The last straw was with a company named ACME that pretty much made me nothing, and asked me to pay insurance that was insanely over budget for a small one bedroom condo; when I was enough to meet KEVIN and his team, he graciously took me on and quickly learned everything there was to know about short term rentals, how to best market small condos for short term, etc, treating my condo as if it were his own. From warmly greeting guests and giving them a tour of the facilities, to answering patiently all of the tourist questions that come in short term renters, dealing with last-minute emergencies in the middle of the night... The full band width of what a great property manager should be doing, KEVIN did with grace, patience, and an integrity and attention to detail that was unparalleled. The money was always 100% accurate, he handled everything and paid thru collected rent exactly on time every month, and honestly waived fees he really should have charged for outstanding presence and execution ... Things that most rental companies will charge a premium for- sticking around for the three hour window for the cable company to come repair a line, standing around waiting for the air-conditioning company to come by for its maintenance and repairs, even schlepping out on a weekend to deal with Guest complaints... KEVIN graciously did so without trying to nickel and dime. Once word got out about how outstanding KEVIN's team was, he quickly took over pretty much every rental in my association, and now carefully considers taking on new properties to ensure he can give it the best possible service. Adam is the broker, Josh and his team--who act as property managers, selling agents, and investors--sold us a property for over $800,000 that, after purchase, turned out to have a significant amount of unpermitted work. Shockingly, the property's value prior to renovations was under $300,000, and none of the extensive, unpermitted modifications were disclosed during the sale. Even more concerning, this was the agent's own property, got work done with unlicensed agents and denied ownership. The unpermitted work is not just a minor issue--it will cost over $100,000 to bring the home up to code. When we raised these serious concerns, neither Josh nor anyone from The Firm Brokerage took responsibility or even responded. As licensed real estate professionals, we expected transparency, accountability, and ethical conduct--especially when an agent is selling a home they personally own. Unfortunately, that was not the case here. Based on our experience, we cannot recommend Josh Rudin or The Firm Brokerage. I would highly recommend to not do any business with them.

The year passed with little in the way of things needed or going wrong. However, there were a couple of minor things that happened over the course of the year, like a leak developing in the sprinkler system. Whenever these came up, Walt was always right there and addressed the issue quickly and professionally. I went month to month after the lease ended, and the owner soon decided to sell the house. This resulted in my being asked to move out on short notice, which I did. A month passed after vacating and the home owner still had not returned my deposit, this is where Walt really stood up and separated himself from the competition. Walt refunded my deposit out of his own funds once it became apparent that the home owner as not in any particular hurry to return my deposit. I sincerely appreciate Walt going the extra mile, he is a total pro whom you can trust.
