This was a reverse cold-call, in that I reached out to Fast Action Mortgage, after getting their flyer, among many, in the mail after I had shown interest for refinancing online. This was my 3rd or 4th such call, and Ruben Sanchez was the first person who was not only immediately very personable and action-oriented (in a non-salesperson pushy way), he also very deftly and patiently worked with me and my particular messy situation (3 co-owners/co-borrowers on current loan but only 2 of us are refinancing, various revocable and irrevocable trusts involved, 1 co-borrower overseas AND sick with Covid-19!). Through the entire underwriting process (4 months or so) where the pandemic presented delays, Ruben kept in constant touch with me via phone calls, texts, and emails. What I also appreciated is that Fast Action Mortgage is very organized online (with e-signing helping to streamline paperwork). I've only just signed on with the lender's website, and they too (United Whole Mortgage) seem to have a very customer-supportive online portal. All in all, I am grateful for Ruben going to bat for us (again, our complicated situation, which he helped to simplify so we'd qualify). I honestly don't know where to start. I got notice to move from my landlord (she was moving back in) and so I started to look for another rental because I just didn't think I qualified to ever own. We were recommended to Andrew by our escrow officer because at the very last minute our lender couldn't close on our house even though they had more than 75 days to do so or to tell us that they couldn't do it. So...if you're looking for a loan, I would highly recommend at least speaking to Andrew from Fast Action Mortgage. He is professional, responsive, and really really knowledgeable! He will be able to tell you if your loan will go through or not, which I've found to be INVALUABLE! You don't want to be in escrow with just a few days to close and told that you can't close!!!!!! After speaking with him for the first time, he was able to tell us right away if our loan would be approved and exactly what needed to be done so that there wasn't any guess work. Everything was so smooth, straightforward, and easy with Andrew! I couldn't believe how easy the process was. He just gave us a list of things we needed to submit from day one and then after that it was just a few extra documents and if he ever asked for anything a second time it was because we didn't submit the correct document to him. He took the time to call us and tell us the moment our loan was approved so we weren't waiting around. Also, I forgot to mention that HE was ALSO able to BEAT out all of the OTHER LENDERS RATES! So our nightmare story turned out to have a happy conclusion =) Moral of the story, don't just shop for the best rates because it's useless if you can't close. Look for a really good broker who knows what they're doing. This will ensure that you actually do close! We originally went with a lender based on their rate and we almost lost everything. In our case, we were really lucky that we had a really caring and great escrow officer who introduced us to Andrew and sellers who were understanding and gave us 2 extra weeks to close otherwise we'd be out of our deposit and the house. I wished we had met Andrew from the get go because he would have saved us a lot of time, stress, sleepless nights, and headache. read more

Do not work with Robert. He is not a broker, he uses the license number of the other brokers under his signature which is illegal. Robert is pushy, aggressive and nasty. He doesn't want to do work unless guarantee you will go with him for business. He eventually will show his true colors and become indignant with you if you ask questions without signing the paperwork. I eventually decided not to go with him because of his attitude. read more
