I live close to Fickling rental property and for the most part they do a great job.It's 321 Harvest walk Macon ga 31210 and on July 4 2025 I watched the lawn guy cut the entire yard with a weed eater,which isn't a big deal. The problem is he didn't edge the lawn.It's like you get a haircut but don't trim the edges! This lack of basic lawncare makes the surrounding homes look bad. Fickling & company is the worst company that I've ever encountered in my life,They would try and make the tenants pay for everything, upon moving out, I was given a bogus list of repairs that should've been handled by the property owner,yet I made sure it was completed,the house looked better when I moved out than when I moved in, E-mailed the property manager for feedback on the things I repaired and she never wrote back,two years later I owe almost 3,900 for ware and tare.They came up with a lot of nonsense, like 2400 for carpet replacement, that's ya'll job.Do not rent or buy the house at 157 Windermere circle Macon GA 31210 because the house is not in good condition it may look like it at first, but you will learn otherwise sooner than later. read more

An extremely unprofessional rental department. Expect issues and maintenance orders to take up to weeks or even up to a year. No matter if you have a leaky roof or standing water from old pipes. I have never dealt with a business that's full of so many excuses. Instead of solving issues they seem to be creating them. Never hire this company as your property manager. They did a horrible job of vetting my tenant. Therefore, an unqualified tenant was placed in my home. They never verified the income documentation according to court documents that I discovered in a bankruptcy filing. Missed a previous forced eviction. Took what the prospective tenant gave them at face value without verifying if the documents were official. The tenant gave them a couple of documents stating how much money they made and easily got placed in my home using an ITN instead of a SSN. Now I am out of 20k. After the tenant's lease was up and the tenant would not leave, I was told that they were doing me a courtesy by continuing to help me (all at my cost) because technically we did not have a contract. So what that means is that after the lease is up and the tenant refuses to leave Fickling & Company has the right to cut bait. We moved into our home sight unseen as we relocated from another state. When we got here they had given us the wrong keys to the home. Then upon entering the home we noticed that whomever they hired to paint did such a bad job that all walls in the master bedroom are two toned, every corner untouched still gray from prior paint job. The paint in the living areas is cheap and unable to wash the wall without taking off some paint. All doorknobs need to be replaced and the home was NOT clean. To top it off they have done inspections with photos of the inside of our home twice. I will NEVER rent from them again. read more

BE VERY CAREFUL before renting a property from this company or listing your property with this company. We rented a home from 2018 to 2020. When we moved in, the house had oily stains all over the walls, was not cleaned throughout the house, with the exception of the carpets being steam cleaned. We were this would be taken into account when we moved out, but it was not. We hired a cleaner to clean the house prior to us moving out. We were told by Barbara Vorhees that the cleaning didn't meet their standard, and that we could be charged up to $400-500 to clean it again, but said that was only a high estimate. Our cleaner was able to come in and take care of some of the missed cleaning items, but it clearly this 2nd cleaning service was not taken into account whatsoever prior to levying the final fees, as the amount deduced from our deposit was the same amount ($500) we spent on the professional cleaning. They didn't even try to get a reduced cost from the professional cleaner Fickling used, but allowed them to charge full price for a nearly clean house. I disputed the charges prior to them being deducted, and am now filing a lawsuit with the small claims court since we as the tenants left the home in better condition than it was given to us in, and were still fined $700 plus all of the costs we absorbed trying to clean it. An absolutely horrible business model, that should be put out of business. The morale of the story here is that if you don't use the cleaning services that Fickling wants, they're going to hire their services anyway at full cost. Seems like a racket just to give business to Fickling's cleaning service allies, especially during a pandemic. read more

I returned my keys on 6/30 after renting a home from them for almost 4 years. They explained a walk through would be completed within 3 business days to check the property to make sure everything was good. They would then contact me and let me know what would need to be completed to pass inspection. I would have the opportunity to take care of it myself or they would take care of it and charge me according. Christy explained due to the holiday coming up the inspection may take longer than normal. I said I understood. However after 7/4 I called Fickling several times and talked directly to Christy Parks who is the maintenance coordinator of Fickling. She explained they were behind, that she didn't see where the inspection had been completed, that a walk through can take up to 4 hrs and be patient they are short staffed. She said you will hear something as soon as we get the inspection back. I never heard anything, I assumed everything was in order, no need to worry. All of the sudden I get an email from Barb Vorhees, whom I've never communicated with during my tenancy, stating in owe money for clean up and fixes. I contacted Barb and told her I called several times and spoke to Christy, her coworker and asked about the inspection. Barb was very nonchalant, didn't apologize, she simply said we emailed you the inspection on 7/2. I told her I contacted Christy several times after 7/2 and I was told the inspection had not been completed. She had no explanation simply stated I emailed you. Then I asked who would this email be coming from? Fickling? She stated it would have come from her...Barb Vorhees. I told her how was I supposed to know who you are? I've never received and email from you and I could've thought it was spam. She just kept saying she emailed me and acted like it wasn't her problem. I searched my emails w her name and nothing came up EXCEPT the bill she sent me. Emails just don't disappear, even if I accidentally trashed it. I also asked her to forward the email she supposedly sent on the 2nd again. To her response she couldn't do that because it was sent "through their system". Needless to say be careful if you rent with them, they are crooked and could care less about their tenants. I was a model tenant, always paid my rent on time, took good care of my property and this is how I'm treated. I heard horror stories about the way they do business but I assumed because I did everything I could to leave the apartment in good standing they would take care of me. I was sorely wrong! read more

We live in a home that Fickling's residential management company is in charge of. Our air conditioning has been out for a week. We put the service request in over the weekend. Nobody came out to look at it until Wednesday. The guy who came out said that it needed a part and that it should be completed the following day. Around 2-3 o'clock Thursday nobody called me or come out so I called the office. I asked what was going on and they blamed the homeowner for the issue saying that they needed to "approve the repair" and that they would try to get in touch with them and that they would call me back. An hour went by and nobody reached out so I called again. This time I spoke to somebody named Cortez. They told me that the service order for our home was mixed up with a similarly numbered house and cancelled by mistake... so i guess it wasn't that they were waiting on the homeowner. He apologized and said they were going to have somebody come out that night and check to see what was wrong. I told him somebody already came out to see what was wrong and said we needed a part for the ac unit... that part had apparently not been ordered. By that time it was around 5:30 PM and nothing else could be done about that day. Cortez said we would be the first people to get taken care of this morning and that he would call me first thing. He did reach out this morning around 8:45 and said that the repair company had just ordered the part and that it would be delivered to the AC company by 10 AM and that they would then come out and repair the air conditioner. So if you were counting that's now three contradictory excuses (1: waiting on homeowner, 2: service request cancelled by mistake, 3: waiting on part to be delivered). He told me to call him back around 1. 1 o'clock rolls around and nobody has arrived or called me so I reach back out to Fickling. He said he would call the repair folks and call me back. He calls me back and now the issue is that they had some other jobs to take care of today before us and they ran over time so now they won't be able to come fix our AC unit until tomorrow... This is not the first time we've had major issues with maintenance at the home we rent from this company. Everytime we put in a service request it takes at least a week to even have anybody come out and fix it. I will say this is my first time dealing with Cortez and he has been the only person to actually call back when he says he would. Normally I have to be the one to keep reaching out to see what the status of a repair is. It has been 80 degrees in this house all week. I have a wife and 2 year old that live here. We pay rent on time every month. This is a rental unit, this is not my home. The deal is we pay you, you make sure it's livable. If we kept coming up with excuses about how we were not able to pay rent you would charge us a late fee or we'd face eviction. If you folks can't hold up your end of the deal, we're stuck here in an 80 degree home with nothing but a bunch of bs about home you'll fix it tomorrow. This company is unprofessional and I say "renter/buyer beware." Christa is the worst representative they have writing immature emails and empty threats for no good reason. The house was not presentable to move-in to however, I cleaned it myself and then when moving out, they tried to say that I left it unclean. Renting a home through Fickling was without a doubt the worst rental experience I have ever had in my life. I moved into the home in the summer of 2020 and right from the start the home was a complete mess. I had to clean the entire home at my expense, both inside and outside. Many of the light fixtures did not work and through out the term of the rental I experienced numerous issues with the electrical systems in the home, and pipes bursting. To top all of that off, there was black mold through out the bathroom, which we attempted to remove with little success. The maintenance coordinator through Fickling was consistently condescending and rude, with an obnoxiously smug tone. The home itself was in desperate need of updating, with windows and doors that likely have not been replaced since the 1970s, exacerbating the bills in the summer and winter. I recently left the property, and as perhaps a final insult, Fickling found a way to add up the "cost for them to 'fix' the home" in a way that took almost the entirety of the security deposit. This was after I deep cleaned the home before I left, again both the inside and the outside. After looking online at their new advertisement for the home, they removed a large and rundown deck that had been on the property. I assume that they used my deposit money to remove the structure to improve the value of the home. So in short, Fickling seems to employ exclusively the rudest people that they can find, they do not put time or resources into making sure that properties are well maintained while you are there, and then they will misappropriate your deposit to improve the home and increase the amount that they charge the subsequent tenant. I would not recommend renting through Fickling to a person I hated much less a friend. Do yourself a favor and find any other company or person to rent through. read more

The rental staff treated us as if we were serfs. Instead of treating us like consumers, every interaction was one where they would talk down to us, as if we were not the ones paying them. Conversely, Fickling does not hold their property owners to the same unattainably high standard as their tenants. We waited for months to fix a hole in our kitchen wall that was rotting, a health hazard, and an ingress point for roaches. Instead of requiring the property owner to fix the issue properly, Fickling allowed for the repair to be done cheaply, even allowing rotting wood to be nailed back into place. We always paid on time, and in full and to be treated in such a way throughout the time of our lease was unacceptable. At the conclusion of our lease, they then looked for any opportunity to remove from our security deposit, when there was no damage! My partner and I spent a full month with the house empty cleaning, and they still had the gall to charge $160 for a professional cleaning service to come in, and as far as I am concerned, look around and leave. I would not recommend Fickling to my worst enemy and will never rent from them again. read more

I have no clue on what their office hours are supposed to be...but I've literally been able to have Kim help us from 8am to even 11pm still working on our buying offer/contract. I have never had a company deliberately try to find every single thing to add to keep every penny of your deposit. It's like they want the tenant to pay for their property. I rented the property at 445 Simsbury Ridge, Macon, GA and when I moved out, they literally asked me to repair things they refused to repair. In fact, upon move in I reported too many things according to them so they asked if I wanted out of the lease since I was unhappy with the property. I was told it is "as is". Several of the maintenance requests were deleted 3 times (I kept putting it back in the system) and when I called they never acknowledged deleting the maintenance requests. I have had to go back and basically fix their house in order to get my money back and still there is no guarantee. They want to charge $200 for landscaping, yet there was no landscaping when I moved in. Not even weeding or trimming, but now they expect me to pay $200 for it be done. Worse company to ever rent for. Thank God I am able to buy because Fickling will never get another dollar from me. I will make sure I tell people not to do business here. read more

Homeowners please give yourselves peace of mind and do not use Fickling as a rental management company, cross the street and hire Coldwell Banker SSK instead. I do have to say dealing with Vonda Mullis at the beginning was a pleasure but once they found the tenant it all went downhill. Someone at the office gave tenants our cellphone number, made unnecessarily extra keys and charged us for it, lease agreement had errors in it. They were very particular for a tenant move in inspection but totally lenient at move out. Our landscape bill was $1175 just to clean up overgrowth. Irrigation repair $910.78 Tenants mounted tv on the wall, painted walls and changed existing security system. All without approval. New floors had gouges and long scratches. Racks in closets broken. Refrigerator door had a dent and a scratch and property was overall left dusty with dead bugs everywhere. Last months rent was two weeks late. The move out inspector Jessa Herrin overlooked all of this and we were offered $200 to repaint. Email from the office stated "home looks great" Our last three emails to Christa Yaun with attached pictures taken 3 days after the inspection documenting everything were ignored. We will NEVER use Fickling company for ANY of our real estate needs. read more

I would NEVER recommend this company to anyone!!! We were military so we had to move to another state and trusted them as our property managers. They let tenants stay in my house for 6 months without paying rent!!! they would not do follow ups when we would call. They let the tenants stay in my house for a lower rent rate then what we asked for. They also let other stay in the house that were not on the original lease agreement. We had to call to see why we were not receiving our rent checks. My house was destroyed as well as my yard and they did what they could to help us pssh yeah right!! Our house and carpets were not cleaned before we moved back in, we had holes in our floors, floors are falling in, and holes in the walls. So because they dropped the ball we are the one suffering and are gonna loose our house. this place is a joke DO NOT ASK THEM TO BE YOUR PROPERTY MANAGERS YOU WILL BE SCREWED!!! read more
