    ABSOLUTE worst rental company I've ever dealt with. How does it take 10+ days and 4 visits to fix a…read moreclogged dryer vent? 1. I had an issue with my dryer. Turns out, a bird flew in through the vent and then got stuck and destroyed my dryer. That was $250. It got stuck because the exhaust vent is over 30 foot long. That is something that Tricon should've fixed long ago. We have had to have this dryer vent sucked out at least once every nine months since we have lived here. We have lived here for six years. 2. Tricon scheduled to come fix it and then rescheduled. That's one day off work. So the equivalent of $400 or 1 day of PTO burned on my part. 3. Tricon tech comes out and stayed 4 minutes before telling me they can't work over 6 feet above the ground. What do you mean?... it's your house. How do you not know that the dryer vent is over 6 feet in the air? That's another $400 and another day of PTO burned, for me. 4. Outside vendor gets assigned and comes out 3 days later. Outside vendor takes pictures, stays for 10 minutes and says that they have to get the work approved or they don't get paid. That's another $400 and yet another day of PTO burned, for me. Did I mention I only get 10 days of PTO a year?... that's almost half wasted on Tricon's nonsense SOP's!! 5. I have to go to the laundromat to do my laundry because even though my dryer is fixed, I can't run it for fear of setting the house on fire! You would think that would be an emergency when it is a fire hazard. That's $25 a visit, with all of my laundry. 6. Now they are saying that the quote from the outside vendor is under review for approval and I probably won't hear back until Monday afternoon. So I am looking at another $400 and another day of PTO that I have to burn for ridiculous, outdated, arbitrary, just plain stupidity SOP's and lack of customer service. I've spent over 3 hours on hold with Tricon with this issue. It's cost me over $2,000 with either PTO days that should have been mine, maintenance repairs of my own appliances, and laundromat fees. And NOW I have to wait for the outside vendor to come and finally fix the issue.

Tom was flexible and worked hard to accommodate our ever-changing plans. We were in Texas the majority of the time, but he always kept us updated and on track. When we came to Indy, we had only 5 days from the time we found the home we wanted to put an offer in for to the time we were flying back to Texas, and Tom was able to start the negotiating process as well as set up a home inspection before we left. He and his team worked around our tight schedule, always making sure someone was available to show us properties or be there with us for the home inspection. He was constantly in contact with our lenders and with us, making sure that our loan was going through smoothly. When we found out Wells Fargo couldn't do the loan 1 week before we were scheduled to close, (loooooonnnng story, nothing to do with Tom of Indy Plus Realty Group or even WF, really just the huge careless mistake of one particular loan officer), Tom tried his hardest to accommodate us as we had already scheduled movers, trucks, etc. in order to drive up from Texas and move in on the original date. He went so far as to try to bargain with the sellers for us to move in prior to the closing date and even offered to pay for storage for our stuff if it didn't work out. He was always easy to reach, prompt at returning phone calls, emails or texts. He fought for us even at closing, making sure every one of our concerns was addressed by the sellers. Tom is incredibly knowledgeable about the Indy area, particularly with the downtown area. He has lots of experience with working with IU physicians and employees. Indy Plus Realty Group has a great program for first time physician home owners where they give you back a percentage of their realtor fees. He has great working relationships with lenders, home inspectors, etc. and the people he recommended were all really wonderful as well. Tom and his team are the kind of people that you want to work with; they're professional, honest and diligent. You will not regret working with this group. They are, hands-down, the best.

Kept daily watch and suddenly the price starts creeping up. The home rent has increased by $95 per month in under a week, and there is still more than a month until the house is available. I think this is called "Bait and Switch".

We have windows that have completely rotted out, we cannot open windows in two of our rooms. We made Progress aware of this in February, they sent someone out to assess the situation. He said we needed all new windows. That week we could not keep our bedroom above 60 degrees with the poor insulation from the rotted windows. We had to sleep in our living room with our six week old daughter and nothing was done by Progress. We needed new floors due to moisture leaking from the rotted windows, mold was found and we were left without our master bedroom or master bathroom for six weeks. There's a massive rodent infestation they refuse to remedy. It is now July and our windows are still broken. In April the air conditioner broke and instead of replacing the whole unit, like the specialist recommended, they only wanted to pay for the parts. The parts were on back order. We were left without working central air for over five weeks. My husband had to go to the Indianapolis office to try to talk someone. When he got there they refused to speak with him. We were just trying to get our house below 84 degrees as it is not safe for an infant to sleep in that heat. During all of this we have reached out to Progress MULTIPLE times with no avail. It is extremely disheartening to see the shear lack of empathy or concern from this company, especially when an infant is involved. Steer clear of this company they are nothing but a hassle.

I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

    Thiz company is a complete money pit. They charge for everything including paying your rent. My…read moredaughter moved out a month and a half ago. I paid a professional 500.00 to clean out the house because the reviews I read said that they will find something to charge you for and try to sue you. They still charged me 370.00. They make it so tedious to dispute the charges so that its easier to just pay them. They charge to come out to fix the garbage disposal, they charge to unclog the drain, and it waz never totally fixed because it continued to drain slow. We continue to contact them about problems and they drag them out. So when we moved out it was still draining slow and they are charging us for a problem they previously charged for, but nevet fixed. They are charging us for window screens that were NEVER installed, they are charging us for a porch light that nevet worked. I do not recommend any rent from these people especially if you are living paycheck to paycheck. I cosigned for my daughter and I feel like if I wasn't there to help guide her they would have charged her for much much more. The last problem i will speak about out of MANY is the air filter. They gave us the wrong size and when there was a problem they tried to say we put it in wrong. I had my daughter video tape the maintenance man while he was replacing it,he said in video that THEY had put the wrong size, and they still tried to charge us. This is the most expensive place she has ever lived because of all the extra charges. DO NOT PUT YOURSELVES THROUGH THIS NIGHTMARE
