One of the employee employees couldn't even prove who she said that she was because of the fact that she thought she was better than everybody and the service just outright, ignorant, petty and childish. They don't value their customers at all. They don't value their tenants. They don't value anything they value themselves and actually their main headquarters for this establishment is not even in Tucson. It's all the way in Texas look up who you really renting from and do your research first before even considering filling out a lease with these people they'll get you kicked out of your own house for any reason that they think it's necessary. It's not OK and it's not all right.

I had four outside security cameras…read more stolen, the lock on my storage shed in the carport cut clean and everything in the shed was trashed, I had loiters hanging out 24/7 as the property backed two hotel parking lots, my windows pried open, three vehicles deeply scratched/keyed while in the carport, weird people walking the alleys by my bedroom all hours of the night, yet Acacia had no interest in those issues, nor my safety, merely telling me to file police reports. That was nothing compared to their lack of empathy/accomodation in not allowing me a couple extra weeks after lease end to move even after paying the entire 12 month lease at $1150.00 month. I was in two major car accidents, lost my job and sustained back issues. They had no renters waiting for the property, yet still refused my request to pay for a couple extra weeks for moving purposes. Instead, they filed a Writ of Restitution two days after lease end while I was packing and had a UHaul, forced me pay for that extra month at $1150.00, plus as additional $1150 for "holdover rent" for that same month, plus its attorney's fees and costs after their attorney lied to the judge stating "Acacia would have accepted rent for that month" when I had email exhibits from Acacia stating otherwise. In addition, they kept my entire $1750.00 deposit after I cleaned for days and paid people to touch up paint, and help me move. Acacia nailed the coffin by listing an eviction and judgment on my record making it difficult for me to obtain rental housing. (After all these unjust events occurred, I filed a complaint with the AZ attorney general, who after reviewing my Complaint and related documents, advised me to file a judicial complaint against the company and the judge). Please note, Acacia is NOT in your corner, it merely tries to rack up charges against their tenants in an effort to increase their percentages obtained from the real property owners for managing their property. Bottom line - steer clear!!

    RUN! Don't walk away from ANY property managed by these people. They are SLUM LORDS. They are all…read morerelated to each other and all their "contractors" (Johnny and Sons, particularly) are just handymen that work for them. I rented a higher end townhome from them in La Paloma. The house was INFESTED WITH RATS, had MOLD GROWING IN THE WALLS, and an old, decrepit AC that routinely broke down and created extremely high electric bills for me. I notified them of the sound of rats in the walls (see video) in early November, and they dragged their feet getting a guy in the attic space until January. The pest control guy said the attic was "full of rat shit". BTW, inhaling rat feces can lead to death (Hanta virus). Mold was discovered in master closet from a leak inside the wall. I had to pay for a mold inspector to come out. During remediation, rat feces and mold can be seen in the videos/pictures I'm attaching. Both my four year old son and I developed coughs and insomnia living here.. not sure if it was from the mold, rat feces, or both. To top it all off, they are now nitpicking over ridiculous things at move out, blaming me for weak water pressure in the kitchen. There is a hose spigot on the other side of the kitchen faucet wall that corroded due to 40 years of neglect and it just busted off. Johnny and sons then "jimmy rigged" the spigot, and the water pressure then nose dived in the kitchen (see corroded spigot). After all this headache (literal), they are now only giving me back half my rental deposit.. even though I left the house in immaculate condition (even paid to have carpets and floors professionally cleaned). Needless to say, I'm now taking them to court.

Short Warning: My experience with New Concept Property Management in Tucson was awful. The home wasn't rent-ready at move-in extremely dirty, overgrown landscaping, and existing damage. Of course they blamed the homeowner. At move-out, they tried to bill us for things that were never in the lease, pre-existing, or undocumented from paint damage to a TV mount, and inflated cleaning fees. They also failed to properly address serious maintenance issues, like a large mesquite tree that fell into a brick wall and took months to repair, then sent a vendor to start removing it with zero notice to us. In addition, mid-lease property inspections may have been conducted by someone without the proper licensing, raising further concerns about compliance with Arizona regulations. Feels like they shift normal property turnover costs onto tenants. Full Review: If I could give zero stars, I would. Our experience with New Concept Property Management in Tucson was extremely disappointing. The property was not rent-ready at move-in landscaping was incomplete, cleaning was not done to where we found food items and debris in the freezer, and multiple issues were left for us to address. Despite this, they are now attempting to charge us for "restoring" the property to a standard it was never in when we moved in. They refused to remove charges for items that were undocumented, pre-existing, or not our responsibility under the lease, including: Landscaping neglected prior to move-in Light bulb charges with no evidence provided Paint damage that was clearly documented in our move-in photos Reinstalling a TV wall mount not listed in the lease or identified as a fixture Inflated cleaning charges, despite previously valuing a full cleaning at $150 at move-in Refrigerator filter replacement with no prior notice or lease requirement They even implied we might be charged for an AC service call that should have been avoided with basic troubleshooting. On top of that, a large mesquite tree on the property fell into a brick wall and took months to repair, leaving the wall damaged and unsafe. Without any notice to us, they sent a vendor to begin removing the tree completely disregarding tenant notification requirements. Adding to my concerns, both the four-month and mid-lease property inspections may have been carried out by an individual without a valid Arizona real estate, which, if true, raises questions about the legality and professionalism of their inspection process. In my opinion, this company shifts normal property turnover costs onto tenants, ignores their own maintenance obligations, and fails to follow proper legal and procedural standards. Based on my experience and what I've since seen in other negative reviews this appears to be a pattern of improper business practices. Renters, be very cautious. Document everything.

Best experience for apartment rental yet! Cari has always been extremely kind & professional with quick responses to questions before and after move in. Maintenance is top notch. I put in a request one evening and was emailed a scheduled appt. time the next day. Quality work was done for repairs. My apartment is clean and well cared for.     Property 7323 N 82nd Ave…read more Angela who is the property manager at 7323 N 82nd Ave hasn't maintained this property properly while property was vacant for 4 months we paid prorate to move in 1/23 to not move into the property until 1/30 due to me and my friend who was only coming to look at the appliances on 1/26 from other roommates concerns to us hearing the refrigerator waterline leaking and my friend turning the water off and her saying "OH ITS YOUR FAULT was the reason Angela and Fort Lowell wouldn't give a refund. If my friend wouldn't have shut off the water it would've spread through the whole house do to refrigerator waterline leak. Washer was not hooked up it was dirty The tarps over the pool wasn't hooked up like promised we had dead roaches in the refrigerator water filter and ice maker which wasn't working due to the waterline refrigerator had boards as shelves When we was told all appliances was brand new during our walk through. When I asked her and said I thought it was all new she said she thought it was and she never tested the washer to see if it worked cause it's not her job half of the lights wasn't working we had old irrigation system cords sticking out the ground everywhere the dishwasher still not fixed and the lights over the island in the kitchen isn't working still the on going pool disaster and because we the tenants is reliable we have to get our own pool service to "MAINTAIN" the pool and two out of the three companies that actually sent pictures and told what was wrong with the pool etc and recommended fixing etc she denied anything and everything because of her pool provider who by the way don't even come to this specific property because he said "it's 45 min away and only come to do big jobs" is saying the pool don't need it Angela and Fort Lowell are refusing to repair which is making it harder for the pool services we hired to do there job and Angela blaming the last pool service of malpractice and calling him a liar and blaming his company for destroying the filter he denied us service because he didn't wanna deal with her to us having yet another pool service saying the same thing and now the pool is green didn't even know the pool had lights until the last pool service provider turned them on made a maintenance order to have them fix to her deleting it saying the Homeowner refused until the pool is in working order yes, I do agree with the first pool service we had they just wanted money they looked at nothing and gave a estimate. The previous pool company however sent pictures and noted what they did that day been receiving pictures whole time from the previous and recent company. Angela even said oh they just trying to get money due to previous company concerns but every time she sent her pool company he fixed something every time but us the tenants never received any pictures of anything he said he knocked on the door once which was the first time ever when coming onto the property since we signed the lease even asked if he can please knock instead of walking onto the property still don't knock and while Angela pool company sent one picture to my knowledge of the filter which Angela stated it was taken in April which look nothing like the previous pool company pictures from March leading up to them denying us service and me the tenant actually seeing what it looked like in March but because her pool company says otherwise we are left with a green pool. If you are the homeowner of this property please reach out to us this company is horrible she just left this property as is for four months maintenance man even said to us the first time he came to do some repairs he told her it wouldn't be ready in the time frame that was given but she didn't care. IF ANYONE CAN HELP ALSO PLEASE REACH OUT SHE IS BLAMING COMPANIES FOR HER NEGLIGENCE. I have pictures texts and emails of everything.
