    DO NOT USE 3G FOR PROPERTY MANAGEMENT!!…read more Throughout the time that I used this company for property management they were happy to take my money but did NOTHING to monitor the property or care for it. I received calls from neighbors about the yard multiple times, and was once notified by the city regarding the yard. HOWEVER, the crowning jewel of my experience is that the tenant basically moved out but left multiple dogs locked in the house for 2 - 3 months, and they urinated and defecated throughout the house, rendering it a hazmat site. The repairs cost $25k, and 3G didn't offer a penny towards the repairs despite admitting it was the worst thing they'd ever seen. Please see the photos below and judge for yourself how they "manage" a property. Most landlord insurance policies won't cover pet damage -- mine doesn't -- so I am stuck with the entire bill. DO NOT, UNDER ANY CIRCUMSTANCES, USE THIS COMPANY FOR PROPERTY MANAGMENT!

We had a piece of tape blocking the switch for the dish washer. We explained this to them when they inquired about the tape. A few months later we got charged for an electricial to fix the dish washer power because the dish washer was not working. They basically forgot that the switch for the dish washer existed and it ended costing us 300 USD. 2. There was an issue with the sewer line. They sent a company to inspect it and they said we needed to replace the sewer line. We we inquired about the issue and requested pictures we received pictures of pipes laying on the groud not a video of the inside of the pipes explaining why the sewer line needed to be replaced. We we told them that the pictures they sent did not make any sense we got no response from them. 3G never looked at the pictures sent by the plumbing company or if they did, they do not have the least amount of common sense. 3. The attic access door was inperfect condition but the wood was broken in two places, nothing major. First they told us that it needed to be fixed as it was normal wear and tear. We did not accept it to benormal wear and tear. Then they said it was broken from the beginning but it was never reported and the attic access door was not showing in the pictures we had. 4. Based on the agreement with 3G Properties we advised them 30 days before the end of the lease we had that we were not going to continue renting the property or at least not with them. This was advised in March 2024. When we got the final statement in May 2024, we had been charged some what 400+ USD under the argument that they had scheduled the fixes before they new that the house was going to be sold. 5. The list goes on and on... If you make "mistakes" worth 300+ USD on a regular basis you end up having a significant amount of money at no cost. They are either a bunch of crooks or just plain dumb. They do not take any responsibility for their mistakes which end up costing you. I DO NOT recommend them.

The market was very unforgiving and we were constantly finding houses that already had options pending on them after only being on the market for a day. Our agent had the idea of taking a warm picture of our family and writing a narrative about how much we wanted this particular house in order to pertain to the emotions of the seller. It worked very well. When we sold the same house a year and a half later, our experience was equally great. The group divides up the work that goes into selling a house amongst three or four of their agents, in order to harness best strengths of each. For example, we had a listing agent, a staging agent, the selling agent, and the closing agent. At first we were overwhelmed by this, but when we saw how successfully it works we were impressed. We sold our house at the asking price before it even hit the market, and didn't make a single concession when the buyer tried to counter during the inspection and repairs period. The Buehler group has a great philosophy, which seems to be treating all people with respect and generosity. It obviously helps to generate repeat customers, ourselves included. They even set a couple hours aside to speak with me about my career path a year ago when I was contemplating a major change in occupation.

Thank you to my amazing realtor Lori Lesnansky and her awesome team at So Simple Home. My home listed the day I left the country for a 2 week vacation and had an offer the next day. That's solely due to the top notch staging of Melody and great direction given to the photographer who did my pictures. And the direction give makes ALL the difference because the same photographer did my pics for both realtors that listed my home but there was an extremely distinct difference in how my home showed. Realtor A - 2 showings and no feedback and with Lori - house sought out and offer written up the next day. There is definitely something to be said about the experience and ingenuity of the realtor you work with to sell your home. This is the 4th transaction I've done with Lori and my only regret is not using her from the beginning. I could have sold it months ago.
