Our daughter wants to attend the University of Arizona in Tucson, so we got her a condo instead of staying in the dorm. She only lived there for three months, but wants to return home! Every time I need help, I go to Yelp. Last year, I found a person to handle a rental company: Genesis Property Management. Her name is Ms. Beatris. I contacted her, and she is polite and pleasant and sounds knowledgeable. My gut is telling me that she is the right one! My husband chose another property Management company, and we hired them. It was uptight because many months had passed, and there was nothing, so we decided to sell the condo because the economy was bad; nobody was buying condos or housing. I called Genesis Property Management again, talked to Ms. Beatris, and was handled professionally. We put the condo up for rent over a month ago, and she found someone, and they will move in mid-May. I was a tenant with Genesis for about 2 years. When we moved in the property was in excellent shape except for a few minor issues. These were addressed in a timely manner. I have had great communication with the company throughout our 2 years. Both Ian and Dan were great to work with and I found them very responsive. Also the rent was fair during my stay and when I extended they did not increase. You won't find two more honest and fair guys. Most importantly when I moved out they did not nit pick every item. We cleaned the house and the carpets and received a full refund of our deposit in 15 days. This has always been a sticking point and an issue at other rentals. OK, now that we've moved back into the house that Genesis was managing for us for two years, I feel like can write up a full review of our end-to-end experience. Property is in Blenmen-Elm near the UofA, a 3br/2ba place. When I reached out initially, Angie came out to check out the property and she happens to be very savvy about the unique (and unknown to me!) rules around the UofA related to student renters (short story: you the landlord do NOT want to be 'red tagged'.) She was ready with comps from the neighborhood so we could dig into rental pricing in that first visit. She found some solid renters within a couple of weeks, which was great. First big thing I was concerned about, and handled quickly and without any issue. YAY. For the next two years (minus a couple of between lease empty months) she had the place rented to high-quality tenants, handled the occasional (thrice in 2 years) repair needs...even in cases where my home warranty company needed to be involved, which was really helpful since we were living in Northern California. Every month, our money came in (YAY!), I was able to review my monthly statement online, and things just worked out great. Never any sort of hiccup, Angie just kept it running smoothly exactly as I had hoped. YAY! When I moved in, the process for ending the relationship with Genesis on the property was equally smooth. YAY! Even had no problem months later when I needed a copy of some paperwork that I couldn't find...I got what I needed within a couple of hours over email. YAY! Dan, James and Ian have been managing my mom's property since last August. I had to take a leap of faith as we have never been landlords and because my mom would be moving out-of-state, I had to be sure that I could depend on a property manager to the fullest extent possible for peace of mind. I can say nearly a year later, I do. They may be a small operation, but they get the job done. The team at Genesis is reliable, efficient and trustworthy -- always getting back to me with my questions and concerns in a timely manner. Their network of maintenance crews in the area they call on to perform small repairs and cleaning have been reasonably priced. The only thing I might add is to make sure if you offer your tenant the use of a washer and dryer that a clause is added stipulating that cost of repairs are not included in the agreement. First of all, I want to make it perfectly clear this is NOT about Genesis as a leasing company, rather one of their clients. I'm very happy with Genesis and still with them at my new place. My leasing agent is a swell guy but I feel his hands were tied in the situation I'm about to explain... When I first looked at the property at 3319 E Willard Street owned by Maria Courtis, I was memorized with how perfect it would be for me and my cat. It was located on a non through street that was virtually noiseless. ( have ultra noise sensitivity and Tinnitus)Add to that an amazing back yard with beautiful landscaping and a 4 foot block wall! And just when you think it can't get any better, there's a city owned pocket park which would be perfect to take my cat for a walk. (Yes...my cat does walks on a leash) So, I signed the lease and started moving in. After I moved in, there were some items that needed attention so the handyman was there on and off for a few days. While I was getting accustomed to the place, I went to wash a load of laundry in the coin operated washing machine. As I was loading my clothes in the machine, I heard the hot water heater next to the machine kick on. So, being the nosy person I am, I opened the door only to discover that my apartment number was boldly displayed on the front. WHAT? Am I paying for everyone's hot water to wash their clothes?! The next day the handyman showed up again so I asked him to come help me verify what I had discovered. I asked him to put his hand on the output of my hot water heater while I dumped some coins into the machine. 15 seconds later we both heard the burner ignite and he felt the pipe getting hot. At this point, he admitted that a renter prior to me had discovered the same thing. I asked him what he did about it and he replied by telling me that the owner gave him the key to the washer so he could take all the change out of it. I told him I'd be OK with that and would he please speak to the owner Maria. I finally got the key 3 months later in March and started removing the change from the machine. All was well until 4 months later when she showed up at my door asking for the key back. She claimed it was someone else's turn. WHAT? Did someone sneak up in the middle of the night and change the plumbing. I think not. I refused so she retaliated and wouldn't renew my lease! I wrote the owner a very nice 3 page letter explaining all of this and encouraging her to call so we could have a discussion. After three days of not hearing from her, I called her only to be hung up after a 1 minute conversation. Even though they are many cons about the new place, not to mention the cost, stress and anguish of moving...the worst part is my cat no longer has a beautiful back yard and park next door to play in. He doesn't get to watch birds fly through the trees and all around him. He doesn't get to watch people and their pets in the park next door. Nor does he get to actually walk in the park and explore. He now gets to watch speeding loud cars zoom by all day long! You can uproot my life...but DON'T MESS WITH MY CAT!!! WAR IS ON! BETTER WATCH YOUR BACK! STAY TUNED! This story isn't over yet! My husband and I rented a home in Tucson through Genesis Realty. Daniel R., the owner of Genesis, was very flexible with his schedule and met us after hours to look at the potential rental. He and Ian made it really easy to fill out all the paperwork (applications, etc.) and were very responsive when we had any questions. A few months after we moved in, the washer in the rental backed up and leaked water everywhere. I called Dan and he had a repairman out to the house fixing the washer by the end of the day. We never had to worry about anything breaking or having to wait to get things fixed. We liked the way Dan handled everything with our rental that we asked him to be our realtor when we purchased our home. We knew he would take really good care of us. At times, we miss being in the rental, especially when things break (i.e. dryer) and we have to handle it ourselves. It was really nice having competent people there to help you out. He seems to have quite the network of realtors, also, and is helpful in helping link you to people who have the right background and experience to handle real estate. I highly recommend Dan Reichardt and Genisys Real Estate & Management, LLC. I wanted to get a higher price for my vacant lot in Summerhaven, AZ than what I being told by another real estate company. Selling the property took time, but Dan and his staff stuck with me the entire way, found the right buyer, and got me the price and terms I was looking for. This is especially important as I no longer live in Arizona, and had to work with Dan and Genisys remotely, even through COVID-19. In 2015 I hired Genesis to Manage my Tucson Rental property. I lived there originally, but then moved to Portland, Oregon and so I needed a dependable Property Mangement team long distance. Well, the tenant they chose was a Section 8 Veteran who did not work out because he did not take care of the house or yard due to failing health. So sadly, we had to evict him. It originally was a disappointment but as Managers they came through with flying colors! The best news is they did a FANTASTIC job in preparing my property for Sale! They arrived early every day to work on the yard and had hired help at reasonable prices. Without marking up the labor costs, they had excellent subcontractors to clean up, repair, paint, put new carpet, remodel the tile shower, coat the roof, and do yard work that even included removing a shed and Dan moved a bee hive, full of live bees, out of dead tree stump. (None of the beekeepers wanted to deal with it!) Then they took professional photos and posted advertisements everywhere online and showed it to prospective buyers. My property at 5552 E. Alta Vista Street sold quickly. I did not get the top asking price -but it sold - and I was relieved to not have that responsibility anymore! These are the guys you want to hire when you get ready to sell your place! They know all the ins and outs of making improvements, Selling Real Estate, advertising it and showing the house. I found Dan and his team through some friends that had a number of houses managed by Genesis. They had nothing but praise for them after working with a number of other management companies over time. I used Genesis to manage homes of mine for over five years and had a great experience with them. When I was ready to sell, Dan went above and beyond to get the house updated and pristine. He basically did the work of a GC, hiring roofers, painters, pest control etc to make the sale the best deal possible. We had some hiccups with buyers (no fault of Dan or my own) and again Dan exceeded expectations to make sure everything continued smoothly. They were able to place tenants extremely quickly, and always dealt with issues very professionally and at very fair prices. The pictures and postings when vacancies occurred (which was rare) always made the property look top notch. They certainly believe in providing really nice places for people to live and maintain the properties very well to command great tenants. I contacted this company based on their three 5-star reviews on Yelp (two of which have since been filtered, interestingly enough) to inquire about management services for our Tucson home. Their initial response was quick, but everything went downhill from there. They sent me comps for the home which were way off (they claimed the Zillow Zestimate they found for the home was about half of what Zillow actually said), and when I responded to inquire about the discrepancy, and to ask when they could view the home to give us their in-person rent analysis, they didn't respond for 5 days. I followed up with them after waiting the 5 days, and they claimed that each of two guys thought that the other one had responded to me. They finally went to view the property with my husband, and the guy kept telling him "When I spoke to your mother on the phone..." (referring to me, his wife - not only had I told him that he would be meeting my husband, but I'm in my 20s, and I sound like I'm about 12 on the phone...). He clearly was confusing us with someone else. After viewing the home, we received no further response from them for nearly 2 weeks. I sent them an email (copying all 3 gentlemen I had been emailing with previously) asking how soon they could get the property listed. When I didn't hear from them for 2 days, I emailed again, asking them to confirm that we should seek out a different management service. They finally wrote back, claiming that they never received my email, and that they feel they are "too busy" to take on our property right now. While I appreciate them telling me that they are "too busy" to manage our property, they really should have told us that up front, or as soon as they realized it - not several weeks later when we were counting on using them. It's also really uncool to claim that nobody received my email, when I had copied the 3 of them on it, as well as my husband, and my husband received it (and I received no undeliverable message). Now I have to search for a new property management company and we're at the point where we need the property rented out now. I have to wonder where their 5-star reviews came from... The only saving grace is that I didn't find out how bad they are at communication AFTER entering an agreement with them! read more

I live out of state and have a rental house in Tucson that was mismanaged by my last property manager. I found Genesis on Yelp, and based on reviews decided to give them a call. Daniel and his crew have been managing my property since 2012. I would highly recommend Genesis for anyone who needs their property managed and does not have time to do it. I cannot express what a relief it is to have found these guys. Some Yelp reviews complain about the lack of promptness in their email exchanges. I am not a fan of corporate companies when it comes to renting a home. I have used them and have had mixed reviews with the diff ones. This company is just starting out and could use a few lessons on 1. How to be polite. 2. How to listen to the owner. 3. cont. to list would be pointless. This review may come of insensitive but when it comes down to it building a new company should be done by making people happy. After all if you want to be successful you learn first how to run a good business. I do not recommend this company if you want to rent a home. I'm a property owner and contacted this company in two ways to attempt to start the process to have them manage my property while I'm in Australia. I expected something reasonable since they have high ratings on Yelp. I first emailed them through the email address listed here on Yelp, genesistucson@gmail.com, and received no reply after 2 weeks. I then gave them the benefit of a doubt, perhaps that email address is for Yelp only, or isn't monitored. I then contacted them directly through a contact form on their website, and still have not heard back after 1 week. If they are too busy to take on new clients, I understand, but you still need to tell me. If this is the kind of customer service that they provide to owners or tenants, I'm glad I dodged a bullet. read more

They were also supposed to call me back but never did. Interestingly "Dan" one of the owners was really unprofessional-- if the owner is unprofessional that's a BAD sign. We were looking for a new management firm and thought this one would be it, because they have a good website and good reviews. But, after discussing by email twice and in person once, they would not change terms in their management contract, even though the terms were unclear and ambiguous between clauses. They blew us off as "not be a good fit for your needs." And, this was after dealing with them for 2 weeks - they were slow about returning phone calls, making appointments and even responding to emails. We thought we were about to come to terms - only had one line we wanted to add to clarify one clause. They wasted our time when we could have spent those 2 weeks dealing with a company that wanted our business. Instead of using the standard 6 page Arizona Association of Realtors Contract, They have an 18 page management contract which, evidently, they are unwilling to change, and protects them very well, but doesn't protect the owners quite as well. Use this firm with caution - they'll listen to their lawyers and try to protect themselves - but must not really care about taking care of the owners or taking on new clients. read more

We have been extremely happy with the level of service and professionalism, and we have now turned our entire real estate portfolio over to their management services. Genesis manages four properties that we purchased as rental investments. We live in another part of the country, so we needed someone we could trust on the ground. They have been extremely helpful and responsive on so many fronts. First, they looked at the properties in advance and offered opinions on likely rental rates and the cost of any repair work needed. Second, they performed the work or hired subcontractors at rates better than we had found through others. Third, they have a very thorough screening process for renters and I am glad to say that they have all respected the houses and paid rent on time. I too called Genesis due to their great yelp reviews and I found their service to be very responsive very professional. I currently reside in California but have had a home in Tucson Arizona for the last 15 years I have used other local rental companies there and would not use them again . Angie worked hard to get my house rented and did find a renter within two weeks. I was also selling my home at the time and they were very understanding though out the process, which was very trying at times due entirely to the potential renter. As it happened I was able to find a buyer after they found a renter however the renter would not sign the agreement. I went ahead and sold my home and did not end up using Genesis although I would not have had any reservation in doing so. It was through no fault of Genesis that the renter was not used and in the end it all worked out for the best. I think Genesis is a very good rental agency and I would use them again anytime and would gladly recommend anyone to them. read more
