The Talmadge is a historic apartment building right at the corner of Wilshire and Berendo. From my upper floor window I can see down Wilshire Blvd, the Griffith Observatory, and Hollywood. Service here is pretty good. The 3-4 door guys are all really nice (24 hours a day). They have never lost one single item of mail, and I get a ton of packages so you don't have to worry about being home when FedEX/UPS/USPS come here to deliver your mail. The Talmadge has all different sized apartments. I live in a 5 bedroom apartment. Two of the rooms have their own bathroom, and then 3 of us share the 3rd bathroom. Also, note one room is technically like a dining room converted into a room, but it's very spacious. Our monthly rent is $3,999.00 + $125 for gas = $4,078 a month. That's split (unevenly) 5 different ways so it's really one of the cheapest places to live in LA. Here are some positives about the building: *TWO blocks from the Vermont/Wilshire Metro Station *LOTS of bars/restaurants that you can walk to. I'm looking at you, Line, Brass Monkey, R Bar, Palm Tree LA, S Bar, Da Sung Sa... *There is a courtyard where you can relax, and there's even a grill that you can borrow for a cook out. Some people reserve this on weekends for parties. *Residents are super friendly. As of this writing most people that live here are over 30 and/or have a family. *There is a trash chute that is in between apartments buildings so that you can get rid of your trash easily. *You can put an air conditioner in your window. *The walls here are super thick. We blast, and I mean blast music, and have never had a complaint. Also, I've never heard the people next to us, below us, or above us. *Although there is now a sign prohibiting going to the rooftop...you should just ignore it. The views from the rooftop at night are beyond breath taking. You can see all of downtown. It's really a shame that the Talmadge hasn't put money into the roof to add a fire pit and seating like at the newer buildings that you can see from the rooftop around us. Now onto some of the bad things: *It took SIX MONTHS to fix the laundry room. The laundry room consists of 4 washers and 4 dryers for all of the residents to share. Laundry costs $1.50 and the dryer costs $1.25. *The work out room is a joke. The treadmill has been broken the entire time I've lived here. Therefore there is no working treadmill. There are some dumbbells and machines, but it's small and bad. Plus you have to "check" out the key to get in there and it's a bit of a hassle. There's a stationary bike and an elliptical, but that's about it. *It is $125 a month to park your car at the building. It is a valet type service where they will bring your car up to the street level when you're ready to leave.... Or you can park across the street for $85 a month and go get your car yourself. *Dust here is awful. I don't know if it's an LA thing, but my room is forever dusty. *The water gets shut off about every other week from a 9-5 period. This can be problematic you know if you forget that it's a day when they shut off the water. *There are constant film crews here. They will overtake the lobby of the building and the parking surrounding the building. This also means that they overtake the elevator. This annoys some residents, but it doesn't bother me much as I always make a point to go eat their free food in exchange for them hogging the elevator. *The maintenance guy is super nice, and I really don't ever know if it's his fault or he's too busy, but he isn't exactly on demand. You might be waiting a while for repairs. Luckily we haven't had too many things break, other than our door, and he repainted our bathroom. *If you get cold, you CANNOT control the heat. Some staff member at the building turns the heat on and off for EVERYONE (however, our apartment does have a working fireplace although I've never turned it on) After reading about plenty of other horror stories at apartment complexes I'm pretty satisfied with the Talmadge. Every apartment building has pluses and minuses, but luckily no deal breakers yet. Also of note, my rent has NOT increased in 2 years.

Everything from the ease (and style) of the 24 hour valet and doorman service, community events, and amazing rooftop has made this building so fun to live in-- not to mention the history and decor of the building itself. The owner of the building is very personable and from our chats with him he seems dedicated to keeping the buildings best qualities while making sure necessary updates are made to sustain the luxury of the building. El Royale? More like Hell Royale! My husband and I have lived here in a 1-bedroom on the 8th floor…read morepaying $5,000/ mo. for 4 years and boy, what a nightmare this place has been! We originally fell in love with the building because coming from London, we appreciated the old-world charm of the El Royale. We thought living here would be a dream. Within the first year of our tenancy, our ceiling fell on us as we were sleeping in the early hours of the morning, followed by water pouring down from a burst pipe!!! It took them 3 months to patch up the hole and we were possibly exposed to asbestos. Then, a pipe burst in our shower and we were without a working shower for SIX MONTHS!! We had to bathe in the bathtub with a hose attachment​ and we STILL paid​ our full rent. THEN, a wall in our living room burst open from a leaking pipe and it looked like Freddy​ Krueger​ had a visit! For a short period, it had a manager who made it her mission to make tenants feel special by regularly throwing social gatherings for residents to get to know​ each other, which really kept the El Royale community vibe alive. The owner, Farhad, has also been pleasant to deal with. The front desk is staffed with lovely people who really know how to brighten up a day, but the new manager, Eric, is an angry, compulsive liar. ​We've personally witnessed Eric's vitriolic outbursts of anger. He even tried to sabotage​ our going away party that we invited the whole building to by throwing away our event flyers multiple times (whenever we posted new ones) and twice just hours before our party! Our neighbors always enjoy our parties, so this was particularly vindictive on Eric's part. Rents increase to the legal max yearly as amenities, staff wages (minimum wage staff in a building with rents ranging from 4-20k+), and atmosphere continues​ to diminish​. There is no A/C, water pressure is low and drips out from the taps in a slightly cloudy (sometimes brown) mess. DO NOT DRINK THE WATER! Rents are high-end extortionate and the maintenance​ budget is slum-low. Management only does​ bare minimum PATCHWORK on a building that is rapidly​ deteriorating- just look at the crumbling exterior. Sadly, it's a beautiful piece of architecture that attracts an eclectic​ group of people, has stunning views and it's in a great location, but residents​ are moving out in droves due to mismanagement​. There hasn't been a waiting list to move into​ this building since we first moved in. If anything, there's a waiting list to MOVE OUT! They should either lower the rents or invest the millions needed to restore this wonderful building to its original grandeur $ave your hard-earned wages, this place is, I'm sad to say, a rip-off​.​

The stunning 4 clocks with EASTERN proudly displayed, the turquoise, deep blue, and gold terra cotta, and wedding cake architecture. Considered the most magnificent remaining art deco building in Los Angeles. More beautiful than any building I have seen in New York from the period. The 80 million or so in restoration and conversion was money well spent. The only other property that cast this kind of spell on me was the Ramon Novarro house in Los Feliz. If you appreciate beautiful and historic buildings, this is not to be missed. Across the street from the Orpheum Theater and easy to find. Take a scenic walk from the Grand Central Market down the Broadway and admire other buildings from the period.

They consistently go above and beyond to make this place feel like home, from putting toys for the kids who live here in the yard to drawing custom cartoons on the chalkboard in the laundry room. They even throw a Christmas party for all of the tenants with caroling, something you won't find at any other building. You can tell they are honest, good people who want to give everyone here a nice place to live. If you want to live in a beautiful place with character that is clean and well run, the Ansonia checks all of those boxes.

Negatives MacArthur park is the hub for drug addicts and it always has been. Gets worse in the summer because everyone is outside more. It is so loud. Walking outside the doors of the apartment you will definitely encounter several homeless people, or have to step over them to get outside, every single day. Maintenance is typically very good at cleaning up any human shit or debris or making them move. Just be prepared for the area if you move here- you will definitely be woken up by homeless screaming outside. Happened to me inconsistent for over 4 years. Roaches I do want to mention that management did offer to spray bug spray but we had animals so we declined, we received traps instead. There is a roach infestation and it seems to affect the east side of the building facing downtown. My kitchen was overrun with them despite having traps. There were various sizes from babies to medium sized roaches. They were in every cabinet that I opened, when I set a plate down on the kitchen counter I had to wait for them to scurry away. They were in my bathroom, I tried to plug the drains at night but I think they came in from the walls or window. I had to check my shower curtain each time I wanted to take a shower and kill some. They were on my loofa and in the drain. In the middle of the night, I would step on one or two and scream. They were in my bed, near every window. When moving, I removed a priceless poster from the wall and babies crawled out. The back of the poster was covered in roach poop and blood - I will attach a photo. I had to throw away the artwork. Some dishes had to be throw away as well. It was horrendous and inhabitable towards the end. When I brought this up to management, she said "Bugs are a part of life" No one should live this way and most people don't! This is not a way of life! I have rented apartments for 7 years now and never saw a roach. Water Water is turned off at least once a month for a full day or two. It is to "fix the pipes." Because it is an old building I can imagine there is a lot of maintenance involved. But this will leave you a full day or two without using the toilet, showering for work or making food. Sometimes several times per month. Elevator There are two elevators. It is possible that one is broken and everyone may need to use one. Last year the main elevator was broken for the entire year. Thankfully there is another but often it was not closed all the way and would not go down. This left people, elderly people too, to walk up flights of stairs, find the open door then walk back down if they had items like groceries to bring up etc. disabled people were out of luck and had to call maintenance to find the elevator and fix it.

I haven't had too much contact with the weekend staff (I only worked one day on a weekend so far) but they seem just as awesome. Literally all 5 stars are for the people who work here. Cheers! Once you're in, you won't get a bit of sleep with all the crazy people screaming and flipping out. And if you complain or get on Donna's bad side, they will increase your rent by hundreds of dollars. They tell you that you'll need to sign a lease that they are giving you a discount, but that's how they get you in year 2. Don't waste your time, living here was the most stressful year of my life. Also, don't fall for the cookies, drinks and candy on the table when you walk in to view an apartment. As soon as you leave they hide it. All smoking mirrors.

Neighbors even take care of each other's pets - walking, housing, feeding - and have even adopted tenant's pets and took care of those that needed homes and care. Residents walk together to Larchmont village, even with management and staff. We feel like a family or like we are in a "Friends" TV episode. Many people who live at Los Altos are very loving and caring and share that energy with their neighbors...we have built a community here. I'm especially grateful to the management team and staff for how they genuinely care about us all.
