RUN! Don't walk away from ANY property managed by these people. They are SLUM LORDS. They are all related to each other and all their "contractors" (Johnny and Sons, particularly) are just handymen that work for them. I rented a higher end townhome from them in La Paloma. The house was INFESTED WITH RATS, had MOLD GROWING IN THE WALLS, and an old, decrepit AC that routinely broke down and created extremely high electric bills for me. I notified them of the sound of rats in the walls (see video) in early November, and they dragged their feet getting a guy in the attic space until January. The pest control guy said the attic was "full of rat shit". BTW, inhaling rat feces can lead to death (Hanta virus). Mold was discovered in master closet from a leak inside the wall. I had to pay for a mold inspector to come out. During remediation, rat feces and mold can be seen in the videos/pictures I'm attaching. Both my four year old son and I developed coughs and insomnia living here.. not sure if it was from the mold, rat feces, or both. To top it all off, they are now nitpicking over ridiculous things at move out, blaming me for weak water pressure in the kitchen. There is a hose spigot on the other side of the kitchen faucet wall that corroded due to 40 years of neglect and it just busted off. Johnny and sons then "jimmy rigged" the spigot, and the water pressure then nose dived in the kitchen (see corroded spigot). After all this headache (literal), they are now only giving me back half my rental deposit.. even though I left the house in immaculate condition (even paid to have carpets and floors professionally cleaned). Short Warning: My experience with New Concept Property Management in Tucson was awful. The home wasn't rent-ready at move-in extremely dirty, overgrown landscaping, and existing damage. Of course they blamed the homeowner. At move-out, they tried to bill us for things that were never in the lease, pre-existing, or undocumented from paint damage to a TV mount, and inflated cleaning fees. They also failed to properly address serious maintenance issues, like a large mesquite tree that fell into a brick wall and took months to repair, then sent a vendor to start removing it with zero notice to us. In addition, mid-lease property inspections may have been conducted by someone without the proper licensing, raising further concerns about compliance with Arizona regulations. Feels like they shift normal property turnover costs onto tenants. Full Review: If I could give zero stars, I would. Our experience with New Concept Property Management in Tucson was extremely disappointing. The property was not rent-ready at move-in landscaping was incomplete, cleaning was not done to where we found food items and debris in the freezer, and multiple issues were left for us to address. Despite this, they are now attempting to charge us for "restoring" the property to a standard it was never in when we moved in. They refused to remove charges for items that were undocumented, pre-existing, or not our responsibility under the lease, including: Landscaping neglected prior to move-in Light bulb charges with no evidence provided Paint damage that was clearly documented in our move-in photos Reinstalling a TV wall mount not listed in the lease or identified as a fixture Inflated cleaning charges, despite previously valuing a full cleaning at $150 at move-in Refrigerator filter replacement with no prior notice or lease requirement They even implied we might be charged for an AC service call that should have been avoided with basic troubleshooting. On top of that, a large mesquite tree on the property fell into a brick wall and took months to repair, leaving the wall damaged and unsafe. Without any notice to us, they sent a vendor to begin removing the tree completely disregarding tenant notification requirements. Adding to my concerns, both the four-month and mid-lease property inspections may have been carried out by an individual without a valid Arizona real estate, which, if true, raises questions about the legality and professionalism of their inspection process. In my opinion, this company shifts normal property turnover costs onto tenants, ignores their own maintenance obligations, and fails to follow proper legal and procedural standards. Everyone in the staff I feel is absolutely amazing towards us for the two years we lived there we felt like family but Rene Gallegos was especially kind and helpful even helping return loss property after we left. Anytime anything was wrong they came out quick. They were extremely polite. They fixed the problem and they asked if they could do anything else. I had 5 houses with them and in my opinion they did little to stay on top of managing the homes. They lied to me numerous times by telling me things had been done that weren't. They were ineffective at helping tenants and in one case took 3 months to turn over a clean rental. I switched to a new company and it was done in 4 days. They seemed content in collecting rent from a tenant who bought a house and wanted to end their lease. The owner talks the game, saying that they operate in a new way, but they were anything but good. When it came to evicting people, they dropped the ball, repeatedly! I began my lease renting a 3 bedroom rental house through new concept and our initial move in was a little rough. They had some staffing issues that I was made aware of and a third party realtor that was friends with the owners helped us with our initial move in. Landscaping was done after moving in on recommendation from the third party realtor and I cleaned the carpets myself with a rental cleaner upon my move in which I got reimbursed to me. The 9-10 months I lived their we're fine. I never actually met or spoke to my landlord or property manager which is fine as I enjoy my privacy but I did think it was a little odd the property manager never stopped by to introduce himself even once. I also always payed my rent early at the end of every month. Anyways my big issue was when we had some plumbers come to do some recommended work that turned into a whole house repipe issue as the water piping was all very old and rusted out. We were asked to move out after 10 months of our 12 month lease. The owner broke our lease agreement because the house was considered no longer suitable to live in. We were offered an opportunity to go through their listings and move into a different property but I ultimately decided to move back into a property my wife owns with my in-laws temporarily to save and purchase another house. I was told I would get my security deposit and prorated rent back by the maintenance coordinator. That changed quickly once my property manager got involved. I went through a typical move out inspection despite not finishing my lease and being told on short notice that I was going to need to vacate the property. I took 3 days off from work to vacate quickly on the recommendation of a lawyer and I lost the entirety of my security deposit and my prorated rent to various repairs of the property. The total came out to a little over $2000 that I lost. My security deposit was $1500 so initially I was told I owed $500 to the owner. My prorated rent for June ended up covering that $500 so I walked away with nothing to show for it and missed work time. I have small children so there was some drawings on the walls and some responsibility that I expected upon moving out. I did not however get to finish my lease and would have done more deep cleaning had I not been asked to move out on short notice. I did the best I could in 3 days and the owner broke our lease agreement because he couldn't afford to repipe his house. All in all I just thought because of the unexpected situation I'd be able to get my deposit back Instead of just business as usual but that's about how these property management companies work. It was not necessarily my fault the owner neglected inspection of his plumbing and ended up with a bill he couldn't afford. I'm putting this review up late as I moved out in June this year but afterwards I just wanted to be done with it. Hopefully the information provided will be helpful to another family looking into this company. I don't think my experience would have been as bad if it weren't for the condition of the house we moved into and the rapid move out and inspection that took all the money I was initially told I'd get back to give us something to start with. I have seen some other reviews from this year describing the same move out expense issues I went through and terrible maintenance situations so definitely be thorough with your move in checklist. Don't be afraid to be an asshole about it because I wish I would have. The company will not hesitate to put enormous house renovation bills on your shoulders. read more

I wish I could recommend this management company. They seem to understand the principles behind effective and proactive property management, but human errors were quite frequent in my experience. Over the course of a year, an inspection was promised at around six months. Unfortunately, mine never happened, which led to some issues that could have been addressed earlier, saving me a lot of headaches. The biggest concern was on the move-out the tenant and my returning. The initial contact person was reportedly sick, and despite several follow-ups, I never received a clear understanding of the process or an assessment of my place. Eventually, I was informed that this person had quit, and I was handed over to another manager with whom I communicated via text and phone, hoping for better coordination. I also felt that my needs were not prioritized; I kept knowing far too much about how much of a struggle it was for them to accomplish simple tasks, and there was a constant feeling that they would get to me when they could. I received an email about a restructuring... To add to the disorganization, I noticed that a bedroom closet had been flooded and there was water damage. The last month has been spent dealing with this, yet there are no records in my maintenance history showing that it was reported, nor is there any walk-through report on file. Despite multiple calls and inquiries, I received no documentation regarding this issue. One of the owners eventually stepped in and helped solve a few additional issues, such as a broken doorknob that literally fell off when I returned to the place. I never received official paperwork, nor do I know if an inspection was ever completed. My own inspection revealed that the yard needed significant attention. To add to the complications, I was told that an error occurred, and I was paid money that was not mine, requiring me to go through a cumbersome process to return it. Throughout this time, I felt taken for granted . Despite doing much of the coordination myself and not having a dedicated manager, the business still took their management fee percentage. The gist of all this is that while the company may be experiencing significant growth from its original vision, they seem unable to provide the level of management that justifies paying them--ultimately costing you more due to their oversights. Please know that I am only listing some of the challenges I encountered. The trend today is for organizations to ask that you follow up with them or that they provide their side of the story, sometimes shaming the reviewer. However, this type of restorative communication should happen before a customer feels compelled to post a review. While I may not know all the details, these are the experiences I went through. I believe my review is worth a read. I won't accept a simple "we are sorry" response; I think the best policy for a business is to ensure things are well-coordinated and managed in good faith in the moment. Based on my experience, I am doubtful this management company is capable of supporting owners the way that they should be. I paid for their services in three ways: with money for management fees, money for damage that stemmed from lack of proper oversight, and personal time. Read other reviewers notes about high turnover; truthtellers. I base my review on what makes the most business sense, which is to build long-term relationships based on trust, and thus strongly advise looking elsewhere -- unless you are willing to take big risks with your investments and time. read more

Secondly, we made a mistake on 1099, corrected multiple times, she still very friendly, patience, helpful, and respectfully respond. Stay away from this company. I lived at 7666 E 22nd St Apt#52 for 8 months before leaving. The owner of the condo had opted to use his own maintenance companies. I had issues with the shower from the beginning that was never properly addressed. After multiple orders and back and forth between me, New Concept Property and the owner, the shower was "sort of repaired" a few days before my move out (which means about 7 months of playing games). Even though I had water running full power in my shower for EIGHT days straight, they didn't address it in the first day when I clearly explained to them what was going on, they just sent someone at the end of the 8 days to shut the water off in the shower. You will definitely hate the shower, the size of the place, the New Concept Property Management and the long and dreadful trips to the dumpsters. New Concept Property Management is an absolute mess. I was assigned multiple property managers because one left, the other was temporary and she was condescending (Charity is her name) she kept talking about drought in Tucson as if I enjoyed water running in my shower for 8 days and not being able to use the shower for that period, she is a character. I wanted to stop the water waste as well, she didn't need to act like she was an ambassador for the region's water problems with me, she needed to address my concern instead since that's her job. The rest of the staff are unresponsive and some are flat out rude. I would call 4,5 times before I could get a call back or a text. When I met with Susie and Dino who are the owners of the company. They unequivocally showed their understanding and even promised to part ways with this particular property owner, they didn't do that. The apartment is back on the market under this company again. You can reach your own conclusions on that, they don't stand by their words. They tried to force their way into my home to do repairs when I was out of town by pulling a 48 hour notice BS. I contacted the AZ housing and was given the law which states that they can only enter the house without my permission if there's an emergency (which there wasn't at that time since the water was shut off and it was just a repair order), or if there's an agreement between the landlord and the tenant regarding a time, there was no such agreement. I had to pay to clean the carpet professionally before moving, which I didn't know until weeks before my move out. This property and this Management company are a match made in bad service heaven. I own a property in Tucson and was really considering using New Concept Property Management to manage it for me when the current tenants moved out, but having had this experience with them, I would never use them even if it was free. I haven't rented through this company, and I'm glad. I had an appointment to meet at a rental this morning. I was on time; the property manager was nowhere to be found. When I called she made an excuse that there was an emergency (that happens sometimes) but then she went on to say that the property had been rented. I made the appointment the afternoon before, and she told me that if it was rented she would let me know. It's hard to believe that the property went from vacant to rented in less than 24 hours, but even if it did she could have alerted me. My time is just as important to me as anyone, and I expect people to respect it like I respect theirs. Sloppy and unprofessional. read more

In my opinion, this company is the worst rental company I be ever had the displeasure of doing business with. They are in no hurry to fix anything and the people they send to fix things are inept at best. They charge you an extra $99 per year just for doing business with them and an extra $25 a month for the same reason. Be sure to read the contract ( all 25 pages of fine print) before you agree to anything. There are other companies to choose from and I highly recommend that you do so. read more

I am a renter that has been living in a home for over half a decade that New Concept took over managing in the last year and a half. Prior to them taking over, while things weren't smooth sailing, they weren't a nightmare either. This company makes everything difficult. First there is the financial aspect, they require tenants to use a portal that they charge a fee for, there is the standard service fee of $2+ that goes along with the rent, then they added on a $25/mo that they can't quite articulate what it covers. I have been told everything from credit checks, to the 4 cheap AC filters they send a year to "admin fees" that they won't break down to "maintaining the portal" and just in case they need to mail me anything(which has never happened). Each new renewal year also brings a $99 renewal fee, like renewing my lease is a privilege, something I never paid for with the previous company. They conduct home inspections every 6mo and the most recent one the inspector was taking pictures of my personal items, when questioned about this his response was that he was documenting how the "space was being utilized". The justification for the inspection prior was to note any needed repairs and place work orders. The home did not come furnished, all items in it are mine, there is no justification for them photographing my property. There is work that I have requested be completed, prior to the inspection, twice, that is still not done. When I had questions about the fees on the addendum to the lease I was told I had 48hrs to sign or I would be served a notice to vacate and then the owner of New Concept ignored my questions and to date never responded to them. Then I was told if I didn't like the fees I didn't have to renew, as if moving a whole family after living somewhere for over half a decade with kids in the district is that easy. That's about as out of touch as it gets and made it very clear this company cares nothing about people and only about profits. If a tenant doesn't immediately respond to their texts they send texts threatening to send a notice to enter without the tenant home. For some that may be fine, for me, a woman living alone with daughters, it isn't fine and it isn't something the previous property management company ever threatened or even suggested. I am putting this review up because as a veteran I have been both an owner who has lived out of state and has had to rent out my home using a property manager, and I have been a tenant renting and this is not the kind of company that I would want to use in either situation. New Concept was the one willing to go the extra mile without dinging me for every little thing. That is why I chose them. It has only been a few weeks but they have all my investments back under control. FYI, the previous company was charging me for work that was either never done, or poorly done. I rented a home through New Concept in early 2022. I had a few items that needed fixing in the first month and they were fixed quickly, so I thought this was going to be a great rental experience. That was the only good thing. By the end of the second month I had submitted five work orders and was given the name of a vendor to contact to fix them. The vendor didn't show up for three different appts we had made, so that he could evaluate the maintenance issues. I contacted New Concept and was given another vendor. That vendor came and assessed everything, but then I never heard back. I contacted New Concept and was told that vendor was no longer working for New Concept (they didn't think that was important to share with me). I contacted a third vendor who came and assessed the issues. I never heard back and then about a month later, I received an automated email from the renters portal, where the renters submit maintenance requests, stating that my requests had all been cancelled because the owner was no longer a client of New Concept. Gee, you'd think someone would've told me, since I had a lease with New Concept. I emailed the property manager to find out if my lease was still valid and if I could please have the contact info for the landlord. It took two weeks to get the information! When I finally received the letter informing me of transfer of property management to the owner, the letter stated that if I had any questions to please contact the office manager at New Concept. I reached out to the office manager twice, and received no response. I understand that a business relationship between property management and owner can go south, but to be so rude and leave the tenant with no communication, not knowing where they stand, is very bad customer service. They say their team is ready when maintenance issues arise - they are not. FIVE months and they can't even get me a doorknob that locks on my bathroom door? Seriously? They say they focus on great customer service - they do not. I was told when I did my walkthrough that I should make sure and note all the things wrong, to make sure I didn't get charged for them when I moved out. Then she started pointing out all the big holes in the walls (from surround sound system mounts, big nails, etc). So did they charge the person before me and just pocket the money - not fixing anything? My guess now would be, yes. I found out a couple weeks in that the smoke detector had no batteries, there was no filter in the refrigerator, and when I had my six month inspection, it was pointed out to me that the light above the stove had burned out, so I would need to change it. I thought that was weird since I never use that light, but I bought a replacement bulb and found out there wasn't even a bulb in the socket - no wonder the light didn't come on when she pressed the switch. Good customer service would mean making sure that the basics are available in the home. Renters pay a required $30/month for a benefits package that includes receiving an air filter every three months. Guess what I didn't receive, having lived here for more than seven months? So no. Do not rent through New Concept Property Managemeny. read more

I would recommend them Highly. Although I was turned down, due to low credit score, which my retired mother and I monitor and both of our credit scores way over 600. I was upset. But everything has reason and purpose, cause now I purchase a beautiful home, so now I am not a renter no more. If it wasn't for them denied us, we wouldn't have decided to try to purchase instead. Strange I was denied for rental but was able to close on USDA loan. Hmm? But anywho I highly recommend them. Cause even after I showed them proof my credit was not below 600, we could have rented that house. But after a discussion with my mother, we decided another path. and put down what we going to pay for a year on rental, and use that as a downpayment on a house...
