    You will be satisfied with your experience!…read more We recently completed a large foundation project with Groundworks in Edmonds, WA -- a roughly $70,000 job involving permits, engineering reports, and significant structural work. Given the scope and importance of the project, I wanted to share a complete and thoughtful perspective. Overall Experience From intake through execution, the experience was strong. The consultation was detailed, the proposed solution was clearly explained, and the permitting and engineering process -- which took a couple of months -- was handled smoothly with consistent updates. The crew worked efficiently, and the quality of the foundation work itself was solid. The Consultation & Planning Our home sits on a steep slope, and an addition at the back had begun to settle. Groundworks sent out Jerry for the initial consultation, and he was excellent. Jerry was knowledgeable, energetic, and charismatic, and he took the time to clearly walk us through the problem, the proposed solutions, and what a job of this scale would realistically involve. He explained the engineering considerations in plain language, answered questions thoroughly, and helped us understand both the risks and the long-term benefits of doing the work properly. From an intake and planning standpoint, we felt confident moving forward. The Project The scope of work was extensive and involved foundation reinforcement along the entire back of our house, as well as drilling and post installation outside of the foundation to properly support a failing rear addition. Because much of this work needed to be performed beneath and adjacent to our back deck, deck access was required. We discussed these access needs ahead of time, and I even removed the top decking myself to reduce labor costs, based on our shared understanding of what would be necessary. A Miscommunication (and What Happened Next) While I was out of town during part of the work, a miscommunication occurred on site regarding what deck changes were permitted. As a result, the deck was dismantled more extensively than any of us had anticipated. This was understandably frustrating -- not because anyone did something wrong, but because the situation was genuinely complex and confusing. It was a conversation that perhaps should have been extremely clear about what was happening, but it wasn't -- and it wasn't the fault of any single party. Once the issue was identified and elevated, senior leadership stepped in, and this is where Groundworks truly distinguished itself. Leadership Response & Resolution We ultimately worked directly with Nathan Malsch, the General Manager, who was professional, attentive, and genuinely committed to making things right. Initially, we discussed a 50/50 split on replacement lumber for rebuilding the deck. Nathan went well beyond that agreement. Groundworks purchased more than enough lumber for a full deck rebuild, had it delivered directly to our home, and even provided a Milwaukee impact driver/screwgun set along with Milwaukee bits to help with reconstruction! That level of ownership was frankly unexpected and deeply appreciated. It wasn't just about compensation -- it was about leadership taking responsibility and ensuring we felt supported after a frustrating situation. Final Takeaway Large foundation projects are complex. What ultimately matters is how a company responds when challenges arise. Based on the quality of the work, the professionalism shown during consultation, and the accountability demonstrated by senior leadership, I feel confident recommending Groundworks.     Showed up eager and excited. It was like pulling teeth to get them to take my money, I called and…read morecalled, and then finally drove down there to their office where they couldn't ignore my calls. Paid them a third of the design fee right there to show them how serious we were. Set a budget, I communicated everything and it took them 4 months to produce a design with our immediate feedback on loose and rough designs. Had to follow up routinely to get any communication back in regards to the status of the design multiple emails sent with sometime weeks without a response. Deadlines, contractual or verbal, to provide a product back to me and my wife were consistently well past due with more than generous timeframe to begin with. We even went to the bank they recommended for financing because they have been doing business with that bank for years the same week we began working with them.... When they finally provided a bid and solid blueprint the bid came in at more than twice the budget, close to $600k, this was 4 and half months from initial payment. Once we took a second hard credit hit to extend our financing approval, at the 6-month mark, from the bank while waiting on a design and bid from Cascade Custom Homes, they finally decided to make our project a "priority". The second attempt at a design was full of little things that were previously discussed about either not including or including, and was opposite of the majority those clearly communicated desires, and the design provided was a blatant rushed product that completely missed the mark after 6 months of trying to get them to treat us like a customer. My husband and I worked really hard to design our own floor plans and blueprints to make sure our vision was more than clearly communicated, we spent days, weeks, and hours doing work that they probably should have been doing. We were doing it only to try and make things move at a faster pace, and when the bid came back more than double our budget we made every effort to remove things from the design and lower the budget closer to something more realistic in price, he even suggested that we do our own demolition which we almost entertained but were advised by them to be careful that the bank doesn't find out or they will want an estimate for the work we would be doing for ourselves, seems a bit shady. The last rough design that had completely missed the mark was maybe a day away from having a bid completed and delivered to us, I quickly sent an email to make sure that they wouldn't take any more steps towards completing a bid to that design because of how far off we were from something that my husband and I could justify spending $250-300K on. That was our last communication, he has not reached out since to try to make things right or work with us in anyway. He did however, send a bill for close to $3,000. It's a good thing that the contract that we signed in February of 2019 that gave them a deadline of 60 days to have an accepted bid and design to us was not met. Breach of contract. Broken promises, terrible communication, late products, rushed products, zero reliability, and just plain poor customer service over and over again, and we hung in there believing that they probably were just spread too thin and had a lot going on and at some point our end goal would be met with the quality craftsmanship and organization they are known to provide even though it would be well past the timeline we were hoping for. We were more than willing to work with them and we bent and adapted and adjusted our vision and patience for over 6 months, but getting them to work, communicate, or respond to emails or phone calls was next to impossible. My husband left for deployment at the beginning of April and moved my tenants out of the house so it could be worked on while he was gone. We gutted the house in preparation for the construction which was promised to be started at the end of May 2019, with the house being finished 11 months from the end of February 2019. What we are left with is $3000 missing from our pockets, a $3000 bill, hours and hours of time spent working floor plans and blue prints trying to speed up the process that we won't get back, and a house that was once a rentable asset that provided income for our family that is now uninhabitable. We went to Cascade Custom Homes because of their reputation and quality work. I'm afraid that they may have forgotten about the practices that built that reputation, spread themselves too thin, and started making promises they can't keep because, well, business had been good. Hire at your own risk. Hopefully they understand that this type of behavior from any company is unacceptable, but especially unacceptable from a local company TO local Island County/Washington lifelong residents that support local businesses over the "Walmart's" of the island.

I wouldn't be so frustrated, but after specifically being told there would never be weeks that went by when no one works, that is exactly what happened. Not only did I get the pleasure of having a port-a-potty in my yard for 10 months, I'm sure I also got to pay for its servicing, despite its lack of use. In their defense, the work is nice, but it's just not worth it.
