Terrible experience. the only reason i gave them 1 star is because I had to - to move on to the next step. I would give negative stars if i could. I've bought home before so I know how it goes. FBC is the all time worst mortgage company I've ever seen. Rude, irresponsible, unaccountable. They made the buying experience way more stressful and difficult. I wish I could rate them less than 0. I did not opt to do business with this company or its sister/partner company CENLAR. But still they bought my loan from JET HOME LOANS that I was lured into by Dream Finders Homes with 10K closing costs assistance. Little did I know at that time, that I will be doing with such horrible companies like CENLAR and FBC. As for my story, where do I begin? With the first mortgage statement for twice the amount (Principal + 2X Interest) with a wrong due date, or right now where they are refusing to apply my payments to my loan balance? Their only excuse for all these blunders is that they are still in the acquisitions phase for (is it 60 days or 90 days, depends on who you talk to at CENLAR and/or FBC) and that we have to be patient. But they are not patient with their bouncers and legally required notices. They don't apply my timely payments, but they have the audacity to have their bouncers call me threatening me with foreclosures and keep sending letters threatening me with foreclosures because I am delinquent on my payments. I clearly told them that they are behind everything, and they are the ones delinquent in ethics, morals and integrity. It is not until I complained on CFPB that they finally orally confirmed that I paid my monthly amounts and promised that they will apply my payments to my loan by Mar 9th. Apparently, they apply payments manually but send out bouncers and letters using an automated system. Wow! What a choice of processes to automate. No sane company would ever automate bouncer calls and threatening letters without automating payments application first. They delay applying payments and then mark my account as delinquent. Who runs a company like this? I am thinking of refinancing even if it is a little more expensive. read more

Me and my husband started back in May of 2024 trying to purchase our first home. As the months went by we were told that he was actively handling our loan fast forward to October when we start receiving all of our documents and get the closing disclosure saying we are closing on October 31st, 2024 along with the wire instructions on how to wire our down payment. The date of the 31st arrives only to be told we can't close due to the appraisal value coming in under valued. Another month goes by and nothing is being done. December 2nd comes and we find out from the original appraisal that they were never doing anything to get the appraisal value straightened out. PlEASE DON'T WASTE YOUR TIME. MR. Loan officer Paul G. acts like he is working for you but you have to question if it is true. Seller is going to back out of the deal any day now and I will loose my $$. FBC has required me to provide detailed information as well as signed statements concerning transaction within my accounts, dorm even below $10! They seem to have new requirements every week. Not only did I interact with my Loan Officer but also was in touch with the Processor who was equally as kind, knowledgeable, and patient. At what point should management step in when one of their sub-contractors are destroying that companies reputation to it's "so called" valued customers? A LOT QUICKER!!!! One can only hope, management is watching A LOT CLOSER. Perhaps evaluate the necessity of using that sub-contractor. Realize the risk of having actions taken in your behalf and using your company name, that will make your customers hate your company??? I know you guys are now aware of my problem, and I can honestly say thanks to the efforts of high level employee, who gave me his personal cell phone number (who does that?) So I also know there is a heart beat behind that cold corporate façade. I have tried to remove older reviews but Yelp won't let me access them (still working on it), so here is my "revised" review. Closed on my home on May 24, 2019 and I am so glad I was able to work with FBC. From David to Cathy, was such an easy process. They both were professional and really helpful. Other mortgage companies turned me away but FBC was the company for me. The only thing I would suggest is updating the loan statue on the web. This was not a deal breaker because David and Cathy always responded within minutes or an hour. But because FBC had the "Loan Progress" on their website I expected it to be updated. THE ONLy reason we even went with them it's because they will pay the closing cost. We have 20% to put down and Great credit (760 credit score). Shouldn't be that hard to buy but with them it is. They have no professionalism whatsoever in any department I have dealt with. Their underwriters are slow to respond but quick to demand. I would NEVER recommend them to any one. Their rates are high. I chose them because they were they builders "prefered lender" but in the end I had a much higher mortgage rate than pretty much everyone. Getting a mortgage is never going to be painless. I mean - it's a MORTGAGE fer chrissakes. It is a 15 to 30 year shackle and the good ol' days where the banks would enthusiastically approve you for whatever you requested, with nary a document to back up your request are OVER, folks. FBC's got some nice and efficient people on their staff, though. I am not the easiest person to deal with when it comes to paperwork or bureaucracy ("three years of documents? Um, I shredded those") but these guys won me over with their efficiency, professionalism and organization (and general ability to handle my disorganization). They magically assembled my paper statements, emails, and burnt discs of documents and arranged financing of my awesome new house at a reasonable rate. It's worth noting they typically aren't in the business of being the loan servicer, if you're looking to have a longterm relationship with whichever bank originates your mortgage. But it's increasingly common for banks to package these things up and offload them elsewhere, so this didn't concern me at all. read more

Going through the lending and settlement process is always a stressful process that sometimes requires quick action on both ends. Fortunately, my real estate agent referred me to FBC. Their customer service was simply tremendous, which I think is invaluable. I primarily dealt with them via email and was able to resolve most issues as they arose. A few instances required a phone call from their end, and they were always concise and courteous. I did a comparison to another local agency and found FBC to have very similar closing fees and interest rates, which gave me peace of mind. I would definitely recommend FBC and will certainly use them again in the future if a need arises. read more

HORRIBLE! Stay away! All reps I've encountered have been snobbish and condescending. I've been ignored, my phone calls sent to voicemail and my credit ran without my consent. Their staff is not properly trained and will become defensive when asking simple questions about the loan process. Their process for submitting personal information is not secure and I have major concerns about the security of the portal they utilize. I've expressed this concern with two loan officers and I have been dismissed both times. They will speak to you as if you are uneducated. I know one the sales rep who worked with my in a previous closing. with that relationship I reached him and he agreed to work on my invemsent home mortgage, during that I clearly explained the timelines and he collected all the information after couple of communications he stopped communication. no response to phone calls or emails and no idea he is working on my case or not. totally unprofessional attitude. because of this I lost valuable time. Basically horrible, my realtor recommend I use them for my home purchase in Casselberry. I've purchased several houses and am familiar with the process but this place was a cluster. The best part is when they called me about 3 months later and said I had to refinance?!?! Apparently they didn't believe me when I told them I had an extremely low mortgage payment on my first home and without documentation put some random number in and when they went to sell my loan it red flagged. I refinanced and went through the same garbage again, send the same docs that I sent the first time including several copies of my drivers license. Best part of the whole mess is when this all went down, they neglected to tell the lender I was escrow and the lender never paid my insurance. Not sure what these other people are talking about. I had an awful experience with FBC. I was doing a renovation loan and they kept me in the dark about it the entire time. Getting Jared to call me back or respond to email was like pulling teeth. I didn't know all the parameters of the loan and what the process entailed into we were well into it and it was too late to back out. Either they are understaffed or simply don't care. I was constantly trying to get clarification from them on the fees and expenses associated with my loan and the numbers never added up. Not sure what they are doing there, but I took my business to another financial institute in the long run......with no problems. read more

Find someone else to finance or refinance your mortgage with save yourself a major headache. Stephanie Nunziata was my lender and was always unavailable, either away from her phone, computer or both. She never communicated with me by phone even though I told her numerous times that was my preferred way to communicate as I had questions about my refinance. She also told me that there was ABSOLUTELY NO WAY I could close before February 2021 and even sent me a story (from a media outlet) via email to explain why. Needless to say I did not waste my time reading it. I did end up closing on January 22, 2021 but only because I did my leg work and communicated with the title company myself because Stephanie gave me one date January 22nd and the title company a different date January 25th. The disclosure with the closing costs that were in their portal were incorrect and I was unable to get ahold of Stephanie by phone so I had no choice but to go back and forth by email with question after question about mistakes that were made by the underwriters at FBC and all trust was gone when she did not see them either. Come to the closing day, Stephanie never answered questions I had so I ended up talking with a woman from the title company who tried to be as helpful as possible knowing the process was an ordeal. After the closing I did not receive for the correct amount. I was lied to by Danielle George with FBC who told me that two checks were cut and I would receive the second one the next day via FedEx. No call back from their corporate office. To be treated like an idiot and to be lied to? Unacceptable. I will NEVER do business with this company again. Getting a mortgage through FBC is relatively painless, but having them as a lender from month to month is a nightmare. Their website is archaic at best, so you have to mail a check, or call in to make payments, each operator you speak with will give you different information, and if you need to send or receive anything from them, get ready to break out your 1980's fax machine, or wait for statements to be physically mailed to you. They constantly make mistakes on our account, applying funds incorrectly, and it's an unbelievably long process to get things sorted out. read more

As a real estate agent, I have worked with them for the past 6 years and purchased 2 homes through them myself. There is no one I trust more than Matt Andre or Steve Davenport with FBC. They are absolutely #1 in communication and customer service. If they say our customers are approved, they are. If I email them, they email back. If I call, they call back. Their process is very streamlined and they communicate with the realtor and customer along the way to make sure everyone is on the same page. Very disappointed in Diane Morrissey. Me and my fiance were given Diane's information through our builder and we submitted our application. On August 27th we received the first phone call from Diane stating that our income was not enough to buy a home. Diane also insulted that fact that my fiance is a Handyman and laughed. At the time I did not pay her humor any mind. She said that she would call us back to see if there were any other options for us. The second phone call was the most insulting and disrespectful phone call ever! Diane told us that there were no other programs and we should be able to buy a home soon. Before she hung up the phone her last piece of advice was "Or you can get a job lol", when I said "What!?" she said "Wait, huh did I just say that lol". I immediately hung up the phone she called again and left a voicemail saying that we must have lost connection because of a storm near the area. I am very disappointed in my experience at FBC. Diane Morrissey has turned a great experience into a horrible experience and should educate herself next time before she gives her opinions to clients. read more

Should you have credit scores well above 800, half a million in cash on hand, and wish to have your wife in tears three times before closing FBC is just the ticket. Uncaring, deceitful, and totally bereft of customer service, this is the place for a very painful experience. They will have you send, re-send documents, question their validity, and make you scurry to have things done to their satisfaction right up until closing. Unbelievable. I have bought 4 properties in the past, with 4 mortgages. I have re-financed my last house 2 times. Last re-finance was after 2008 crisis with increased scrutiny. I have all the documents and funds needed for mortgage. I am very familiar with the process. This last mortgage was by far the worst cluster of incompetence. The mortgage company gets 2 stars, as they did close. However, I did not know that I was going to able to close with this company until 48 prior to closing. I had constant demand for paperwork, multiple legitimate and illegitimate questions. Many questions were repetitive, like cops asking the same question, and looking to catch you on a different answer. Local agent was barely competent. The cost structure would be intolerable, if not for builder's contribution to the closing costs. What was incredibly irritating was that after submitting all the paperwork, and thinking I was done, I was hit with another round of paperwork demands 4 days before closing. I have never seen this garbage before! Paperwork submitted, decision was made 2-3 weeks before closing in every other financing I was involved in. The reason I have not walked away from this morass was that loosing the mortgage lock and builder's contribution to closing cost. Otherwise, I was ready to be as far away from these people as I could. In summary, unless it is financially advantageous, look for the mortgage somewhere else. Internet is full of other fly-by-night operators, some with lower cost structures and better rates. read more

I used this company to purchase a short sale and added a renovation loan to the process (203k loan) since it needed a lot of work. I was put in contact with Kevin H and he walked me through the steps. While it was a very long process to gather all the information and get a bid together from the contractor that would be performing the work, Kevin was very helpful every step of the way. We are in the process of submittal our final draw for the renovations and everything will be completed. I am very happy with FBC as I have heard horror stories about dealing with banks and 203K loans. read more

This was absolutely the worst experience I've had getting a loan. This is not our first home nor our first time getting a mortgage. Our builder recommended this company, and we were preapproved in February to start building a home. Our Loan Consultant Debra Clark was unprofessional, disorganized and kept things just confusing enough to keep from out right lying to us. After we sent all the paperwork that was needed, we still had to wait. Whenever we inquired about the wait, she informed us that she had a lot of work to handle and that she gets new files everyday. When we were told to send her information that we had already sent her, she stated that she was sorry and that she didn't take very good notes. Finally three months later, it went to underwriting and she found out that our file needed to be manually underwritten. Something we already knew and actually told her from the beginning. She informed us that her company didn't manually underwrite, but that she would talk to her "Head Credit God" (quoting her exactly). After pressuring her to get an answer she said that her boss would take the loan, but we should know that if we ever default on the loan, he has to pay it back personally. REALLY? I was ready to bail at the point. I couldn't handle any more lies and confusion. I'm not in the mortgage industry, but I knew more than she did. My husband convinced me to stick it out and in the end, they wanted more money from us. We walked away. It was a total waste of money faxing and sending paperwork and a complete waste of three months of my life. I would never recommend them to anyone! read more

They were ok in the start of the it all but when it came down to the last week before closing they could not get there crap together and in the end it end up cost me 700.00 to extend my closing date 3 times cause they could not get the paper work out in time. I started dealing with agent in their Tampa office,who requested literally hundreds of pages of documents( 3 months of brokerage statements that averaged anywhere between 60-70 pages per month). Then they requested copies of my divorce decree,note that I have been divorced since 1971. Requested additional non sensical documentation .My initial request was for a Harp loan and I was told they were doing plenty of them. I was told I needed an apprasial and I told my agent that my LTV was approximately 125 %. He then said to go ahead and have the apprasial done and if it didn't come back as high as he thought,he would refund my expenditure at closing. Well it didn't come back as high as he expected and he said no problem it would be taken care at closing. One thing I forgot to mention is he was the second agent to work on this loan, never found out what happend to the first agent until later. So after over 3 months I was contacted by another agent who advised me the other two agents were no longer with FBC mortgage and had gone into business together. I finally told them to cancel my request and I no longer had any desire to do business with an organization that obviously practices questionable and unscrupulous business practices. I might mention that my credit scores were between 760 and 805. I don't know whether they were waiting for rates to go up or what. I've since refinanced at an acceptable rate locally and the process took less than 30 days. I would never recommend this company to anyone. HORRIBLE....... read more

I'm normally not one to write reviews on companies but after what happened to my husband and I feel it would be beneficial to inform others before it's to late. I really wish I would have read reviews on the company before we started the mortgage process with FBC mortgage as I can see I'm not the first person they misled. Talk about a complete waste of time! For months my husband and I were strung along to believe we were preapproved, we were told to pay off any debt we had, limit our credit card use to just one or two cards, and we would be golden. Everything was hurry up and rush to get paperwork in and then sit and wait to hear a reply. Finally when the day came to find out our preapproval amount Kelly dropped the ball and said I'm so sorry I made a huge mistake and you won't be approved for the loan after all. The mistake she made was something that should have been recognized from DAY ONE. How can you be a mortgage lender and have no clue that you need to take income for someone who is self employed and divide their net income average by 24 months instead of 12? It didn't matter that we already owned one home in full, had no debt, excellent credit, thousands in investment accounts, or that we had 20% for a down payment. We were trying to get a mortgage to avoid having to pull money out of investment accounts to purchase our home in FL. Once our house sold in WI we were going to pay off our mortgage for our FL home in full. This would have avoided thousands of dollars wasted on paying taxes of the removal of funds from my investment accounts. All Kelly could say was she was sorry. Sorry for what exactly? Sorry for wasting my time, sorry for stringing us along, sorry for providing horrible customer service, sorry for wasting MY TIME AND MONEY? Sorry isn't going to change the fact that Kelly messed up, I highly doubt Kelly or FBC is going to pay for the reimbursement of our plane tickets, hotel, and car rental that we paid for to fly down and view houses. All of this could have BEEN AVOIDED had she done her job properly. Never in my life have I EVER worked with someone who was so INCOMPETENT of doing their job.
