Tom was flexible and worked hard to accommodate our ever-changing plans. We were in Texas the majority of the time, but he always kept us updated and on track. When we came to Indy, we had only 5 days from the time we found the home we wanted to put an offer in for to the time we were flying back to Texas, and Tom was able to start the negotiating process as well as set up a home inspection before we left. He and his team worked around our tight schedule, always making sure someone was available to show us properties or be there with us for the home inspection. He was constantly in contact with our lenders and with us, making sure that our loan was going through smoothly. When we found out Wells Fargo couldn't do the loan 1 week before we were scheduled to close, (loooooonnnng story, nothing to do with Tom of Indy Plus Realty Group or even WF, really just the huge careless mistake of one particular loan officer), Tom tried his hardest to accommodate us as we had already scheduled movers, trucks, etc. in order to drive up from Texas and move in on the original date. He went so far as to try to bargain with the sellers for us to move in prior to the closing date and even offered to pay for storage for our stuff if it didn't work out. He was always easy to reach, prompt at returning phone calls, emails or texts. He fought for us even at closing, making sure every one of our concerns was addressed by the sellers. Tom is incredibly knowledgeable about the Indy area, particularly with the downtown area. He has lots of experience with working with IU physicians and employees. Indy Plus Realty Group has a great program for first time physician home owners where they give you back a percentage of their realtor fees. He has great working relationships with lenders, home inspectors, etc. and the people he recommended were all really wonderful as well. Tom and his team are the kind of people that you want to work with; they're professional, honest and diligent. You will not regret working with this group. They are, hands-down, the best.

Beware the falsely inflated review on this organization. Those good reviews are mostly from…read moreinvestor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

The other night the same happened, the raging alcoholic tearing up the house, outside screaming and cussing at the top of his lungs. Police was there 2 times in less than 1 hour. Upon contacting Rainbow, they simply say there is nothing they can do about the problem. Next step is filing a civil complaint with the city against the Realty company. Bottom line is criminal background checks and employment verification needs to be a must. I sure hope Noone else has to deal with unruly neighbors like us because here is literally NO peace here.

I have a smart lock that doesn't work but I pay $20 per month for it. I've had to be home for multiple repairs. Didn't have hot water for a month due to a leak under the concrete in one of the bedrooms. It took 7 maintenance request, 4 different maintenance men, and 8 different visits before they figured it out and got it fixed. When they come, someone 18 and older have to be home and they have a four hour window of time they can show up. Thats not including how long it'll take for them to finish the job. I've requested a supervisor to call me since mid June and still NO call. I now have a $600 electric bill and a $300 water bill because of the leak. Its like pulling teeth to get these people to do their jobs. Oh and reimbursement is a possible credit two months later! I would NEVER recommend them to anyone. EVER.
