You receive very clear and concise policies in the lease, and the move-out guide was equally as easy to follow. Unlike larger companies, I was not nickel and dimed on the security deposit and actually received all of it back. I highly recommend leasing with Electrum Group! Fairly priced rent, easy renewal process, good maintenance, and excellent communication.

After I moved to another apartment, he repeatedly contacted me and asked to come to my apartment, even though I preferred that any paperwork or notices be left in the mailbox or at the office. I did not feel comfortable with those repeated requests and, I would have appreciated having my preferences respected. Overall, my experience left me feeling frustrated and disappointed. If you're considering renting here, I recommend reviewing all charges carefully, keeping copies of all documents.

It's a quiet building with considerate neighbors, and the landlord, John Hamilton, is fantastic and has always been great about having things fixed as soon as they break. It's in a beautiful area with brick streets and tons of trees, and West Side Park is only a block away. It always felt like a really safe area, and despite having things shipped to me all the time I only had one package go missing in 7 years (compared to where I live now, where I had 2 packages stolen in the first month). Units have wall air conditioners and dishwashers, and there's parking in the back, with covered parking available for a small charge (great in winter). My unit also had a ceiling fan in the bedroom and a huge walk-in closet I mostly used for storage. Downtown Champaign and a couple of bus lines are within close walking distance, with Illinois Terminal just a few more blocks out, and the university and the big commercial centers north of I-74 on Neil and Prospect are a short drive away.

From a community standpoint - they have everything. The guards at the gate are kind and wave to you everyday as you come home. You feel safe knowing that someone is making sure that intruders stay out. Meanwhile, the club house has a racket ball court, a restaurant, an A+ gym, and the most wonderful pool to relax by on a hot summer day. The grounds are impeccably kept. Between all of the beautiful trees and green grass and the truly stunning lake that sits in the middle of the complex - I feel like I'm returning to my hotel everyday instead of my apartment. The apartments - the apartments are very well priced for the area and their size. They're on the higher end but they're reasonable. They are truly beautiful from the crown molding to the details in arched pass-throughs or fireplaces. The heating and cooling system is individually controlled so you always can have your home the temperature that you would like. The tall ceilings make you feel like you're living in a mansion. The best part about living at Baytowne however, are the people in charge of the property. This is something I NEVER thought I would have the pleasure of saying about a leasing office. When you call - they answer and they respond. I always felt like my voice was heard, I always knew that I had someone I could ask questions to who would be more than happy to chat with me. Additionally, any time I had a maintenance issue they were on it immediately. You can find an apartment anywhere - but only here can you find your home . I have no complaints about the management…read more Maintenance requests were always handled quickly, and because my apartment was not the "show apartment," I didn't have to worry about having tons of people in and out of my apartment throughout leasing season. I do, however, understand that it is nice to see the exact apartment you'll be living in. They were fair with returning the security deposit. My roommate and I had been overcharged for "missing furniture," which had been removed by Roland earlier in the year, but there was no trouble getting that money back. Your choices are very limited if you want to live in Urbana, and my apartment itself was hit and miss. I loved the large bedrooms, and because it's a little further from campus, my rent was fairly low. Elm St is really pretty, especially in the fall, and the area was usually very quiet. However, the building only had a window AC unit, which was miserable over the summer. I moved my bed to the living room, right in front of the AC, and still could barely sleep at night. I didn't mind not having a dishwasher, but a garbage disposal would have been nice. There were only two washers and dryers for the building, and it wasn't rare for one set to not be working, so doing laundry was a pain. It was relatively cheap, however. Despite my issues with the building, I almost stayed for a second year. I would definitely recommend living with Roland.

THERE IS TRASH EVERYWHERE. I've seen used condoms on the floors of the buildings, found cockroaches, and constantly seen trash throughout the property. After submitting multiple requests about the cleanliness, it seemed like the property was only finally cleaned once people started touring apartments. I find that incredibly misleading because it creates a false image for prospective tenants of how the property is actually maintained once you live here. My apartment was filthy when I moved in, and I had to deep clean it before I could even unpack. There are holes in my floor, kitchen cabinets that don't close, an unbelievable amount of rust in the bathroom, and the wall inside my shower is cracking to the point that pieces fall into the bathtub. The laundry situation is also ridiculous. There are only about five washers and six dryers shared between four buildings, and multiple machines have been broken since I moved in. I've literally had to wash clothes in my bathtub because I can't rely on the machines being usable. I have emailed, called, gone into the office, and submitted maintenance requests, yet weeks later, multiple issues still have not been fixed. I repeatedly get told they'll take care of things, but nothing happens. Affordable housing does not mean tenants should have to accept unsanitary conditions and broken facilities. I would never sign a lease here again and strongly recommend looking elsewhere before signing with Roland Realty.
